Lydia,Firstly, thank you and Lynn Dean for honoring Jer and I with the article about our yard, flowers and vegetable garden in the May issue of Style.Jer and I moved to Ft. Collins in 1962 and at that time we made a choice to raise our children in this beautiful city, with great schools, wide streets, lovely parks and green belts. The beauty and design is reflected by the residents all over town in their yards and gardens. (And, the smell of the lilacs in the springtime!)Because of the article we have received many calls from friends and people we haven't heard from in years, who, too love to garden and "dig in the dirt." Through this experience, we have been able to renew and to nurture friendships.Lydia, you did a fabulous job with the photography. The morning light was magical and I was amazed how you captured the essence of the whole yard, and through that who we are as people.

Dear Lydia,I have always liked following the magazine and loved the themes. When I saw the Home & Garden magazine I opened it quickly to look for ideas and resources. My favorite part was the Xeriscape article about Colorado’s dry climate and what type of plants work with our environment. Also I loved the fall color article since I always wonder in the spring what plants to be planting in the fall. Lucky me – I have lots of the plants already!And I loved the log cabin article! Publisher’s letter
The excitement in the air was nearly palpable as we all crowded into
Byron’s SUV to get our first tour of this well kept
secret called the Harmony Club. The tour had been
rescheduled several times due to rain but this
morning the familiar blue skies of Colorado together
with a slight crispness in the air enhanced our heightened expectation.
Creating Harmony
Just waiting to collect our group and find enough seats for everyone, (thanks to Sheri Jensen who volunteered to huddle in the cargo area), we were already soaking in the beautiful views of the mountain range and majestic Long’s Peak. We had several avid golf enthusiasts among us so viewing of the golf course was the topic of discussion. However as we started our tour, Byron methodically, and, with his well respected deliberate attention to detail, explained the various
aspects of the community he envisioned seven years ago and how step by step it was coming to fruition. Byron is a visionary and he quickly engaged us in his vision and captured our attention as he explained how he first walked the land, how he visualized adding height and dimension to the terrain, how his intent was to create areas for homes that would enjoy the views of mountains, golf course, and water while hidden enough to not be obvious to golfers. He showed us trees and more trees that he carefully selected and sometimes even planted himself, he showed us rocks that were strategically selected and carefully placed, and land that had been built up to serve the greater good. Yes, most of all, he honored the land. The attention to detail and commitment to excellence couldn’t be more evident than the planning, caretaking and grooming of the 18-hole championship golf course inspired and designed by Jim Engh. Byron knows a lot about golf courses, enjoys the game himself, and he is embracing his passion and creating a legacy through his donation of a practice facility on the premises to the men and women’s golf teams at CSU. I admire his generosity in support of his game and his alma mater!
We finished our tour with a new appreciation of this new project. It wasn’t just a golf course or a new subdivision. It was a community; one built with integrity and a positive spirit of honor and respect. Byron Collins, I honor you and the vision you have so masterfully made a reality.
Our experience with the Harmony Club continued as we became familiar with the building professionals that also saw the vision and joined forces with Byron. It has been a true pleasure getting acquainted and seeing the creativity and quality of the homes being built. Breathtaking! is all I can say. Fort Collins has always been a leader in land planning. From the days our forefathers planned out our wide streets, to national recognition for our trees, our parks and our open spaces, to serving as a model for land planners as to how we can integrate manufacturing, residential, commercial and a church (4 corners of Drake and Lemay), we have done a good job of planning our city. And, this project in Timnath speaks loudly as it reaches another standard of excellence in upscale residential planning. Thank you to Byron Collins, Mark Tingey, Sheri Jensen, and the entire team that is making this wonderful project a reality!
Since golf has been on the forefront of our minds at Style, when Ali, my daughter, asked if I would like to hit a bucket of balls last night, I said, “absolutely!” Well, while I struggled to hit the ball and not the turf, Ali kept those balls sailing through the air following the sweet sound and spark of a solid ping!
I hope you all enjoy the sweet sounds and smells of our beautiful summer and if you don’t currently golf, maybe give it a try.

It’s a crisp, blue-sky morning; a mist rises from the green in front of you
as a heron fishes the wetland behind you. The morning chorus chirps hello.
Take a deep breath and marvel at this magical place. Nothing could be more
peaceful. Whether you are a golfer, a lover of wildlife, a runner, or a patio
coffee drinker, Harmony radiates peace, refuge.
Harmony, a masterfully planned community, blends striking natural
beauty with full-scale amenities. Set at the base of the Rocky Mountain Front
Range, the 640 acres are painstakingly planned to give balance between open
space, views, personal encounters with nature, an 18-hole championship
golf course, and majestic custom homes. “It’s a special place,” notes the
understated developer of this paradise, Byron Collins.
The open space at Harmony runs on and on leaving one’s eye free to take
in the 130 year old cottonwood trees, the uninterrupted mountain vistas that
span the Flat Irons to the Laramie Ridge, and the newly established cattail
benches that skirt the flawless green hills of the world-class golf course. The
pristine landscapes that lie nestled in Timnath’s emerging landscape are
unimaginable.
Yet, here they are – a reality.
All of this perfection didn’t happen by accident. Here’s the story…

