If your home has just come off the
market and hasn’t sold, don’t be
discouraged . The reason your
home did not sell may have nothing
to do with your home or the market.
In reality, your home may have
been one of the more desirable
properties for sale.
So Why didn’t Your Home Sell?
Last year almost half of the
homes listed for sale never sold at
all, and many sellers found that
there was a tremendous amount a
homeowner needed to be educated
on to sell their home for top dollar
in the shortest time period.
Don’t risk making the wrong
choices and losing both time and
money on your investment. Before
you hire a realtor, know the right
questions to ask to save you time
and money.
Industry experts have prepared a

Representatives from theWashington County Fair Park and WestBend Mutual Insurance Company
offered more details Dec. 8 on plans fora permanent amphitheater stage at thefair park grounds.
A day earlier the Washington CountyBoard approved a $600,000 donationfrom West Bend Mutual Insurance forconstruction of a new amphitheaterstage. The new stage will replace thecurrent stage, which was constructed in1999, and will be 50x100 feet. Theamphitheater will be covered for theentertainers.
The area for reserved seating willhave space for 1,500 while the rest of the hill will still be available for otherseating.
The county board allocated up to$85,000 in county funds for architec-
tural services and preliminary site work. The amphitheater will be named theSilver Lining Amphitheater. Later dur-ing the news conference, CountyAdministrator Joshua Schoemann saidtormwater improvements will beaddressed as part of the new stage.
Plans call for the existing stagebeing removed. Schoemann said thedesigns will be created within the nextseveral weeks, and the county is hoping
to put bids out for theproject in January orFebruary.
During the newsconference, Chris Zwy-gart, vice president andchief risk officer atWest Bend MutualInsurance Company, said the company "ishopeful the SilverLining Amphitheaterwill provide a familyfriendly communityvenue to WashingtonCounty. It will attractmore prominent acts toWashington County FairPark."
He said the compa-ny has experiencedgrowth over the lastcentury and wanted toshare it withWashington County.
Zwygart said the company wasapproached by Fair Park officials aboutthe amphitheater.
"As we got into discussion andunderstood the request and the need,we thought: 'Wow, this is really some-thing we can work with the county andfair park on something that would bereally good for the entire community,"Zwygart said.
Sandy Lang, executive director of the Washington County Fair Park andConference Center, said the existing
stage is 40x60 feet and is not bigenough with the entertainment thathas performed in the past. As a result, temporary wings had to be constructed
for electronic items. She said the fairwill save money from not having tobuild a roof and frame.
"Bands can come in, they can set upand it's just going to be a time savingelement," Lang said.
She said the new stage will have awall in the back and there will be areafor the band to spread out.
Zimmerman Architectural Studioswill design the amphitheater. Zwygartsaid the company has designed otherstages, including several at Summerfest. He said new amphitheater is not a "car-bon copy" of stages at Summerfest butwill have design elements that areincorporated to increase the flexibilityof the stage in the future.
Lang said the new stage can open upopportunities for use outside of the fair. She said over the past five years she hasmet with entities which discussed usingthe current stage for events. However, the cost of temporary items such as acovering made the use of the currentstage cost prohibitive.
"Just the fact it's there and it's per-manent, I just think is so attractive to
other venues coming in, becaumajor expense they wouldn't pay for because it's already theresaid of temporary items s
installing a roof. She said there won't be bat
at the stage area, but that can bin the future.
Schoemann said the countthe Zimmerman firm to desiamphitheater and serve as the representative on the project.
"At the end of the day the gstill belong to the county, but wgood partner in AIS (AgricultuIndustrial Society) here runnifairgrounds," Schoemann said.
Schoemann said county were looking at an amphitheatersite but also something that is nity based, which was a similarexpressed by West Bend Mutual
officials."This isn't Summerfest, but little piece of Summerfest, sexcited about that," Schoemann
When asked, Lang said "twothree" acts are lined up for nexfair but one cannot be announcApril.
Lang admissions that fair adwill remain the same.

