I am pleased to say that 2018 was another successful year for RAHB and its members. As we approach our 100-year anniversary in 2021, I can safely say that like a fine wine RAHB gets better with age.

Although we experienced the market balance out in 2018, we saw: the number of RAHB members increase to historic highs, the level of service continue to grow, and

our advocacy efforts and relationships strengthen throughout our profession. As we achieved these milestones, our monthly member fees decreased by 11 per cent throughout the year. You work for your clients, and RAHB works for you.

Government relations remained an important focus with our work against rental licensing in Hamilton, the Municipal Land Transfer Tax in Burlington, and advocating for housing affordability throughout the fall municipal election. This year our CEO, members of our Government Relations Committee and I met with several MPs in Ottawa to advocate for increasing the First-Time Home Buyers’ Tax Credit, as well as urge elected officials to take regional considerations into account when implementing federal regulations – such as the stress test. When meeting with many of the provincial representatives for our market area we advocated for changes to REBBA 2002 and encouraged tax fairness for real estate professionals. I look forward to seeing this continued advocacy in 2019.

A focus as RAHB President for 2018 was Professionalism. When meeting with elected officials I stressed the need for updated regulations for REALTORS® to further our profession, for ourselves and for your clients. Your Board of Directors and I also worked to establish the Professionalism Task Force to examine and make changes for many issues facing our industry. I will continue this work with the RAHB Directors and staff as your Immediate Past-President in 2019.

Another major focus for me in 2018 was communication. I strived to reach out to RAHB members at our many events, by participate in update videos and meeting with Brokers/Managers. I also had the privilege of enjoying over 20 lunches with members, one-on-one in restaurants across our communities. Outside of RAHB I met with presidents and CEOS of other associations to share resources and foster data sharing.

As I met with REALTORS® and associations from across Canada in my role as President, and shared our accomplishments, I was overwhelmed with pride for our association and members. It has been my honour to serve as your 2018 President and I thank you for enabling me to do so.

CEO’s ReportExcellence is what RAHB staff strive to achieve each and every day when serving you, our members. We know your livelihoods depend a large part on the services we provide. Facilitating a fair and efficient real estate marketplace with our MLS® System, providing professional development opportunities for each and every member, and working with local, provincial and national governments to promote property ownership and the interests of REALTOR® members are the three areas

we align our staff and resources to serve you.

That focus is paying off for you. For example, this year saw the greatest number of RAHB members on record - 3,167 - clearly indicating REALTORS® value what we offer.

RAHB members conducted 11,584 transactions during the year with a dollar volume of $6.5 billion.

Throughout 2018, RAHB members continued to enjoy increased access to listing data as a result of the data share agreement signed with all the regional boards around us in August 2017. RAHB is committed to seeking sharing agreements with all Ontario real estate boards and associations on an equitable and reciprocal basis, because we know that will help you conduct more business.

Your Board of Directors and RAHB staff worked to improve services for you in 2018, which will allow you to better serve your clients and customers: Monthly statistics packages have been upgraded and expanded to include more – and more comprehensive – regional information, as well as CREA’s Home Price Index (HPI). OpenHouses.ca now includes all local RAHB member listings – not just open houses. Our member value package, RAHB Advantage, was developed to provide you, and in some cases your clients, with discounts not available to the general public. RAHB acted quickly to put in place Virtual Office Website (VOW) rules and regulations to enable our members to comply with the Supreme Court of Canada decision and the Competition Bureau’s view that the ruling against TREB applies to all boards/associations. We continued to improve and expand on how we connect with members: Lunch with the President, video updates for members immediately following each Board of Directors meeting, several Broker of Record/Manager meeting updates, weekly NewsReal newsletter, weekly statistics reports, social media campaigns and even more videos.

Thanks to prudent fiscal management throughout 2018 your monthly service fees in 2019 were reduced from $39 per month to $38. This is the second year in a row we have reduced your fees while expanding services to you. We continually strive to do more for you, for lower fees when possible, and are delivering on that goal. RAHB offered various networking and professional development options through member meetings, spring and fall Open Forums, ProDev+, and Real Estate Outlook 2019. I encourage participation by all members in these informative and enjoyable events.

MLS® ServicesIn March of 2018, ShowingTime went live in RAHB Matrix. ShowingTime is an industry-leading showing request system that allows REALTORS® to directly schedule a property showing when they are logged in to the RAHB Matrix system. ShowingTime simplifies the showing request and confirmation process, so both listing and co-operating REALTORS® can work more efficiently.

Throughout 2018, members continued to access all local and regional MLS® listing data on RAHB’s Matrix system as a result of the RAHB-ORTIS data sharing agreement that took effect in October of 2017.

RAHB members now have access to listings from the nine real estate boards/ associations in the regional group, as well as the RAHB market area.

In 2018, MLS® Rules and Regulations and Policies were updated to reflect current market conditions:

Market StatisticsThe real estate market continued on its balanced pathway throughout 2018, changing from the sustained strong seller’s market experienced in 2016 and 2017. The total volume bought within the RAHB market area fell from 2017 to $6.524 billion, the number of sales fell to 11,584 and the number of new listings fell to 18,937. In 2018, buyers had more time to view properties of their choice as sales activity slowed. Although the market balanced out, residential sellers still benefitted from increased home values, which reached upwards of 100 per cent over the past decade.