InceptIonFlash backward seven years ago to Rodney
Nelson’s kitchen table in a farm house on the same land – a ranch that was cared for by Nelsons for six generations. The two friends, Byron Collins and Rodney Nelson, enjoy talking and drinking Keystones while Collins’s kids play with the lambs and kittens outside. The two men share a love of the land and respect for its forebears. These are direct men who speak plainly and who clearly enjoy each other. They are a farmer and a land developer, a pairing that in some circles would be sworn enemies, who have a friendship borne of profound respect for each other and stewardship for the land.
Rodney’s great-great-great grandfather, Simon Duncan, homesteaded the Timnath property in 1872. The five generations that followed, including Rodney’s grandfather, Clovis Nelson, acquired the lots surrounding the original homestead until the ranch encompassed 640 acres. Pocketed between Windsor, Timnath, and I-25, the Nelson family ranched dairy and beef cattle, raised sheep, and grew feed there for more than 125 years.
In the early 1990s, the property market along the Front Range drastically changed from a more rural area to a rapidly developing suburban one with houses supplanting fields of alfalfa and corn silage. Rodney, a member of the County Planning and Zoning board, watched the changes and learned from circumstances his family and his fellow farmers experienced. Rodney explains, “You sure don’t want to be the last one out, you might not get away. The more neighbors you get around you, the more those people like your open views. So they vote you as an open space, which robs you of your economic value.”
Asked if it was hard to see an end coming to such a long legacy of farming, Rodney explains, “You can’t really understand farming if you’re not born to it. It’s a way of life not just an occupation. These days it’s always a struggle at the end of the year to pay the bank and make ends meet. It’s not a sustainable way of life. It seems insane to have millions of dollars of assets in land and try and squeak out a $50,000 profit on the sheep operation.”
Rodney’s to-the-point perspective made a difficult decision pretty black and white. He adds, “All of the people in my family that preceded me there, came from somewhere too and when it was time to make a change or make a move they did so.”
transItIonWith the hard decision to sell made, Rodney
and his wife Kathy were pleased to sell to Collins. “I watched what Byron had done with past projects, particularly Willow Springs (property Nelson also sold to Collins). I liked the unique, well-done project – one that for the next six generations our family will say, ‘we used to own that.’ As opposed to some of the adjacent developments where you might think, ‘I hope nobody remembers I had anything to do with this.’”
In conversation with Collins it is clear that he also feels reverence for this land. “I walked the property at Rodney’s place for the better part of a year trying to decide how best to develop it. He and Kathy probably thought I was crazy.” Using a topographic map of the acreage, Collins shaded

areas where he thought building houses made sense. Over and over he found that there were only so many slots that really felt right – just about half of the acreage. Holding true to the vision of creating a community that would balance nature with people, he struggled with the businessman inside. Collins explains, “Ultimately I said OK, if this is the developed area I can live with, now what am I going to do with it? Who’s going to take care of 300 acres of open space? So that’s how the golf course idea came to me.”
Partially joking but partially serious, Collins explains that the transition from a sheep operation to a golf course was a fairly natural one. “We’re transforming what was an agricultural farm to an agricultural golf course. In essence, they’re both farming. We’re primping, mowing, tending, watering. It’s just another form of growing something. We have John Deere tractors, herbicides, and fertilizers all from local agricultural suppliers. We are truly an agricultural based business. The grazers that are grazing our pastures are people (golfers). We’re tending to our customers the same way that Rodney tends to his sheep.”
Enter Jim Engh, a four-time winner of Golf Digest’s National Award (three years in a row), fresh from designing courses in Europe. Collins liked Engh’s designs, liked his variety in topography, and appreciated that he too was a graduate of Colorado State University (Bachelor of Science in Landscape Architecture with a concentration in Turfgrass Science).
Collins and Engh worked together to develop a course that looks as if it has been sculpted by the wind, topped with green frosting, and surrounded by literally hundreds of trees (none of which will impede play, Collins is quick to assure).
the courseThe course style is a unique combination. Early
play in the first six holes is a links-style course. The middle six holes transform the course dramatically with elevation changes and bodies of water. The last six make use of the natural landscape carved by the old irrigation canal and builds highlands that on two holes actually cross the canal – for a totally different feel as you traverse the 240 acre course.
Collins enthuses, “It’s really an unusual course. Jim was very good at taking this dead flat piece of land, drastically changing it, and still made it look like it belongs. We took this farm, which had been leveled for growing fields, and returned the original contours. And it looks natural!” Twenty-two earthmovers took the whole of one summer to scoop and scrape the landscape back to what it looked like before it was a farm. In total they shifted over two million yards of dirt in three months.
Engh himself describes the course the best. Here in his words is how the partnership and course evolved. “From the moment I met Byron Collins, I knew I wanted to be involved with the development of the Harmony Club. Byron’s vision of bringing a world-class golf course to northern Colorado and his desire to create a partnership with Colorado State University hit home. As an alumnus of CSU and one-time resident of Fort Collins, I couldn’t dream up a better opportunity.”

prairie setting. The land features gentle contours, mature trees, meandering canals and expansive views of the Front Range and Longs Peak. Much of my inspiration comes from the golf courses of Ireland and I am always trying to incorporate the strategies and concepts I have experienced over there. You will find holes that feature individual character and that will challenge the golfer to hit a wide array of shots. I want golfers to realize that there is more than one way to play the same hole and that it may take 10 or 20 or 50 trips around the course to discover the best route. But most importantly, I wanted to create a golf course that would be fun to play and that would instill a sense of pride for its members and I believe that we have created that with the Harmony Club.”
professIonal GolfInG staffHarmony is home to not just one, but three Class “A” professionals, all with eye-
popping resumes, including tenures at the top three golf management companies in the country; Club Corp, Tournament Players Club, and Troon Golf. The three together bring a total of 59 years in the professional golf industry.
Director of Golf, Steve “Seve” Lind characterizes the course like this, “Harmony is like no other golf club in Northern Colorado. The well-planned site topography interweaves home sites among the golf course, native spaces and park lands to create spectacular views from every vantage point. Superintendent, Mitch Bowers and staff, have been working diligently for the past 3 years in preparation for our July opening. His attention to detail and commitment to excellence will be evident

