ARRIVAL INTO THE SHOPPING CENTER SHALL BE DEFINED BY THE USE OF STAMPED CONCRETE
AT THE ACCESS POINT ON 144TH AVE AND THE USE OF STAMPED CONCRETE AND PEDESTRIAN
WALKWAYS. A LOW THEMED SCREEN WALL SHALL BE PROVIDED ALONG THE STREET FRONTAGE
TO ALLOW FOR SCREENING OF VEHICLES IN THE PARKING AREAS. OUTDOOR SEATING AREAS IS
ENCOURAGED BUT NOT REQUIRED.
LANDSCAPE DESIGN SHALL BE SENSITIVE TO THE EXISTING ENVIRONMENT, COMPLEMENT THE
ARCHITECTURE AND BE COHESIVE THROUGHOUT THE DEVELOPMENT. EACH PAD SITE SHALL BE
LANDSCAPED IN A MANNER THAT REINFORCES AND COMPLEMENTS ANY EXISTING LANDSCAPE
ELEMENTS. TREE GROUPINGS SHALL BE PROVIDED ON BOTH SIDES OF THE SIDEWALK IN THE
RIGHT OF WAY TO ALLOW FOR SHADING. THE LANDSCAPE DEVELOPMENT SHOWN ON THE CSP
AND LOCATED WITHIN THE PROPERTY WILL BE DEVELOPED AS THE INDIVIDUAL PAD SITES ARE
CONSTRUCTED. PLANTING AND SCREEN WALLS OR FENCES SHOWN ALONG THE PERIMETER
