Th ere’s so much talk about being more eco-conscience, but it’s a little hard to know exactly where to begin. I separate my recycling, compulsively switch off lights and only use my heater when I absolutely have to. So does that make me a pathetic patriot for sustainability? Probably. Th ere’s a lot more I could be doing and I have a growing awareness about this. But my motivation and vision is not as clear as some. In fact, you’d be hard-pressed to fi nd someone as passionate about sustainability as our Mayor Bob Abbot. He has plans for us to be the most sustainable region in the country. But what does this mean for us on a day-to-day basis? In our cover story on page 4, we spoke directly to Bob to fi nd out exactly what his vision is, what it means, and, more importantly, how it will aff ect property, infrastructure and our everyday life. Th is eco issue of MPR is packed with information and tips on how to live more sustainably. So if you’re keen to be more green, you should read on.

climate of opportunities for work and income. No community is sustainable if its lifestyle causes inequity and suff ering in the population, such as poor access to housing, health or other services.”
Bob admits he wants to raise the bar high. “Unless we aspire to something utopian we won’t get anywhere near what we want,” he says. “Sustainability is the culture of a community. Our fi rst goal as a council is to inspire
and create a real understanding of where we live and what individuals can do to realise our goals.”
Take waste, for example. Th e council wants the Coast to be “waste to landfi ll neutral” by 2020. “It’s a very big ask but waste is a major contributor across the world to global warming through carbon emissions,” says the mayor. A taskforce has been set up to look at how the Coast uses, stores and recycles its waste. Th e idea is
for virtually all rubbish to be recycled in some form – organics into the soil, building materials back into the industry or energy, chemicals into special processes. Every home owner needs to use wheelie bins wisely and recycle as much as possible at home to reduce the amount dumped at tips. Businesses must do the same.
Protecting natural waterways from contamination and drought to ensure quality supplies into the future is another environmental example where work done at a government level can be supported locally. While the council and State Government deal with the multimillion-dollar SEQ Water Grid, residents and businesses can install rain tanks, limit household water consumption and fi t water-saving devices.
An aff ordable and effi cient public transport network is high on Bob’s agenda. “We’re determined to have this system operational within 15 years,” he says. “It includes a Multi-Modal Transport Corridor along the spine of the Coast and a local Coast Connect network of buses or light rail that allows people to travel across the system.”
Councillors and staff are working with the State Government on providing this infrastructure. But reducing people’s reliance on cars to cut emissions and improve lifestyle is about more than building railway stations and bike lanes. Travellers have to build a culture of public transport use. Th at’s one of the values being incorporated into a new regional plan, which will

by Julie Gatehouse
Some people think sustainability relates to population caps, biospheres and housing densities. Others reckon it’s about throwing scraps in a compost,
cycling to work and installing solar power on the roof.According to the man who wants to make the
Sunshine Coast the most sustainable region in the country, it means all this and more. Bob Abbot was elected mayor in a landslide vote 14 months ago partly thanks to his ‘green’ credentials on Noosa Council since 1982. But he doesn’t want residents to be overwhelmed. He says sustainability is simply about fi nding balance in all aspects of our individual and community lives.
“Th ere’s already a strong desire in our community to be sustainable,” he says. “People understand the possible future impacts of climate change and they genuinely want to do something about it. Th ey want leadership from their council.”
Th e Sunshine Coast Regional Council released its Corporate Plan 2009-2014 on June 1. Th e plan outlines the council’s strategies for becoming “vibrant, green and diverse”. Th e big challenge, it describes, is to ensure the region can support growth “without eroding our environmental, economic and social values”.
Bob is quick to point out what sustainability isn’t. “No community is sustainable if it takes more from its natural environment than it puts back,” he says. “No community is sustainable if it doesn’t create an economic