the csu connectIonCollins’s connection to CSU didn’t end with
his graduation from the College of Finance and Real Estate in 1980. He has always been a supporter of the school and has enthusiastically watched its golf program grow. It is to that goal that Collins has donated a practice facility to the men and women’s golf teams. The 6,350 square foot building called the Harmony Center will be home to CSU golf. With 14 foot tall garage-type doors that open to the South end of the driving range (and the members will drive from the North) the building will host locker rooms, coach offices, a player’s lounge, and an indoor/outdoor hitting base. Thanks to the fundraising efforts of the RAM Club, who netted $350,000

20to outfit the building, The Harmony Center will be fully equipped with video capability on the putting green and the hitting base. Men’s Golf Coach, Jaime Bermal, expresses the benefits that they will see from this gift. “Now we can practice 365 days a year. Weather is no longer a factor for us.” Bermal is enthusiastic about the new facility. “It levels the playing field for our team. And the promise of its use has elevated my recruiting quite a bit.”
He adds that the partnership will benefit Harmony Club members as well. “The kids playing and practicing out there will bring a lot of energy to the club. Golf is unlike a lot of sports – individual people can’t play a pick up game of basketball with college level athletes because of their size, but Harmony Club members can make adjustments and play a game with one of our students.”

Preferred builders for Harmony include Northern Colorado names that crop up over and over when you talk about high-end, luxury homes. Harmony’s preferred builder list for Phase 1 construction includes: Archer Homes; Brannen Design & Construction; Hagen Brothers, Inc.; Hill Country Custom Homes, Inc.; J. Allen Construction Company; Province, Inc.; Robert Smith Construction, Inc.; and Stoner Homes. Club Homes that are also currently under construction are built by Hartford Homes, Poehlmann Construction, and Spanjer Homes.
At Harmony, the development team carefully matches homeowners with site and builder – a hands-on approach that is unheard of outside of communities like Boca Raton or Palm Springs. Homes ranging in value from $600,000 to over $2 million are a bargain comparatively.
Collins, his Development Partner, Mark Tingey, and their Communications Director, Sheri Jensen, have omitted not a blade of grass in their careful thought about Harmony for the homeowner. Every single build site has choice views. The set backs are comfortable from both the golf course and other homes. Thus, the stellar views from the homes or from the course never impose on one another.

written by Jensen and DTJ Designs in Boulder. They have been meticulously crafted to aid home buyers in planning homes that will balance indoor/outdoor living and echo the strong connection people have to living in nature.
Jensen, the driving force behind the home design concept, explains their approach. “The site itself has so much topography. There has been so much attention paid to the detail of orienting the home site to the mountains and the golf course.” She explains that the architecture of the homes must match the tone of the site to be believable. “There was a lot of attention paid to identifying architectural styles that had a context and a

at Harmony stresses the importance of human-sized spaces that appear to have been made with materials you might find in the West. Structural mass starts low and builds towards the center of the home. For example, two-story building forms are off-set by one story wings. There is an emphasis on five-sided architecture (including the roof) that considers the views both from within and outside of the homes. “We are teaching people what it means to live in architecture, not just boxes,” says Jensen.
“In the first phase there is a trend toward Rustic Tuscan with textural stuccoes and mottled field stone and roof tiles. There is a lot of prairie architecture and what we’re calling Colorado High Plains, which is kind of a ranch feeling with rough-hewn timbers. We are trying to advocate believable styles… as if overnight, the homes grew organically out of the ground,” Jensen explains.

He is the father of three and husband to Ruth who “keeps me sane and kindly puts up with all the hours of working,” he says. He’s an entrepreneur, a successful developer whose name is synonymous with integrity. Most impressive is that Harmony exists at all. “People say, ‘I bet you are having a great time out there,’ and we do. But it took a lot of people’s sweat and back-breaking, long hours to achieve this.”
Harmony is a place you really have to see to understand. “People are deeply emotional about it,” says Jensen. It’s the kind of project no one ever thought would be possible, and yet here it grows.
“The word harmony means many things to me,” says Collins, “It’s balanced. It’s together. It’s a gathering of things, a collection of things for people to enjoy. We’re really about the community. Our whole goal was to have an excellent community that offered amenities for many different types of people.”
It is because of Collins’s extreme attention to detail that this interconnected web of people and nature will thrive. A son of tree-loving parents, Collins chose all of the hundreds of new trees himself including the ten young cherries that he placed by a brook that feeds a fish pond in the newly named, “Cherry Park.” Then, he drove to Owl Canyon and sat on dozens of landscaping rocks until he found just the grouping that would suit the leg height of the different family members that might use the park. “Mama, Papa, and baby rocks,” he calls them and had them placed for the best possible view of the mountains and the pond.
Every place you go in Harmony echoes the attention to detail that comes top down from its developer. Pictures can only hint at the tranquility that exists among the trees, the water, the wildlife, the golf course -- the community that Byron Collins built.

