This fun and interactive fundraiser was started because of the happy,

carefree child we envision playing in each playhouse. This kind of happy,

stable and safe home life is what everyone deserves. However, when

violence enters in, families face considerable challenges and need help.

Violence affects everyone in the family. Violence not only leaves physical

injuries, but also causes emotional injuries that are often most damaging.

Family Service Rochester partners with families to make real change.

We meet families where they are and support each family member

to address their needs and concerns, and make decisions for future

relationships. For some families, working to overcome the violence and

restore relationships is the decision. For others, finding ways for children to safely maintain relationships with both parents, who are no longer

together, is the outcome.

In all services, Family Service Rochester works with clients to identify

and draw on their strengths. This way of working with families is not

only the most effective way of making change, but also empowers each

individual person now and into the future. The programs Family Service

Rochester offers that directly address family violence are:

· Women and Children’s Domestic Violence Support and Education Groups** - For women and children who have experienced violence.

· Family Access Center – Supervised visits and exchanges of children

between parents in a safe, neutral setting.

· Project Restore – Treatment program for men who have been violent.

· Family Involvement Strategies*- Assist families in developing safety

and care plans to address child maltreatment.

· Domestic Violence Response Team*- Work with families of child

maltreatment where domestic violence has occurred.

· Domestic Violence Education* - Educational series for individuals

involved in a first time domestic violence occurrence.

* In collaboration with Olmsted County Community Services

** In collaboration with the Women’s Shelter

Raffle tickets are $10 each or 3 for $25 and can

be purchased at Family Service Rochester

or at the RAB Home Show.

The drawing will be held on Feb. 7th at 4:00 pm.

Proceeds benefit Family Service Rochester’s work addressing family violence.

The Challenge:Take an old, dilapidated door

or window with one foot in

the wood chipper, and turn

it into… well, whatever you

can imagine! Designers have

full creative license, as long

as they keep at least 50%

of the door or window intact,

and stay within certain size

restrictions. Be ready for

anything, from a stunning

piece of art to a comfy bench,

or an elegant wine rack.

Minnesota has gorgeous

weather for most of the year, and

more and more people are taking

advantage of it with their outdoor

spaces. Whether an elaborate

outdoor kitchen area or a more

simple fire pit slab, Sargents Gardens designs and implements

Jeff Feece, landscape designer

at Sargents Gardens, says outdoor hardscapes have become

popular in the last five years. “There are a lot of different ways

you can go with any outdoor

space as far as materials and the

look you want to achieve,” says

It’s helpful when customers have

an idea of what they’d like before

they start the process. Feece says

there are a few basic questions to

ask yourself before meeting with a

designer: “Do you entertain, how

are you going to use the space,

what is your general design style,

do you like to cook, do you want

a bar, do you want space for a

fridge?”

Once you have locked down

the nuts and bolts, consider the

aesthetic of the space. It’s helpful

when customers have images of

things they like, notes Feece. That

way the designers have a more

concrete idea of what the customer

wants for their space.

Sargents Gardens designs project of all sizes. From a basic

crushed rock patio with natural

stone edging that the Sargents crew is able to complete on their

own to elaborate kitchen, dining

and fire pit areas requiring an

electrician and a plumber, they

enjoy all projects.

There are many elements that

can be added to enhance an

outdoor space. Pergolas offer

shade during the warm summer

days while lighting elements make

the area usable long after the sun

goes down. Water features create

a unique ambiance, and while

elaborate ones tend to be higher

maintenance, a simple waterfall

can be peaceful and calming. Fire

pits can be wood burning or, for

more instant gratification, they can run on gas, allowing you to turn

the fire on and off with the flip of a switch.

Sargents Gardens will also help design the greenery to enhance the

space. “We really try and provide

as many options as we can and

as makes sense for an outdoor

space,” says Feece.

Condensation is caused by warm, moist

your system will not clog at the downspout

rotten wood or compromised materials on

the home will be removed and replaced.All this allows Lacina Siding & Windows

to update a home exterior without changing

the design aesthetic.

“We can update a home to maintain the time

frame it was built in,” he says.

For example, if you have a Victorian home with intricate details on the windows and very much enjoy the style, but not the maintenance,

It’s easy to get swept away

in the romance of a new

home – those tall ceilings,

that spacious backyard,

all the great amenities

that are nearby. Eager

young buyers are especially vulnerable. The mindful �irst-time homebuyer will keep an

eye on the little practicalities that many �irst-timers ignore. Here are nine points to keep

in mind before buying your �irst home.1. The home is designed

to attract you Sellers spruce up a house

before putting it on the

market, staging it with

attractive furniture and

accessories, baking cookies

and lighting candles to scent

the rooms with a pleasant aroma.

