DIVISION 1 - GENERAL CONDITIONS
THE GENERAL CONDITIONS OF THE CONTRACT FOR CONSTRUCTION, AIA Document A201-2007,
2007 Edition, Articles 1 through 14, are hereby made a part of this specification, except as amended by the
Supplementary Conditions. A copy of this document is available at the SW MN Housing Partnership office, 2401
Broadway Ave., Suite. 4, Slayton, MN 56172, for review. Any contractor unfamiliar with this document shall obtain
a copy.
All General Contractors shall be licensed building contractors in the State of Minnesota. All mechanical and electrical
subcontractors shall be licensed to do work in the State of Minnesota and the municipality where work is being done
if so required.
I. Bids and Proposals.
A. Each subcontractor shall carefully review plans and specifications and verify field conditions to
provide a complete bid. Errors, inconsistencies and omissions shall be reported to the SW MN
Housing Partnership and/or identified on proposals. No allowance shall be made to the contractor
for items that could be reasonably established by normal construction practice or from review of the
plans and specifications.
B. Bidder shall comply with the Requirements of Minnesota Department of Labor and Industry
Prevailing Wages for State Funded Construction Jobs. Refer to the attached wage rates and
explanations.
C. Include pricing on bid for alternates listed. Provide separate price for each alternate, and indicate
whether they are adds or deducts from the base bid.
D. All work shall be in conformance with all local and state codes including current versions of:
Minnesota Residential Code
Minnesota Residential Energy Code
E. Each contract shall include in their bid all local and state sales tax, freight to jobsite and equipment
necessary to complete the work in its entirety.
F. If a General Contractor submits a bid for this project, then the contractor shall thereby have
warranted and represented to SW MN Housing Partnership and/or the Owner that the contractor is
fully acquainted with the site of the project, the scope of the project, nature and location of each
subcontractor's work including but not limited to, site utility locations (i.e. sewer and water line
depths), and of any conditions or other matters of any kind which in any way might affect the
contractor's work or the cost to the contractor's work, and that the contractor has advised the SW
MN Housing Partnership of all items which could or should be changed on the plans and
specifications in order to make the contractor's work more economical or so that same may be
performed in the best interests of the SW MN Housing Partnership, and/or the Owner. The
contractor warrants that they are aware of no other items which would change the bid price or which
would require a change order. The contractor agrees that SW MN Housing Partnership’s desire is
that nothing is omitted from the bid, which would cause a change in the bid price, thereby requiring
that a change order be executed.
G. The contractor further warrants to SW MN Housing Partnership that upon accepting a contract from
the SW MN Housing Partnership and/or the Owner, that they have adequate manpower and
resources to complete this job in a timely manner (as specified in section III.A. of the General
Conditions) and that schedule conflicts caused by other projects shall not alter the schedule of this
project.
II. Permits, Fees and Insurance.
A. Each contractor (General and Subs) shall secure and pay for all building permits, connection permits
service charges, etc., and all other permits and governmental fees, licenses and inspections necessary
for the proper execution and completion of the Work which are customarily secured after execution
of the Contract, and which are legally required at the time the bids are received. This would include
but not necessarily limited to all electrical hook up charges, electric meter charges, water meter

setting charge, water meter costs, water connection charge, sewer extension charge, sewer
connection charge, sewer and water district fees, gas main extension charge, gas meter setting
charge, gas meter costs, telephone pre-wire charges, telephone connection fees, park dedication fees
and all winter charges required by the utility companies for work started after October 15th, or
stipulated cold weather charges. General Contractor shall confirm all fees are covered. The general
contractor shall be responsible for coordinating with the electrical sub-contractor to ensure that final
electrical power for the home gets installed in a timely manner and does not delay Issuance of the
Certificate of Occupancy.
B. Provisions shall be made for cable TV and telephone installations so that they are ready for
connection by the utility companies. It shall be the responsibility of the owner to order service for
cable TV and telephone.
C. The General Contractor shall provide a Certificate of Insurance noting the following coverages:
Worker's Compensation, General Liability (Bodily Injury and Property Damage) and Automobile.
(See Supplementary Conditions)
D. The General Contractor shall provide Builder's Risk Insurance for all new construction unless
noted otherwise (See Supplementary Conditions). The Owner shall obtain and pay for liability
coverage on the property.
III. Time.
A. The contractor shall be verbally notified of the issuance of the Notice to Proceed. The Notice shall
be pro-dated 5 working days (7 calendar days) and mailed to the contractor for signature. It is post-
dated in order for the contractor to coordinate and mobilize sub-contractors to be on-site. The
contractor can start prior to receiving the notice by mail only if they contact SWMHP and ask for a
copy of the Notice to Proceed to be faxed so written authorization to begin work can be obtained
prior to start. The property where construction will occur must be completely vacant and untouched
until the day of the Notice to Proceed. Contractor will be subject to liquidated damages upon
delaying a project due to Title problems caused by an early start. Damages will be in the amount of
$100.00 per calendar day from the day of infraction to the day of construction start.
B. Three pre-installation meetings will be required during construction: (1) waterproofing, (2) rough
framing and window flashing, (3) hvac system. These meetings will be coordinated with and
attended by SWMHP representative, Granite Falls EDA, general contractor, and applicable
subcontractors. Each home will also be tested twice: once during construction as determined by
SWMHP, and once at completion of construction for verification of compliance with construction
documents. Each home will be required to pass a blower door test of 3.0 air exchanges per hour or
less. Testing agency will be engaged by SWMHP for energy tests.
C. Substantial completion of each home shall be 150 calendar days from issuance of the Notice to
Proceed. This shall constitute receipt of a Certificate of Substantial Completion from the governing
Building Inspector. Final completion shall be no more than 180 days from issuance of the Notice
to Proceed. Any changes in time shall be made by written change order as per the contract
documents.
D. Upon nearing substantial completion the contractor will contact SWMHP to schedule a punch list
inspection. Within 5 calendar days after the date of substantial completion, the SWMHP project
manager will have completed and distributed a punch list to the contractor. The contractor shall
complete the punch list and schedule a final inspection with SWMHP on or before the 160th day
after the start date designated on the notice to proceed. It is strongly recommended that the
contractor be present during final inspection.
E. The contract shall include a clause for liquidated damages in the amount of $100.00 per calendar
day for delays on the project that are not approved by written change order. The contractor shall
notify the SWMHP Project Manager within three days of any delays pertaining to weather or related
scheduling, so that they can be documented and approved by all parties in change order form. The
liquidated damages amount shall be a mutually agreed upon amount between the General Contractor
and the Owner, for compensation of damages incurred including but not limited to additional
interest, lost income, alternate housing and storage, etc.
F. A copy of the completed punch list that has been signed and dated by both the contractor and
SWMHP will be sent to the contractor for their file upon the completion of the inspection. This
date signed by the SWMHP representative shall determine the date of final completion.