In the fall of 2018, RAHB improved the monthly market reports by incorporating Canadian Real Estate Association and Home Price Index data. This allowed RAHB to report both member and non-member data, providing a more comprehensive and accurate report for the geographic boundaries of the RAHB market area. The packages were also more representative of the entire RAHB market area, adding specific packages for Haldimand and Niagara North.

Professional DevelopmentThroughout 2018, RAHB offered 120 professional development opportunities to help members stay current with new trends and expand their business and personal skills. Courses included designation courses, free lecture sessions, computer training and others.

In 2018 RAHB’s focus was professionalism, and RAHB strived to provide essential de-signation courses to reflect and achieve this. Last year we offered the following four designation courses, of which one was new:

ABR® – Accredited Buyer’s Representative® SRS – Seller Representative Specialist SRES® – Seniors Real Estate Specialist® RENE – Real Estate Negotiation Expert (New)

Other timely topics to enhance professionalism included:

Legal Concerns for Residential Rental Properties Cannabis Act – What Every Real Estate Professional Should Know HPI – What It Is, How To Use It, and How It Can Benefit Your Clients and Business Best Practices for Compliance

ProDev+ (Thursday, September 25, Holiday Inn Burlington) was held for a second year in a row and drew 235 RAHB members and non-RAHB REALTORS® for a day of professional development opportunities, a boutique trade show and an afternoon networking reception.

Real Estate Outlook (Wednesday, November 8, Liuna Station) was a joint presentation by RAHB and the Canada Mortgage and Housing Corporation (CMHC). It featured CMHC’s newly-released outlook for the Hamilton-Burlington real estate market in 2019, plus presentations from Metrolinx and the City of Hamilton on projects that could affect the RAHB market.

Professional development opportunities were offered to RAHB members.

Government RelationsRAHB is active in the local political scene in areas that affect members and home ownership. By building relationships with local decision-makers, RAHB is an active community partner and valuable resource for elected officials and other community leaders who want to under-stand the local real estate market.

With a focus on local municipal issues, RAHB actively participated on the City of Hamilton Rental Housing, Development Charges Stakeholder and Open for Business subcommittees; the Hamilton Housing and Homelessness Action Plan group; Halton Housing Alliance and Hamilton Housing and Homelessness Advisory Committee.

RAHB also participates in provincial and federal political action activities through theCanadian Real Estate Association and the Ontario Real Estate Association’s political action conferences. In October 2018, RAHB representatives met with federal MPs on Parliament Hill to advocate for increasing the First Time Home Buyers’ Tax Credit and to ensure that policies affecting home ownership take into account regional perspectives. In November 2018, RAHB representatives met with provincial MPPs at Queen’s Park to advocate for updates to the Real Estate and Business Brokers Act, 2002, and encourage tax fairness for real estate professionals.

Regional Commercial NetworkRAHB’s Regional Commercial Network (RCN) focuses on issues of particular interest to commercial practitioners and other RAHB members interested in the field.

Membership – In 2018, a recruiting campaign to attract new RCN members was very successful, with nine RAHB members being accepted into the RCN (seven full memberships and two candidate memberships), bringing the 2018 total to 111 RCN members.

Consultations – The RCN provided input regarding field updates to the RAHB Matrix Commercial Data Input form, and provided input to the Government Relations Committee in regard to the proposed rental licensing issue.

Education – Commercial education was a focus for the 2018 RCN, with four commercial education courses and local updates offered. Additionally, the RCN welcomed OREA’s invitation to support a provincial Commercial Emerge day in Burlington. The RCN was instrumental in providing input regarding the sessions offered, which explored topical issues for the commercial practitioner through eight presentations.

Karan Barker ScholarshipRAHB honours the memory of former CEO Karan Barker through the scholarship that bears her name. Each year, qualifying students who are children or grand-children of RAHB members or RAHB staff receive scholarships to pursue their education in university or college.

In 2018, five deserving students each received $2,000 scholarships:

Realty ShoppeRAHB’s Realty Shoppe provides exclusive real estate products for the REALTOR®’s day-to-day business.

RAHB members enjoyed a number of celebration days including Member Appreciation Day, the Realty Shoppe booth at ProDev+, and a flash sale on Black Friday. All of these specialevents featured discounts, specials, give-aways and prizes.

New and most popular items in the Shoppe: • Lockboxes • Marketing items • Welcome and feature sheet stands • Signage, including stickers, clips and riders

In 2018, due to demand, The Shoppe expanded its selection of frames to include wire stake signs and larger colonial frames.

RAHB in the CommunityRAHB and our members are all about community. Through charitable events and donations, RAHB supports community endeavours and organizations, which benefits recipients and their work, as well as highlights REALTOR® involvement in the community.

REALTORS®4Kids Annual Charity AuctionRAHB’s 2018 charity auction raised $76,525 for the CHML/Y108/Fresh Radio 95.3 Children’s Fund. The event was held November 15 and drew over 300 members, sponsors and supporters for an evening of fun and fundraising. To date, the auction has raised $1,164,918 for the Children’s Fund.

Annual Charity Golf TournamentThe annual Charity Golf Tournament was held on June 8 at Copetown Wood Golf Club. The event raised $6,729.92 to benefit Good Shepherd.

Mohawk College ScholarshipsRAHB provided two $1,000 Outstanding Student Scholarships for first-year and second-year students with the highest grade point average in the Mohawk College Urban and Regional Planning program.

RAHB Donations to Local CharitiesRAHB provided donations to local shelter-related organizations in need of funding. In 2018, RAHB donated a total of $33,500 to local charities:
