2009 BUILDING SERVICES AWARDSCONTENTS
Events have moved on since last years
Building Services Awards. This year the
talk is is of economic recession and
business survival.
Yet, for all these concerns the industry
has much to celebrate. These awards are
about highlighting spectacular feats of
design, construction and engineering,
not to mention the highest standards ofsustainability, best practice and business
acumen. All of which are more vital now
than they have ever been and are were
pleased to say in great evidence. And
thats not only the opinion of our judges;
its what clients told us in the
testimonies supporting entries.
There is no room for complacency, of
course, which is why the judges were
looking at both business expertise and
each entrants emphasis on R&D and
training. We hope these awards are acatalyst for change. Thank you to all
those firms that entered this year.

In achieving the highest BREEAM rating in the UK in 2008
(80.72%), Lion House, Alnwick is proof that government can
embrace sustainability in its building stock. The building uses
photovoltaic panels integrating them into the design as brise
soleil; its biomass boiler uses locally produced woodchips; while,
wind turbines contribute around 63,000 kWh to the buildings
annual electricity requirements.
The judges said: With the UKs highest BREEAM rating and anA+ Energy Performance Certificate, Lion House is one of the few
government buildings that can lay claim to being sustainable.
This joint entry shows how an integrated team can make
effective use of natural light and ventilation on a building whose
energy requirements are met almost entirely by renewable
technologies.

OF THE YEARPROJECT
AECOMCentral to the design of the extension to
the University of Nottinghams Jubilee
campus were the use of high
performance faades and a geothermal
heating/cooling system, submerged in a
man made lake.
AECOM designed the building
services, fire engineering, acoustics,
security and lighting for the three
buildings that now have CO2 emissions
of less than 50% of the Part L 2006
notional building.
ArupJessop West in Sheffield demonstrates
how to achieve a naturally ventilatedbuilding in noisy surroundings. The
buildings west faade is the first
example of a double skin acoustic
faade in the UK.
Passive design produced a building
with CO2 emissions of 60% less than a
conventional air conditioned building.
BDPLiverpool One includes 36 buildings so a
well planned lighting strategy was
essential to unite the development.
BDPs approach centred on the
phototropic effect: people are drawn to
light, so the lighting design illuminates
routes and spaces while various colours
and lux levels create different moods.
Buro HappoldCarrochan is the central headquarters
for the Loch Lomond and the Trossachs
National Park. The building embraces
passive environmental design. Glazing is
concentrated on the north elevation,
while a central street has an openingroof light to increase light ingress and
aid ventilation. Carbon emissions are
reduced to 7 kgCO2/m2/yr.
Hoare LeaBuilt for the University of Warwicks
Manufacturing Group, the 13 million
Digital Laboratory uses an underground
air intake labyrinth to cool the ground
floor areas, while the building draws its
other cooling and heating requirements
from the campus-wide systems.
Hoare LeaThe Health, Exercise and Biological
Sciences Building at Loughborough
University had to keep energy use to a
minimum, while ensuring occupant
comfort in classrooms and sports halls.
A semi-transparent composite wall
increases natural light penetration.
Hulley & Kirkwood Consulting
EngineersPenryn College is Cornwalls first BSF
project. Classrooms in the building
branch off a central top-lit street. They
have manual and automatic windows,
plus roof-mounted vents, while larger
spaces are ventilated by roof-mounted
wind catchers.

New Street Square, a 100,000m2 office development and
public square in the heart of London, is an example of how
collaborative working can produce sustainable solutions. The
project includes four buildings of up to 19 storeys high. Clever
use of passive measures including high performance facades
and thermal mass cooling, plus active technologies such as
mixed mode ventilation and chilled ceilings to create a group
of buildings that together have achieved a BREEAM Excellent
rating with annual emissions of just 30-35 kg/CO2/m2.
The judges said: This joint entry not only shows excellent
environmental criteria on a design and build scheme but
equally importantly demonstrates how teamwork can produce
a quality design, to budget and a challenging timescale.

OF THE YEARMAJOR PROJECT
BDPCrowned by a giant glazed dome,
Belfasts Victoria Square is a retail-led
mixed-use city-centre regeneration
project that includes retail space, a
cinema, food court and 106 apartments.
Covered streets reduce the schemes
carbon footprint; they open at their ends
to provide good ventilation. The
electrical infrastructure allows the
developer to bulk-buy electrcity for the
development and to sell it on to the
tenants at a competitive rate.
Bovis Lend LeaseThe Bexley Wing, St James Institute of
Oncology, Leeds was completed in just38 months, on time and to budget. It
has a range of low carbon design
solutions including using waste steam
for cooling, which alone has resulted in
30% lower energy demand and reduced
the running costs by 150,000 per year.
Bovis Lend Lease worked with Rotary
Yorkshire as building services contractor.
The project team overcame significant
barriers including getting the absorption
chillers and chilled beams to balance
across the massive installation.
Hoare LeaBristols Cabot Circus is one of the
largest retail-led city-centre
regeneration projects in the UK. It
includes 93,000 m2 of shopping and
leisure and over 300 residential units.
Hoare Lea encountered many challenges
including instigating the largest trench
share contract in the country. Twelve
service providers agreed to share a
common duct on the site, in whichinfrastructure relocation works alone
topped 30 million.
Rotary North WestManchester Joint Hospitals is the
largest hospital under construction in
Europe. The sheer scale of the project -
a 140,000 m2 multi-department hospital
built in 18 phases has made it a
considerable challenge for all parties
involved. The value of the mechanical
services is 65 million and Rotary North
Wests work included building services
to the rehabilitation block and
mechanical services for the enabling
works, energy centre, facilities
management centre and main hospital.
WSP GroupLiverpool One is a 1 billion shopping
centre development, in which WSP was
appointed to undertake the master plan,
infrastructure, underground car park
ventilation, ICT systems, microclimateand sustainability planning. The project
incorporates existing buildings and adds
new facilities to create 150,000 m2 of
shops for the scheme. The project
includes an 1875 space underground car
park, which features one of the largest
ventilation systems in Europe.

The office is either too hot or too cold for someones liking
but how do you rectify it? The answer allow the radiant
temperature to rise by a couple of degrees but give occupants
control of their local environment. Cundall and UCIs Task Air
is a desk controlled conditioned air supply that is delivered
direct via existing cable voids in the workstation partition. The
system can be connected to existing ceiling duct networks or
a separate 100% tempered outside air supply.
Nine fit outs have been completed in Australia, in new and
existing buildings. The judges of this category were pleased to
see the concept being put into practice. They said: It will be
interesting to see if giving staff a level of control over their
working environment might increase their productivity.

Buro HappoldStockport Academy, a secondary school
and sixth form college sits under the
flight path of Manchester Airport; as
such it was essential to design an
acoustically sealed building. This meant
that conventional natural ventilation and
cooling was out of the question and so
Buro Happold has used a 360 kW
ground source heat pump system.
Compared to conventional gas-fired
heating/electric chillers, savings are
predicted at 20,000, with annual
carbon dioxide savings of 67,000 kg.
E-Stack
Over the past year, E-Stack hasdeveloped a low energy classroom
ventilation design, which exploits heat
recycling in atria in order to minimise
energy consumption. The concept was
inspired by a 14-classroom block at Port
Regis School, designed by Philip Proctor
Associates. It involves natural upflow
displacement ventilation in the summer.
In winter there is mixed ventilation
through the top of the atrium and
exchange ventilation between the
classrooms and atrium.
King Shaw AssociatesKing Shaw Associates has developed a
master plan for conservation and
improvement at the 20 million Tank
Museum refurbishment project in
Dorset. In the new display hall, King
Shaw has devised an environmental
strategy specifically aimed at preventing
condensation and subsequent
oxidisation of metal surfaces to stop
the tanks going rusty.
Max FordhamMax Fordham has designed one of the
countrys lowest energy leisure centres
by minimising the energy requirements
for all aspects of the environmental
design. The result is Freemans Quay,
with a CO2 footprint some 30% lower
than current good practice and 60%
lower than conventional leisure centres.
The buildings water, gas and power
consumption are being continually
monitored to ensure smooth and
economic running into the future.
McBains CooperMcBains Cooper has designed a new
concept B&Q store to meet the
BREEAM Excellent rating. The mixed use
development includes a raft of
environmental measures such as the
UKs largest building mounted wind
turbine, a green roof, geothermal heat
pumps, PVs and north lights in the roof. The development will achieve a 50%
reduction in CO2 emissions compared to
conventional stores.

A decade ago, when Bristols Cabot Circus scheme was
conceived, the client wanted a state-of-the-art fully
integrated network infrastructure. Hoare Lea brought together
20 disparate electronic systems including CCTV, billing, energy
metering and fault reporting to create a converged network
infrastructure (CNI). Key to the successful design was
developing a scheme that was cost comparable to traditional
disparate systems.
The common network IP infrastructure is a true
integration of building automation and information
technology systems and signifies a step change in the
evolution of intelligent buildings in the retail sector, says Neil
Pennell, head of sustainability and engineering at developer
Land Securities.

Norman Disney & YoungNorman Disney & Young has developed
a building information modellingpackage called NDY Cube, which
delivers an advanced 3D model and is
integrated into the design process to
reduce the time and cost involved in
delivering high quality product
documentation. The software can merge
multiple CAD sources including Revit,
ArchiCAD and MEP into a single model
and incorporates clash detection, task
allocation and scheduling.
Wolseley Pipe Centre ModularEngineeringWolseleys Pipe Centre Modular
Engineering division has developed 3D
modular engineering software. It is a
platform for the design and offsite
manufacture of modularised building
services solutions. The process is said to
achieve an 80% reduction in
conventional CAD time.
The product reduces waste and the
impact of building services on the
environment by removing inefficienciesin the drawing, manufacturing and
tendering processes; it improves site
efficiencies and, through the use of
modules, reduces waste to zero.

Project Zebra (Zero Emissions Building Renewing Alnwick) is
the project to replace Defras office in Northumbria with a
new ultra-low emissions building known as Lion House. The
building is simple in plan and straightforward operationally. It
uses green technologies including PVs and wind turbines and
has achieved the highest BREEAM rating in 2008 80.72%.
The judges said: Although this project isnt rocket science,
Haden Young and AECOM have managed to get all the little
touches right. They have done all of the obvious things but
done them so well. They never lost sight of what they wanted
to achieve. All their processes and ideas are straightforward
and could be seen as a benchmark for other companies in the
industry.

OF THE YEARENVIRONMENTAL INITIATIVE
Highly commendedArupArups decode project (Determining
Carbon Opportunities in the Non-
Domestic Market) was spawned by the
Carbon Trust asking Arup how to reach
the goal of a low carbon non-domestic
building stock by 2050. The engineer
has developed a tool that takes a long-
term vision of buildings, enabling users
to define different scenarios and
describes costs and carbon impacts.
Arup AssociatesCiti Data Centre in Frankfurt is set to
bring about dramatic changes in the
way data centres are designed in thefuture. It is the first data centre in
Germany to be LEED accredited and the
first in the world to achieve LEED
Platinum. The design uses only 30% of
the power required for a conventional
data centre and only 40% of the heating
energy.
Buro HappoldElmswell Affordable Housing in Suffolk
has been designed to meet a strategy of
saving 30,000 kg of CO2 per year, 60%
compared to a Building Regulations
compliant development. Buro Happold
has included woodpellet fired biomass
heating, whole house ventilation with
heat recovery and rainwater harvesting
systems. Monitoring will give insight
into the design choices.
Max FordhamLeisure centres with pools are energy
guzzlers so Max Fordham reduced the
demand at Watford Central Leisure
Centre through a variety of passivemeasures, then provided energy through
low/zero carbon sources. Solar thermal
collectors are used, pool water is used
as a thermal buffer and a heat pump
has been bored into a chalk aquifer. The
building is expected to outperform
Building Regulations by at least 35%.
Transport for LondonTfL Group Property and Facilities is
responsible for managing the operation
of 50 buildings throughout London. It
has been reducing energy use and
carbon emissions over the last three
years by instigating behavioural change
campaigns, which it estimates account
for 25% of potential savings. This
initiative includes developing a network
of environmental champions who roll
out campaigns across the portfolio.
Waterman Group
Workplace6 is the first Six Star Green
Star rated project in New South Wales.
It utilises its harbourside location andinnovative techniques such as sewer

Laura leads the Manchester lighting studio of BDP. She began
her career as an assistant lighting designer in 2002 after
graduating with a first class honours degree in fine art. I
became fascinated by light as an artistic medium in relation
to the built environment and left university wanting to be a
lighting designer, she says. Laura has gone on to become the
youngest associate in BDP and in 2008, aged 29, she was
promoted to lighting director. She won the Inspire Award for
Women in Architecture in 2007.
In a particularly close-fought category, Laura impressed the

Last year saw J S Wright successfully complete its 1.2
million contract to fit out the Watford Woodside leisure
centre, following on from a similar contract at the Next
Generation Club in Leicester. However, the economic
downturn has spurred the company to target growth areas
including student accommodation and care homes. Its order
book has since been boosted by the Aston Student Village
contract, worth 4.5 million and a 10 million London hotel
project. Currently employing 90 operatives and in-house staff,
the company is also seeking new trainees and it holds regular
team building days for technical and craft apprentices. One of
J S Wrights apprentices won the West Midlands Plumbing

Airedale Mechanical &ElectricalNow in its 25th year, Airedale has
posted a five-fold increase in profits in
2008, on a turnover that has risen by
14.5%. This is partly due to a change of
business strategy that has seen the
company market itself highly
successfully for publically funded
projects.
A 4.2 million services contract for
the Bridlington Spa Refurbishment was
reward for previous good work with
Wates Construction and East Riding of
Yorkshire Council.
Cavendish EngineersAlthough smaller in size than some of
its rivals for this award, Cavendish
Engineers has a big reputation within
the maintenance and improvement
sector for listed government building
stock. The value of its UK projects has
risen by 20% in the last year, partly due
to the company regaining the
maintenance and projects contract for
Nine Millbank for a further seven years.
Grainger Electrical ServicesFormed in 2004 to service the
commercial, industrial and residential
sectors, Grainger Electrical Services has
increased its turnover by 47% in the last
year and profits have risen by 71%.
However, a large proportion of profits
have been ploughed back into the
business over the last four years to
ensure a sound financial base for the
future: the companys investment in
R&D went up by 200% in 2008.
Rotary North WestRotary posted an increase of 84% in
profits for 2008, partly due to the
largest project it has ever worked on,
Manchester Joint Hospitals, where the
mechanical services package is valued
at 65 million. Operations director on
the Manchester project, Graham Hiley of
Bovis Lend Lease, says: Throughout a
difficult and demanding project Rotary
North West have conducted themselves

to deliver in this environment to this

The Dodd Group has posted good figures for 2008 an 18%
increase in turnover, a 24% rise in profit and a 20% rise in
value of projects built.
However, it is its dedication to the greener future that make
it a winner. The firm has achieved accreditation on the
Microgeneration Certification Scheme for heat pumps, solar
thermal and solar photovoltaic installations; it has created DG
EcoGen, a new division that focuses on the design,
specification, installation and maintenance of sustainable
solutions; and, it ensures that 90-100% of on-site waste is
recycled. The judges said: This privately owned business has
taken sustainability to heart and instigated initiatives that

Since 2003, Cundall has evolved from a mid-sized practice
with three UK offices into a worldwide organisation with 15
offices in eight countries. The practice now operates as far
afield as Australia, Hong Kong and the UAE.
This international growth, 300% in the last two years, has
enabled Cundall to become actively involved with established
and emerging Green Building Councils in each of its
geographical markets. It has recently become a founding
member of the Romanian Green Building Council.
The judges said: Cundall has shown an impressive rate of