His 20-year career has taken him to prestigious golf courses all over the west as first a Greenskeeper and progressing up the ranks to his current dream job, Superintendent at Harmony Club. He has made the greens soft and supple, the fairways inviting, and the rough as brutal as
possible at courses like The Ridge in Auburn, CA and Carmel Valley Ranch Resort in Carmel, CA. He has also interned for three different tournaments at Pebble Beach including the AT&T National Pro-Am and the US Open... Holy grass, that’s amazing.
At Harmony, Bowers has been the go-to-guy for all things green since his first day in April 2005 when the bulldozers started moving mountains of dirt to create the course. The greens, which were just seeded barely a year ago today look as if they have been there for ten years. Incredible. Bowers worked with developer, Byron Collins, to create a unique mix of grasses that best match the Colorado climate and the heritage of the land as a former sheep ranch. Bowers explains, “We came up with types of grass for Greens, Tees, Fairways, Native and Wetlands. The bent grass we have on the greens is called 007. The Harmony Club was the 1st golf course in the U.S. to have this on golf course greens. The tees and fairways are 100 percent ryegrass (called Champion GQ). In the native we came up with a mix of 6 different grasses to help blend with what the Nelson Farm already had on property. One of the most interesting things on the golf course was the development of the wetlands, which Jim Engh designed. When totaled, the wetlands amount to a little over 8 acres of the 640 total on property.”

This par five is the toughest hole at Harmony Club. Not for the total of six very deep fairway bunkers, not for the 640 yards in length, not for the well-mounded hidden green, but for the total experience. It will make you sink to your knees and beg for mercy. Land in one of these moon-like craters and you’ll be there all day.
It is imperative to know the carry yardage from the tee to land safely in the fairway. Otherwise, you are sunk! This will be a three-shot hole 99% of the time, so choose your lay up carefully, as you will need to be precise to have a sightline to this small, well-guarded green. I suggest laying back to 125 yards to set up your third or the last of these deep bunkers will obstruct your view of the promised land.Good luck!
The Par-3, 7th hole at Harmony is truly one of the more unique golf holes in Colorado. The green is 100 yards long! The shot from the tee box is slightly uphill adding to the fact that the player could be looking at a potential five club difference from a front pin placement to a back pin. The green is centered in a deep bowl, guarded by a single bunker on the front left approach.
My advice in navigating this hole is to play to your strength and use the mounding to find the green. For example, my ball flight tendency is a slight right to left draw. My natural target line takes the left side bunker out of play. If my shot stays a little to far right...the ball will feed back to the green off of the steep mounds. Last but not least, distance control is critical on such a long green. Knowing how far you hit each club in your bag could be the difference in making a birdie, par, or "other".
The back tees of this epic par five stretch 618 yards from the center of the green. This hole’s namesake, Kingfisher, is a bird of prey that beats its dinner to death, either by whipping it against a tree or by dropping it on a stone. Golfers who hit an errant shot on Fourteen will fall victim to the same unfortunate fate.
For long-hitters, a big drive down the left portion of the fairway will give you a glimpse of the green and an opportunity for an eagle. This long approach to the green allows for a shot at glory with a tongue-like piece of fairway cut just past the water hazard as if the Kingfisher himself is saying, “I dare you.” For those who choose to forego the glory, I suggest you play this gem as a three-shot hole. Don’t fail to send the second shot past the big trees along the canal in order to set up an approach for the third.

In 2005, Harmony Club’s founder, Byron Collins, gave me a tour of his inspiring project. Having built homes in a number of Northern Colorado’s nicer developments over the past 10 years, I have to say when Byron showed me Harmony Club I knew it was going to stand alone at the top. The views are spectacular, the golf course is first class and the develop-ment is gently blended with the natural terrain. There is a comfortable buffer between houses and the course. The loca-tion couldn’t get any better; it is conveniently central and only a short drive to the highway. Great care has been taken to ensure that the development is rock solid and will become an exceptional community to live in. And if you happen to like golf, it almost goes without saying -- this is the perfect set up for you.

Connell Resources, Inc. (Connell) is a land develop-ment, heavy/highway and asphalt paving general contractor based in Fort Collins, Co with a regional office in Steamboat Springs, Co. our target clients are municipalities and private organizations with select projects across northern Colorado and southern Wyoming. As company president, I am proud to lead a highly talented and skilled group of almost 300 em-ployees.
We have been working with Byron Collins and his devel-opment teams since 1993. The successful projects completed so far have included Paragon Point, Paragon Estates, Willow Springs, the Timbers and Phases I and II of Harmony Sub-division.
We have been active on the Harmony Project from its earliest concept. our pre-construction services team in-cluded project manager, Kevin Heuer, quantity surveyors, Cory Lindblad and Lisa Kelly, and site manager, Clay Crisp. Clint Fisher has also been crucial to the utility piping process. This team evaluated many generations of design information over the three-year project entitlements period. our talented staff provided creative ideas to deliver a product consistent with the owners’ esthetic vision and the designers’ technical requirements that were constructable at a reasonable cost. For example we helped to create phasing plans for the earth moving operations to eliminate long hauls and minimize ma-terial re-handling in future project phases. We also planned deep utility installations that previously conflicted with water transmission lines to safely accomplish the installation.
Connell was also the general contractor for the residential land development. We performed typical land development processes required for subdivision construction like site clear-ing, earthwork, piped utilities and asphalt paving on the proj-ect. Early in the development process it was discovered that the quality of the on-site rock would allow it to be processed into usable construction materials like roadways and land-forms. The engineer was able to shape the rises so that these materials could be processed into a valued-added resource for the project and not a wasted by-product of construction. our company’s ability to provide equipment and material process-ing created a cost saving opportunity for the owner that would not available from all contractors.