IV. Supervision.
A. The General Contractor shall be responsible for his and all sub-contractors compliance and shall
coordinate all work with the SW MN Housing Partnership Project Manager and the local building
official or other city inspectors before, during and upon completion of the construction process.
B. The General Contractor shall be responsible for proper scheduling, phasing etc. and shall not
needlessly delay the work of any of the subcontractors on the project.
C. The General Contractor shall supervise and direct his employees and his subcontractors using their
best skill and attention and inspect work already performed under this contract to determine that it
conforms to the contract and building codes and in that it is in proper condition to receive subsequent
work.
D. The General Contractor shall be responsible for acts and omissions for employees or other persons
performing work under subcontract(s).
E. The General Contractor shall be responsible for initiating, maintaining and supervising all safety
precautions as required by Federal and State OSHA regulations in connection with the performance
of this contract.
F. The General Contractor shall be responsible for keeping a daily log on site that indicates sub-
contractors on site, weather conditions for that day and a description of work that day. Daily logs
will be reviewed by SWMHP upon each visit. Copies of the daily logs must be submitted with
lien wavers in order to receive payments. A copy of an approved daily log form can be
obtained from the SWMHP office.
G. The General Contractor will be responsible for all costs incurred in the commission of an
unauthorized change. Only change orders that are in writing and signed by owner and contractor
will be accepted as part of the contract. Verbal requests are not acceptable as change orders.
V. Site Use, Temporary Utilities and Cleanup.
A. The General Contractor and all subcontractors shall confine operations at the site to areas within the
property lines and shall not unreasonably encumber the site with materials, equipment or excessive
vehicle traffic. Mud or other debris, deposited on the road and or sidewalks, shall be removed by
the subcontractor causing such or fees assessed due to City removal will be paid by General
Contractor.
B. Materials shall be properly stored and protected against physical damage or damage caused by
weather.
C. All in place work shall be properly protected against physical damage or damage caused by weather.
D. The General Contractor and all subcontractors shall be required to keep the jobsite in a neat and
orderly fashion during the entire construction process. All construction debris shall be placed in a
dumpster provided by the General Contractor or placed in a location so designated by the SW MN
Housing Partnership. Manage and document ordering, use, recycling and disposal of materials so
that no more than 2.5 lbs of waste per square foot of conditioned floor area (include basement and
first floor) is sent to a landfill and/or incinerator. Provide documentation to SWMHP prior to
closeout.
E. A thorough cleanup shall be done by the General Contractor and all subcontractors at the end of
each week. The General Contractor or each subcontractor shall clean up after completion of each
work phase of the project, and the site should be kept in a neat and orderly fashion on a daily basis
during the construction process, to avoid debris blowing around and off-site. Protect ductwork
from damage and debris during construction. Supply and return air duct grilles shall be sealed
throughout construction process at grille locations until all work is completed by covering grille
openings with cardboard and taping all edges. If HVAC system is used during the construction
process, furnace filter with MERV rating of 8 minimum must be used during construction, all
ductwork shall be vacuumed, disinfected and inspected by SWMHP and furnace filter replaced after
construction but before occupancy.
F. If the General Contractor fails to keep the project cleaned up as required, the SW MN Housing
Partnership may have the cleaning done, and the cost thereof shall be charged to the General
Contractor and deducted from their contract.
G. General Contractor shall pay for all temporary heat, electricity, water, and refuse removal

required while the house(s) are being built. This shall remain in effect for 30 days beyond the
date indicated on the final completion punchlist from the SWMHP (as described in Section III.
E.).
H. General Contractor shall provide portable restroom/s for the duration of the construction. The septic
plumbing or bathroom of house/s shall not be used as a restroom. Houses are subject to buyer
review at all times.
I. The contractor shall also be responsible for keeping all parts of the site and project free of the
accumulations of snow during winter construction. This shall be from the start date on the Notice to
Proceed to the date of final completion. At this time, the responsibility of all maintenance of the
home(s) shall be the responsibility of the Owner.
VI. Closeout, Punchlist and Warranty.
A. Upon substantial completion of the project, the General Contractor shall forward the Certificate of
Occupancy to the SWMHP, and shall coordinate a substantial completion inspection with the
SWMHP Project Manager. The Project Manager shall compile a comprehensive list of all
deficiencies and defects and distribute this list to the General Contractor. The General Contractor
shall be responsible to distribute to each subcontractor for correction. Each subcontractor shall
review this list and correct each item they are responsible for or provide written reason as to why a
deficiency cannot be corrected. The General Contractor shall be responsible for verifying that each
item has been properly completed, and sign and return this list to the SW MN Housing Partnership
within the stipulated time period, unless the SWMHP Project Manager grants additional time for
acquiring replacement material.
B. Substantial completion is the stage in the progress of the work when the work or designated portion
thereof is sufficiently complete and cleaned in accordance with the contract, a permanent or
temporary Certificate of Occupancy has been issued by the local building official (if required) and
the Owner can occupy or utilize the work for its intended use whether they chose to occupy or not.
It is the project manager’s assumption that the project has been gone through by the General
Contractor, and no reasonable items remain to be completed at the time of the substantial completion
inspection.
C. Before the final completion inspection, the General Contractor shall be responsible for all items
being thoroughly cleaned and repaired of any damages, which may have occurred during
construction.
D. Upon receipt of the completed punch list that has been signed off by the General Contractor, the
SWMHP Project Manager will conduct a final inspection, preferably with the contractor, and upon
final inspection, the project manager will approve the completed punch list.
E. The General Contractor warrants to the owner that he/ she or the responsible subcontractor will
remedy any defect or condition not inherent in the quality permitted or required or that which
prevents proper use of the product, resulting from workmanship, defective materials, or
noncompliance with standards for a period of one (1) year; two (2) years for faulty installation of
plumbing, electrical, heating, and cooling systems and ten (10) years for major structural defects or
as required by state law. This warranty excludes defects caused by abuse, improper maintenance,
improper operation, normal wear and tear under normal usage and any alternation made by owner
and does not cover normal maintenance items. This warranty shall exceed any warranties provided
for by a manufacturer of an installed product.
F. Before final payment, provide a walk-through and orientation to the homeowner that reviews the
building's features, operations, and maintenance.
G. If an item is thought by the owner to be a warranty item, the Owner shall submit to the General
Contractor, in writing, notification of such defect. Disputes between General Contractor and
homeowner will incur charges from SWMHP.
VII. Progress Payments.
A. Payment shall be made for work completed and approved or properly stored and secured on site.
The General Contractor shall submit a monthly pay request to the SWMHP on a date agreed upon
by all parties. The SWMHP will provide the General Contractor with the payment request forms to
be used, unless AIA forms are used by the contractor. General Contractor to get approval of pay
request forms prior to first pay request submittal. The pay request shall be for all completed work
or materials stored on site for that pay period. The SWMHP Project Manager will then complete a
site inspection and upon approval, the owner shall approve payment to the contractor. Payment

shall be made to the General Contractor no more than 21days from the date that the pay request is
due to the SWMHP.
B. The Owner shall, upon substantial completion, issue payment to the General Contractor for the
balance of the contract less any amounts agreed upon by both parties to complete punch list items
or items needed to be escrowed for later completion due to delivery or weather delays beyond the
control of the General Contractor. This amount shall not exceed 1 ½ times the estimated value of
the work to be completed. Upon completion of the punch list work, the contractor shall submit for
final payment including all changes to the contract the SWMHP within 10 days.
VIII. Owner’s Choice Item(s):
A. Owner’s Choice Item(s) used in this specification are provided to allow the owner more latitude in
their final selection(s) or to cover items that are not determinable at the time of bidding. Unless
otherwise stated, Owner’s Choice Item amounts shall cover the cost of material and special
equipment, including sales tax and delivery. The contractor's costs for unloading, installation costs
and overhead and profit shall be included in the contract and not in the amount for the item.
(Exceptions shall be made if materials selected are more labor intensive than originally included in
the amount allowed for the item)
B. Earthwork allowances, if specified, shall be treated as time and material for all costs involved to
complete that portion of the work to which the allowance is used.
C. Whenever costs are more than the amounts listed, the contract sum shall be adjusted accordingly
with a written change order issued by the SW MN Housing Partnership. If the contractor cannot
properly complete the work covered under an owner’s choice item for the amount specified, the
contractor shall immediately notify the SWMHP Project Manager. The Project Manager will confer
with the contractor to try to achieve an acceptable solution. If they cannot, the Project Manager will
notify the Owner. If the amount is adjusted in any manner, a written change order must be issued
by the SWMHP prior to ordering material or completion of work. If work is not authorized or
completed without approval from the SWMHP, the work will not be paid for by the Owner. All
owner’s choice items are treated as individual amounts. Owners must use up to the amount
specified. Any unused allowances for any choice item can be refunded or transferred to
another allowance. The contractor or sub-contractor is expected to reveal each choice item amount
that pertains to them to the potential buyer / owner, and show good faith in providing a quality
product and / or service for that choice item. It is the General Contractors responsibility to ensure
choice item allowances are consistent with the approved budget.

Submittals
A. Subcontractor’s List - Within (3) days of notification of bid approval, contractor shall submit a
subcontractor’s list to the SWMHP Project Manager for approval.
B. Cost Breakdown - Within (3) days of notification of bid approval, contractor shall submit an itemized cost
breakdown including overhead and profit costs to the SWMHP Project Manager for approval.
C. Shop Drawings - Provide all supporting data to show compliance with specifications. Check and note all
errors on shop drawings prior to submittal to the SWMHP. Contractor shall submit 4 sets of submittals for
each item requested to the SWMHP Project Manager. Items requiring shop drawings are as follows:

G. Operating and Maintenance Manuals – Contractor shall submit to the SWMHP Project manager, at the date
of substantial completion of the project, a project manual including copies of: shop drawings, as-built
drawings (documenting any changes), operating instructions, all manufacturers warranties, guaranties, etc.
for all items on the project. Include in the manual a routine maintenance plan for the homeowner, instructions
for appliances, HVAC operations, water-system turnoffs, lighting equipment and other systems, of the
building and site. General information on the features of the home and site will be provided by SWMHP to
the builder for inclusion in the manual. The manual shall be in a 3 ring binder or otherwise bound, in order
to be turned over to the prospective home buyer. Final payment will be delayed until manual is received
by SWMHP.
SUPPLMENTARY CONDITIONS
A. Contractor’s Insurance requirements:
1. For the duration of the contract, the Contractor shall maintain Statutory Workman’s Compensation and
shall maintain Employer’s Liability Insurance with minimum limits of $1,000,000. Contractor shall
require Subcontractors to provide Workman’s Compensation and Employer’s Liability Insurance with
the same limits.
2. For the duration of the contract, the Contractor shall maintain Comprehensive General Liability
Insurance with minimum Bodily Injury limits of $500,000 for each person and $1,000,000 per
occurrence. Contractor shall maintain Property Damage Insurance with min. limits of $1,000,000 per
occurrence and $2,000,000 aggregate. Contractor shall require Subcontractors to Provide like insurance
with equal limits.
3. Contractor shall maintain Comprehensive Automobile Liability Insurance for all owned, non-owned and
hired vehicles with min. limits for Bodily Injury of $500,000 per person and $1,000,000 per occurrence;
and Property Damage min. limits of $1,000,000 for each accident. Contractor shall require
Subcontractors to provide like insurance with equal limits.
4. The Contractor shall obtain Builder’s Risk Insurance for the full value of the bid price of this project and
shall maintain it in force during the full term of the construction of the contract, and shall remain in
effect for 30 days beyond the date indicated on the final completion punchlist from the SWMHP
(as described in Section III. E.).
5. Contractor shall not commence work at the site under this contract until he has obtained all required
insurance and until the Owner and the SWMHP have approved such insurance. The Contractor shall not
allow any subcontractor to commence work until all insurance required has been obtained and approved.

Approval of the insurance by the Owner and the SWMHP shall not relieve or decrease the liability of
the Contractor hereunder. Certificates of insurance shall be filed with the owner and the SWMHP prior
to commencing work.
6. The Contractor shall not cause any insurance to be cancelled nor permit any insurance to lapse. All
insurance policies shall include a clause to the effect that the policy shall not be cancelled or reduced,
restricted or limited until ten (10) days after the owner has received written notice as evidenced by return
receipt or registered or certified mail. Certificates of insurance shall contain transcripts from the proper
office of the insurer, evidencing in particular those insured, the extent of the insurance, the location and
the operations to which the insurance applies, the expiration date, and the above mentioned notice of
cancellation clause.
SECTION 1303.2402 – RADON CONTROL
A. In accordance with the Minnesota Residential Code, Section 1303.2402 Requirements for Passive
Radon Control Systems, including the T fitting detail and subparagraph 3: A “T” fitting shall be
installed beneath the soil-gas membrane with a minimum of 10 feet of perforated pipe connected to
any two openings of the “T” fitting or by connecting the two openings to the interior drain tile
system. The third opening of the “T” fitting shall be connected to the vent pipe. All fittings shall be
a tight fitting.
B. The vent pipe needs to be located in such a way so as to be able to install a fan if necessary. Vent
pipe should run from the sump pit using an approved 3 inch pipe. Confirm pipe and sump pit
location with SWMHP before installing. Sump lid must be sealed and have a 3 inch pipe connection
for venting.
C. Electrician must provide an NEC approved outlet in attic close to the vent pipe in order for a fan
installation.
D. Follow the detail provided in the Minnesota Residential Code for the typical sub-slab
depressurization active radon system.
E. Further details on the installation of a passive sub-slab depressurization system can be obtained
online at www.epa.gov/radon/images/buildradonout.pdf or by calling SW MN Housing Partnership.
F. Seal any through floor penetrations such as cracks, water lines and plumbing rough-ins.
G. Code requires a layer of gas-permeable material (pea rock) 4 inches minimum thickness as a sub-
floor material under all slabs within the house foundation. Garage foundation is not included unless
it is within the walls of the living space (ie. Tuck under garage).
H. General contractor to provide and install an active radon mitigation system into the dwelling unit.
I. All piping in attic needs insulation per code.
SECTION 01 4000 – QAULITY REQUIREMENTS
A. General Contractor to provide a blower door test per code to achieve 2.6 Air Exchanges Per Hour.
B. General Contractor to provide the owner with a HERS rating certificate that shows the single family
dwelling achieves the standard HERS Index score of 85 or less.
C. General Contractor to provide the owner with radon testing results showing the single family dwelling
achieves less than 4.0 pcls.
D. All testing to be completed by a third party.
SECTION 02200 – EARTHWORK
A. Accurately locate building on property according to drawings and setbacks required on property.
Verify setbacks on site plan with City covenants and / or zoning. Provide benchmarks for the
concrete and masonry contractors to use.
B. Throughout the construction process, provide erosion and sedimentation control according to EPA
requirements outlined in the EPA document, Storm Water Management for Construction Activities
(EPA 832-R-92-005) or local requirements, whichever is more stringent.
C. House elevation shall be approximately 24" above flow line of the curb & gutter or as determined
by city engineered plans and existing elevations of neighboring houses or as designated by the site
plan. Excavating contractor is required to provide and install enough pre-approved fill to backfill
foundation as would be allowed by code and approved by Owner.

D. Clear site of trees and shrubs that have been determined to need to be removed. Haul to an approved
site. Preserve trees and shrubs from damage caused by equipment that are requested to be saved.
E. Strip and stockpile top soil on site for finish grade work.
F. Excavate to bottom of new footing. Hand excavate to final grade elevation if necessary.
G. Provide dewatering for excavation if necessary. Temporary dewatering shall be in place for concrete
and masonry contractors.
H. Backfill basement and footing excavation areas with approved materials or as shown on drawings
only after walls are well braced and/or floor structure is in place and secure. Do not backfill with
frozen material or any solid material larger than 1' in its largest dimension. Care shall be taken to
avoid any damage to waterproofing. It is the responsibility of the contractor to correct any damage
to waterproofing. Provide proper compaction of soils in critical areas.
I. Provide sub-cut and finish grade work for retaining wall locations when retaining walls are shown
on plan.
J. Spread existing topsoil evenly over backfilled area and yard area keeping a minimum of 4 inches of
black dirt throughout the seeded / sod area making sure that the final grade slopes down and away
from the building. Correct any water ponding areas. Contractor to allow for settling and correct
settling that occurs. All remaining excavated material shall be hauled away to an approved site.
K. Maintain a minimum 6" slope in first 10' from structure (2% minimum at paving). Follow all
drainage requirements of the city, if any. Report drainage discrepancies to SWMHP for further
direction.
L. Finish grade topsoil and leave in a manner that is ready for fine grading by the landscaping
contractor.
M. Supply and install approved rock under all basement slabs and concrete slabs within foundation
walls of the living space (see Radon Control), and compacted granular material under garage floors,
and exterior concrete slabs, walks and driveways. Finish grade of granular material to be done by
concrete labor.
N. Supply pea-rock, 3/4" minus or reject rock for drain tile installation, allowing 12" minimum cover,
in compliance with International Residential Code.
SECTION 02900 - LANDSCAPING
A. Landscaping and labor shall be included in this contract. Landscaping to include the following:
1. Fine grade and prepare topsoil for seed or sod. Weed control is expected. Weeds in excess of
10% of the lot will not be acceptable.
2. Provide contractor grade vinyl edging and a min. 3” depth of washed river rock over 6-mil poly
shall be installed in areas noted on site plan.
3. Plantings shall include foundation plantings per the site plan. Owner or Project Manager shall
choose plantings from the following selection of native and adapted plants. Alternate native or
adapted plant materials may be submitted for approval by SWMHP:

SECTION 03200 - CONCRETE REINFORCEMENT
A. Concrete footings shall have 2 - #4 rebar running continuous unless shown otherwise. Lap rebar 24
bar diameters. Provide bolsters or chairs for spacing, supporting and fastening reinforcement in
place. At the very least, footings must be smooth finished using a magnesium trowel. Footings
must be signed off by a building official, otherwise contact SWMHP when footings are
completed.
B. Unless building codes require otherwise or as otherwise indicated in the drawings or specifications,
poured concrete walls shall have vertical 1/2" rebar spaced a maximum of 6'-0" o/c. and 3 - 1/2"
rebar evenly spaced running horizontally. See list of Alternates for poured concrete wall alternate.
C. Provide ½” diameter anchor bolts spaced 4'-0" o/c at house and 6'-0" o/c at garage and within 12"
from all corners and a minimum of two per wall.
D. Maintain 1-1/2" cover on all rebar in walls, 3" bottom cover in footings.
E. Concrete flatwork in the driveway and garage shall have 6x6 W1.4xW1.4 or fibermesh reinforcing.
F. In concrete/wood foundations: Install 2" extruded rigid insulation under entire basement slab.
Provide 6 mil poly on top of foam. Overlap joints by 6” or more, caulk and tape seams. Contractor
to ensure poly is laid prior to setting interior bearing walls for continuous barrier. This requirement
may be omitted for garages, utility buildings, and all exterior locations, or as designated by the local
building official.
G. All concrete flatwork for basement floor slabs and concrete walks do not need reinforcement.
SECTION 03300 - CAST-IN-PLACE CONCRETE
Furnish all labor, materials, tools, and equipment and perform all work necessary for or incidental to the
complete installation of all concrete work, completely coordinated with other trades.
A. All concrete, except grout, shall have a maximum slump of 4". Additional slump shall be obtained
using a superplastisizer. (Not additional water)
B. All concrete flatwork shall be poured over a min. of 4” of clean, compacted granular fill, ½”-1-1/4”
dia. in size. Provide finish grade and mechanical compaction on granular materials under all
concrete slab surfaces.
C. All concrete except the house footings shall be a minimum 4000-PSI concrete at 28 days. House
footings to be 5000-PSI per code at 28 days. Provide SWMHP with design mix upon submitting
pay requests for concrete. Fly ash content shall be 5-15%, maximum of 20% of the cement. Slag
content shall be 10-20%, maximum 30% of the cement.
D. Exterior concrete subject to freeze/thaw cycles shall have air entrainment added.
E. All interior flatwork shall be screeded, floated and steel-trowelled to a smooth finish.
F. Garage floor finish shall be trowelled coarser to prevent slippage from snow and ice.
G. All exterior concrete shall receive a light broom finish at right angles to direction of travel.
H. All concrete shall not exceed a 1/8" in 10' variance in height from true elevation.
I. Slope basement floor concrete to floor drains where required.
J. Slope concrete in the garage to the exterior overhead garage doors (min. 1:10 from back to front).

K. Slope concrete away from foundations, maintaining proper drainage for the property.
L. Contractor shall install concrete control joint cuts as noted on plan or not to exceed 10'-0".
Coordinate with SWMHP Project Manager.
M. Concrete Contractor is responsible for the supplying a minimum of 4” perforated drain tile around
entire exterior and interior perimeter of house footings. Area well drains shall be connected to the
tile system and the entire drainage system shall run to plastic sump pit with a radon-controlled lid,
flush with finished floor, as located on plan. (A submersible sump pump.) shall run to a plastic sump
pit with an approved sealed lid as located on plan having a three inch hole for Radon plumbing to
be attached,. Plumbing contractor shall supply and install a 1/3 HP. submersible sump pump with
check valve and shall install discharge piping with PVC to discharge to the exterior of the house.
Plumber shall also supply and install a 25 ft. plastic discharge hose to the exterior.
N. Provide protection of concrete from excessive hydration and weather until properly cured for 7 days.
(Heat, cold, moisture etc.)
O. Provide footings for all concrete foundation walls, as shown on plans and/or required by code or the
building official.
P. Provide footings for exterior piers for decks, posts and etc. Include forms such as Sonotube for
exposed to view footings. Remove forms when concrete is cured.
Q. Provide excavation for footings less than 18" diameter (auguring method) as needed for deck and
post footings only.
R. Provide and install waterproof membrane between wall sheathing and concrete at entrance door
areas where they meet for steps and concrete landings in conjunction with building paper so that a
continuous drainage plane is maintained. Flashing membrane shall continue 6" below wood plates
and extend 12" above walking surface of concrete.
S. Treads and risers of concrete steps shall conform to building codes. Provide and install embedments
in concrete for railings if required by plan / drawings.
T. Driveway shall consist of a minimum sub-base of 6" mechanically compacted granular fill or depth
as needed to achieve proper grade elevations, and 4" of concrete.
U. Driveways to be installed as noted on site plan, Driveway will extend out to the curb.
V. Contractor is responsible for cutting, removing, disposing and replacement of the existing curb or
alley and sidewalk (if applicable), and matching to existing curb and street. Contractor shall obtain
and pay for all city permits.
W. Install curbs, sidewalks and approaches per city and / or DOT requirements.
X. Foundations shall be a nominal 8" thick poured concrete for house foundation walls.
Y. Garage foundation and stoop foundations shall be a nominal 6" thick. Walls to be reinforced as
noted above.
Z. Brace foundation walls to support and prevent movement during backfill. Remove bracing after
floor system has been installed.
AA. Tops of wall shall be finished smooth, ready to accept wood plates.
AB. Provide and install treated wood bucks for openings such as windows and doors. Coordinate with
mechanical and electrical subcontractors any opening requirements for pipes and vents.
AC. Refer to section 07100 Waterproofing for waterproofing work.
AD. Provide 5/8” expansion joint material between all concrete slabs abutting concrete or masonry walls
occurring in exterior or unheated interior slabs.
AE. Foundation: If basement slabs in a concrete foundation are not poured prior to framing interior
bearing walls, the wall must be built on top of a CMU or formed concrete curb at or higher elevation
than the finished concrete floor.
SECTION 05500 MISCELLANEOUS METALS
Submit shop drawings indication profiles sizes, connection and attachments.
A. Beams and columns sized to support loads imposed.
B. Anchors, bolts, shims and other fasteners. Select for type, grade and size required for installation.
C. Lintels for brick.
D. Railings.

SECTION 06100 - ROUGH CARPENTRY
A. All work shall be done in a skilled, workman like manner.
B. All cuts shall be straight and true, all items installed plumb and accurate.
C. Studs, plates, sills, joists, headers, trusses, etc. shall be # 2 or better SPF or Hem Fir.
D. Triple studs at outside comers allowing for insulation to be installed after wall sheathing is installed.
E. Where lumber comes in contact with concrete, .40 or ground, .60 or better ACQ treated lumber will
be used.
F. Sill sealer shall be used under all plates on foundation walls.
G. See plans for cripple studs under all headers. Exterior headers shall be 2" x 6" or as shown on plan,
with rigid insulation tightly fit behind headers to fill stud space.
H. Secure all items with fasteners of adequate size and quantity per code and manufacturers
recommendations.
I. Install Tyvek Flexwrap self-adhered flashing or pre-approved equal at all windows, exterior doors
and other critical areas to prevent water infiltration. Follow window flashing sequence found in
drawings for window and door openings. Use primer if required to seal flashing to substrate.
Mechanical fastening in lieu of fully adhered flashing is not acceptable. House wrap should lap
over the top of the flashing at window and door heads.
J. Air infiltration barrier: Install one layer of Tyvek home wrap or pre-approved equal over wall
sheathing on house using Tyvek Wrap Caps (staples not allowed) following manufacturer's
installation instructions. Tape seams with approved air barrier tape.
K. Roof sheathing: APA approved Oriented Strand Board (OSB) or plywood. Install with gap at roof
peak as required to provide attic ventilation with continuous ridge vent.
L. Floor sheathing: APA approved plywood, 3/4" tongue and groove with span rating of 48/24. Screw
and glue floor sheathing to each floor joist using construction adhesive. Use of Oriented Strand
Board (OSB) for floor sheathing is NOT allowed.
M. Construct stairs allowing for proper headroom, rise and run of steps and proper fastening methods.
Allow for drywall and skirt boards at the sides of stair jacks. Temporary treads shall be installed
that are safe for construction use. Provide temporary guardrails when needed.
N. Roof sheathing to be a minimum of 1/2" O.S.B. with roof clips or as drawn, installed as per mfr.'s
specifications and building codes.
O. Wall sheathing: 1/2" plywood, OSB or as shown on drawings. Nailed as per mfr. specifications.
P. Provide misc. nails, fasteners, hangers, adhesives and framing clips.
Q. Provide continuous air and vapor barriers that can be installed after framing is completed, to comply
with the Minnesota Residential Energy Code. Seal edges, joints and penetrations. Pre-install air
and vapor barriers before framing in areas that are inaccessible after framing is complete.
R. Provide wind wash for attic insulation at soffit/eaves to bottom of the top cord of the trusses.
S. Provide foam insulation at rim joist of no less than R-21.
T. When joints of floor sheathing have swelled due to excess moisture, sand joints even with
surrounding floor before drywall finish has started.
U. Install insulation, poly and drywall at exterior wall locations behind tubs, showers and other
concealed areas.
V. Install concealed area drywall or draft stops when shown or required.
W. Provide backer blocking for all items which may need to be attached where there is no stud to
fasten to, such as stairway railings, toilet roll holders, towel bars, grab bars (near toilets and
showers), etc.
X. Seal all wall penetrations to prevent pest entry.
Y. Basement energy walls must be constructed to Minnesota Energy Code.
Z. Provide fire protection of floor structure in accordance with Minnesota Residential Code Section
501.3 Fire Protection of Floors.
SECTION 06200 - FINISH CARPENTRY
Finish carpentry includes carpentry work, which is exposed to view, is non-structural and is not
specified in other sections. Scribe to wall or irregular surfaces, miter comers, cope returns to
produce tight fitting joints. Nails shall be countersunk and ready for nail filler. Trim shall be
smooth, sanded and ready for finish. Wherever possible match trim for grain pattern and color.
Work included:

A. Millwork base and window and door casing shall be pre-finished oak, Color selection by owner
from standard colors. Miters at all corners and joints. Base shoe to be installed at all locations with
vinyl flooring and at bottom of patio door. Nails counter-sunk and ready for nail putty. Any exposed
particleboard surfaces shall be sealed with two coats low VOC polyurethane type sealer or other
approved method. ("Exposed" is defined as surface visible after installation is complete.)
B. Wood caps, and miscellaneous trim. Red oak, sizes and locations as shown on plan,. 1/2 wall caps
shall be oversized min. of 2”, centered on wall, and have matching cove molding installed on each
side of the wall under the cap.
C. Handrails shall be oak. Top and bottom of handrail shall have a 90 degree return to wall. Provide
anchors, fasteners and brackets for correct and solid installation.
D. Where called out on plans, stair parts shall be consistent with style selected. Provide balusters,
moldings, fillets, fittings, handrails, newels, nosing, risers, treads and other items to create a stair
system.
E. Where prefinished work is installed notify painter of raw ends that require additional finish.
F. Cabinets, countertops and other misc. trim work.
G. Caulking; labor for Section 07900
H. Interior doors; labor for Section 08200 wood doors.
I. Finish hardware; labor for Section 08710
J. Installation of underlayment; labor for Section 09600
K. Letters and plaques; labor for Section 10420
L. Bath accessories; labor for Section 10800
M. Porch roof posts will be 4X4 finished with HB&G PermaWrap column covers (plain square split
shaft with standard cap and base) applied as a finish.
N. Exterior trim boards including grade boards (1 x 4, 1 x 6, etc.) located as per exterior elevations
(under soffit, around windows, etc.) shall be a pvc or vinyl type as indicated on the elevations in
lieu of a 1 by wrapped in coil stock.
O. A pre-finished oak skirtboard shall be installed along all stair steps in finished stairways. Stain color
shall be the same as the owner’s choice for all other oak millwork.
SECTION 06300 - WOOD TRUSSES
A. Roof trusses shall be pre-engineered with live and dead load requirements equal to or in excess of
all state codes. Spacing per manufacturers specifications.
B. Truss manufacturer to provide shop drawings for review by SWMHP Project Manager prior to
ordering. Engineer certified truss drawings shall be provided to SWMHP Project Manager with
delivery of trusses for use in the field.
C. Truss manufacturer shall provide all special metal hangers.
D. Roof trusses of insulated attics shall have a minimum heel height of 14 or greater or as shown
on plan.
E. Floor systems shall accommodate plumbing openings for toilets, showers and tubs as best as
possible.
F. Carpenter shall review drawings and install all required bracing and nailing patterns to girder trusses
as required.
G. No cutting of trusses is permitted. Damaged trusses shall be reported to the SWMHP Project
Manager at once.
H. Contractor shall install hurricane ties at all roof trusses, as additionally required by the local building
official.
I. Floor systems to be 2x dimensional lumber, refer to plan for size and locations.
SECTION 07210- INSULATION AND VAPOR BARRIER
A. Provide a sealed, continuous interior air barrier / vapor barrier on the warm side of the building
envelope. Install all insulation and vapor barrier per the Minnesota Residential Energy code.
Insulation shall be installed in a permanent manner and in substantial contact with the interior vapor
barrier.
Wall insulation: 2 x 6 walls Johns Manville R- 21 unfaced fiberglass or pre-approved product
without phenol-formaldehyde binder. Provide manufacturer's verification if proposing alternate
product.
B. Ceiling insulation: Minimum thickness per MN Energy Code blown cellulose or approved equal as
shown on plan. Provide markers at 10' intervals to verify depth of insulation. A building certificate

