Over the last few years, you could be forgiven for thinking that it’s been impossible to obtain a mortgage

unless you can lay your hands on a deposit of 20-25%. The reality is now somewhat di� erent. There are

a number of 95% schemes for � rst-time buyers, and they are typically provided by some of the smaller

building societies.

In early summer last year there were about 64 � rst-time buyer products in the market. This has since increased, and earlier this month there were 85 products available. Sometimes they are only to be had for a short period of time, then they disappear o� the shelf, only to re-appear a little while later.

In recent months we’ve even seen schemes designed for � rst-time buyers that have included features such as free standard valuations, cash-backs, and no completion fees. It’s also worth noting that � rst-time buyer activity is at its highest level for � ve years and has been increasing steadily since last Autumn. Believe it or not, a � rst-buyer moves in to a property every three minutes, and that’s before any of the Help-to-Buy measures announced in the recent Budget kick in.

These characteristics are a by-product of its formation and help gemologists separate natural diamonds from synthetics and identify individual stones. The top clarity range of diamonds are scaled as FI (� awless internally), VVS1 & VVS2 which is ‘very very slightly included’. VS1 & VS2 are ‘very slightly included’ followed by SI1 & SI2 ‘slightly included’ and I1-I3 which is ‘included’.

The cut of a diamond determines the shape but a� ects the brilliance, � re & life of a diamond. The brilliance refers to the overall light re� ected from the stone. The Fire is the dispersion of rainbow colour � ares emitted from a diamond and the Life is the � ashes of light you see when the diamond, light or observer moves.

The choice is yours and we can show you a selection of stones enabling you to handpick your favourite. Once the stone has been chosen the design work can begin. CAD images will be produced enabling you to see the design which can be modi� ed to perfection. Some clients prefer to see a wax model of the ring before it is sent away to be cast in your chosen metal. This is optional, adding a stage on to the process should it be preferred.

From doing the CAD design of the engagement ring we will have all of the exact measurements needed to produce the perfect complimenting wedding band. C a r n i v a l D a y 2 0 1 3Carnival Day returns to the Esplanade, Kymin and Cli� top in

Penarth on the 20th July from 1.00pm. As one of the best annual

community events in the Vale, Penarth’s Summer Festival has

been wowing the locals since 1965! There are many activities

for you to enjoy from the wonderfully colourful Carnival Parade

including classic cars, walking bands, uniformed organisations

and Penarth’s most exuberant characters.

Crowds will line the streets along the parade’s route leaving

West House (home to the Town Council) at 1.45pm, and travel

along Stanwell Rd, Bradenham Pl, Hickman Rd, Windsor Rd,

through the Town Centre, Winsdor Terrace to Beach Hill onto

the Esplanade where the Town Mayor will open the Carnival Day

celebrations.

10.00 - 4.30 pm:Family Event at the KyminBouncy Castles, fun and games, face painting and music in the beautiful grounds of Kymin House.

12.00 noon: Cli� top ArtistsThe cli� top artists who have been a part of the Summer Festival for over 37 years, will again display their paintings along the cli� top path throughout the whole festival period from the 11th July to the 21st July.

1.00pm: Radio Road Show (Bro Radio – 98.1fm) From 1.00pm Bro Radio will once again host the Summer Festival Radio Roadshow from the stage in front of the Italian Gardens. We have the Samba Band and Rock Choir delighting the crowds with their unique talents. Then performances from local and popular bands Wonderbrass and Session, will play through the night right up to the � reworks display from the pier. Three more bands to be con� rmed.

1.00pm: Children’s Rides and Funfair No celebration would be complete without fun fair rides, trampolines, stalls and sweets for the children and we are no di� erent. Vale Amusements will provide the entertainment throughout the afternoon and evening, and have proudly supported the Summer Festival for many years.

1:00pm: Cli� topThis year will see the introduction of Go-Kart Racing around an in� atable race track at the cli� tops, great fun for the all the children. There will also be a stationary helicopter for the children to sit in, face painting, balloon modelling and many classic cars on view, plus the Fabulous Donkey Rides.

1.30pm: ParadeThe Carnival Parade with Classic and Vintage American cars, uniformed organisations, Carnival Characters, walking

bands and marching bands will make their way from West House through Stanwell Rd, Bradenham Pl, Hickmas Rd, Windsor Rd, Beach Hill to arrive at the Esplanade at 2.30pm.

1.50pm: Aircraft DisplaysA spectacular display from the fantastically exciting Hurricane has been organised to blow you away. The Hawker Hurricane was the � rst operational R.A.F. aircraft capable of a top speed in excess of 300 m.p.h. We are also excited to have the SAR Helicopter displaying with Penarth’s RNLI.

2.00pm: Punch and Judy During the afternoon Punch and Judy shows will take place on the pier with three shows at 25 minutes each, so make sure you check the times on the pier!

Water Ski DisplayPenarth Water Ski Club will again wow the crowds with their unique and exciting display routines. The club entertained the crowds at the very � rst Summer Festival in 1965 and have returned to Carnival Day in recent years with new disciplines like wake boarding, mono skiing and race boats that tear up the waters o� shore. What will they have up their wetsuit sleeves this year?

4.00 pm: Downhill DerbyThe adrenaline soaked Downhill Derby will take place on Cli� Hill again this year to the delight of the crowds. Last year’s Downhill Derby was one of the best community events ever, proving great fun for both spectators and drivers alike. The Downhill Derby has added another aspect to Carnival Day and this year’s event will again be captured on video and can be viewed via the Town Council’s new website at www.penarthtowncouncil.gov.uk .

The use of Au Pairs for Penarth households has proven to be a very popular service in recent years, and Nannies On The Net have been providing suitable candidates since 2007 with their organised exchange programs. An Au Pair is a most welcome second pair of hands for busy households during the long summer holiday periods.

Nannies On The Net deal with Au Pairs from the EU who undertake reference, medical and police checks in their home country before they’re con� rmed suitable for a host family. They are recruited through trusted ‘Partner Agents’ in the Au Pair’s home country – France, Spain, Austria and Italy, meaning both the Au Pairs and the host families are supported through the program by Nannies On The Net and the overseas partner agency.

Their summer Au Pairs are available from early June through to September

to o� er some relief with childcare and housework for 25 hours a week, and 2 evenings babysitting. In return for helping around the home with childcare and housework duties, each Au Pair receives £70 a week with accommodation and meals provided by the host family.

There has been a real transformation at Penarth Lawn Tennis Club on Rectory Road. As the 2nd oldest club in Wales (established in 1884), Penarth Lawn Tennis Club has recently laid 6 state of the art hard courts, all of which are � oodlit to the highest standard. After almost 10 years of planning, Penarth Lawn Tennis Club now boasts � rst class playing and social facilities thanks to the tremendous support of the playing and social members of the club.

PLTC Head Coach and Director of Vale Tennis Academy, Rob Cunningham, known to many as “RobTheCoach” has implemented a team of LTA quali� ed coaches to provide the tennis programme at Penarth LTC. The Vale Academy Team provide regular competitions and tennis programmes including The LTA Mini Tennis Awards Scheme, Cardio Tennis, touchtennis and Adult Tennis Xpress. Saturday 29th June 2013The club is holding a special event to celebrate the completion of the major development programme that has led to the transformation of its courts, clubhouse and grounds. This is the cumulation of over a decade of signi� cant e� ort by members and deserves to be heralded in a grand style!

The event will start at 2.00 pm and is open to members and non-members.