Byron Collins and I began working together in 1997 when we built the Paragon Point office building located near the Marriott in Fort Collins. Since then, Drahota has had the op-portunity to build several commercial and multi-family proj-ects for Byron. over the ensuing years, our relationship has grown and we have a clear understanding of our capabilities and expectations.
Byron is currently developing the Harmony Center, a 644 acre golf community located in Timnath. This development has brought several construction opportunities to Drahota: the 10,100 square-foot Harmony Maintenance Facility; the 6,353 square-foot Harmony Center Building; and a high-end 6,800 square-foot residential project located on a premier site adjacent to the 18th green.
Byron and I also share a personal interest in the commer-cial side of the Harmony Center. Roughly half of the center will be dedicated to CSu’s golf team. We’re both CSu alumni and have personal interests in the Harmony Club project be-cause of its ties to CSu and the golf program.
Harmony Center has also opened a familiar door for Dra-hota when it comes to residential construction. We are com-ing full circle by going back to our construction roots. We started off building custom residential projects and now we’re building them again and plan to do more, keeping our options open for future exclusive residential projects.
As Northern Colorado grows and develops, we have a positive outlook for our construction future. We hope to do more with the Harmony Center project and are also glad to be focusing on our roots. As we approach our 35-year anni-versary of doing business in Northern Colorado, one thing is clear: change is constant and flexibility is the key to success.

From developer Byron Collins’s initial concept of a mas-ter-planned community with resort-style amenities, every facet of Harmony has been created with a vision of refine-ment, balance with nature and tranquility. For at least 30 years, I have driven by the dry hilltop on the southeast corner of Larimer County Road 40 and the Larimer County Line. It has been in the Nelson family for as long as I can remember. I frequently commented to my wife, Barb, that this hill would make a tremendous homesite. Its breath-tak-ing and uninterrupted views of the mountains along with the change in elevation and tranquil setting presented wonderful opportunities for someone with a vision of ‘what could be.’
Little did I know that Byron Collins would later ac-quire this site and with partner, Mark Tingey, would be the co-visionaries of Harmony. Together Byron and Mark have carefully and thoughtfully fashioned a land plan to incorpo-rate the finest building sites in Northern Colorado with a golf course designed by the world renowned, Jim Engh. Walking and biking trails now thread through the expansive open-space; the once dry prairie hills have been transformed into a lush, undulating sea of green. The club house will offer dining, services, and amenities that rival resort living.
I was very pleased when Byron and Mark contacted me to see if Spanjer Homes might have an interest in this new community in Timnath. Knowing both of these gentlemen’s character, I was thrilled to join them in such an endeavor. I had known and worked with Mark since the 80’s and had al-ways hoped to find the opportunity to be involved with one of Byron’s innovative developments. Hearing Byron’s vision, seeing the land plan, reviewing the architectural guidelines, and knowing the property, I needed no further encourage-ment. I was in.

TST has been working with Byron Collins for more than a decade. We were the engineers for his past projects includ-ing Paragon Point, Paragon Estates, Willow Springs and The Timbers. As the civil engineering, land development coordination, surveying and construction services partner, TST has been privileged to be involved in this exciting, new project from its conceptual design through construction. TST worked closely with the golf course architect and land planner to provide a seamless interface between community and golf course.
TST provided several site plans and civil design concepts over the course of two years and worked closely with the client to put their vision to paper. We had weekly, if not daily, site visits to invest in touring the property and learning Byron’s philosophy for creating a beautiful and well-envisioned com-munity.
We have enjoyed helping to solve the many challenges in-volved with this project. As a coordinating force, we brought various viewpoints together to create the best solutions and design strategies. We use a process of strategic engineering and client objectives mapping to understand goals and ul-timate visions. This provides us with a clear map to the suc-cessful completion of the dream… a process we have coined as “dreamscaping.”
Whereas this process is somewhat unique for an engineer-ing company, we find that this perspective allows us to do our best work. In this way, we become a more artful engineering partner. Dreamscaping helps us meet the highest standards of a landmark project like Harmony. For example, we revisited all of the conceptual design with the client and made many improvements during the final design phase. TST worked with Byron to visit every lot on the site and determine its best sculpting.
Now that construction is well underway, TST has been a part of weekly construction meetings with all of the con-tributing sub-consultants and/or contractors involved in the project.
As an engineering, surveying and construction services partner, we wish the best for this community known as Har-mony. We expect it to be a regional showpiece and create an imaginative legacy.

And, today, modern ad-vancements in floor design and construction technology have given rise to a variety of new hardwood products in a beautiful array of spe-cies, size of strips and character of wood. Few other features can coordinate or define interior spaces as well as a carefully selected floor.