replace the three existing town plans. Again, there’s a time frame – October 2012. Bob says people will notice the changes in their daily lives.
“As we revitalise or create new town centres such as Maroochydore, Kawana and Sippy Downs, people will fi nd parking more diffi cult to fi nd. Th at’s because public transport will become the quickest, easiest and cheapest way of getting in and out of these centres.”
At the core of the new town plan will be sustainable development. For the mayor, this means balancing economic and population growth with lifestyle and environmental protection. And yes, it starts with a population cap. “Th e jargon has been misinterpreted but it’s simply the number of people planned for in any given community,” he says. “It’s about setting the population we think is appropriate for our community and defending it.”
Try Bob’s farming analogy. “What we did successfully in Noosa and what we want to do on the whole Coast is look at the carrying capacity of our property. See how many cows we can carry on our cattle station and plan from there, rather than drive a mob of cattle onto it and hope it holds.”
Recent forecasts put the Coast’s growth at around two per cent, but Bob points out it’s been as high as fi ve per cent while the rest of Australia is about 1.5 per cent. He believes the national rate is far more desirable, especially in terms of planning for development. “When new people come here looking for housing, we can’t keep spreading into urban sprawl and taking up valuable farming and environmentally sensitive land,” he says. “We have to consider more densifi cation in city areas.”
High-rise is not such a dirty word, as long as it’s strategically located. “Th e concept of transport-oriented developments will allow increased density and facilities in town centres so people can live, work and play relatively close to beaches,” he says. Th e newly approved Maroochydore Centre Position Paper, for example, continues to permit residential zoning of up to 10 storeys. “It won’t aff ect people who already live here,” Bob says. “I’m not saying they should live in that environment. But newcomers won’t necessarily want to come on to quarter-acre blocks.”
What about new land sales? “Th e planning scheme will be written in such a way that the release of land will be reliant on future strategic issues. We won’t release land or approve applications that are not necessary or beyond the bounds of the scheme.”
Th e State Government has fast-tracked Palmview and Caloundra South. Th e Mayor envisages Palmview as an area of more aff ordable single dwellings (under $400,000) and units joined by a ‘green link’ to Kawana town centre and surrounds. It’ll be the perfect suburb to house workers for the new Sunshine Coast University Hospital, due to create 5000 jobs in fi ve years’ time.
“It could be a place where a worker with a young family doesn’t have to pay through the neck for a home,” Bob says. “And if their 14-year-old son can jump on a bus to Kawana beach with a surfb oard on one shoulder,

The concept of sustainability reaches from top political levels to our leaders of the future. Queensland has a Minister for Sustainability and Climate Change (Kate Jones) and the University of the Sunshine Coast this year established a Graduate Certifi cate in Sustainability and a Sustainability Research Centre that focuses on communities and environments.
We’re now in ‘Green June’. It’s a month of activities organised by Sunshine Coast Regional Council
to celebrate World Environment Day on June 5.
On the Coast, it’s about making local communities and businesses sustainable. Councillor Keryn Jones says activities include seminars and workshops about native plants, eco-renovating, composting and butterfl ies, an art show, recycling tour and water festival. It will culminate in the Sunshine Coast World Environment Day festival on June 28.
Many Coast dwellers live on some of the state’s healthiest waterways. Last month, the Sunshine Coast Erosion and Sediment Control (ESC) program won the Minister’s Grand Prize and the Government category at the 2009 Healthy Waterways Awards. The Healthy Waterways Awards recognises and rewards the outstanding achievements of groups and individuals who devote their time to the waterways of South-East Queensland. Environmental portfolio councillor Keryn Jones, accepting the awards on council’s behalf, said work and partnerships are needed to deliver council’s vision to make the Coast Australia’s most sustainable region.
The ESC program was developed to minimise the impact that erosion, sediment run-off and turbid water pollution from urban development activities has on the region’s waterways.

To sustain means to bear the weight of something without giving way.The Macquarie dictionary defi nes sustainable development as ‘economic development designed to meet present needs while taking into account future costs including those to the environment and depletion of natural resources’.

then that’s fabulous.” Th at’s sustainable lifestyle.Bob says the greenfi eld site of Caloundra South
is expected to be a mix of housing, but he insists that public transport infrastructure must be in place before this development begins. Overall, he says the new planning scheme will off er consistency of approach and decision-making to developers. “It will be predictable and give the property industry some guarantees,” he says. “Th ere will be parts of our community where people will pay a premium for property and that’s good for the industry. But housing aff ordability is also key and sustainability is our highest priority.”
And what of that other pesky piece of jargon, the ‘biosphere’? Th e Noosa Biosphere Reserve was established 12 years ago under UNESCO. It’s one of hundreds listed around the world for their innovative approaches to biodiversity conservation and sustainable development. A draft management plan for the Noosa biosphere is now on the council’s website and open for public comment until June 26. Its goal is to create “a learning community that cultivates harmony between people and nature”.
Bob says it’s a great inspiration that could be expanded. “I’ve always had the view that it would be fabulous to have a biosphere for the hinterland, if not the whole Coast,” he says.
“It could extend from Brisbane Forest Park through the D’Aguilar Range, Maleny, Montville, Nambour, Yandina, through Cooloola and into the Fraser Island world heritage zone. Having a declared international biosphere reserve – wouldn’t that be a fabulous marketing tool for the Sunshine Coast?”
Council’s clear visionThe Sunshine Coast Regional Council declared its vision to be Australia’s most sustainable – vibrant, green and diverse – region with the offi cial launch of its corporate plan on June 1, during Local Government Week 2009.
Deputy Mayor and corporate planning and performance portfolio holder Tim Dwyer says the corporate plan “identifi es the priorities for council to 2014 and beyond. It also guides council’s decision-making, budget, operations and resource allocations to achieve our vision.”
In this new plan, there were seven emerging ecological sustainability themes, which will become a priority over the next fi ve years. The ecological sustainability themes were:
Understanding climate change and adapting and responding to it. In partnership with the government and community, the council aims to develop and implement energy-transition and greenhouse gas-reduction strategies. Also to provide quality transport networks, linked walkways and cycle ways and promote alternatives to private car usage, such as buses and a light rail.
Develop
and implement a coastal management strategy looking at the dunes, foreshores and biodiversity in those areas. Maintaining beaches, lakes, rivers and wetlands and canals, and improve and maintain the quality and consider the impact of development moving forward.
Includes ensuring developments meet high standards of ecological sustainability and urban design; developing guidelines to promote excellence in ecological sustainable design with architects, designers, environmental groups and the development industry; reviewing council’s infrastructure design and procedures and policies to maximise sustainable outcomes.
To ensure effi cient supply of quality drinking water and encourage sustainable use of water and ensure safe treatment of sewerage and waste. Manage stormwater fl ows and fl ooding on communities and future land developments.

