I would like to wish everyone a happy 4th of July. The
Activities Office is putting together a great barbeque to kick off
your 4th of July celebrations on Thursday, July 2, at 5:30PM by
Pool 1. Make sure to sign-up ahead of time-otherwise the
cost is $8 at the door. To get further details on this and other
events, go to pages 10 and 11 of this newsletter.
There are also many activities going on around the valley for
the 4th of July. The city of Scottsdale will host an Independ-
ence Day Festival on July 3rd
, and Westworld will have a July
4th
party the next day. Phoenix, Tempe, Mesa, Chandler, and
so forth, also have some great activities planned for all age
demographics.
Insurance
RCI held an open Board Meeting for the 2015/2016 insurance
policy on June 29th. I will discuss this further in the August
edition since this was written before the meeting took place.
Nonetheless, we should have the new certificates of insurance
posted on our website or available via email by the 2nd
week of
July.
Here are some helpful tips for unit owners; especially, if you
are out of town for long periods of time. It is recommended to
install steel-braided toilet tank fill hoses with steel connectors
and ball valve shutoffs; this should also apply to any and all
bathroom or kitchen sink(s). This will be replacing the plastic
fill hoses and plastic connectors at the toilet tanks and sinks
along with the screw-type shutoff valves. You should also in-
stall copper, steel-braided or nylon mesh tubing on ice-maker
refrigerators to replace the plain plastic tubing. This can also
be done to the dishwasher. A unit owner should shut off

the water to the unit if leaving for more than a
week. If you will be gone from your unit for
longer periods of time, you should have some-
one periodically checking your unit to make
sure everything is in working order. Always
make sure that RCI has your emergency con-
tact information on file and that you have
proper HO-6 insurance for owners, and HO-4
insurance for renters. It is crucial that your
insurance broker understands what the Asso-
ciation will cover in any claim and what you,
the unit owner, need to be properly insured
for. A copy of the CC&R’s for your
Regime/Association can be found on our
webpage:
www.scottsdaleshadowsarizona.com. This
document will aid your insurance broker in de-
termining the proper coverage for you.

Continuing on with the “Manual For Living at
Scottsdale Shadows” I wanted to cover two
items: “Who to Contact” and “Insurance”.

Community Services is open 24 hours a day,
365 days of the year. The RCI offices are
opened from 7:30AM to 4PM. Please do not
leave a voicemail after hours. No one will re-
turn the call until the next day when the office
is open. Community Services should be
called after hours.
“RCI and the Regimes participate in a master
insurance policy that covers property owned
by RCI and by the Regimes, and what each is
liable for. Separate coverage is also carried
on the Directors and Officers, on employees
and on specific equipment (boilers). Each
homeowner/resident must have on their own
unit liability insurance, and should have prop-
erty insurance covering interior walls, drop
ceilings, and utility/air/heat systems, as well
as contents coverage for personal property,
furnishings, appliances, etc.
Each owner/resident should also have their
own medical and accident insurance. The
master policy of RCI and the Regimes will
likely not be involved if a slip and fall occurs
on the common property unless neglect can
be shown on the part of RCI or the Regime.”
In Conclusion
I hope everyone is staying hydrated and cool
in this intense heat wave that we are experi-
encing. Once again enjoy the 4th of July cele-
brations and maybe even other unique self-
proclaimed holidays such as: I Forgot Day,
World UFO Day, All or Nothing Day, Give
something away day & Chocolate Day! Have

Pool 2:
At Pool 2 there was a table donated
to the bbq area. It is a high table
which requires bar stool height, type
chairs.
The chairs were backordered in ear-
ly April, however the train derailment
that occurred in Philadelphia effected
the shipment from the manufacturer
of these chairs.
Please be patient.
At this time we are ALL waiting the
arrival of these chairs.

at the McCormick – Stillman Rail-
road Park. Per his son Brian, It is
located near the little Indian village.
