Siding

Many laboratory and test hut studies have indicated that walls clad with contact-applied vinyl siding work well. Yet there

is surprising and unexpected field evidence of moisture damage to wall components behind vinyl siding as typically

applied (without a rain screen design or exterior insulation) in multifamily housing in Oregon and Washington. While I

have had the opportunity to observe wall openings in many dozens of multifamily housing complexes with most other

common types of siding, I have been present at wall openings at only seven multifamily housing complexes that each

include numerous buildings with vinyl siding. In every one of those, most of the buildings had some damage to wall

components behind the vinyl siding. The damage did not appear to be related to water intrusion into the walls from the

outside. This presentation describes the damage that was observed and the conditions that existed. It also postulates

how and why damage occurs in walls with contact-applied vinyl siding, at least in some parts of the Pacific Northwest,

and under what conditions. Recommendations for avoiding such problems are presented.

wanting real world applications of the principles presented. Those applications will be presented in this updated

In the Speaker's opinion, the AAMA standard for window installation has a number of flaws, especially when used in a

wet climate like the Pacific Northwest. As a matter of fact, the latest version tells you in its title that it is not intended for

use in such climates. And it tells you nothing about dealing with non-finned windows or retrofit installations.

Come learn a better way to skin the proverbial cat!

TH11 Understanding Residential Wall Moisture Problems: A Means to Building Better Walls

November 29, 2018 | 1:30 PM - 3:00 PM | Speaker: George Tsongas

Engineer and building scientist, George Tsongas, Ph.D., P.E., has investigated numerous building failures relating to

construction defects and resultant water intrusion in residential walls. In this session, George will explore the main types

of moisture-related damage that occurs in wood frame construction residential walls with wood-based and other

cladding. Specific types of damage include: waviness and buckling of siding, siding swelling, decay, and other

deterioration of wall materials, plus mold in walls.

George will draw on his experience inspecting thousands of residences, conducting laboratory testing of water

migration mechanisms in walls, and computer simulation of the moisture performance of wall components. He will

discuss how, where, and why water gets into siding and walls, why the various types of damage occur, key construction

errors, and wall locations that are responsible for most customer complaints and lawsuits. Recommendations for

specific approaches on how to best avoid wall moisture problems and any associated litigation will be discussed. You

will learn everything you ever wanted to know about moisture damage problems in residential walls, but were afraid to

ask.
