Providing leadership for a company that owns & manages a portfolio of apartment buildings. Full P&L responsibility.
Grew company 95% in 18 months, by changing; company name, brand, image, SOP, culture.
Launched new to the company: rent optimization software, social network marketing, updated websites, companywide intranet portal, automated rent payments, renter insurance program, ‘easy’ customer service.
Created SmartTenant: a resident security program netting $550k annually.
Implemented water conservation program that realized a 50% reduction in costs, saving $450k annually. Converted to LED lighting and sensor switches, saving $225k annually.
Launched income generating Fiber Cable- high speed TV and internet which netted $1.4 MM in new annual NOI, increasing property values $10MM. Renewed existing management agreements netting an additional $60k annually.
Found 2 years of unbilled construction mgmt fees yielding $230k.

Provided leadership for a company that owns & manages a portfolio of apartment buildings (27 market rate, 2 affordable), and 5 retail malls. Led senior team thru new acquisitions & due diligence. Launched ‘new to the company’ initiatives such as; revenue optimization software, revenue boosting utility fees, conversion from Real Page to Yardi, Yardi Call Center, Yardi Pay Scan, and many effective marketing programs. Operating budget: $26 million. Reason for leaving: Company dissolved the Midwest regional office, former supervisor with Related recruited me to TLC Management Company.
VICE PRESIDENT 6/2000 – 4/2008 Avalon Group- Hoffman Estates, IL
Procured investment properties, arranged financing, renovated and managed a portfolio of A- Class multi-family properties for private owner. Executed extensive renovations, marketing initiatives, and staff empowerment resulting in growth from 58% to 97% occupancy. Reduced utility costs 42% by installing energy efficient; lighting, water fixtures, HVAC, windows, doors, insulation, roofing, and room scheduling. Responsible for personnel, maintenance, construction, marketing, leasing, accounting, and served as company’s legal representation for evictions and garnishments. Complete P&L responsibility. Redeveloped this 630-unit senior community that had become ‘dated’. Implemented facility renovations, replacement of older manufactured homes with new homes, launched aggressive sales/marketing, reduced operating expenses, and developed new operational procedures that resulted in; a 27% reduction in annual operating expenses, a 600% increase in new home sales, 30% increase in site rent revenue, 99% site occupancy, and lowered utility costs by 34%. Managed a design/sales center, business office, and maintenance operations. Awarded community manager of the year among 350 managers, stock options and Caribbean Cruise in January 2000. Operating budget $4.2 million. Reason for leaving: Recruited away to regional opportunity with The Avalon Group.
