2. Plans MAY NOT be used to build more than one house. All home plans include a copyright release and a license to use the documents to construct a single home. When you purchase construction documents, we, as licensor, are granting to you, as licensee, the right to use the documents to construct a single unit. This is an exclusive license, which may not be resold, duplicated, published or distributed without written permission of the designer, architect or publisher.

3. Reproducing Blueprints:Construction blueprints may not be reproduced without prior written consent of the designer or publisher. If additional sets are required for estimating or construction, please contact us for additional sets at a nominal cost. Copy shops and blueprinters are prohibited from making copies of these copyrighted documents.
4. Making Design Modifications:As a plan licensee, you may customize the design to fit your personal preferences, but you must understand that the modification of the plan is performed at your own risk and should be reviewed by a professional architect, home designer or engineer prior to the start of construction. Modified plans are considered “derivative works” of the original, and it is critical that you understand that these “derivative works,” as well as the original work, still retain copyright protection. Any “derivative work” or revised design, even if completely redrawn, may not be sold, duplicated, distributed or used to construct any units without the purchase of a license from the publisher, architect or designer.
5. Copying Designs / Plans from other media (i.e. web sites, publications, electronic mediums, etc): It is illegal to copy home designs found in any plan book, on a CD-ROM or on the Internet. It is a common misunderstanding that it is permissible to copy, adapt or change a floor plan or a design found in this book. It is definitely not. It is also illegal to copy any existing home that may have been built, that is protected by copyright, even if you have never seen the plans for the home. If a particular home plan or existing home is desired, a set of plans must be purchased from an authorized source.
6. Using the Home Plans: As a plan licensee, you may lend the home plans to third parties (builders, contractors, sub-contractors, inspectors, governmental agencies, etc.) as necessary to assist in the construction of the
dwelling involved. All such “lent” plans must be retrieved and destroyed, except for the owner’s reference sets, and those sets required by governmental agencies, after such assistance has been completed.
7. Who is responsible for COPYRIGHT INFRINGEMENT?All parties, including the purchasers, designers, drafters, home owners, builders, contractors, sub-contractors, copy shops and blueprinters may be responsible if a copyright is violated. It does not matter whether an individual knows that a violation is being committed. You’ve heard it before: ignorance of the law is not a valid defense! To avoid legal complications and damages, it is critical that you be certain of the original plan source, and refuse to be a party to any illicit copying or borrowing of designs, derivative works, prints and design features.
8. PLEASE RESPECT HOUSE PLAN GALLERY, INC’S COPYRIGHTS:In the event of any suspected violation of a copyright, or if there is any uncertainty about the plans purchased, the publisher, architect or designer should be contacted before proceeding. If a violation of a home designer’s copyright is suspected, House Plan Gallery, Inc., the designer or architect, and the House Plan Marketing Association should be contacted. Awards are sometimes offered for information about home design copyright infringement.
9. PENALTIES FOR INFRINGEMENT: Penalties for violating a copyright may be very severe. The responsible parties are required to pay the designer or architect’s actual damages (which may be substantial), plus any profits made. The copyright law also allows the designer or architect to recover statutory damages, which may be as high as $100,000. Finally, the infringer may be required to pay the architect or designer’s reasonable legal fees, which often exceed the damages.

What do typical plan sets include? In general, each house plan set includes the follow-ing elements, but the presentation of these elements may vary depending on the size and complexity of the home:
Cover SheetShowing architectural rendering of residence.
Floor Plan(s)In general, each house plan set includes floor plans at 1/4” scale with a door and window schedule. Floor plans are typically drawn with 4” exterior walls. How-ever, details/sections for both 2”x4” and 2”x6” wall framing may also be included as part of the plans.
Foundation Plan and DetailsIn general, each house plan set includes one founda-tion type.

Foundation types offered: (each type may or may not be available for a given design)
Slab Foundation Slab is a type of foundation consisting of a structural concrete slab poured directly on the grade. No acces-sible space exists in slab construction. Slab founda-tions are popular in areas (i.e. the Southern United States) where there is a relatively high water table (i.e. the “water table” refers to the depth in the soil at which you find water). Traditionally, the slab foun-dation is the least expensive foundation type when building on a relatively flat lot.
Crawlspace Foundation Crawlspace is a type of foundation which includes an accessible space with limited headroom, typically between the soil and the bottom of the first floor of a home. Crawlspace construction is predominant in areas where there is heavy clay content in the soil,
where the home owner needs additional under-home storage space, or the homeowner needs access to pipes, wiring, etc. under the floor of the home.
Basement Foundation Basement is a type of foundation which includes an accessible space between the soil and the bottom of the first floor of a home. It usually has more head-room than a Crawlspace. Basement foundation con-struction is predominant in cold climates where the foundation needs to be situated below the frost level.

Roof Drainage PlanIn general, each house plan set may include a roof drainage plan which will show the layout of all roof sections/planes.

Interior Elevations Where applicable, each house plan set includes rel-evant interior elevations, including cabinets, cabinet details, columns and walls with unique conditions.
Specifications Form In general, each house plan set includes a blank, short-form FHA/VA specifications document for your reference.
License to BuildEach set of construction plans include ONE license to build.