The Germantown girls basketballteam changed the pace late in secondhalf against Hamilton Dec. 8, going onan 11-2 run on the way to a 63-58 non-conference win over the Chargers.
Germantown took control in thefirst half, as a basket by Piper Browngave Germantown a 21-12 lead with lessthan eight minutes before halftime. But Hamilton cut in to the lead and a
layup by Taylor Klug tied the score at28-28. Brown finished the scoring forthe first half with two free throws with38 seconds remaining.
Hamilton had the advantage duringthe early part of the second half, as a
free throw by Jordan Fierst gave theChargers a 44-38 lead with 14:13remaining. A three-point basket byFierst two minutes later prompted aGermantown time out. The Warhawksthen cut into the Hamilton lead, as alayup by Kenzie Schmitz made the score50-49 in favor of Hamilton. A three-point basket by Chloe Bingenheimer atthe 6:41 mark was then followed by abasket Megan Ische, who converted alayup at the 6:03 mark after a team-
mate stole the ball on Hamilton's end of the court. Those points were part of an11-2 run that gave Germantown a 61-62lead with 3:01 remaining.
Hamilton cut the lead to 61-57 fol-lowing a free throw by Macy Williamswith 35 seconds remaining, but couldnot get any closer.
Afterward, Germantown Coach MattStuve noted his team had easier gameswithin the previous week.
"It took them awhile to realize youstill want to attack and get after them,"Stuve said. (Hamilton's) guards are asgood as you're going to see athleticallyand skill wise," Stuve said.
Schmitz was theleading scorer forthe game with 20points while Klugscored 17 forHamilton. Stuvenoted that Schmitzand Klug haveplayed against each other during thesummer season.
"Kenzie played a lot of minutes andexpended a lot of energy, but so did
Klug," Stuve said. He add that withKlug, "you're never going to completelykeep her from scoring, but make her geta lot of attempts to get her points, andwe did a pretty good job of that."
Germantown and Hamilton are inthe same postseason sectional bracket, and he noted that last year Hamiltonwas a sixth seed with 15 wins.
"That's the kind of competitionwe're going to have to set ourselves upfor," Stuve added.
Afterward, Hamilton had an 0-1record in the Greater Metro Conferenceand a 4-2 overall mark. Hamilton lost toDivine Savior Holy Angels Dec. 3, 67-56.

The Germantown boys basketball team jumpedout to a 13-point halftime lead on the way to a 91-67 nonconference win over Milwaukee HamiltonDec. 8. Juwan McCloud led Germantown with 26points while Max Keefe added 17 points. KeontaeWhite led Milwaukee Hamilton with 25 points.
On Dec. 5, Germantown topped Kenosha Indian
Trail, 92-56. The teams were tied 10-10 after a threepoint basket by Indian Trail at the 12:34 mark of thefirst half, but a layup by McCloud at the other endof the court started a 15-point run for Germantown. After a basket by Indian Trail's Josh Washburn at the8:03 mark, Germantown scored the next 10 pointsand held a 35-12 lead following a three-point basketby McCloud at the 6:05 mark of the first half.Germantown held a lead above 20 points for theentire second half.
McCloud led Germantown with 23 points whileKeefe added 18 points.
Afterward, Germantown Coach Mark Adams notedthat Germantown had a size advantage inside overIndian Trail.
"Similar to our game last night with Nicolet, that's what helped us become successful on offense, was to be able to get ball inside, and we wanted to
do that tonight," Adams said. "We've told guysthat when that happens, people on the perime-ter get open then too after that. But we've gotto get inside touches first, and we did thattonight."
The game against Indian Trail was the thirdin a week. Adams said the team practiced hardbut the practices weren't as long due to severalupcoming games.
"We were pretty fresh tonight, so that's agood thing," Adams said. The Indian Trail game followed a 88-77
North Shore Conference win over Nicolet theprevious evening. McCloud led Germantownwith 22 points while Keefe and ConnerEdmonds scored 21 points each.
After the first week of the season, Adamssaid time was spent in practice becoming betterdefensively. He noted that the team playedman-to-man defense throughout the IndianTrail game.
"We got stops and had them take shots andlimited them to one shot because we were pret-ty focused on what we were supposed to bedoing. From that standpoint, we improved ondefense. But we still have a long way to go,"Adams said.

In the first year of thefund, $35,000 was raised and the curerates for childhood cancer were 20 per-cent. The fund has now raised $55
million, while cure rates are nowaround 80 percent, McGlocklin said.
Brandtjen explained that she wasasked about proposing such a bill afterMenomonee Falls residents Mattnewand Tricia Verhaalen created the"Childhood Cancer" license plate tobenefit the MACC Fund. The Verhaalenslost their daughter Alison to childhoodcancer.
"Creating this legacy, hope for oth-ers, is a tremendous tribute to theirentire family," Brandtjen said.
The Verhaalens were at the newsconference with their son Tyler.Matthew Verhaalen said their daughterAlison was diagnosed with DIPG inApril 2014, which has no cure. He said
the months after the diagnosisinvolved medical treatment while shewas treated at the MACC Fund Center.Their daughter died approximately ayear ago at age 10.
"She just showed us what it meansto live every day," Tricia Verhaalensaid. "She was a girl of such completestrength, bravery, and courage and wedefinitely feel honored that we got tobe her parents."
He said the proposed license plateis "raising awareness of childhood can-cer and funding for the MACC FundCenter at Children's Hospital of Wisconsin."
Brandtjen said she is hoping tohave the bill approved during the cur-rent legislative section. Strobel addedthere is a requirement a minimum of 1,600 plates have to be sold for moneyto flow to the MACC Fund.
Afterward, Matt Verhaalen said theidea for the license plate came afterthey went to New York City with theirdaughter and heard the idea for the
license plate from a person who organ-ized that trip who said there was asimilar plate in Virginia.
"I decided as a pay it forwardmoment to do a plate here inWisconsin, we did not have one," MattVerhaalen said.
The plate is designed by graphicartist Sandy Ploy and includes a hand-print from Alison Verhaalen. Ploy saidshe had been working on materials tohelp with Alison's memory, and shehad the art for her hand and writing.
"I thought how great would it be tointegrate it into her license plate,"Ploy said.