Back to nature
On 14 acres in Eumundi, Bob and Chris Cameron have created an organic oasis. It’s an eco-friendly home that celebrates self-suffi ciency and is great for entertaining too.
Bob and Chris Cameron are owners of Sunshine Coast business Rockcote, a company that specialises in the production of environmentally
friendly renders, textures and paints.Bob and Chris’s commitment to green living has
earned the company international awards, but the couple also has an ongoing pledge to live and breathe the environment in their personal lives. Visit Chris and Bob’s Eumundi property and you’ll witness fi rst-hand how this couple, along with their daughter Jess, continue to walk the green walk. Th ey don’t just claim to be green, they live it and have been doing so since long before saving the environment became a fashionable cause.
Th e Cameron family has owned the 14-acre property for 18 years, moving from their home in Yandina (the original Rockcote site) to Eumundi to build their dream home and explore a more organic way of life.
When they purchased the property, it wasn’t much more than a bare paddock, void of trees. In 1995, Bob and Chris reaff orested it, creating a unique ecosystem, something Bob is incredibly proud of. Today their lush, green property is home to guinea fowl, king snakes, pigeons and possums, to name just a few of the critters who share the land with the Camerons.
“We don’t allow chemicals and pesticides on our land and we compost all of our own waste on site,” Bob explains. “We live in accordance with permaculture principles.”
As members of Permaculture Noosa, it’s no surprise that Chris and Bob have worked hard to create a wildlife corridor on their land, which includes a dam and a lake, scattered with water lilies, at the entrance of the property.
Th e property is also home to a substantial organic farm that provides the Camerons with the majority of
their fresh produce, making them almost fully self-suffi cient, something few people can lay claim to.
“We grow mangoes, bananas, paw paws, oranges, mandarins, lemons, lychees, dragon fruit, chocolate pudding fruit, herbs, lettuce, spinach, pumpkins, nuts, eggplants and rocket,” Bob says. ‘We even have coff ee growing in the under forest.”
“We call it our own food forest,” Chris adds. “It’s a pretty wild garden and nothing’s in a pot, so you need to know where to fi nd things.”
Bob says they even have edible fi sh in the dam, including bass, yellow belly and spangle perch, and their
chickens also do their bit to add to the organic produce, courtesy of farm fresh eggs. Th e family also makes is own organic bread, yoghurt and cheese.
Clearly proud of his masterpiece, Bob is completely committed to the property’s upkeep and spends hours tending to his fruit and vegetables. “Bob spends at least an hour every morning in the garden before he goes to work,” Chris explains. “It’s his passion and I guess it’s also how he gets his exercise. He loves it.”
Th e Camerons live in a stunning Mediterranean-inspired home designed with energy-effi cient principles. Even 17 years ago, when the slab for the home was laid, the Camerons were clearly thinking green.

balance. Nature puts on everything we need, so why not use it?
“ “
Fe villa and a wool shed, with a little Asian infl uence thrown in,” Chris jokes.
Th e home is indeed a unique mishmash of styles that works brilliantly and suits the family’s organic lifestyle and personality. Th e colour palette features terracotta, azure blue and rustic yellow, all perfectly matched to the style of the home.
Th e couple’s commitment to living green was clearly just as strong when they built the house as their design focuses heavily on the use of natural light and airfl ow, negating the need for air-conditioning. It is open plan and faces the north-east. Features include four bedrooms, a craft room, tennis court and pool.
Th e most appealing feature of the property is the outdoor entertainment area, overlooking the pool. Th is area boasts an outdoor kitchen and bar complete with rustic pizza oven, built by Bob, of course. Th e Camerons oft en entertain and this alfresco area provides the perfect venue for their guests to sample one of their famous wood-fi red pizzas. “I have actually invented a new type of pizza oven,” Bob explains. “I call it a piadoori oven as it’s a cross between a pizza oven and a Tandoori oven. My design ensures a more energy-effi cient process.”
So why are Bob and Chris so committed to living an organic existence? “I guess it’s all about the simple things and understanding more about the staples in life,” Bob says. “We need to change our lifestyles in order to create more balance. Nature puts on everything we need, so why not use it? I suspect more people are starting to live this way because it makes good economic sense too.”

