A message from the Conference ChairIt is with great pleasure that I welcome you to the Urban Land Institute’s 15th Annual European Conference. Much has happened since we convened here last year. Leading macro-economic indicators from Europe and the rest of the world now point towards a global recovery and, in some cases, growth.However, a great deal of uncertainty remains in the short term against the backdrop of a potential Euro-debt crisis, influencing the high aversion to riskcurrently held within the investment and financial community.

Media partners

Real estate, as a physical asset with the ability to provide income and act as a hedge against inflation therefore becomes an attractive proposition when compared to many other asset classes. The combination of these factors presents us with a time in the market cycle where there are numerous opportunities, both in our domestic markets and internationally, for those with the ability and experience to take advantage of them.

Through its programme of lectures delivered by industry experts on the topics which are of most interest to us all, as well as informed debate and networking opportunities, this event promises to deliver fresh perspectives and exciting business prospects. We will hear from prominent keynote speakers: Ian Shepherdson (Chief Economist, High Frequency Economics), Ricky Burdett (Director, London School of Economics) and John Bruton, (Former EU Ambassador to the USA) as well as a number of senior commentators from the industry who are well known to you all.

Baum is Professor of Land Management at the HenleyBusiness School, University of Reading, and HonoraryProfessor of Real Estate Investment at the University ofCambridge. He is also chairman of the investment committee for CBRE Investors Global Multi Manager business and has other business interests. He has spentthe majority of the last 20 years working with institutionalreal estate investors in developing global property investment strategies. His experience is primarily in theUK but he has also worked in the US and Asia. He is author of Commercial Real Estate Investment (Elsevier,2009) and several other real estate texts. He holds BSc,MPhil and PhD degrees from the University of Reading. A graduate of the LBS investment management programme, he is a chartered surveyor and a qualifiedmember of the CFA institute (ASIP). He was elected a Fellow of the Urban Land Institute in 2002.

After training as a bank employeeBilland studied political economy.

In 1984 he started his professional career at Hochtief AGand left this company in 2003 as spokesman for the management area of Hochtief development. Since 2003Billand has been a member of the board of management of Union Investment Real Estate GmbH, a part of the UnionInvestment Group of the Volks- und Raiffeisenbanken Association. He is responsible for the Asset ManagementGermany, Asset Management Shopping Centers, AssetManagement Hotels and the Project Management.

David BradfordManaging Director, Global ChiefRisk and Investment Officer, Prudential Real Estate Investors,New Jersey, US

Bradford joined Prudential Real Estate Investors in November 1995

and is the Global Chief Risk and Investment Officer. His primary responsibilities include overseeing the firm’sinvestment processes, monitoring risk within the firm’s investment portfolios and leading the development of thefirm’s investment strategies. Previously, Bradford held positions in PREI as Head of non-U.S. Investment Operations with responsibility for Europe, Asia and LatinAmerica. He was also Senior Portfolio Manager for EuroPRISA, Prudential’s pan-European perpetual life,open-end property fund and for PRISA, Prudential’s open-end U.S. equity real estate fund. Additionally, Bradford is a member of all 4 of the firm’s regional investment committees and the firm’s Global Management Committee.

Bradford was a primary author of “Return Attribution forCommercial Real Estate Investment Management” whichwas awarded the ARES Manuscript Prize in 2000 for bestpaper published in the Journal of Real Estate PortfolioManagement. Bradford holds a B.S from Brockport College and an M.B.A. from Harvard University.

Ambassador John BrutonChairman, IFSC Ireland; Former EUAmbassador to the USA; FormerIris Prime Minister

Bruton served as EU Ambassadorto the United States from 2004 to2009 and also served as Vice

President of the European People's Party since 1996.Bruton also served as the Prime Minister of Ireland from1994 to 1997, and helped transform Ireland into one of theworld's leading economies. He served as Minister for Finance, Minister for Industry and Energy and Minister forIndustry and Trade. While Prime Minister, Bruton alsopresided over an Irish EU Presidency in 1996 and helpedfinalize the Stability and Growth Pact, which governs themanagement of the single European currency, the Euro. He was European Union Commission Head of Delegationto the United States. He served as member of the Presidency (Preasidium) of the Convention on the Futureof Europe from 2001 to 2004. In 2010 he has been a Director of Ingersoll-Rand Plc and Director of MontpelierRe Holdings Ltd. Bruton is a Distinguished Fellow at the Centre for Transatlantic Studies in Johns Hopkins University.

