Tall Buildings is a compilation of,literally and figuratively, far-reachingprojects taken from vision to realityby ARCADIS design consultanciesCallisonRTKL and Hyder. Drawing uponglobal resources to provide clients withthe most comprehensive set of end-to-end planning, design, and programand construction management servicesavailable in the marketplace today, thesesister firms continue to build upon alegacy of creating iconic structural thatculturally, strategically and aestheticallyfit neatly into their urban contexts. At 400 meters high, the A zure Coast Tower’siconic image is bolstered by dramaticsurroundings: with the ocean close by and theFushan Mountains as a backdrop, it anchorsthe coastline and provides spectacularpanoramic views. Conceived as a verticalcity, the tower includes office, hospitality,

residential, retail and dining space andlinks neighborhoods and business districts.Its shape facilitates air flow and reduceswind loads, while the serrated surfacemodulates wind pressure to avoid heightenedacceleration, saving significantly on structuralcosts. Fins shade the glazing to avoid heatgain and provide surface space for integratedsolar panels. Wind turbines embedded in thepinnacle supplement energy production andprovide visual interest.

On a site bordered by two rivers in the

Xinhe Delta, RTKL master planned a highlyanticipated mixed-use development withthe RTKL-designed North Star Tower andthe Intercontinental Changsha as focalpoints. The 235-meter North Star Toweris a commercial office building designedwith the client and tenants in mind. Itsarchitecture makes a strong statement onChangsha’s skyline, elevating the client’sbrand, while the building’s flexible floorplates and range of amenities will keeptenants in place longer.

Located at the confluence of the SavaRiver, Belgrade, Serbia was of strategicimportance to a number of ancient empiresbefore enduring a varied and sometimeschaotic past. As Belgrade transitions intoa brighter future, the new Belgrade Toweris a celebration of its renaissance and asymbolic representation of a city standingtall. The 230-meter tall tower anchors the

new Belgrade Waterfront developmentand is comprised of Class A office space,serviced apartments and a five-starhotel—a total of 84,500 SM of new spacelinked by a pedestrian bridge crossing theriver, designed as a world-class verticaldestination. The tower, with its highlyefficient exterior envelope, aims to achieveLEED certification.

600 Brickell at Brickell World Plaza is a40-story, Class A office building anchoringa landmark mixed-use developmentfeaturing a 30,000 square foot publicspace intended to rival New York City’sRockefeller Plaza. The tower is the firsthigh-rise office building in Florida to becertified LEED Platinum. The design teamwas committed to the application of greendesign principles, not only in terms ofmaterials and systems but in creating anurban multi-use development that usesscale, density and a variety of functionsto reinforce a sense of communityand define a strong sense of place.

Houston, Texas, United States

2929 Weslayan, a 40-story, 254-unitresidential tower, provides a sustainableluxury rental option within Houston’shousing market. Numerous eco-friendlystrategies, including rain water harvestingand performance-based energy modeling,were implemented, and the project wasdesigned to achieve LEED Silver upon itscompletion in early 2015. Keeping theexclusive clientele in mind, the form ofthe 141.7-meter tall tower was inspiredby the flow and sophistication of a nevening gown. Sculpted balconies give thebuilding an iconic form while maintaining

an efficient core, structure, and interiorspatial layout. The building also featuresthe first private, direct-access elevatorsfor residential units in the cit y, providingsecurity and convenience.

The 216-meter tall AVIC Center towerbookends the mixed-use CATIC CityShenzhen development, offeringpanoramic views and acting as an anchorto the adjacent city park. The design teamimplemented a number of green strategiesto meet sustainability goals. Temperedinsulated LOW-E glass, PVDF aluminumon the façade and a green roof reducethe heat island effect. Highly efficientHVAC and MEP systems conserve energy,while hollow glass provides a significantreduction in UV radiation. Architecturally,the use of glass fins adds a subtle textureto the smooth skin that echoe s CATIC’simage of discovery, energy and speed.

Taking full advantage of a premier locationacross from the world’s tallest tower, the892-meter tall Burj Vista Towers enhancethe urban fabric of downtown Dubai withan exclusive retail hotspot and luxurioushigh-rise units connected to the newOpera District via bridges from an elevatedmetro station. Originally designed byAdrian Smith/Gordon Gill Architects, RTKLwas commissioned to redesign the baseand crown of the project, including thepenthouse units, tower roofs, and a four-story retail and amenity podium toppedby an expansive amenity terrace featuringtwo pools, water features, and a tenniscourt. The team also reconfigured parking

and back-of-house services and wasinstrumental in implementing wind tunneltesting and developing final details forcomplex exterior façade treatments.