flooring is Western Floors, a multifaceted sup-plier of flooring for new construction and reno-vations. Western Floors caters to the multi-family building industry (i.e. apartments and condos), the commercial market throughout Colorado and Wyoming, and retail customers. Their showroom is located south of the Budweiser Events Center in Crossroads Business Park at 3597 Draft Horse Ct.
Lloyd Peterman, owner of Western Floors has owned flooring businesses for over 30 years. TYPes oF Hardwood Flooring Kerr explains that wood floors basically
come in three main options. “Most homeowners choose site sanded and finished with solid plank woods ranging in width from 2 ¼” to 5” or en-gineered pre-finished planks ranging from 3” to 7.” Edges can be beveled or square. When solid wood is chosen the edges are usually square and the joints are filled prior to sanding and finishing on site resulting in a smooth surface.”
• solid Hardwood. Each solid hardwood plank is milled from a single piece of solid lum-ber with tongue and groove connection between boards. Comes as either unfinished or finished. Can be nailed down or stapled over most sub-floors. Sensitive to moisture and not recommend-ed for installation below ground level or directly over concrete. Can be repeatedly refinished or recoated, adding to appeal and long life. 3/4-inch thick, 2 1/4-inch wide red oak flooring is a classic example of this flooring type. Wide selection of looks, all with the rich graining and luster that has come to define hardwood floors.
• engineered Hardwood. Engineered con-struction combines a base of multiple, cross-ply hardwood layers. The grain of each base ply is set at a 90-degree angle to the next and bonded under optimum heat and pressure. Engineered floors are highly stable, with minimal susceptibil-ity to relative humidity. Their layered construction produces joints less likely to show gaps due to the shrinkage and expansion that can occur with seasonal temperature and humidity changes. Can be installed anywhere below, on or above grade. Can be glued, stapled or nailed over most sub-floors including concrete. Typically finished with a highly durable aluminum oxide finish provid-ing outstanding wear, fade and stain protection.
Easy to care for. Wide selection of looks, all with rich graining and luster that defines hardwood floors.
• longstrip. Featuring all the benefits of engineered plank flooring plus even more in-stallation versatility, the standard 7 ½” width by 9/16” thickness by 8’ length makes this multi-ply a popular choice. Float, glue or staple-down over almost any sound, flat and dry subfloor above, on or below ground level. Particularly suited to large open spaces.
Average prices per square foot for hardwood flooring (excluding installation) range from $2 to $12 for solid wood and $4 to $14 for engi-neered. Installation per square foot typically costs $3.50 for finished and $6 to $7 for unfinished (including sanding and finishing).
Conway, of Western Floors emphasizes, “The wood floor market is strongly moving towards the pre-finished engineered variety because the quality has improved so much it nearly equals 3/4” solid wood but is much easier to install, doesn’t create the massive dust, and harsh fumes and now the aluminum oxides that are added to the finish resist fading due to ultra violet light. Originally when engineered floors first came on the market, they were merely pho-tographs of wood on laminate but now they rival solid wood in their improved quality.”
Engineered flooring choices are also popular choices for use on any level of your home since they can be stapled, glued, or floating installations can go over concrete in lower levels unlike solid wood.
Unique looks can be achieved by de-signing patterns, borders, or medallions into the overall wood floor scheme. Me-dallions can be very effective in entries to identify an area, borders create room def-inition or accent a small space, and pat-terns create an interesting room palette
for furniture and accessories. Most wood floors whether solid,
engineered or longstrip carry a very good manufacturer’s prod-uct warranty of 15 to 25 years
on finish and many have a lifetime warranty on the structural aspect. We recommend asking about the warranty and exclusions when deciding on a specific hardwood flooring product.
To preserve hardwood floors in their best condition, Kerr recommends using maintenance products especially formulated for wood floors. Ammonia based cleaners are not advised.
Wood floors are also designed to perform in an environmentally controlled 35%-55% rela-tive humidity making installation of a humidifier sometimes advisable. In fact, to ensure the best installation results, experts suggest that, before having your hardwood floor installed, it is impor-tant to let the wood “acclimate” (adjust to the heat, humidity, etc.) in its new environment for at least 3 to 4 days.
We asked Kerr about long-term maintenance of the popular engineered woods and he men-tioned two methods. “Pre-finished engineered wood floors can be screened and coated (taking the finish off but not the stain) and, if necessary, sanded and finished just like the solid woods.” The thicker the wood is the more times it can be sanded and refinished, generally up to three times.
Peterman points out that floor care recommen-dations are designed to protect and preserve, as much as possible, hardwood floors in the original new condition. He states, however, “Some people prefer to let the wood age naturally, with all the imperfections caused by wear and tear left intact. They feel that this adds to the room’s ambience and enhances the floor’s beauty. This is particu-larly true of 3/4 - inch solid hardwood flooring.” In fact, because textured flooring continues to be the fastest growing trend in wood flooring, some companies are using proprietary hand crafted or non-repeating mechanical distressing processes in the manufacture of their planks. These distressed or hand scraped planks add character to this old world European inspired nostalgic flooring and the look is even enhanced with every day wear. Styles also include artisan sculpted planks that are hand-scraped with hand-beveled edges to repli-cate contours created by decades of use.

• To minimize scratches and dents, put felt pads under furniture legs. Also, make sure any casters operate freely, are clean, and have at least a one-inch-wide vinyl surface. (Smooth woods such as maple and cherry will show scratches and dents more readily than oak.)
• Avoid walking on floors with narrow-spiked heels or sport shoes with spikes or cleats.
• Trim animal’s nails to prevent scratching wood.
• Use floor care products recommended by the wood manufacturer. Avoid oil soaps, liquid or paste wax products, or cleaners containing lemon or tung oils.
• Remove spills as soon as possible. For wet spills, use cotton cloth and manufacturer’s recommended cleaner. For dry spills, sweep or vacuum.
• Never damp mop a wood floor. Sweep or vacuum the floor regularly to avoid dirt or sand build up. Do not use a vacuum with a beater bar. (Light colors will show dirt and require more frequent care than dark colors.)
• To avoid aging and color change caused by ultraviolet light, periodically rearrange rugs and furniture to allow wood to age evenly. (Cherry and exotic woods from Africa are more likely to change during the aging process.)
• Wipe feet on entry mats to prevent oils from asphalt driveways and streets from permanently staining woods.
• Put down plywood and use a dolly when moving heavy appliances or furniture over floor.
• Retain unused wood after installation in case floor repair is required in the future.