Nicolas BuchoudFounding Principal, RenaissanceUrbaine Consultants, Paris, France

Buchoud, 35, is the founding principal of Renaissance Urbaine,urban R&D agency, and moderatorin complex negotiations,

established in Paris since 2006.

Buchoud is Fellow of ULI (France), and a regular speakeron metropolitan urbanisation trends and governance challenges in European and worldwide. He is a regular expert for UN Habitat, and has been working for the European Investment Bank, for Ministerial agencies andpublic development bodies in France, as well as for

several major private French developers and architectfirms on sustainable investment policies and Grand Paris issues.

Graduated in public law and political science (MA), planning and urban development (MA), and XVIIth century Chinese history (MA), from Sciences Po and LaSorbonne, Buchoud has served as Senior policy advisorfor urban development and sustainability at the Office ofthe President of Paris Ile de France Region.

Member of several key professional networks in Franceand worldwide, author of several books on urban strategies and urban regeneration (La Ville strategique /Strategic City, 2008), and contributor to research programmes from ULI (Urban Apsotles, 2009) Buchoud isnow focusing his attention, through Renaissance Urbaine,on public and private investment strategies for innovationin sustainable urban development in France and in theUnited States.

Ad BuismanPartner, Ernst & Young, Zwolle, The Netherlands

Buisman is 50 years old and partner with Ernst & Young sinceJanuary 1, 1994. He leads theEMEIA Construction and

Infrastructure practice of Ernst & Young and is a memberof the leadership team of Ernst & Young’s European RealEstate (RHC) Group as well as a member of the GlobalRHC and EMEIA Management committee. Buisman also isa member of the Best Practices Committee of EPRA, leadsErnst & Young’s Global IFRS Real Estate & Constructioninterpretation desk and is also Global director for RHC assurance services.

Besides these managerial responsibilities, he providesprofessional real estate and construction services in thefields of Auditing, Corporate Real Estate Advisory Servicesand Transaction Support. Buisman also annually chairs the European CFO Round Table for Construction & Infrastructure.

Prof. Ricky BurdettProfessor of Urban Studies and Director, LSE Cities and Urban AgeLondon, UK

Burdett is a Professor of UrbanStudies at the London School of Economics and Political Science

(LSE) and director of LSE Cities and the Urban Age pro-gramme. He is Chief Adviser on Architecture and Urbanism for the London2012 Olympics and the Olympic Legacy Park Company,and was architectural adviser to the Mayor of London from2001 to 2006. He has curated numerous exhibitions including ‘Global Cities’ at Tate Modern, was Director ofthe 2006 Architecture Biennale in Venice and chairman ofthe Jury for the 2007 Mies van der Rohe Prize. He is architectural adviser to the City of Genova and a memberof the Milan Expo 2015 steering committee. He is a Council member of the Royal College of Art and sits onthe Mayor of London’s Promote London Board.

Christophe ClamageranCEO, Gecina, Paris, France

Clamageran, an ESLSCA graduate,began his career with the AugusteThouard Group before moving toDTZ. He then spent 11 yearswithin the BNP Paribas Group,

where his positions included Chairman of Meunier thenDeputy Chief Executive Officer of BNP Paribas Real Estate,heading up real estate development and third-party management activities. At the beginning of 2008, he wasappointed CEO of Hammerson France, in charge of its activities in continental Europe before he joined Gecina on November 16, 2009 as CEO.

Greg ClarkSenior Fellow, ULI EMEA, London, UK

Clark is Senior Fellow, ULI EMEAand Lead Advisor on City and Regional Development at the Department for Communities and

Local Government, UK, Chairman of the OECD Forum ofDevelopment Agencies and Investment Strategies, andProfessor at Cass Business School, City of London, andadvisor to cities and companies world-wide. He has recently authored three major reports for ULI: London/NewYork in the 21st Century, Global Indices and Closing theInvestment Gap in Europe’s Cities.

Coull was appointed Chief Executive of SEGRO plc (formerlySlough Estates plc) on 1st January2003. He was a Director from 1988

to 2002 of J Sainsbury plc and he had responsibility for anumber of the key operational parts of the Group as well as all Real Estate, Construction and related activities within the Group. He previously held Board and SeniorManagement positions at Ladbrokes, Texas Homecare and Cavenham Foods.

Coull was President of the British Property Federation(BPF) from June 2005 to July 2006 and chairs the BPFREITs task force. He was appointed to the Board of EPRAin September 2008. He was a non-executive director ofHouse of Fraser Plc from 2003-2006 and sits on the London Regional Board of Royal & Sun Alliance. He wasappointed a member of the Government’s Sustainable Construction Task Group in 2003 and was Chairman of theLondon Sustainable Development Commission.