The 340,000 SM Joy City development isone of China-based developer COFCO’smost ambitious projects, consisting of a37-story Class A office tower, high-endretail, and luxury residential units. Dubbedthe “international lifestyle city,” Joy City

responds to Tianjin’s growing prosperitywith high-end design characterized byprominent glass towers and amenities.The office tower celebrates this notionof growth by taking on a form inspiredby nature: a curved, hexagonal shapeevokes a crop of corn, with each kernelrepresentative of the individual officespaces. The six-faceted design createsmore column-free corner offices, leveragespanoramic views and houses specialfunction rooms with two-level high spaces.To reduce heat gain and conserve energy,each of the six planes is cladded with whitemetal panel and minimal mullion caps tocreate a smooth, reflective curtain wall.

As one of the most popular destinations atRTKL-designed City Crossing, the 36-story,193-meter tall Grand Hyatt Shenzhen addsa five-star luxury component to the vibrant,mixed-use environment while offeringspectacular views of the city and nearbyHong Kong. The now-famous “upside down”Grand Hyatt and the wider City Crossingdevelopment are landmarks for business andleisure travelers. In addition to winning ravereviews from visitors and travel publicationsaround the globe, the project has been amajor boon to Shenzhen, creating hundredsof permanent jobs and providing stable taxincome for the local government.

At the heart of a scientific and academicinnovation hub, the China ResourcesTowers soar 180 meters and 280 meters,respectively, bookending the City CrossingMixC retail development in the city ofHefei’s “Green Zone.” The first tower, aClass A office building with a Grand HyattHotel, and the second, a Class B officetower, feature square plans for efficientfloor plates, exterior vertical fins to provideshading, capping finial details for eachsection of massing, and high performance,low EIGU glazing. The crowns are cappedwith a sloping form, one of which houses a

rooftop garden for the hotel.

Formerly mid-tier Asian cities likeKunming are rapidly assuming globalimportance and embarking on majornew development. RTKL’s design forKunming Rainbow City encompasses fiveblocks of mixed-use offerings. The designfor the development’s office towers,standing at 286 meters tall, was inspiredby sky-reaching and solar-probingsunflowers. Unadorned but slender andtall, the towers incorporate an abstractedvolumetric play of prismatic growthsthat shift and climb about their rootedand immoveable central stalk. Eachprism originates from the intersectionof preceding volumes where continuous

vertical columns and core are exposedand highlighted. The curtain wall skinemploys a delicate composition of glassand metal elements that catch andreflect light, adorned with dye-sensitiveand integrated photovoltaic modulesthat add a subtle layer of color.

The RoyaltonQuezon City, Manila, Philippines

As the first built portion of RTKL’s largermixed-use master plan development,which includes four other residentialtowers, a high-end mall, hypermart,cinema, and park, The Royalton isdesigned to be modern, iconic, andprecedent-setting. At 202-meter tall,its undulating balconies and use ofconcrete, metal and glass take on theform of a layered veil lightly wrapping

around the tower, exposing certainelements of the building. By employingsite-specific wind tunnel testing, seismichazard analysis and performance-based design, the building’s designdemonstrates improved durability andresistance in the form of a full-heightreinforced concrete core, reinforcedconcrete wing walls and post-tensionedflat slab floor plates.

Viridian is an iconic 56-story, 200-meter tall high-rise residential tower on the Manila cityscapeoffering residents panoramic views of ManilaBay and the nearby golf course. As part ofRTKL’s master plan for a larger redevelopmentsurrounding an already successful shopping mall,Viridian at Greenhills is a premier location for

luxury living in Manila. Located on a strategicfeng shui-influenced site, the design conceptincludes a blend of traditional Filipino andChinese vernacular patterns and forms. Balconiesand skygardens at various intervals open upto panoramic vistas while fins and ledges helpshade residents from the harsh sun.

In the robust commercial center of Wuxi,RTKL designed a 2.3-hectare mixed-usedevelopment, as well as a five-star 350-keyhotel. The focal point of the project is apair of twin towers, including a 48-floorsouth tower and a 68-floor north tower.The latter is 328 meters high, making it thetallest structure in Wuxi’s central businessdistrict. With a FAR of 8.5 and a gross floorarea close to 320,000 square meters—including retail, hospitality, office andresidential space—the tower is designedwith density and efficiency in mind.Irregular and undulant lines, juxtapositionof metal and glass elements and simple,delicate façades allude to the clean,modern image Wuxi strives to maintain.

