Extended tax credits for homeowners and builders alike will provide financial relief to those who have made or are going to make investments in energy efficient residential properties. The American
Taxpayer Relief Act (ATRA) of 2012 (known as the Fiscal Cliff Bill), which was passed on January 1, 2013, has added two years to old tax incentives. Builders and homeowners who invest in new energy efficient homes and homeowners who invest in energy efficient retrofits for their existing homes can receive tax credits up to $2,000 for projects completed up until the end of 2013.
What’s even more exciting is that these tax credits can be used retroactively. These energy efficient home tax incentives had expired at the end of 2011. However, if builders or owners invested in energy efficient new homes and improvements to existing homes before the extension, they can now receive tax credits for projects completed anytime in 2012 or 2013.
Homeowner Tax Credits for Existing HomesThe homeowner incentives under this program (Section 25C) include tax credits for the purchase and installation of highly efficient appliances for heating, cooling, and water heating as well as improvements to the envelope of existing homes. Homeowners receive a credit of up to 10% (up to a limit) for the costs of these improvements provided they meet the appropriate criteria for each program.
Home envelope retrofits: Improvement options include increased insulation that meets 2009 IECC specifications to walls, ceilings, or other building envelope sections; replacement of windows, skylights, and exterior doors that meet ENERGY STAR® guidelines; adding window films (certified as meeting a “qualifying insulation system”); sealing building shell and duct cracks to 2009 IECC standards; and installing a pigmented metal roof or an asphalt roof with cooling granules that meets ENERGY STAR® requirements. All improvements must be “placed in service” in 2012 or 2013 to be eligible. The cap for this credit is $200 to $500 depending on the types of projects completed.
