    Land Status refers to the availability of land andenvironmental constraints that may restrict development. Itis a first step in determining the likelihood of whether aproperty can be developed. The 2008 land use inventoryGIS layer is used to classify parcels into three groups -developed, undeveloped, and preserved land. Then, fourenvironmental feature GIS layers - floodplains, steepslopes, critical water quality zones, and USDA Soils - areoverlayed on to the land use layer. The developed andundeveloped land is further broken into constrained andunconstrained land based on whether it contains one ofthese four layers. Constrained land is less likely to bedeveloped (or redeveloped). Unconstrained land is free ofthese environmental contraints, though they may notaddress other site issues that could restrict development.Preserved land includes all open space land, includingparks, Balcones Canyonland Preserves, and Water QualityProtection Areas.