Compliance with CodesDepending on where you live, you may need to modify your plans to comply with local building requirements – snow loads, energy codes, seismic zones, etc. House Plan Gallery authorizes the use of our plans express-ly conditioned upon your obligation and agreement to strictly comply with all local building codes, or-dinances, regulations, and requirements – including permits and inspections at the time of construction.
Architectural and Engineering SealsThe increased concern over energy costs and safety has prompted many cities and states to require a lo-cal architect or engineer to review and “seal” a plan prior to construction. There may be a fee for this ser-vice, and this will be the plan owner’s full responsibil-ity. Please contact your local lumber yard, municipal building department, builders associations or local chapter of the American Institute of Building Design (A.I.B.D.) or the American Institute of Architects (A.I.A.) to obtain names of qualified persons in your area.
Minor ChangesIn some cases, minor changes and material substitu-tions can be made by a professional builder without the need for plan revisions. However, if you will be making major changes, we strongly recommend that you order a “Reproducible Set” or “CAD File” plan package and seek the services of a local design pro-fessional.
IMPORTANT NOTE: Due to regional variations, local availability of mate-rials, local codes, methods of installation, and individ-ual preferences, it is impossible to include additional detail on heating, plumbing, and electrical work on your plans. The ductwork, venting, and other details will vary depending on the type of heating and cool-ing system (forced air, hot water, electric, solar) and the type of energy (gas, oil, electricity, solar) that you use. These details and specifications may be obtained from your builder, contractor, and/or local suppliers.

Review Set:A Review Set plan package includes to-scale floor plans and elevations ONlY. This package allows you to get a much better idea of a particular house’s lay-out and size. In addition, this plan package is intend-ed to help you to decide if the home you have chosen will fit into your budget, and to give you a better idea of room size. The Review Set plan package does not include the roof plan, the foundation plan, building sections or details.

Construction Set (5 Set or 8 Set Package):A 5 or 8 set construction plan package includes a full-set of construction drawings, and includes a valid single license to build. It also allows you to get a much better idea of a particular house’s layout and size.
Reproducible Set:A Reproducible Set plan package is similar to the nor-mal construction plan packages, with the additional feature that it is printed on an erasable paper called Mylar, sepia, or vellum. This type of plan package would be preferable for you if you plan to make minor changes to the plans. Once you’ve made your chang-es, you are legally able to make, typically, up to 10 copies of plans to build from.

CAD File Set:A CAD File plan package includes an electronic file version of the house plan with full size, quarter-inch scale copy of all sheets of the design. This particular plan package is best utilized for situations in which you have found a plan that you like but it still re-quires moderate-to-significant modification. With the CAD file option, you have the ability to take the plan to your chosen local design professional (provided that they have computer-based design equipment i.e. AutoCad), discuss your needs/modifications, and the designer can then modify the design much more read-ily than if trying to do so with a paper-based draw-ing.
IMPORTANT NOTE: A CAD File plan pack-age includes a copyright release allowing you to make changes to the plan and to, legally, make copies of this copyrighted plan. It does not, however, provide a license to build the plan more than one time without a “Multi-Use Con-struction License”.

Materials List:The Materials list product provides a listing of the general quantity and quantity of basic materials need-ed to build the primary structure of your home. A materials list is a great value for you and your builder to speed up the bidding and building process, and is very helpful in acquiring a construction estimate. Pricing varies by house plan. Mirror-Reverse Floorplan:A mirror-reversed house plan drawing has been, lit-erally, copied in reverse, resulting in the same image you would see if you held the drawing up to a mir-ror.
Everything, including the text, is backward in relation to the original. These kinds of drawing are typically used to re-orient an original plan more advantageous-ly on a site, either because the homeowner prefers it that way or because of limitations of the site itself.
Right-Reading Reverse Floorplan:A right-reading reversed floorplan is one that is the reverse layout of the plan, BUT all text, symbols, etc. are not reversed, as in the mirror reverse option above. This type of plan option is usually available for plans that have been designed in CAD software.

How many sets of blueprints will I need?

How do I find out if the house I like has been built in my area?
Unfortunately, we do not release this information for privacy reasons.
What does “Living” (i.e. Heated) Square Foot-age include?
It includes all the “finished” heated and cooled area, but does not normally include any unheated areas such as garages, patios, porches, extra storage, or decks.
What if I only need 1 set of plans? Can’t I take them to my local copy shop to make more copies?
No. It is illegal under United States Copyright law. All plans sold through House Plan Gallery are pro-tected by copyrights held by the individual designers. Feel free to review our copyright policy for more spe-cifics on this issue.
Can I return the plans if I change my mind?
Unfortunately, no. Since it is possible to make illegal copies of the plans you received, we do not allow any refunds or exchanges. Please confirm your order be-fore placing it.
Can I change the Foundation type?
In most cases, yes. If what you are looking for is not listed, please contact us to verify the options that are available for each plan. For an additional fee, we may be able to have the plan redrawn with the foundation type that you require. In some cases, however, this is a simple change and can be modified during construction.
I want to build this home on 3 different lots. Can I just purchase extra sets?
No. In addition to buying a set of plans, you are also buying a license or permission to use the designer’s copyrighted material for the construction of one home. In certain cases, we offer discounted fees for multiple use but please call us to verify.

How much do modifications cost? In general, most people who modify a house plan spend between $300 to $1200 for the changes. The cost is directly affected by the complexity of the changes and the amount of labor involved. Your cost may be more or less depending upon the time needed to make your changes. If an exterior wall is moved, then additional changes would be involved because the updates affect additional aspects of the drawings (such as the roof, foundation, exterior views, etc.). If exterior walls are not involved, the cost is normally less.
Will The Home Plans I Order Contain All Of The Information Needed By My Local Building Codes Department?
In most areas of the country, stock house plans will provide everything that you should need to build, but may not necessarily contain everything you need to obtain a building permit.
In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with these type items. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy building codes that also have to be followed.
In some regions, there is a second step you will need to take to ensure your house plans are in compliance with local codes. For example, some areas of North America have very strict engineering requirements. An example of this would be earthquake-prone areas of California. If you are building in some states, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.
Another item to consider is that stock plans do not usually have a professional stamp attached. If your building department requires one, they may accept a stamp from a design professional in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or design profes-sional for review and stamping.
How do copyright laws affect me?