shall be completed and posted on or in the electrical distribution panel by the builder in accordance
with the Minnesota Residential Energy Code, Section R401.3.
C. Below grade insulation: 2” Extruded Polystyrene (XPS) R-10 rigid insulation as shown on drawings
with seams all seams sealed.
D. Vapor barrier for ceilings and walls: 6-mil clear polyethylene, lap all joints. Tape or seal joints and
intersections of walls, ceilings and floors. All tears in poly shall be repaired prior to drywall
application.
E. Seal all edges, joints and penetrations through wall and ceiling, wood plates and blocking. Seal
around wires, electrical boxes, pipes, ducts flue, chimney, equipment and other penetrations.
F. Provide vent chutes at heel of truss for each truss space.
G. Seal gaps between framing members with expanding foam insulation.
SECTION 07310 – SHINGLES
A. Shingles shall be Certainteed, GAF or equal brand, laminated, architectural style 30-year warranty
organic or fiberglass asphalt shingles. Color to be selected by owner.
B. Shingles to be applied over 15# roofing felt.
C. Ice and Water Protection shall be installed a minimum of 2'-0" beyond the inside of all exterior wall
framing to the edge of all eaves and installed at all valleys.
D. All ridges shall be shingled over continuous ridge vent. Use Omni-vent or approved equal.
E. Install continuous ridge applied to ridge of roof. Venting requirements shall be 1/300 of the floor
space of which ½ of the ventilation shall be at or near the ridge and ½ shall be at the eave.
F. Roof edge shall be aluminum or steel, gutter apron on eaves and style "D" on gable ends, color to
match fascia.
G. Valley flashing shall be 24 gauge, prefinished metal to match roof shingles. Continuous without
seams wherever possible extending a minimum of 10" each side of the centerline of the valley.
Weave or close cut valleys so that no valley flashing is exposed.
H. Provide 5 x 7 metal shingles at wall roof intersections and other vertical penetrations. Molded kick-out
diverters must be used at the end of a roof edge where the roof edge intersects with the face of a wall to
prevent water intrusion at the wall. DryFlekt Kick-out Diverter or an approved equal can be used.
I. Sealants shall not be the primary protection for water penetration.
J. Care shall be taken to not over-drive or under-drive nails. Nails shall be located below the tar line
of the shingle. Refer to manufacturer's instructions.
K. Repair all "fish mouth" shingles.
SECTION 07460 SIDING, MANUFACTURED STONE, SOFFITS AND FASCIA, GUTTERS/
DOWNSPOUTS
A. Fascia/soffit system shall be EDCO prefinished fascia, aluminum or steel, and prefinished aluminum
soffit panels. Soffit panels shall be quad-panel profile. Provide vented panels for all eave soffits

B. Siding shall be Certainteed Mainstreet or equal prefinished vinyl siding of minimum .042 mil
thickness and clapboard style where noted on elevations, or pre-approved equal siding rated for
anchorage to studs. Other siding products from same manufacturer as noted on elevations. Siding
shall be figured as colored, two colors per dwelling. Each dwelling may be different colors.
C. Manufactured Stone shall be Versetta Stone or equal prefinished, mortarless stone siding where
noted on elevations. All accessories shall be furnished.
D. All accessories shall be furnished, including siding blocks for lights, hose bibs, dryer vent, and
exterior outlets.
E. Furnish gable and decorative vents and shutters when shown on plan.
F. Nail so that siding panels can move and provide proper clearances at joints and intersections. See

SECTION 07900 – ADHESIVES, CAULK AND SEALANTS
A. Provide quality adhesives, sealants and caulking wherever required to make the building air tight
and weather tight. Provide sealants at all countertops and tubs or showers. Approved sealants shall
be designed to perform to each application as required. Color to match adjacent items. VOC limits
required for each product are listed below. As part of submittals, provide confirmation from
manufacturer that product meets Low VOC requirements as follows:

SECTION 08100 – FIBERGLASS DOORS
A. Exterior pre-hung fiberglass entrance doors shall be Therma-Tru brand or approved equal, pre-hung,
insulated, doors, complete with frame, weather-stripping, adjustable threshold and standard
hardware, of size and style as indicated on plan. R-value to be no less than 13.0. Front entrance
door shall be equipped with deadbolt lock.
B. Door from garage to house shall be same as above and have a 20-minute fire rating.
C. Storm door shall be Larson model Full View Solid Core Value Collection or approved equal as
noted on the plans, verify location with plans.
SECTION 08200 – WOOD DOORS
A. All interior wood doors shall be flush, pre-hung, 1 3/8" x 6' - 8" high with casing on both sides. Size
as indicated on the drawings.
B. All doors shall be hollow core oak.
C. Bi-fold doors and Bypass doors shall be pre-hung in wood jambs with cased openings, track and
hardware.
D. All exposed particleboard must be sealed with two coats polyurethane or paint to coordinate with
door finish, or other approved method. ("Exposed" is defined as surface visible after installation is
complete.)
SECTION 08360 OVERHEAD GARAGE DOORS
A. Garage door(s) shall be of size shown on plan. Door to be insulated, raised steel panel door with
garage door weather stripping applied to the exterior. Garage door to have a wind rating of 90mph.
Hardware to be torsion spring type. Reinforce door to accept opener attachments.
B. Garage door opener shall be ½ h.p. Chamberlain, chain drive automatic garage door opener or equal
with 2 transmitters supplied for each double door, one for each single door.
C. Provide metal angles to install opener and garage door tracks.
D. Provide garage door opener key pad and install on jamb of overhead door. Verify type of keypad
that is to be installed with owner / SWMHP. This item is to be a permanent fixture to the home.
Installation of garage door with an operable opener and keypad is critical to the security of the
contents in the home and provides access to all authorized parties. It is requested that the garage
door, opener, and keypad be installed as quickly as possible. Interior garage entry door shall be left
open or there needs to be a key left in garage to access house.
SECTION 08500 - WINDOWS
A. Windows shall be energy star rated vinyl or fiberglass windows. Window types as called out on
plans. Windows to be complete with insulated glass, Low E glazing, Argon gas, removable screen
panel and all hardware. Extension jambs to be prefinished to match interior frame color. Sizes to
be as indicated on the drawings. Windows will be required to have a U-value of at least 0.30 or
better. Submit window energy rating sheet with daily logs. Follow window flashing sequence in
drawings for window installation.