Forget taking shorter showers and changing your light bulbs. If you’re serious about saving the planet, why
not start growing a garden on your roof? Green roofs are being adopted all
around the world as an important tool to fi ght climate change. Last week, Canada’s
Toronto City Council passed a green roof by-law that requires up to 50 per cent green roof coverage on new multi-unit residential dwellings over six storeys, schools, non-profi t housing, commercial and industrial buildings.
Toronto’s move is expected to inspire
Once a novelty, the concept of including a green roof in buildings is ‘growing’ all over the world.other councils to follow suit in the near future and now they’re sprouting atop many public buildings in Australia.
Green Roofs involve the use of specialised plants, engineered growing media and high-quality waterproofi ng that allows you to grow plants on the rooft ops of buildings.
Extensive green roofs are lightweight, low-cost and low-maintenance systems. Intensive green roofs (also known as rooft op gardens) are heavier, requiring more investment and maintenance and are oft en accessible to occupants and the public.
As well as being aesthetically pleasing, benefi ts of a green roof include reduced air pollution and fossil energy use, reduced peak run-off of roof water, reduced organic matter going into landfi ll, longer roof life and a reduction in the ‘heat island eff ects’ of cities.
As the many social, economic and environmental benefi ts of a green roof are increasingly understood, the green roof industry is growing.

RUMBA ON THE BEACH $609,000
A decade or so back, I attended the presentation of a master plan for a new Sunshine Coast estate. One of
the most interesting points raised, which has stayed with me since, was that we are such a motor-vehicle oriented society that even our houses are introduced by our cars. Take a drive through any new suburb and you’ll see what I mean. From a street perspective, the dominant view is lines of neutral-coloured double garage doors.
You pull up a driveway in front of these blank double garage doors and then wander off to fi nd the front door. Quite oft en, an elegant door is concealed behind a garden or portico, reached through a gate and is generally less than inviting to a visitor who by now is feeling more like a trespasser than a guest.
Streetscapes are full of them. New home aft er new home with a blank double garage door as its major visual contribution to the street. Of course we are motor-vehicle driven around these
parts – the appalling public transport services leave us no choice – but wouldn’t it be nice if we didn’t have to wear our cars on our sleeve, as it were.
Th e proposal being put up for the new estate in the mid-’90s, was to have rear-lane entrances for vehicles, which would also be inconspicuous spots to put the bins out for the garbage trucks, leaving the street front clear for more welcoming entrances and pedestrian space.
Narrow rear lanes are not new. Th e concept has been working to good eff ect among some of the old terraces in Sydney for more than a century.
It again brings to mind the old Queenslander, which encouraged human interaction in the streets by providing recreation space at the front door. What is it with our 21st century wish to remain anonymous at all costs, even if it means closing down the front of our homes to the street with blank double garage doors?
Th e answer could be as simple as the
fact that because we drive everywhere, it makes sense to give the car and its accommodation pride of place in our lives. Visitors arrive by car, not by foot, and if we are heading out, we jump in the car. We have our friends to visit, quickly and conveniently reached by car, so we don’t want to have our neighbours peeking into our lives any more.
We drive to shopping centres more than we wander to the corner store. Our streets are for cars, not for kids, although it was nice to see a little boy running his remote-controlled car around a backstreet in Cotton Tree the other day.
Now before I start sounding like some old fogy hankering aft er a bygone era – I’m not that old, for goodness sake, even though it may sometimes sound that way – I hasten to add that yes, times have changed, a lot.
We do things diff erently because that is just the way society has evolved and there are some very good reasons for this,
practicality and safety being large among them. But is it really so evil to have homes that contribute to a friendly street as much as provide for harmony and convenience inside? Would it really be so bad to have cars parked around the back or underneath the house, which can then present a welcoming face to the street?
Th e only answer I can come up with is money, the usual off ender in these things.
As land has increasingly become a premium and allotments have become smaller, the luxury of a long driveway down the side and around the back of the house would be just wasteful, I guess.
Architects and designers, who obviously know so much more about these things than the end users who cop what they get under slick marketing banners, will no doubt continue to move forward, wherever that may be, and who knows, a new generation might take a fresh perspective on some very old ideas. Th at would be nice.
The double garage door dominates many a suburban street on the Sunshine Coast. MPR’s columnists looks at why, and wonders if it really is the best way to design our new homes.

Updating your soft furnishings is an inexpensive way to add warmth to a room. Extra cushions and blankets on the beds, throw rugs and on couches, even seat cushions on dining chairs can cosy up your home. Choose natural fi bres that are both breathable and warm and snuggle up to these rather than turning on the heater. Choose cushions and throws in neutral colours to complement your furniture, or, if you’re feeling bold, add a splash of colour with warm reds, burnt oranges and earthy tones, which are in season this year.
Windows on older homes especially can be surprisingly leaky, but even new homes let in breezes, and windows are the big off enders. Th ere are lots of products on the
market that are designed to seal gaps around leaky windows, including draught strips and seals, and weather strips. Talk to your local hardware expert to fi nd a product that best suits you and your home.
Before you reach for the fossil fuel- and cash-burning heater, pop on a few extra layers of clothes. A pair of socks and fl uff y jumper can make you feel just as toasty as an expensive-to-run heater. In bed, turn off the electric blanket and snuggle up to the hot water bottle instead. Much cheaper and better for the planet.
We love our tiles and timber fl oors on the Sunshine Coast – they are easy to clean and cool our living areas in the long summer months, but in winter tiles and timber fl oors can make a room seem chilly. Th row down some rugs and mats to warm up tiled rooms. In high-traffi c areas, be sure to choose colours that will hide the dirt in materials that can handle punishment. You can spend as little or as much as you want on rugs, but remember good rugs in natural fi bres such as wool and silk are an investment that will last a lifetime.
We are blessed on the Coast that while the temperature may drop, the sun oft en still shines in winter, so save a few dollars on your heating bill and let nature do its bit. As the day warms up, open up the curtains in the rooms that catch the sun and let it shine. Oncethe sun leaves that room, close thecurtains to retain the heat – it’s a very simple technique but it makes a huge diff erence to the temperature of the room.
Because we have fewer hours of sunlight during the colder months, it’s tempting to turn on the lights at 5pm. So now is a good time to rethink your lights – switch over to greener bulbs if you haven’t already done so – and be sure to turn off lights when you leave the room. If you are snuggling up on the couch, turnoff the lights altogether and light a few candles – romantic and energy-saving!
Draughts can let in the cool air from outside as well as providing a means of escape for the air in the house that you have spent money and time trying to heat. To fi nd draughts, listen for any whistling around doors, vents, stairways and skirting boards. Th ose bean-fi lled snakes at the bottom of doors are a great way to prevent heat loss. Block vents and fi replaces to prevent the cold air coming in there and keep the doors closed to well-ventilated rooms such as bathrooms, toilets and laundries to stop cold air invading living areas and bedrooms.
All of these heat-saving measures will be a waste if your home is poorly insulated to begin with. Insulation controls heat transfer and its performance is measured by its R-value – the higher this value, the greater resistance the insulation has to heat fl ow into the home in summer and out of it during winter. Th ere are other things to consider when buying insulation, such its safety rating and whether you need bulk or refl ective. Ask an expert on what type is best suited to your home and needs.
Okay, so it’s the Sunshine Coast not northern Europe – do you really need to turn to the dryer when the weather turns grey on washing day? If you haven’t already, invest in a couple of indoor clothes horses to hang your smalls on during rainy days. To aid drying, pop the clothes in the warmest room in the house by an open window. Even on cold days they will dry fairly quickly.

hinterland
One of the region’s largest real estate groups has moved into Nambour. RE/MAX Acclaimed is now open in the town, to better service buyers and sellers in the Sunshine Coast hinterland and beyond.
by Dorothy Drane
New in townRE/MAX has become the biggest
single ownership real estate group on the Sunshine Coast following its
move into Nambour.RE/MAX Acclaimed is operating from
the corner of Currie and Howard streets, and has some well-known industry faces inside – including Graeme Hennell, Nev Mayfi eld and John Pyne.
On the front counter is Lurline Tripcony, who is also known among many families in Nambour, having worked at St Joseph’s Primary School for 17 years.
“Th ere are three consultants in the offi ce right now and we also have a substantial network of agents supporting them,” says director of RE/MAX Property, Tim Burrough. “Th e Nambour offi ce is an important part of the puzzle, as we have already established offi ces in Buderim, Mooloolaba, Caloundra and Coolum.
“Having Nambour now means all our agents can work together as a team
across the central Sunshine Coast and can refer business throughout the area.”
Tim says Nambour is a key centre and a good market, particularly in the current economic climate.
“Th e vision from the outset of the company was to dominate market share in the central Sunshine Coast, which we defi ne as Coolum to Caloundra and the hinterland,” he says. “Th e hinterland is best served out of Nambour, as it is central to Eumundi in the north, back into the range and then south to Palmwoods and Woombye, where we are already very strong.”
He says property prices in Nambour attract fi rst-home buyers, families and retirees. Because the group’s average sale price is $525,000, buyers who can’t come into the market at that level will now be better serviced by the Nambour offi ce.
“Th e average price range of property in Buderim and Mooloolaba can’t satisfy all
buyers, but because of its price point, Nambour can provide them with opportunities,” Tim says. “It’s a great town and we feel that there is a great opportunity to have an improved level of real estate practice there.”
But Tim adds that there are a lot of higher priced property nestled in the hinterland, such as in Dulong and Palmwoods, not all of it necessarily being bought by “people walking down the street in Nambour”. Th is means the RE/MAX group can eff ectively use its extensive central Sunshine Coast network to reach top-end buyers and sellers.
“Th e business already sells a lot of top-end property, so we have got an entree into the higher priced buyers because we do have a lot of higher priced listings,” Tim says. “We think there is an advantage for clients to have their listings with 66 agents across the group.
“We meet a lot more buyers and bring
more buyers to their door through the bigger group, which also takes in the national and international RE/MAX group. We also have the website and because we list and sell so many properties in the area, the website is very well supported.”
Tim says Nambour is considered an important centre and RE/MAX already has a lot of contacts there. “We’ve had a lot of people asking us to go to Nambour and the group of agents already does quite a bit of business in the town,” he says. “Th ere are lot of people in Nambour, including major employers such as the council and hospital, and we want to be able to off er these clients the benefi ts that come from being part of the bigger brand.
“We will be looking to grow our market share rapidly through recruiting the right people,” he says. “Th e culture of the company has been built on having good client relationships.”

High maintenanceSome quick tips to keeping your rental property in top shape.
A certain amount of wear and tear is unavoidable when letting your property to tenants. And as a
landlord, there are some things you need to consider long term, when letting your property. Tamara Wrigley from Carolan’s First National real estate has given us her top tips to keeping an investment property maintained and rentable. • Budget to paint internally every fi ve
to seven years – depending on thetenancy turnover.
• Paint throughout in a light neutralcolour (preferably not white) and usewashable paint.
• Clean gutters regularly as a build up ofleaves can lead to internal leaks.
• Re-grout tiles in the bathrooms andkitchens to freshen appearance.
• Replace fl oor coverings every seven to
eight years and replace curtains andblinds every fi ve to six years.
• Don’t lay soft vinyl fl ooring as this ismore inclined to show wear and tear.
• Select good-quality, hard-wearingcarpet in a neutral colour with qualityunderlay when replacing carpet.
• Continually assess upgrading thesecurity on your property. Securityscreens on all windows and doorsor alternatively alarm systemsare very appealing to tenants.
• Budget to freshen up thegardens and yard betweentenancies. Cut back treesthat are near gutters orfences and re-bark thegardens.
• Arrange to have annualtermite inspections on your property.
• Annual pest control for cockies is also a requirement and should be done regularly.

Jade: It sounds like you want it to be a work in progress, so I’d suggest starting with the rooms that are bothering you most. Th e wet areas (bathrooms, kitchen and laundry) should all be done at the same time – and generally these areas are the most annoying ones to live with if they’re a bit rundown, so I’d start there. If you just want to temporarily freshen it
up, you could go straight for the magic three: fl oors, paint and window furnishings. Changing these three things is
relatively cost-eff ective, quick and easy and can make a huge improvement.
Todd: Well Jess you should know any sort of reno, shouldn’t be rushed into as the results can be catastrophic (think Mickey Rourke’s face). I recommend an easy-as-she-goes tiger approach
starting with a planning session at your hubby’s best
mate’s joint tonight (Indian takeaway and Friday night footy). Follow this with a debriefi ng over a fi sherman’s basket and a couple of UDLs and then maybe take a stroll through Bunnings to get the ‘reno’ vibe. Pick up some brochures and put them all in a folder labelled ‘Our Project’ along with your carpet samples and piccies of the rug you want from Rugs A Million, who coincidently are having an overstocked crisis sale, again. You can do all this, or simply write to Scotty Cam at Channel Nine and sit back and watch the Domestic Blitz team take over!
Dave: Jess, the best place to start any renovation is in a marriage counsellor’s waiting room because that’s where most renovation projects end up. Approach with caution. Your eagerness to get stuck in is commendable and renos are exciting for the fi rst fi ve, maybe 10 minutes but you need to curb your enthusiasm, sister. You being ‘desperate’ to renovate is akin to me being ‘desperate’ to slam my genitals in a car door. It’s widely known that the CIA, when testing the stress levels of potential agents, drop them in a bathroom with a box full of blunt tools and make them renovate their way out. Many are carried out with blunt force trauma to their heads aft er trying to dull the pain. It’s the quintessential litmus test. But if you’re still keen Jess, knock yourself out.

