Design Brief

Design Brief Project Objectives and Requirements:
For this project we have to take the existing Howard Gardens Campus and redevelop it into a
four star hotel and business conference centre. The main six storey block must be kept and the
South Block (and the hallway between the two) can be kept if the architect wants but it is not
mandatory. The rest of the site can be demolished and changed to what to client wants.
Client Priorities:
I have provided a list of requirements that should ideally be followed to accommodate to the
buildings needs, these include:
Hotel Facilities:
Rooms to accommodate business people there for conferences (and their families).
Gym and swimming pool facilities.
Reception and waiting area/lounge.
Conference Facilities:
Main conference room in a ‘theatre’ layout to seat 300 delegates. Appropriate ‘break-out’
space should be included. This space should also open out to private external space.
A lecture theatre to seat 150
A range of conference/meeting rooms to accommodate between 10 people and up to 100
people. It is envisaged there will be a number of events/meetings taking place at the ven-
ue at the same time but you should also consider flexibility in the use of spaces so they
can adapt for different functions.
Flexible exhibition space adjacent to the conference/meeting rooms.
Dining Facilities :
A formal restaurant with table service.
A lounge bar with an all day bar menu.
Car park :
Should have adequate spacing for the staff and the guests of the hotel.

Site Analysis

Site Location The access to the site is very convenient. There are many ways to get to the building, either
through walking, getting the bus or train. The site is only a 5 minute walk to Queens street
where there are many shops and restaurants. Cardiff Central train station is a 20 minute walk
away from the site. Cardiff Central Bus Station is only a 20 minute walk away from the campus
and a number of other buses stop by the site that go to different locations across Cardiff. The
buses that go to the site are 28,38,45,49 and 58.
The 28 goes from Thornhill to the City Centre

The 45 goes from Rumney to the City Centre
The 49 goes from Llanrumney to the City Centre
The 58 goes from Pontprennau to the City Centre

Surrounding Buildings The surrounding buildings consist of many different types of buildings. The Tredegarville CW
Primary School is just North of the site. The are two hotels near the site that could cause com-
petition for our hotel. These are the Mercure Cardiff Holland House Hotel and Spa to the North
-west and the Splotlands Hotel to the West. Other buildings near by are The New Addie (to the
South) and A Shot in The Dark (to the North), both of these are bars. The Cardiff royal Infirmary
is just to the North-east of the hotel. To the South of the site is the Cardiff Magistrates Courts,
Cardiff Central Fir Station and Cardiff Prison.

Sun & Wind Diagram Sun Diagram
The Sun Diagram shown below shows what areas of the building the sun effects. The sun rises
in the East and sets in the West. The South face of the building gets the most sun . It might be
ideal to provide bigger windows on the South side of the building to provide more artificial
light and heat into the building.

This shows the prevailing winds that will hit the building throughout the year. It shows that
wind mainly comes from The North East direction and hits the building in a South Westerly di-
rection.

Shadow Diagram

This images show the shadows that will be cast by the hotel as well as the surrounding build-
ings in the area. This is helpful because it gives and indication of what parts of the building will
get the most sunlight during the day as well as showing what parts of the building will be cast
in shadow.

From the images we can see that the area North of the main hotel building (Red) will be cov-
ered in shadow which will decrease any chance of natural light getting to this area. This means
that if I want the build smaller buildings (like the conference centre then the ideal place to
build them would be to the South of the building so that they can get more sunlight during the
day.

Condition Survey

Condition Survey Overall Impression:
I will be looking at the Main Block for the condition survey because this is the only part of the
building I will be keeping. My overall impression of the Main Block is that it is quite bad condi-
tion and that the best option would most likely to strip the building down to just the columns
and floors. The roof will be removed because it leaks and in bad condition. For this condition
survey I will be looking at the floor, roof and walls of most of the building to give my impression
of the existing building.

The Main gallery on the Ground Floor is rela-
tively clean. The walls are in good condition
and the roof is also in good condition. The
roof and its framework is exposed and some
of the lights aren’t installed fully. The floor
has numerous chips taken out of it and is vis-
ibly damaged. The windows will need replac-
ing as they are only single glazing.

Condition Survey Stairs:
The condition of the stairs are quite bad. There are numerous chips and markings
on the floor. The Walls are quite dirty and marked/scraped. The roof is in bad con-
dition and prone to leaking.

There are many exposed pipes along the stairwell and on every landing. The height
of the steps also change depending on what floor your on which can cause serious
harm if there is a fire. There is a ladder on the top of the stairs that goes to no-
where that hasn’t been removed

Condition Survey 1st to 5th Floor
All the floors apart from the ground floor are al generally the same and because of this I am do-
ing their condition survey on one survey. The floors are in bad condition, there are a load
of chips and scratches on them. The walls are in bad condition with the paint wearing off most
of the walls.
The roofs are generally exposed so that you can see what they’re made of. There are a lot of
exposed pipes that can be seen around the rooms. These are usually pipes for heating but
there are also huge pipes for ventilation that are exposed.

For the precedent study I'm going to go through existing buildings, features and materials that
have influenced my finished design of the building. These buildings will have either influenced
the design, sustainable technologies or the materials that will be used in my building.
Exterior Designs:
For the conference centre I want to give the building a lot of access to natural light since the
building will have a lot of sun light on it. To achieve this I want to give the building a lot of glass
to the exterior as shown in the examples below. I also want to give the exterior a stone finish
which I think will make it compliment the hotel and give a more natural feel.

For the hotel I want a very plain white exterior the has a nice looks to it. I want the conference
to be the stand out building from the exterior so that it will help businesses to pick it over other
competitors.

The G Hotel is a 4 star hotel in Penang, Malaysia is where I will be getting my hotel interior de-
sign from. As you can see from the photos below the building has a very warm and bright feel
to it.
This hotel also has great room designs and looks, the hotel provides a bar, resaurant , large
lounge and big spacious rooms. I want to have all these things in my final design to help it
achieve its four star status.

Conclusion For my project I will be picking my 1st proposed design. The reason I picked this is because the
conference centre and gym are on the south side of the building. This provides natural light in
to these buildings. The conference centre can only be accessed by going through the hotel
which will help the conference centre more organised and stop people wandering in. All mate-
rials will be further investigated to find the most efficient and cost effective materials