If your home doesn’t have AC, you’re probably wondering – perhaps desperate-ly - what systems out there are the most efficient and easiest on the wallet. These are all questions that Len Jones, owner of
American Services Inc. in Fort Collins, has been answering for decades.
Jones and his wife Roma started American Services over 20 years ago to provide heating, air conditioning, electrical and plumbing work for residential and commercial maintenance and new construction. The family-owned and operated business also includes daughter Michaela Feagler and son Micah, who is a part-owner.
In the Spring, Jones stays busy cleaning and checking AC units, which he says should be ser-viced at least once a year. “We wash and clean everything, check all electrical connections and check the refrigerant level to make sure it is op-timum to run efficiently. We also check the fur-nace or the air handler to make sure the filters are clean.”
While you may want an expert to perform the tune-up, every homeowner should know what type of filter is on their AC and how often it needs to be changed. A clogged filter will slow down the air flow and cost you 50 percent efficiency, according to Jones. Energy Star guidelines recom-mend changing the filter on your home heating, ventilation and air conditioning (HVAC) system at least every three months, and monthly during the heaviest months (winter and summer) to avoid dirt build up and wasted energy.

stat at a particular temperature in the morning – say 75 degrees – and leave it there. Letting the house get hot during the day and then coming home and turning down the thermostat won’t cool it as quickly or efficiently, says Jones. “The key is maintaining one constant temperature in the home.”
If you’re in the market for an AC, new en-ergy efficiency standards make it easy to find a system that will be kinder to the environment and save you cash. All new 2006 central air models are required to have a SEER (Seasonal Energy Ef-ficiency Ratio) of at least 13. The higher the SEER, the more efficient the air conditioner.
Manufacturers are now also using non-ozone depleting hydrofluorocarbon refrigerant, called R-410A, which is chlorine-free and much better for the environment. Under the Clean Air Act, all new ACs will use this refrigerant by 2010.
Armstrong and Comfortmaker are the top-selling ACs at American Services. “It’s all about dependability,” says Jones. “We have very little if any problems with these systems and very few re-pairs or call backs once they are installed.”
Most all forced air systems can have AC put on them, but if you have hot water heating you will need a separate AC system, Jones advises. Any furnaces installed in the last 20 years are con-sidered “air-conditioner ready,” however, if your furnace is more than 15 years old it will need to be replaced soon so it makes better sense to put in a new furnace and AC together.

often a furnace or the indoor part of a heat pump. The air conditioner's evaporator coil is installed in the cabinet or main supply duct of the furnace or heat pump. If your home already has a furnace but no air conditioner, a split-system is the most economical central AC to install.
Retrofitting an old split-system AC with a more modern, energy-efficient one starts with getting a new outdoor compressor unit. In most cases, the contractor should also replace the indoor blower coil with one designed to work with your new compressor for maximum efficiency. Otherwise, the energy-efficiency rating on the AC will not be achieved. For example, let’s say you pay an extra $2,000 for a AC unit with a 17 SEER ratio, but you leave on your old indoor blower coil. The AC may only operate at a 13 SEER or lower because the indoor and outdoor units aren’t working together efficiently.
“It’s absolutely essential that the coils inside the house and the outdoor condenser unit match up to get the right SEER rating and efficiency level,” Jones explains. Considering the recent changes in refrigerants and air conditioning de-signs, however, it might be wiser to just replace the entire system.
In a packaged central AC, the evaporator, condenser, and compressor are all located in one cabinet, which usually is placed on a roof or on a concrete slab next to the home’s foundation. Air supply and return ducts come from indoors through the home's exterior wall or roof to con-nect with the packaged AC outdoors. These ACs often include electric heating coils or a natural gas furnace. This combination of air conditioner and central heater eliminates the need for a separate furnace indoors.
Getting the right size unit for your needs is essential. An oversized central AC will cycle on and off too often, impeding its ability to control humidity and wasting energy. To determine the best size AC for a residence, Jones considers the following:
How well your house is insulated
How well air leaks are sealed
How well your ducts are sealed and insulated
The size, type and number of windows and the direction they face
Shading provided by overhangs and landscaping
The size, layout, and orientation of your house