DIY BLUNDER I was renovating my bathroom and got a friend of a friend in to plumb the shower. When I met this man at the door I was surprised to see that he was about fi ve-foot tall. Thinking nothing of it I led him into the bathroom and let him plumb away while I went to work. It wasn’t until weeks later, after the tilers had fi nished up, that I fi nally had my fi rst shower in my new bathroom. I peeled off my clothes and jumped in only to be shot in the neck by my new high-powered shower head. The plumber had installed it for someone no taller than him and now whenever I wash my hair I have to lean right over. My advice: never employ a plumber shorter than you. Michael, Caloundra

Green is goodReducing your carbon footprint – and saving some dollars on energy and water bills – starts at home. Here are a few simple tips to help you green up your life.
A wise frog once said, “It’s not easy being green.” Th is may have been the case way back when Kermit waxed lyrical about the challenges of
being this particular pigment, but these days going green is simple – if you’re in the know.
As Sunshine Coasters, we’re fortunate to live in such a beautiful environment. By international standards, we are in pretty good condition. Not only do we have access to clean air, water and food, but the majority of us live close enough to beautiful beaches and national parks to take them for granted.
Despite the fact that we are a small nation in terms of population, Australia has the sixth largest ecological footprint in the world. Being so unenvironmentally friendly damages not just our planet, but our hip pockets as well. Going green starts at home, so here are a few things we can all do to for the planet. Try it – it’s easy.
Wet, wet, wetSolving our water crisis can be done without new dams and unnecessary expensive infrastructure. It’s as simple as minimising the amount of water we use. Saving water also means saving money – and if it’s hot water, you’re saving on your energy bill as well.
Th e best way to save water at home is to install a rainwater tank to collect this under-used resource. Not only can you use the water for your garden, but you can also connect the tank to the toilet, laundry, hot water systems or even the whole house.
It’s also a good idea to switch to water-effi cient appliances. Older appliances like washing machines, dishwashers and toilets will use more water than newer models. When upgrading, look for the star rating. Th e
more stars, the more water effi cient the product is. Choose a four-star dual fl ush toilet. Th e half fl ush uses three litres and a full fl ush just 4.5 litres – much less than an old standard cistern, which uses 11 litres.
When watering your garden, avoid getting the hose out in the heat of the day or when it’s overly windy. Th e water will only evaporate or blow away before it reaches the plant roots.
Flick the switchLike water, saving energy in your home will also save you money. Reduce your energy consumption or switch
to energy sources that don’t produce carbon dioxide, that damaging greenhouse gas.
Th e best way to cut the amount of greenhouse gas emissions coming from your home is to switch to GreenPower, which is electricity derived from renewable energy sources like wind and solar instead of coal. Switching to GreenPower will add around $5 a week to your electricity bill, but you can save this money by becoming more energy effi cient around the home.
Install a solar hot water system, choose appliances
with a high energy rating, install roof insulation, turn electrical equipment off instead of leaving on stand by and switch to compact fl uorescent light (CFL) globes. Do all this and you should signifi cantly minimise the impact your home has on climate change.
Build it upIf you’re really serious about reducing your carbon footprint, using sustainable materials and eco-friendly products when building your dream home is the only way to go.
Paul Kirkland from Eco Dream, an environmentally friendly home building company, says products to source include environmentally friendly carpet underlay, eco-friendly non-toxic paints, and timber from certifi ed sustainably managed forests. Paul says timbers such as pine, bamboo and stringybark are popular products used in many eco homes.
Can you dig it?Aside from being water wise, there are a few ways you can make your garden greener than it already is. First, plant less lawn and more plants, as lawns use up the most water. Secondly, plant a garden that is well suited to Australia’s natural cycles. Growing a healthy, non-toxic garden is also important.
Keep your garden chemical free by feeding the soil with organic matter like manure and compost instead of fertilisers. As well as providing a habitat and food for birds and insects, growing native Australian plants in your garden will create a natural balance between fl ora and fauna and improve the biodiversity of our environment.
Australia has the sixth largest ecological footprint in the world.
Being so unenvironmentally friendly damages not just our planet, but our
hip pockets as well