Standing tall at 253 meters, the premier

hospitality component of the C iputra Worldmixed-use development is the five-starRaffles Hotel, featuring 174 suites andworld-class amenities such as a rooftopand indoor pool, a health club and fitnesscentre, tennis courts, a ballroom, banquetspace and a luxury sky bar with spectacularviews of the city. DBS Bank TowerJakarta, Indonesia

DBS Bank Tower offers room to grow forJakarta’s bustling economy. Ciputra Worldis a 583,000-SM mixed-use developmentthat blends a five-star Raffles Hotel,34-story serviced-apartment tower, aseven-story mall and a Class A officebuilding along the city’s Satrio Corridor.The latter, DBS Bank Tower, offers 4 0floors of office space with floor platesranging from 1,800 to 2,200 squaremeters. Its inclusion in the master planwas intended to help alleviate some ofthe pressure from the limited supply ofoffice space and single-digit vacancyrates thanks to increased businessconfidence in Jakarta. RTKL designed Xi’an International Centerto provide an all-day experience forvisitors, office workers and residents.The north parcel of this urban mixed-useproject is anchored by two 171.8 meterInternational Class A office buildings thatare among the tallest in Xi’an, resulting ina memorable image when viewed from anydirection. An extremely efficient squarefloor plate reduces construction costs by

minimizing earthquake design loads andallowing for a compact form and simpleload distribution. The towers’ square formand skin are designed to reduce heat gainand cooling costs in the summer months.

The designmeets the client’s efficiency goals andis particularly notable for its numerousenergy-conserving building features.In addition to retail and entertainmentoptions, Warsaw Trade Tower alsofeatures a five-story, multipurposeatrium. The tower symbolizesDaewoo’s investment in the Polishnational economy and highlightsWarsaw’s emergence as a prominentcenter of commerce.

750 East Pratt Street raises the bar fordowntown Baltimore’s office market. ThisClass A corporate tower provides a gatewayto the city’s east side and offers highly visiblespeculative office space fitted with state-of-the-art technology and amenities. Built ontop of an existing Baltimore Gas & Electricsubstation, 750 East Pratt Street makes the

best use of its location at the convergenceof two city grids, and its curved façade takesadvantage of views to the Inner Harbor. Analuminum-clad architectural wall divides thebuilding from east to west. The bulk of theoffice space stands on the building’s southside, offering a much closer relationship withthe water than neighboring office buildings,which are set back from the street. A fourth-story sky lounge offers retail and amenitiesfor tenants and provides an entrance pointfor elevators and the sky bridge to theadjacent parking garage – a rare commodity indowntown Baltimore.

Simple, clean, sophisticated: the designof the Taskin City Plaza office towers isindicative of the environment that theoverall development aims to create.At 100 meters tall, these Class A officetowers offer a total of 65,000 squaremeters of space. The massing is inspiredby the famous column-like mountains inthe Changsha region, while the high-endretail podium is a visual reference to rockformation at the base. The skin uses high-performance glazing with sun-shadingdevices and a fritted pattern, which work intandem to reduce solar heat gain. One ofthe two towers will anchor a public pla zafeaturing a broadcast center and otheramenities for the city’s use.

To design a pair of towers housingpremium office space and luxuryhospitality, Hyder set up an extensiveinternational IT network driven by acentral server in Dubai with connectionsto remote servers in the offices of designteams located around the world. Thisglobal collaboration resulted in a trulyinnovative construction and engineeringapproach. Cladding made of silver-coloured glass and metal panels pairedwith a granite podium enhance thetriangular shaped towers, which rise 355meters and 305 meters above the ground.Hyder also carried out a comprehensiveprogramme of wind tunnel testing as partof design development.

Balconies flow and wrap around this 35-storyresidential tower like waves, which is onlyfitting for this aptly-named landmarkdevelopment that also offers four levels ofretail and commercial space in the heart ofBroadbeach. The goal was to endow eachunit with a 360-degree penthouse viewencompassing a panoramic spectrum of theocean to the hinterland from Surfers Paradiseto Coolangatta. Hyder provided conceptdesign, schematic design, structural designand documentation as well as constructionphase management. Notable featuresinclude reinforced concrete basement wallsand slabs that resist hydrostatic pressureand reinforced concrete cantilever balconieswith curved pre-cast edge panels. Protruding