Field is a senior economist at theEuropean Investment Bank (EIB),where he is also the Bank’s Urban

Planning and Development Adviser. His professional careerhas covered the full spectrum of contemporary planningpractice and, prior to joining EIB, included a number of senior appointments in both the public and private sectors.He has also enjoyed a successful academic career, including professorial appointments at the National University of Singapore and, more recently, as Head of theSchool of the Built Environment at De Montfort Universityin the UK. His current research focuses on the built environment and the promotion of more sustainable development at all spatial scales, spanning low energyplanning and transport policies, and the social implicationsof settlement patterns that embrace a more explicit pursuitof the “green” agenda. He has published extensively onplanning and related matters in books and scholarly papers,and is on the editorial board of several international refereed journals.

Field has degrees from Brunel University, Cambridge University, the City University and the University of Westminster, and was a doctoral candidate at the LondonSchool of Economics.

Prior to joining High Frequency Economics in 1998, Shepherdson was Chief Economist, USA, for HSBC Securities, Inc. in New York. Prior to that appointment, hespent six years with HSBC in London, latterly as Chief UKEconomist, with a special focus on the housing market.

Shepherdson is a frequently quoted in the U.S. and international press, and has made many television andradio appearances. He is a past winner of the Wall StreetJournal’s Forecaster of the Year competition. He was one ofthe first economists to argue, as early as the autumn of2005, that the U.S. housing market was facing a major collapse that would trigger a recession.

He earned his Ph.D. in Economics and B.Sc. in Bankingand Finance from Loughborough University, England.

Jonathan ShortExecutive Chairman, Internos RealInvestors, London, UK

Short founded Internos Real Investors in 2008 with a businesspartner, Andrew Thornton. In 2009they jointly led the acquisition from

GPT, and subsequent integration into Internos, of theHalverton real estate investment management business.Internos is a Pan European property investment management business with €1.7 billion under management in five funds and two separate accounts in retail, industrial and office properties in Germany and Holland.

Short has 26 years of experience in the European investment banking and real estate investment management businesses. Prior to Internos, he was theCEO of Pramerica's real estate private equity business, where he founded four funds, the last of which raised $700 million of equity.

He has a degree in banking and finance from Loughborough University of Technology, is a member of The Chartered Institute of Bankers and is also Chairman of ULI UK.

Michael P. M. SpiesSenior Managing Director Head ofEurope, India, and Chair of Investment Committee, TishmanSpeyer, London, UK

Spies is responsible for TishmanSpeyer's European business and

oversees the company's activities in India. Spies serves on the firm's Executive, Investment, Management andCompensation committees. He chairs the InvestmentCommittee. Before joining Tishman Speyer in 1989, Spieswas executive vice president of the New York City PublicDevelopment Corporation (PDC), the primary economicdevelopment agent of the City of New York. Spies is a pasttrustee of the Urban Land Institute, and currently serves asVice Chairman of the Board of Trustees of the AmericanSchool in London. He is also vice-chairman of the Dean'sAlumni Leadership Council at Harvard's Kennedy Schoolof Government. Spies graduated with honors from Princeton University, and from Harvard University with amaster's degree in city and regional planning.

José Baeta TomásCEO, Sonae Sierra Brasil, SãoPaulo, Brazil

Tomás joined the Sonae Group in1982 and was appointed CEO of Modelo Supermercados SA in1983. In 1985 he became a

member of the Board and of the Executive Committee of Sonae Distribuição, the retailing holding division of the group.

In 1995 he was responsible for the creation and management of Sonae Distribuição Brasil, at the time thethird largest retail company of the country. From 2003 to2009 he was managing Tafisa Brasil, a Sonae Industriawoodpanel company as well as supervising all the activities of the Group in Brazil. He joined Sonae SierraBrasil in October 2009 and, in April 2010, he became CEO of this company.

Tomás has a degree in Finance from the Instituto Superiorde Economia in Lisbon and a Retail Marketing executiveprogram in Management center Europe in Oxford. He hasalso completed an Executive Program at Michigan University USA.

Etienne TricaudDeputy CEO, AREP GroupParis, France

Tricaud started out as a structuralengineer in 1985. He contributed,among other things, to the study of numerous glass and steel

structures, including the glass roofs covering courtyardsin the Louvre. For some years he also taught structural design to future architects at the Paris la Seine School of Architecture.