A grand design
display home
The Harvard, from Grandview Homes, is designed with versatility and functionality in mind. Th e ideas here are fresh, but the home’s design exudes
a timeless elegant statement. Th e entry is inviting through the hardwood pivot
door and the house fl ows elegantly around the huge retreat/lounge area. Th e zoning of the house is the key to its success – it off ers a possible fi ve bedrooms and fi ve living areas (the activity games room could become a fi ft h bedroom). Th e home’s main bathroom and powder room double as the second ensuite.
Th e other living area includes the meals and family rooms surrounding the kitchen. Th is area opens up to the undercover patio through stacking doors and a seamless butt-joint window. Th e kitchen is a focus point and features an island bench, CaesarStone benches, large pantry and Kleenmaid appliances.
With climatic design in mind the house has solar block glass and security screened windows to allow for secure breezeways. Th e ensuite is the masterpiece of the house. A walk-around robe at the head of the bed off ers his and her exclusive dressing rooms. Th e ensuite fl ows from the bed area with a massive podium bath, twin wash basins, separate toilet and oversized shower.
Th e details of the house include coff ered ceilings, square-set details, columns, dwarf walls and more. Texture is very much the key to the fi nish, with patterned tiled areas a standard feature.
God is in the detail in Grandview Homes’ latest display house, the Harvard.

Eco-friendly home It’s all in the stars when it comes to green houses.
The typical Queensland home generates 11 tonnes of greenhouse gas emissions per year. Th at’s the
equivalent of operating two cars. In recent years, an escalating reliance on air-conditioners and other household appliances has increased energy consumption by an average of 10 per cent per year.
A key initiative for the federal and state governments is the energy rating of a house, and since 2003 houses built in Queensland must have achieved a minimum energy equivalent rating of 3.5 to four stars. However, from 2009, government regulations require all new houses and renovations be built to a fi ve-star (out of 10) energy equivalent rating.
Sustainable homes are designed to take advantage of environmental and site constraints to minimise outside energy-input requirements. Elements taken into consideration include:
OrientationNorthern orientation for living rooms, with low-use rooms (garages, bathrooms and laundry) facing west.
Building shellRoof ventilation and insulation for ceilings, walls and fl ooring. Use light colours for roof and walls. Glaze windows and seal fl oors. Attach outdoor rooms to an internal living area. Use eaves and awnings for shade.
VentilationNatural ventilation via windows and doorways; ceiling fans and whirlybirds are excellent alternatives to air conditioning. Along with the use of solar and water collection devices and renewable materials these all form the fundamental components to reduce negative environmental impact.Brad Thompson is a qualifi ed builder with a diploma in environmental management.

Quick DIY tips:
Every renovator wants to do the job in the most cost-eff ective way, and the one area many try to
scrimp on is the painting. Aft er all, how hard can it be to grab a brush, crack a paint can and start covering the walls with lashings of glorious colour? But just as you start feeling great about the dollars you’re saving, things start to go wrong. Before you begin, here are few quick DIY tips to keep you out of trouble.• Paint for purpose: Use mould-resistant paints for bathrooms, wash-and-wears for living areas and durable acrylics for exteriors.
• Buy the best tools: Getting the best brushes and rollers you can aff ord will make the job easier.• Keep it clean: Lay canvas drop sheets or old bed sheets over furniture and fl oors to prevent accidents.• Prepare: All surfaces should be sanded, cleaned and thoroughly dried before you start.• Follow the painting sequence: 1) clean and sand surfaces, 2) paint all interior woodwork, 3) paint the ceiling by fi rst cutting in the edges and rollering the rest, 4) paint one wall at a time by cutting in then rollering.

Pelican is fl ying ahead Popular estate is selling fast
The fi nal stage release of the new Beaches precinct at Pelican Waters is selling now. Maroochydore lots run hot.
Peppertree at Maroochydore has almost sold out in just fi ve months since its launch, with only two of
its 22 lots left for sale. Th e estate’s central position is a
popular selling point, with much interest generated for stage two.
“It is a one-off estate and I think everybody realises that if they don’t buy it now they may never get another chance,” says marketing agent Debbie Johnston from RealWay Maroochydore.
“Th e driving factor is position. It is a little hidden gem in the heart of Maroochydore.”
Th e secure, gated estate is an exclusive enclave of just 35 lots in an area where most of the land has already been given over to commercial zonings.
Th e last eight allotments sit on the eastern edge of the community, opposite the central park and oriented to the north-east. Prices start at $259,000.
Phone 5479 1400 for more information.
Last weekend, Pelican Waters released the fi nal stage of its new precinct called Th e Beaches, with
the last 22 home sites off ered for sale. Prices for the home sites start at an aff ordable $260,000. Six home sites were sold over the weekend.
Th e average size of residential home sites in this fi nal stage of Th e Beaches is 742 square metres with an average price of $285,000, which represents great value in the suburb.
Th e ongoing master-planned community development at Pelican Waters continues to be a sought-aft er location for buyers.
“Contracts of sale for waterfront, water-view and residential home sites for the month of May have exceeded last year’s numbers and are on track to be the highest on record,” says CEO, Geoff Coleman.
