Welcome to Excellence in Construction Queensland – where we showcase the very best construction projects in Queensland in 2014 and builders and trade contractors who are at the forefront of building innovation and excellence.

This magazine highlights the winners of construction categories of the regional annual Master Builders Housing & Construction Awards, which attract a wide cross-section of entrants, from small businesses to major commercial operations.

These Awards provide excellent recognition for the quality execution and outstanding workmanship of Master Builders’ members, especially in an economic climate in which it’s essential to set yourself apart from your competitors.

The standard of entries across Queensland this year was exceptionally high and we are pleased to see that our members are continuing to deliver outstanding craftsmanship, which has treated the judging panel to a fantastic collection of stunning projects.

Quality of workmanship and degree of difficulty make up over half the points awarded by the judges, with management of the project, innovation, amenities and aesthetics also key contributing factors to deciding on the winners.

The Gold Coast University Hospital provided significant opportunities for contractors on the Gold Coast, as the largest infrastructure project in Australia. It would not have been possible without a dedicated team and co-ordination like a military exercise, with Lend Lease taking on an enormous commitment to training on site. The enormity and complexity of this cannot be understated as it involved over 80,000 cubic metres of concrete, 9 million man hours to complete, 900 air handling units, and over 8,000 emergency exit lights, just to name a few.

The facility breaks the mould of the traditional library concept; a coffee machine, daily newspapers and cushioned areas around the perimeter allow students to take time out and enjoy the vast amount of natural light provided by stunning, coloured floor-to-ceiling windows. The library also features two class areas, two group study areas and a separate area for individual study.

FKG’s Gore Highway redevelopment innovatively introduced foamed bitumen stabilisation using a refined methodology, which optimised performance and efficiency. FKG’s premium foamed-bitumen material is pulverised and pre-treated with a low dose of lime, followed by shaping and compaction. While injecting water with the bitumen rapid foaming occurs improving adhesion creating a high quality, more durable and flexible solution. The Gore Highway was the largest known single application of foamed bitumen road building techniques in Australia. Combined with their GPS and Local Positioning System technology a more consistent, quality finish is achieved. Such innovative techniques and technology, along with stringent quality control measures, places FKG at the forefront of road construction in Australia.

The $242 million Translational Research Institute is Australia’s newest and most comprehensive medical research and biopharmaceutical facility. The 32,000m² metre, seven-storey TRI building comprises four floors of laboratory research plus facilities for research support, administration and teaching, making the building the largest of its kind in the southern hemisphere.

All aspects of this 2,500m² building were constructed on site, with due care taken to avoid interrupting the university’s day-to-day operations and students’ study and movements. Green Star initiatives were involved in the build, including water and energy efficient fixtures and fittings and a building design that takes advantage of natural light. The complex formed concrete scoop structures, bespoke window and glazing systems are also Australian construction firsts.

Headspace is a unique architectural design at one of the busiest and most prominent intersections in Townsville. Designed and built as an inviting “Hub” for Townsville’s youth, externally the building reflects multiple angles, use of colour and high-angle roofing, while internally the multiple product finish types and colours stand out and create a warm and welcoming environment. This one-stop-shop facility has been designed to provide young people with a space where they can access coordinated support services, engage with their peers and participate in training and education.

Royal Pines revamp a world-class winnerA MAJOR facelift for the RACV Royal Pines Resort has earned Schiavello Construction (Qld) the Gold Coast award for best refurbishment worth between $5 million and $10 million.

The project involved a large-scale demolition of the existing ballroom and function rooms, including the removal of one of the existing concrete staircases and many structural beams to allow for a lift in ceiling height.

The new 1000-seat ballroom had a complete internal image overhaul, with new staircase and bathroom facilities. The space is dominated by a spider-glass wall capably delivered by Queensland Glass and which is supported by cable trusses inbuilt with sets of double doors.

This unique spider-glass construction piece is the fi rst of its kind to be built in the southern hemisphere; and enduring showcase of project perfection. Project manager Dave Allenby is delighted that business has been booming for the client, and says the project has been a rewarding test for all parties.

“The project was a challenging one because of the time and noise limitations, and we had to work around the resort so as not to disrupt hotel business” says Dave.

“But in the end the project has been a great success, and the client has been basically booked out since the refurbishment”.

Constructed according to a challenging timeframe, subcontractor management was instrumental in delivering project outcomes to schedule. An integral part of the refurbishment was the installation of specialist light fi ttings carried out by Arnold Electrical which completed the overall dramatic effect of the public space.

The Gladstone Entertainment Convention Centre and Office Redevelopment incorporated two main sections in its delivery. The centre was built using high-quality pre-finished and natural materials that achieved an end product that is both visually striking and durable enough to withstand frequent and concentrated use by the general public. The office component of the project was designed to meet PCA A Grade, 5 Star Green Star and 4.5 Star NABERS ratings.

As a rapidly growing residential area in the Gold Coast northern region, Upper Coomera required a facility that catered for the mixture of socio-economic groups comprising of older residents, young families and youth. The construction plans for the Coomera Community Hub had a heavy emphasis on environmentally sustainable development, with the finished project featuring a library, youth centre, customer service centre, Councillor’s offices and a café. External works include an aquatic centre, walking and cycling trails, landscaping, a 170-car parking area and new public roadway works, complete with new signalisation.