“A primary business sign is the most important piece of advertising a business can have,” strong but convincing words from Sales Consultant, Jay Gerdes, at Da Vinci Sign Systems, Inc. Thus the investment in the new sign for Style Suites at 211 West Myrtle Street was the end product of many hours of time and creativity. The planning process involved discussions about material, color, font, lighting, and so much more. Gerdes explains that the finished sign is made of aluminum with solid routed aluminum letters. Metallic faux paint was used to reflect the modern, sleek copper and steel elements in the building’s interior. The base of the sign was finished with granite tile, another element used inside the building. All of those raw ingredients were carefully combined to convey in one second to a passerby what and who Style is… a tall order but one that Da Vinci Signs was able to fill with ease.
The staff at Da Vinci Signs has experience in the business. Many of their 19 employees have been sign makers for 15-20 years or more. They offer many custom signs like monuments that stand separate from the building, dimensional lettering that pops from the front, specialized financial signs, as well as lit signs that can even have scrolling tickers. When you think of wainscoting you usually think of wood panels topped by a chair rail, often painted white. Style’s new office entrance has wainscoting done high end. Enter and you are greeted by the high sheen of glossy black granite on the wall’s bottom half topped with silver faux paint at the top of the wall.
The wainscoting was created with 12x12 tiles from Sutherland’s Design Center. The exact color is called Eclipse and features a subtle white fleck for visual interest. The grout lines between the tiles will be charcoal-colored and nearly invisible. Design by Style’s owner and publisher, Lydia Dody, the tile’s layout pattern includes genius elements that take .75” strips of the same granite tile and places them perpendicularly against the wall at the top and near the bottom of the wainscot to mimic a chair rail and baseboard. Those edges will be coated with Extra Lux, a self-polishing coating, that will make the edges gleam like the finished tile surfaces. Running your hand along the gleaming black coolness, you would never guess that the price tag that comes with this opulence is so affordable.
Mike Kerr, Floor Sales Manager at Sutherland’s Design Center explains that this tile is available for a moderate cost per square foot. “You can completely change the look of a room without a lot of out-of-pocket expense,” he says. Kerr explains that options like this one create a lot of bang for the buck. This same tile can be used to create the look of a slab granite countertop for much less expense than a whole slab, which is a fantastic solution for a remodeler or a home flipper. “You can use this tile for many projects like kitchen backsplashes, countertops, tub surrounds, or for elements in a floor design (solid granite may be too slippery for a whole floor but can be pretty as small elements).”
Sutherlands made the switch from a strict hardware retailer to the Design Center almost a year ago. If you haven’t been in recently, make it a priority to include them in your DIY shopping. MAY 5McKee Conference & Wellness Center :: Loveland
McKee Medical Center volunteers brought back a Loveland tradition with
the reappearance of this popular event. Over 200 guests attended this
luncheon and watched many well known community members model
clothes from local retailers. Guests bid on more than 70 items in a silent
auction and volunteers raffled off items including bronze sculptures, a
custom dollhouse and an autographed baseball bat. More than $25,000
raised will go toward a $77,000 advanced heart monitoring system for the
Cardiac Rehabilitation Department at McKee.

A tail waggin thank you to over 500 participants, volunteers and
vendors, and their 315 canine companions, that made the Fire
Hydrant 5 the best doggone event to help homeless animals!
The event included a 5K Race and a 3K Walk/Fun Run. The sold
out Pet Fair featured breed rescue groups, paw painting, fido
photos and special guests including Shadow the Arson dog.
Agility demonstrations and contests for smallest dog, largest
dog and best pet trick added fun to this family event. The event
raised over $24,000 for the Larimer Humane Society and their
work to help domestic, exotic, barnyard and wild animals.

APRIL12Island Grove Exhibition Hall :: Greeley
“Bon Voyage” was the phrase of the evening at
the 19th Annual Taste of Weld County. Cruise clad
guests climbed on board the SS C.A.R.E., enjoying
a fun-filled evening of great food and family
entertainment. Over 25 restaurants tantalized
the palettes of over 800 patrons with ‘tastes’ of
their specialties and face painting, jumping castles
and balloons entertained the kids. This event
raised $30,000 for Child Advocacy Resource and
Education (C.A.R.E.) of Weld County and their 30
years of strengthening families and preventing
child abuse and neglect.

115 players for a rousing round of
golf. Teams of men, women and
mixed competed against each other
in the 2-person scramble. Following
play, golfers enjoyed a dinner and
awards ceremony and helped to
raise $10,000 for Loveland Youth
Recreation Scholarships to enable
youth to participate in recreation

some 5000 scholarships have been

JUNE 9 -10Fort Collins High School Track
Hearts were filled with hope for over the thousand people involved in over 76 teams, support crew and volunteers at this incredible community event. an
emotional victory lap (the first lap) around the track by cancer survivors in purple t-shirts kicked off the 16 hour event as teams in costumes and fired up with
excitement began their laps. Hundreds of luminarias circled the track in honor and in memory of loved ones. teams vied for many awards from Best tent, Best
overall rV site, Most laps and many more. Drahota, received the traveling trophy for Most registered Volunteer Hours and angelica’s Megawalkers received
the spirit of relay traveling trophy. spirits of all participants was high as they were dedicated to celebrate survivors and caregivers and remember those that lost
the their battles with cancer. over $142,000 has been raised to date from this event for the american cancer society and their programs, services and research

Association Memories in the Making Art Auction Benefit. The evening was filled with fabulous food,
wine, and tasty margaritas. Over 50 memorable watercolor paintings by Alzheimer’s artists, some

MAY 27Route in Northern Colorado
Over 2,000 bikers from all over the state rode in this 6th Annual Memorial Day weekend event. Beginning in Lucerne, riders continued through five cities during the112 mile scenic tour of Northern Colorado. The final stop was an After Ride Celebration, where riders and attendees enjoyed live entertainment, dinner and beer garden, and tons of giveaways. Raising more than $41,000, donations from this event benefited the Realities For Children Emergency Fund, serving the unmet needs of abused and neglected children in Larimer County. These funds are accessible to six local agencies: Adoption Dreams Come True, Alternatives to Violence, Crossroads Safehouse, the Larimer County Department of Human Services, The Jacob Center and New Vista Academy. MAY 11Collindale Golf Course
Golfers were excited to play in one of the first golf tournaments of the season. This inaugural sold out event brought over 140 golfers together for some friendly competition on a perfect golfing day. Sponsored by the Fort Collins Rotary After Work, the golfing tournament was an added feature to their annual pancake breakfast event. The day was enjoyed by all as nearly $20,000 was raised for New Vista Academy and their programs to provide academic and personal opportunities to endangered Colorado youth to allow them to develop into character-driven contributing members of the community.