B. Provide egress windows at bedroom locations including future bedroom locations in basements and
as required.
C. Provide tempered glass in all bathrooms and within 2 feet of all doors and other areas required by
code.
D. Galvanized area wells to be provided at all basement windows. Egress wells shall be provided as
needed for egress windows. Any windows that are not covered by siding or have an exposed flange
need to be covered at a minimum with 1X4 vinyl trim (color chosen by owner) and all measures
taken to prevent water intrusion around exposed areas.
E. Patio door: Same as windows. Patio door to have screen and hardware.
SECTION 08710- FINISH HARDWARE
A. Hardware shall include doorstops, locksets, deadbolts and latches. Wieser, Kwikset or Schlage
residential series hardware shall be supplied in brushed satin chrome, dark bronze or antique brass
to coordinate with selected light fixture finish.
B. Front entrance door shall have keyed lockset and deadbolt; other entrance doors shall have keyed
lockset.
C. Bedrooms and bathroom to have privacy latch sets; all other interior doors to have passage latch
sets.
D. All locks shall be keyed alike.
E. Contractor to provide SWMHP Project Manager keys for each house when locks are installed.
SECTION 09250 - GYPSUM DRYWALL
A. Panels shall be 1/2" thickness standard or lightweight gypsum wallboard on walls and 5/8” or 1/2"
lightweight approved for 24” on center framing at ceilings. Install 1/2” drywall on separation wall
between house and garage, full height to roof. All joints to be tight or fire taping of seams or
damaged areas will be required.
B. Casing beads: USG - 200B or equal. "Korner back" drywall backer shall be installed for all drywall
backing, or drywall clips. Lumber will not be permitted for this application at ceiling wall
intersection.
C. Screws: Bugle head drywall screws of length and quantity as required by code for thickness of
drywall. All screws will be properly countersunk for taping purposes. Drywall nails shall be limited
in use whenever possible.
D. Joints shall be reinforced with 2 1/16" paper tape. Embed joint tape and finish over tape, comer
bead and nail and screw heads with joint compound.
E. Provide comer bead, expansion joints and other accessories needed for a complete job.
F. Feather and sand smooth all wall and ceiling surfaces exposed to view so they are ready for texturing
and painting.
G. Tape all seams on a garage fire wall as per code.
H. Install moisture-resistant wallboard in area with tub or shower. Do not install moisture-resistant
drywall on walls or ceilings with a vapor barrier.
I. Spray texture on all ceilings with a medium texture spray compound. All walls to receive "orange
peel" finish unless otherwise specified.
J. All work shall be done in a quality workmanlike manner. Clean floors of excess joint compound
and over spray. Clean over-spray from all surfaces such as windows, doors and bath fixtures.
K. Attic accesses must be insulated and sealed.
SECTION 09600 - FLOOR COVERING
A. Floor covering allowances are specified by house address in the allowance section and will include
installation labor, carpet, pad, vinyl flooring, accessories and tax.
B. Underlayment: 1/4" TEK-PLY plywood or other manufacturer approved substrates installed where
non-carpeted flooring is to be installed. This section shall provide for any floor preparation required.
Underlayment materials and labor shall be figured separately from the flooring allowance.
C. Owner shall select carpet from the following Green Label Plus certified carpet options, or other pre-
approved Green Label Plus certified carpet product. For alternate products, contractor must provide
manufacturer written certification that carpet meets Green Label Plus certification. Carpet shall be
figured for bedrooms, living room areas, hallways, and stairs.

SECTION 09900 - PAINTING AND STAINING
A. Interior walls and ceilings to receive one coat of primer and one coat of finish paint applied by spray
and back-rolled. One color throughout house. Primer and paint shall meet requirements for low
VOC primers and paints. Use one of the following products or pre-approved product that meets
requirements. For products not listed below, submit manufacturer's written certification that product
meets low VOC requirements.

Sherwin Williams EcoSelect zero VOC interior latex or Harmony Interior.
B. Interior woodwork that is not pre-finished shall receive 1 coat of stain and a minimum of 2 coats
of polyurethane. All woodwork requiring stain shall be stained to match color chosen by owner.
Different types of wood may require different color stains in order to obtain a color match.
Stains and polyurethanes shall comply with the current Green Buildings Criteria
C. All nail holes on all woodwork shall be filled with putty to match color of woodwork.
D. Paint exterior metal doors and wood jambs as recommended by door manufacturer.

SECTION 11452.1 – APPLIANCES

1. A microwave range hood with 2-speed fan and light shall be included in this contract by General
Contractor. Fan shall be a Nautilus or Broan brand or approved equal, to be vented through the
roof or wall of the home. The electrician must supply and install an outlet inside range hood
cabinet and also provide and install a cord to the microwave range hood in order to be plugged
in. Outlet must be on a circuit that will handle a microwave range hood. Color to be determined

1. Range shall be a glass flat top range and stove. Range shall be energy star. Color to be
determined by owner.
C. Refrigerator
1. Refrigerator shall be energy star. Color and style to be determined by owner.

SECTION 11455 - CABINETS AND COUNTERTOPS
A. Cabinets, countertops and labor shall be included in this contract. Cabinets shall be as per plan.
B. Base price cabinets and tops shall be figured as Mid-Continent Bayfield style or equal.
C. Countertops are to be pre-formed in color and pattern as chosen by owner from stock colors.
D. If cabinet or countertop have exposed particleboard surfaces or edges, exposed areas must be
completely sealed with two coats low VOC polyurethane or paint, melamine or plastic laminate
veneer, or other approved method. ("Exposed" is defined as surface visible on interior or exterior of
cabinet after installation is complete.)
E. Bath vanity tops to be white/white cultured marble as sized on plan with integral bowl.
F. Base price for cabinets shall include standard/common bar pulls for doors drawers in 5 colors: Oil

G. Proposed cabinet shop drawings shall be reviewed and approved by the SWMHP project manager
prior to ordering. Contractor shall be sole responsible for all additional material and labor charges

All interior light fixtures and ceiling fans in finished areas shall be Energy Star fixtures, pre-
approved by SWMHP. All fixtures to have same finish throughout house, and coordinate with door
hardware finish. All light fixtures in finished and unfinished interior areas are to be installed with
LED bulbs appropriate to the fixture. Confirm any fluorescent exterior lighting includes cold
weather ballast to operate to -20 degrees Fahrenheit. Electrician will include in bid an allowance of
$1,200.00 for the selection of light fixtures throughout home.
J. Electrician shall supply and install ceiling fan boxes in the living room, dining room and all finished
bedrooms, with separate switch for the light and fan, in case the owner chooses fans. Separate
switch shall be installed side by side (no stacking) and never as first switch in reach if practical (ie.
bedrooms).
K. Telephone wiring (category 5e) by electrician – living room, kitchen and all finished bedrooms.
Verify location with SWMHP Project Manager.
L. RG6 television wiring and connections by electrician. Provide point of connection acceptable to