The Marine Diesel Traders Office and Warehouse project undertaken by Northbuild, included the delivery of a new three-storey office building and attached workshop warehouse. The $4.63 million headquarters represents the client’s 30 years in the maritime industry – built to look like a ship by evoking its lines in the building’s structure. The project artfully intertwines function and style through the use of masonry load bearing walls, glass partitions and curtain wall windows. Northbuild brought the client’s aspirations for the site to life with outstanding workmanship and attention to detail.

Q Catering, a subsidiary of Qantas Airways, is one of the largest caterers in the southern hemisphere. This facility offers a temperature controlled, semi-automated assembly plant for airline products – incorporating dedicated landside receival and airside dispatch docks, a two-level administration office, an undercroft for waste management and central plant, a roof void to manage building services and distributed services, plant rooms, 120 car park spaces, and on-site traffic circulation. This outstanding piece of architecture externally expresses the industrial nature of the building’s internal process, and is branded in line with the client’s corporate image.

Sea World’s $1.5 million extension to Polar Bear Shores, Polar Pre-School features a new exhibit that allows the baby and adult polar bears to be viewed by the public at the same time. Polar Pre-School is a wonderfully enriching environment featuring a large pool, and various substrates and natural vegetation, as well as foraging pits for the bears to dig and play in. Cascading freshwater waterfalls and creeks to a main saltwater pool, all chilled for the polar bears, two ice wells and three cooling misters, all add to the bears being stimulated in their natural environment.

This project involved the staged refurbishment of 167 hotel rooms, including suites and villages at the Sheraton Noosa Resort & Spa. It also included the refurbishment of the Hastings Street restaurant and bar, extensive façade works and refurbishment of the hotel’s entrance. An excellent quality of finish was achieved on a very tight room spend and was achieved while the hotel continued operations. The project resulted in a dramatic and successful facelift that has transported the late 1980’s décor into a sophisticated, related and contemporary feel that reflects the class of its Noosa neighbourhood.

With a brief to include the integration of two buildings in a unique restaurant and bar facility, creating an exciting and sophisticated space appealing to diverse clientele, Benco Constructions have designed a space that incorporates several intimate areas over two levels to increase functionality, creating a combined space that exudes a modern, industrial feel. Timber wall panelling, pressed metal and recycled VJ timber further accentuate the period and style of the original building, while timber flooring, polished aged concrete, distressed pain finishes and timber panelling give the building an eclectic modern/vintage aesthetic feel.

The refurbishment of ‘O Block’, home to the school of engineering on QUT’s Gardens Point Campus, involved the upgrading of the existing seven storey brick façade to match the modern new buildings in the precinct. The ground floor lecture theatres and podium were also refurbished and upgraded to a seated study and Wi-Fi hub. New finishes were matched seamlessly to the existing structure through careful control and co-ordination of all the trades involved with the project delivery.

This project involved the complete refurbishment of the existing bars and restaurant areas, the construction of the new corporate suites and a new full production kitchen that can cater for up to 1,700. This included re-roofing and external cladding to the entire existing building, which involved the installation of two new lifts, four escalators and two chair lifts to the restaurant areas. Hazard reporting has increased 250 per cent with close-out instantaneous, while reducing the Recordable Injury Frequency rate by two thirds. Through the use of smart phones and tablets, benefits include uploading photographs, recording locations via GPS, immediate data capture, analysis and reporting and immediate response. Creating a tool using modern technology familiar to staff has enabled ready acceptance and improved outcomes. The app has been so successful that national rollout is underway with additional capabilities.

Each archway is separated with eight internal pillars, finished with hand carved capitals. Royal Pines revamp a world-class winnerA MAJOR facelift for the RACV Royal Pines Resort has earned Schiavello Construction (Qld) the Gold Coast award for best refurbishment worth between $5 million and $10 million.

The project involved a large-scale demolition of the existing ballroom and function rooms, including the removal of one of the existing concrete staircases and many structural beams to allow for a lift in ceiling height.

The new 1000-seat ballroom had a complete internal image overhaul, with new staircase and bathroom facilities. The space is dominated by a spider-glass wall capably delivered by Queensland Glass and which is supported by cable trusses inbuilt with sets of double doors.

This unique spider-glass construction piece is the fi rst of its kind to be built in the southern hemisphere; and enduring showcase of project perfection. Project manager Dave Allenby is delighted that business has been booming for the client, and says the project has been a rewarding test for all parties.

“The project was a challenging one because of the time and noise limitations, and we had to work around the resort so as not to disrupt hotel business” says Dave.

“But in the end the project has been a great success, and the client has been basically booked out since the refurbishment”.

Constructed according to a challenging timeframe, subcontractor management was instrumental in delivering project outcomes to schedule. An integral part of the refurbishment was the installation of specialist light fi ttings carried out by Arnold Electrical which completed the overall dramatic effect of the public space.