In 1986 he met Jean-Marie Duthilleul, with whom heshares a similar vision of project development, whichcombines a rational, context-driven approach with specialattention to usage and identity of place. As project leader

at SNCF, he was tasked with the project of restructuringMontparnasse mainline station in Paris. That particularproject served as a test-bed for building a team and creating a global approach and an architectural languagewhich he was to subsequently develop in numerous railway station programmes.

He founded AREP with Jean-Marie Duthilleul AREP in1997, and became its Chief Executive Officer. Etienne Tricaud collaborated on a wide range of major constructionprogrammes, namely civil engineering, architecture, anddesign from metropolitan area to whole urban neighbourhoods, to individual buildings and items ofurban furniture.

Gert UrhahnAssociate , Urhahn Urban Design,Amsterdam, The Netherlands

Urhahn is Associate of UrhahnUrban Design. He founded the Amsterdam based office in 1991and developed it into an innovative

urban design practice with a broad international portfolio.

Urhahn is particularly experienced in formulating renewalstrategies, specialized in complex assignments where various stakeholders are together aiming to find a soundand tailor-made solution, as a senior designer or as supervisor. He has published extensively on regenerationstrategies, housing and mixed use typologies and recently a book on ‘The Spontaneous City’.

Previously, Urhahn was Senior Urban Designer for theMunicipality of Amsterdam, with the redevelopment of theIJ river waterfronts in Amsterdam.

Urhahn uses his experience in the field as a passionatelecturer and workshop leader on urban design, the re-thinking of port cities, best city practices, and complexurban environments. Urhahn is a member of the International Federation for Housing and Planning (IFHP), currently starting up an international working group on theissue of ‘The Spontaneous City’.

Kai van Hasselt started ShinsekaiAnalysis in 2004. The firm aims to provide clients with cultural

He has worked among others with(landscape) architecture firms, (retail) real estate investors,cultural institutions and government.

Kai regularly lectures for companies and at educational institutions in the Netherlands and abroad. He teaches aclass on philosophy for retail design at the Piet Zwart Institute, Rotterdam. Kai studied economics and urbanplanning at the University of Amsterdam.

Vaquier has over 30 years investment banking and property experience. He is currently CEO of

AXA Real Investment Manager, having joined AXA in1993. His responsabilities include the definition of AXAREIM strategy and its day to day management. In such capacity, he chairs AXA REIM Management Board and Executive Committee.

Vaquier is director of two listed property companies: Foncière des Régions SA and Mercialys SA. He is Vice-President and Director of Logement Français SA.Vaquier has held previous posts in France and in the U.S.with Paribas and AXA, having graduated from H.E.C. in 1980. Vaquier was associate at Paribas internationalprivate banking for two years. He then went to New York,took over responsibilities as a manager in real estate investment banking activities. He became CEO of ParibasProperties Inc. until 1992 and then was Director at Paribas

Asset Management. In 1993 he became Director of business development for what was called at the time AXA Immobilier in Paris and the Chairman and CEO ofColisées Services (AXA Group).

Christoph WildgruberHead of Sustainability, Allianz RealEstate, Munich, Germany

Wildgruber, Head of Sustainabilityat Allianz Real Estate is in charge ofsustainability for the global real estate investment portfolio of

Allianz. After his education as a civil engineering at theTechnical University of Munich, he started in 1997 as aproject manager in Munich. After that he was working as amanagement consultant in the real estate industry as Executive Vice President at APSIS AG and as Manager atErnst & Young Real Estate. In 2005 Wildgruber was hiredby Deka Immobilien where he managed the reorganizationof the real estate business. After earning an MBA in International Real Estate Management in 2006 he supported the setup of an international real estate investment platform within the Allianz Group. Since June2010 he has been working in his new role.

Paul WilliamsAsset Management Director, Derwent London Plc, London, UK

Williams heads the Asset Management team and has responsibility for lease management and the delivery of

Prior to her role with CCI, Wills was a Senior Policy Advisor for the Ontario Government, supporting the administration of a large-scale cleantech demonstrationfund. Wills also spent several years as a consultant inCanada advising on economic development of the creative industries. Before these roles, Wills lived in the UK and worked for the BBC, first as a Strategy Manager - where she led the development of partnershipplans for what is now the Salford MediaCityUK - and subsequently as a Head of Strategy. Wills holds an MSc from the London School of Economics and a BAH in Political Studies from Queen’s University, Canada.