What seems like a nice detail could

be covering up a problem, such as

stinky plumbing or musty odors.

“Go back to the house at

another time and request that

there be no olfactory or auditory

enhancements,” says Suzanne

Whang, former host of HGTV’s

“House Hunters” and author of

“Suzanne Whang’s Guide to Happy

Home Buying.”

2. Empty rooms only seem

biggerDuring a walkthrough, think

about your own possessions and how they will �ill the space. Ignore the furnishings that are there – or

not there.“If the house is empty, remember that furniture will make

each room feel smaller,” Whang

says.

3. Track the appliancesMake sure the contract honors

the appliances that will come with

the house. And make sure it’s speci�ic.“Do not just say ‘washer and

dryer’,” says Diana Brodman

Summers, an attorney and author

of “How to Buy Your First Home.”

“Say ‘Maytag Model 800 washer

and dryer.’ That way the seller

cannot substitute an old washer

and dryer for the one in place

when the deal was made.”

Brodman Summers advises doing a walk-through of the home the night before closing to ensure

that all items in the contract

are still there and in the same

condition.

4. Face it: you’ll have to �ix stuff

New homes rarely arrive in

pristine condition. Be sure to allot

some of your budget for repairs, big and small. A pre-purchase home inspection will offer insight

into what projects might need to

be done.

5. The house will look

different throughout the dayVisit the house and surrounding

area at different times during the

day and at night.

“You’ll want to experience the

levels of sunlight and shade in all

of the rooms,” says Whang, who

suggests walking around the

neighborhood at different

times to see how safe you feel.

6. Gauge the neighbors’

happiness The best way to know if a

neighborhood lives up to the

asking price of a property is

to get a feel from the folks

who live nearby. Chat up

neighbors to see if they’re

comfortable with the area and

have had good experiences. It’s a good idea to meet people in the area or in your

building; you’ll want to be

sure you’ll be comfortable

living next door to them.

7. Good schools come

with a priceHave kids? Want kids? A

strong school district might in�luence a purchasing decision but be aware that a good school

means a higher price tag. What

makes a school district “good?”

“A person may want to research

the school district online,” suggests

Brodman Summers. “See if it

has made the news; look at the

demographics of the families

in that area; look at school

board meeting minutes and the

graduation rate.”

8. Your monthly expenses may go up

According to Brodman

Summers, the monthly mortgage

cost on a home is often is higher

than a new homeowner expects,

due to insurance and taxes, which

have the potential to increase.

She suggests making a detailed

budget and staying conscious of

the fact that certain expenses will �luctuate.9. A little courtesy goes a long

way“If you really love a house, write a personal letter to the owners,” Whang says. “It could make the difference between your offer and

a comparable dollar amount from

another buyer.”

Whang notes that some sellers

don’t want to sell a family home

to buyers who will tear it down or

make major renovations, so if your

plan is to keep the integrity of the

structure, let them know. A little

bit of home loving can go a long

way to making the best decision.

Every year, designers look forward

to the release of color trends. These trends have huge in�luences on everything from paint colors

to furniture fabrics to home décor

items like picture frames and vases.

2016 trends are mirroring what we saw in 2015. Teri Moger, designer at Hirsh�ields in Rochester, Minn., notes 2015 was full of

monochromatic color schemes, lots of whites

and grays. Everything was very simple and �lowing, she says. “There was not a lot of transition with color throughout the house…

pretty simple colors, that was our 2015.”She foresees 2016 being very similar. “I think we’re still going to see the pretty basic

color scheme with some bold accents,” she

predicts. Paint companies have already

released their 2016 color trend palettes, and

it’s clear to see: light, simple colors reign

supreme for another year.

Sherwin Williams 2016 color of the year is Alabaster, a white with an “oasis of calm simplicity.” Jackie Jordan, director of

color marketing for Sherwin Williams, says Alabaster is “’neither stark nor overly warm but rather an understated and alluring white.”

Benjamin Moore has also released their

color of the year for 2016. Simply White is a “crisp, clean, multipurpose white,” according to its description.

Why all the emphasis on white and light

neutrals again this year?

Andrea Mango, manager of Benjamin Moore’s Color Design Studio, says “White is a perfect way to de�ine a space in a really beautiful and sophisticated way.” By keeping wall colors simple, you can de�ine your own space in your own terms.If you’re wondering where all the bold colors are, don’t worry, they’re still around.

Moger says that brightly painted walls aren’t

mainstream, but there are ways to bring

in colors that coordinate with your whites.

Things such as lamps, mattings in picture

frames, throw pillows and bedding are great

ways to bring in other trending colors, such

as Benjamin Moore’s Blue Echo or Royal

Flush which also debuted on their 2016 Color

Trends palette.

Overall, the trends maintain warm, earthy

undertones.

