SituationWarrens is a magnificent Grade II* listed country house in a beautiful setting with fine views over unspoilt parkland. Discretely positioned in the north-east corner of the New Forest National Park, Warrens is situated on the edge of the highly desirable village of Bramshaw.

Local amenities in Bramshaw include a village hall, church,

two country pubs and two renowned golf courses.

A further selection of services can be found in nearby Lyndhurst and the historic market town of Romsey. The cathedral cities of Salisbury and Winchester, together with the commercial centres of Bournemouth and Southampton offer further excellent educational, shopping and

recreational facilities. A direct train service runs from Southampton Parkway station to Waterloo, taking about 65 minutes. Southampton Airport is 13 miles and Heathrow Airport is 69 miles.

The south coast provides access to numerous water sports facilities including yachting at Beaulieu, Hamble, Lymington and Poole.

The area is renowned for its excellent schools including Chafyn Grove, Sailsbury Cathedral School and Godolphin in Salisbury, whilst there is also The Gregg and King Edward School at Southampton; Hampshire Collegiate at Embley Park, Winchester College and St Swithuns.

The New ForestThe New Forest was created by William the Conqueror in 1079.

Still largely in the possession of the Crown, it comprises woodland, pasture, heaths and the remains of 17th, 18th and 19th century coppices and timber plantations. The National Park is grazed by the ponies, cattle and pigs of the local ‘commoners’ and regulated by the ancient court of Verderers which add to the picturesque charm of the area. It is a walking and riding paradise unmatched anywhere in the south of England.

Historical NoteWarrens takes its name from the family of Warren who held property in Bramshaw as early as the beginning of the 14th century. Simon Warren increased the family’s property in the parish; but, in 1746, his great-great grandson, William Warren, sold the estate to Samuel Yonge of Romsey. In 1756 the property passed to his son William Younge, who sold it in 1789 to Samuel Orr.

From Samuel Orr the estate was purchased in 1798 by George Eyre, a New Forest Verderer and Justice of the Peace, who’s family had been established in the neighbouring part of Wiltshire at Brickworth and Landford over several centuries. The British architect John Nash was shortly thereafter commissioned to design Warrens. John Nash was responsible for much of the layout of Regency London under the patronage of the Prince Regent, and during his reign as George IV. His best-known buildings are Buckingham Palace, Regents Street and the Royal Pavilion, Brighton. The building of Warrens was finished in 1800.

George Edward Briscoe Eyre who played a major part in the early history of New Forest conservation, inherited the estate from his father George Edward Eyre and instructed Philip Webb, a pioneer of arts and crafts architecture to enlarge Warrens extensively in 1898. The enhancement works include some of Webb’s finest interior fittings, plaster work and ornament and was well known to his architect-admirers, including Lutyens.

The estate still belongs to George Eyre’s descendants and has been in the same family for seven generations.

WarrensWarrens is in an enviable position hidden from public roads. The main entrance has a deep inset porch with a round arched doorway under a prominent stone canopy supported by consoles. The porch leads to an impressive Italian marble chequered floor hallway with a sweeping oak staircase with iron railings.

To the left of the hallway is the library with built in book alcoves and a marble surround fireplace. Other principal rooms include the drawing room, ante room and morning room. All of which have open fireplaces, high ceilings and large original arched sash windows overlooking the parkland.

Of particular note is the dining room which has a barrel vaulted ceiling with detailed plasterwork, panelled walls and two curved high backed bench seats forming a sophisticated inglenook which conceals two service doors. The chimney piece has a curved panel of blue and white Persian tiles behind two marble columns.

The kitchen has a full height aspect onto the Portland stone courtyard with built in bespoke units and granite surfaces, with a central island and 4-oven gas Aga. From the kitchen there are various stores, larders, pantries and staff rooms. The sitting room, snug and office provide space for family in a slightly less formal setting. An impressive cellar is accessed from the boot room. Across the pretty Portland stone courtyard is the old boiler room and teaching room.

At the top of the main stairs is a large landing with feature cornicing. The south east facing master bedroom suite has large bay windows with views over the estate, a separate dressing room and a bathroom with a walk in shower. The second bedroom adjoins a ‘Jack and Jill’ bathroom. The remaining six light and airy bedrooms are all of a good size with high ceilings and excellent views from the sash windows. Most also have hand basins. There are three family bathrooms and two separate WCs.

Staff FlatAdjoining the main house with access from the courtyard, this self-contained flat comprises a kitchen, sitting room, bathroom and double bedroom.

The GardensThe gardens to the north of the house are mostly laid to lawn with pretty flower borders and studded by Sweet Chestnuts, Ash, Red Oak, Cedar of Lebanon and a home grown Wellingtonia.

To the south a paved patio extends outside the Drawing room overlooking the parkland. Stunning Wisteria climbs the walls of the house from the flower borders, flanked with Daffodils and Rhododendron blossom at the far end of the lawns.

To the west lies a swimming pool with electric cover and changing room. Close to the house is a traditional walled garden and the Old Chapel Garden which is filled with rose borders.

There is a vegetable garden with raised beds growing Asparagus and cut flowers for the house and fruit cages growing Raspberries, with a red brick potting shed and three glass houses.

A wild garden filled with Bamboo, Azelia and Rhododendron with gravelled paths through the middle provides for a gentle after dinner stroll. There is also a tennis court and a wood shed.

A ha-ha splits the parkland from the garden.

The Park and WoodlandThere are approximately 174 acres of parkland and woodland on the estate. The parkland is interspersed with Oak trees, Cedar of Lebanon and other mature trees and is entirely ring fenced without any public rights of way.
