Perth Amboy Business Park (Located in Perth Amboy, NJ)

The 26-acre site that is now Perth Amboy Business Park was in need of environmental remediation to make it a viable industrial property. Matrix conducted a thorough analysis of the highest and best use of the property while remediating the environmental condition according to the requirements of the Environmental Protection Agency’s Brownfields Initiative. Matrix, by working with the previous owner, Chevron and the City of Perth Amboy, removed any land-use impediments and pre-leased approximately 50 percent of the two buildings. The 450,000 square foot project brings an important, state-of-the-art industrial center along with new businesses and new jobs to the city of Perth Amboy. This project is fully leased.

Exit 7A Market - Northeast Business Park and Matrix Business Park at 7A (Located in Robbinsville, NJ)

In 2014, Matrix will complete the last two build-to-suits in it’s 7A land assemblage. For the better part of 20 years, Matrix has purchased, obtained approvals, marketed and constructed more than 10 million square feet of space totaling over $700 million in value at the intersection of the New Jersey Turnpike and Interstate 195. 45 Stults Road (Located in South Brunswick, NJ)

With 29 acres of land and an existing, but obsolete 200,000 square-foot industrial building, 45 Stults Road in South Brunswick, NJ, (located in the heart of one of New Jersey’s leading industrial submarkets), was a prime example of an underutilized property. It had laid dormant for many years and was an eyesore. Matrix purchased the property, immediately cleaned it up and quickly secured approvals to build a 440,000 square-foot speculative light industrial building. The new building included such cutting-edge amenities and features as modern door lock facilities, Early Suppression Fast Response (ESFR) sprinkler systems, all new infrastructure and utilities, modern offices, rail access, and more than one acre of trailer parking, less than 1/2 mile from the New Jersey Turnpike.