Just because you like a color trend doesn’t

mean you should immediately jump on the bandwagon. Moger cautions that “the most important thing when you’re doing your home is to make sure it �lows with your style and what the style of your house is, not

necessarily what the trends are.”

Thankfully, with trends as versatile as

Alabaster and Simply White, you can feel good about the potential to �it them into your home if you choose.

WHITES AND GRAYS REMAIN HOT FOR THE UPCOMING YEAR

Pantone has released their well-

respected Color of the Year for 2016 and,

in a surprise move, has named not one,

but two colors.

Rose Quartz and Serenity are the two

Colors of the Year this year. Rose Quartz

is a lovely soft pink tone, while Serenity

is a powdery blue.

“Joined together, Rose Quartz and

Serenity demonstrate an inherent

balance between a warmer embracing

rose tone and the cooler tranquil blue,

reflecting connection and wellness as well as a soothing sense of order

and peace,” says Leatrice Eiseman,

Executive Director, Pantone Color

Institute.

These two soft colors are a vast

departure from the bold colors chosen

over the past years. 2006 was the last

time a softer color was chosen; choices

since then have included Blue Iris,

Turquoise, Tangerine Tango, Emerald

and last year’s popular hit Marsala.

So you’ve decided to move to a new

home, a place you can call your own. Some �irst-time buyers take this decision literally: They want a newly constructed home, where they choose everything from the light �ixtures down to the �looring.New construction is often more expensive than comparable existing homes, says Steve Melman, director of economic services at the National Association of Home Builders. That’s a key reason why �irst-time purchasers – who don’t have cash from the sale of their former home – made up just 13 percent of new-construction buyers between 2007 and 2009, the latest period the NAHB has tracked, Melman adds.But now, many homebuilders are targeting �irst-time buyers with features like the chance to customize parts of the home, says Tim Costello, president of Builder Homesite Inc., an Austin, Texas-based group.Here is a look at how builders are hoping to lure �irst-timers, as well as some ways the purchasing process for new homes differs from buying existing homes.ECO- AND BUDGET-FRIENDLYBHI research shows that buyers choose new construction because they want energy-ef�icient homes.“In new homes, EnergyStar is standard,” says Patricia Hanchette, division president for homebuilder Lennar Corp.EnergyStar is the U.S. Environmental Protection Agency’s label for home materials and systems. They are constantly improving standards so new homes can offer signi�icantly lower utility bills than homes built even just ten years ago, explains Paul Foresman of Design Basics, a Nebraska-based �irm that advises home builders.Ask about utility costs and put that �igure into your comparisons between new and existing homes, he says.Indeed, a study from the NAHB found that operating costs as a fraction of a home’s value increase the older the home is. These costs – including utilities, maintenance, property taxes and insurance – account for 5 percent of a home’s value for structures built before 1960 to just under 3 percent for homes built after 2008. Another NAHB survey revealed

that EnergyStar certi�ications are a priority for homebuyers; 84 percent of millennials say they are willing to pay 2 to 3 percent more for an energy-ef�icient home as long as they can see a return on their power bills.FINANCING CHALLENGESince the �inancial crisis a few years ago, getting a mortgage on any home has become more dif�icult, with lenders scrutinizing a borrower’s credit worthiness and �inancial standing, in addition to the value of the home.“Work with a mortgage consultant before you sign a contract [with a builder],” says Ron Sozio, vice president, Wells Fargo Home Mortgage. Buyers will want to ensure they get a loan before putting up a deposit and working with the builder, he explains.Lenders have unique concerns with new construction, adds Neil Caron, vice president of Freedom Mortgage Corp. in Connecticut. For instance, before a buyer can get a government-insured FHA mortgage on a condominium in a new complex, the whole project must meet government approval.In many cases, builders team up with mortgage companies and there can be advantages for both buyers and builders from

the partnership, Sozio says. The lender can ensure that a project receives FHA approval, for example, or a buyer could receive guidance to lock in an interest rate on a loan to be issued several months later when the home is expected to be completed to avoid borrowing at what the rate may be then, Sozio adds.Still, “buyers are under no obligation to use the partnering lender,” he says.PATIENCE AND PROFITSIn the boom years, buyers often rushed to be the �irst to purchase in a subdivision to lock in what they considered low prices; the last units in a subdivision typically sell for more. But when the housing bubble burst, property values depreciated and the last, newly constructed units in the subdivision often sold for low prices that competed with home-sellers in the subdivision who were trying to move out.Home prices have been up in 2015, with the median price increasing 8.2% in the second quarter to $229,400. Subdivision homeowners may be able to breathe a bit easier knowing they may eventually sell their units for a pro�it without having to compete with low-priced new construction in the same subdivision.