Highly commendedPHA ConsultPHA Consult is a young company that
has grown from three to 40 employees
since its formation in September 2005.
Between 2007 and 2008 fees increased
by 165% to 3.7 million. The practice
now has projects in 16 countries: two
highlights are the Masdar Institute of
Science and Technology in Abu Dhabi
and the terminal hangar for Virgin
Galactics Spaceport in New Mexico.
ArupArup now has over 10,000 employees
working in 37 countries. In the last year
new bases were opened in Guangzhou,Wuhan, Mumbai, St Petersburg, Rome,
Abu Dhabi and New Jersey. Projects of
particular note include the Beijing
Olympics; the LEED Platinum rated
California Academy of Sciences; and Citi
Data Centre, Frankfurt Citis largest
data centre outside of the US.
BDPBDPs international work has increased
by over 250% in the last year. This
phenomenal growth includes such
challenging projects as university
complexes in Libya, where innovative
design has to tackle extremely high
external temperatures and the Ghibli
sandstorms. While, in Prague, BDP is
working with local partners to develop a
sustainable master plan for a 27 hectare
disused railway depot.
Buro Happold
The Curtis R Priem Experimental Media
and Performing Arts Center in Troy, New
York, is the worlds largest scientificresearch, technology and performing
arts space. Buro Happold provided
performance spaces engineered to the
RC15 acoustic standard. The completed
building performs 17% better than the
ASHRAE energy code and is expected to
gain a LEED Silver certification.
Halcrow YollesVillaggio Vista, in Accra, Ghana is three

Halcrow Yolles has designed the
building services to provide highly
efficient buildings that will become a
front runner in green building
technology and carbon savings in
Ghana, where there are currently no
incentives to build sustainably.
Red Engineering Design
The Middle East has been a profitable
hunting ground for Red since 2007. High
profile projects currently in progressinclude the six star Marina Hotel at the
new Abu Dhabi F1 race track, Torch

The judges extolled the virtues of Beattie Flanigan, saying:
An outstanding business performance was the highlight of a
great entry. This firm is determined to succeed; it understands
its market and its clients and is clearly focused on delivering
great projects. High praise, which is backed up by figures
showing a 91% increase in global turnover, coupled with a
rise of 75% in profits. The Northern Ireland-based consultant
has recently started a 40 million healthcare PRP framework,
while its work at Craigavon Hospital in Portadown has been
rated as excellent by the Health Estates Agency.
The firms commitment to its staff is also recognised: it was
the first m&e firm in Northern Island to obtain Investors in
People recognition. Beattie Flanigan was reassessed in 2008
and is now held as the exemplar standard.

CBG ConsultantsA 21% increase in the number of staff at
CBG Consultants is indicative of the

rise in its investment in training. The
firm also ranked as one of Building
magazines good employers too. Based
in Oxford since the mid 1990s, CBG
opened a London office last year.
I found CBG approachable, flexible
and consistently enthusiastic, said
Michael Bonnick of Cherwell District
council. They made my job easier,
which was very welcome indeed.
King Shaw Associates
While UK turnover was up by only 2%,King Shaws investment in R&D went up
by 150%, illustrating the firms
commitment to providing novel and new
operational concepts. Its engineers have
been trained as low carbon consultants
and energy assessors during the year.
Projects included overhauling the
services at the Royal Albert Hall,
completing the design for an eco-office
for the United Nations in Montenegro
and the start of construction on a King
Shaw designed sustainable hq for relief
agency Cafod.
Long & PartnersThe value of UK projects built by Long
& Partners has risen by 71% and its UK
profits are up by 75%. This buoyant
account of work in 2008 bodes well for
the 12 year-old consultancy that has
recently expanded to provide
commissioning management and
sustainability services. Projects recently
completed include the officedevelopment Dashwood House in the
City of London and Park House, a mixed
use scheme in Oxford Street, London.
RHB PartnershipI would have no hesitation in
recommending RHB Partnership. They
have a very good work ethic, attention
to detail and understanding of what a
client requires, says Liam Presley of
Hampshire County Council, client on the
recently completed Wellstead Primary
School. The practice is currently
involved on a number of sustainable
engineering projects with on-site
renewable energy.
Semple & McKillopIn 2008 Semple & McKillop established
a leadership and strategic management

surprisingly, Arup featured in The Sunday Times 100 Best

indicative of BDPs commitment to
