Remodeling a basement is a popular home improvement project. A finished basement makes the space more func-tional and, when done correctly, can add a considerable amount of living space to a home.
Finishing a basement pays dividends in additional space in a home that doesn’t require the same level of investment as putting an addition on the house. Also, the groundwork for a finished room is already there, as most basements are already set up with a poured concrete floor and some walls. Some electrical components, plumbing and the crea-ture comforts of drywall and a more inviting floor might be all that’s neces-sary to finish a basement. The process can be labor-intensive, and many people prefer to leave it to a profes-sional contractor. Whatever finishing method is chosen, homeowners should follow the proper procedures when doing the work.
DO start with a detailed plan. Measure out the basement and mark any items that cannot be moved, such as a furnace, water heater or pipes. Create a design board that showcases the materials you plan to use on the project. Think about ways you plan to arrange furniture and consider all of the possible uses for the room. Will it be a home theater? Will someone be sleeping down there? Each scenario will require certain amenities and safety requirements.
DOn’t plan to finish the entire basement. Doing so will leave you without a storage or utility area where you house holiday decorations, tools, luggage and similar items.
DO get the scoop on building codes. Knowing what the municipality allows in basement remodeling will help you
to customize a plan that is functional, safe and legal. No one wants to be slapped with fines for failing to follow the rules. Plus, failure to meet build-ing codes could mean the work that has been done must be torn out and redone. It pays to follow the chain of command and secure permits while having all work inspected.
DOn’t overlook adequate lighting in your refinishing plan. A basement is likely one area of the house that has limited natural light pouring in. With traditionally small windows, or no windows at all, a basement needs ample lighting in its design scheme. This may include a combination of overhead and task lighting. Ample lighting will help the room feel like part of the house and not just a forgot-ten storage area.
DO take into consideration mois-ture issues in the basement. Many basements are plagued by moisture issues ranging from water seepage to condensation forming on walls. These situations may vary depending on the weather throughout the year. Certain materials may need to be used
to mitigate water issues before finish-ing can take place. The installation of water-barrier systems, drainage, sump pumps, or encapsulation products could drive up the cost of a basement renovation. It is essential to have a professional assess the basement water issues prior to starting any finishing work.
DOn’t simply cover up potential hazards, such as mold or mildew. Have them treated instead. Otherwise, you could have a breeding ground behind drywall that could lead to unsafe con-ditions in the home.
DO have a radon test. Radon is a hid-den killer that can cause lung cancer. Because it occurs naturally in the soil and water surrounding a home and is impossible to detect without a special-ized test, many people are unaware of the presence of radon until it is too late. Radon may be more concentrated in the basement, where the foundation is touching the soil. Therefore, rule out radon before considering renovation of a basement area.
DOn’t limit furniture choices to
one type. You may need to be flexible in your furniture choices, even select-ing modular pieces, like sectionals, because entryways to basements may have small doorways or obstructions that make adding furniture more chal-lenging.
DO keep the possibility of flooding in the back of your head. Homes that are near waterways or at low elevation may be at risk of flooding. Basements are especially susceptible to flood damage. Therefore, think about the practical-ity of finishing a basement if you are prone to flooding. If you decide to move ahead, take certain precaution-ary measures, such as keeping electrical wiring up higher and using a more water-resistant flooring material, like tile or vinyl. House important electron-ics and items on shelves so they are not at ground-level.
Finishing a basement is a job that can add a lot of usable space to a home. Go about the project in the right way to keep within budget and have a room that is safe and functional.

Building a home is a unique opportu-nity for the homeowner. It allows you to choose the specific floorplan that works best for you and your family. It allows you to add your personal touch to everything from the countertops to the flooring to the faucets. It allows you to dream. That is why having a good relationship with your builder is vital to an enjoyable and successful home building experience.
A well-known architect by the name of Robert A.M. Stern once said, “The dialogue between client and architect is about as intimate as any conversa-tion you can have, because when you’re talking about building a house, you’re talking about dreams.” In order to have these intimate discussions with your builder (the architect of your home), you need to be able to trust them.
While face-to-face meet-ings to get to know your builder before you sign a contract are very important, you also need to check with others who have worked with that builder in the past to find out what they are like to work with. Most builders are more than willing to share references with potential customers.
While making sure you’re working with a reputable builder is top priority, you also need to decide if they are the right style match for you. If your dream is a sleek, modern masterpiece, you don’t want to be working with a builder who specializes in the rustic and more tradi-tional style for example. Many builders do work with designs and customers across the style spectrum, however. So, if you find a builder you love who might not be your perfect style match, ask them if they’ve ever done or would
like to do a home in the style you are envisioning.
Not only should your style sense mesh, but also your personalities. You should be comfortable enough with the builder to be able to ask questions and possibly raise concerns through the process. Even if your builder seems a perfect match for you on paper, if your personalities do not work well together, you are bound to have a frustrating
building experience.
Finally, make sure to read and agree on all the terms in the contract, especially any possible warranty clauses. While warranties are not required by law, many builders do offer them.
Building a home just for you is a unique and wonderful experience, and the right builder can help you see your dreams become reality.

Home repairs are inevitable. For the homeowner who also happens to be handy with a hammer, the occasional home repair is nothing to fear and something that many even enjoy. But there are many homeowners who aren’t so adept at home repairs, and such men and women typically rely on trained professionals when something goes awry around the house. For those homeowners who either don’t have the time or the ability to fix issues that arise around the house, the following is a breakdown of three of the most commonly called on home service providers.
Electrician: An electrician specializes in addressing a building’s or home’s electrical wiring issues, sta-tionary machines and the equipment related to those machines. Electricians can fix existing issues, but many also can design and install new electrical components and systems. The dangers of working with electrical systems are many, so electricians typically must be certified and licensed before they can practice their trade. Such danger is one reason why even those who are adept at fixing problems around the house might want to hire an electrician should an electrical issue arise.
Plumber: A plumber is a profes-sional whose area of expertise is in installing and maintaining systems for
drinking water, drainage and sewage. Though not all jurisdictions require a plumber be licensed before he or she can practice, many do, and it can take years of training and experience to master the skill of plumbing. Many people call a plumber when a toilet or sink backs up, but plumbers must have far more extensive skills as well. Plumbers must be skilled in a number of areas, including having an abil-ity to read and understand a home’s blueprints, detect faults in a plumb-ing system and be aware of any legal requirements to ensure a home is safe.
landscaper: Homeowners have increasingly looked to professional landscapers to maintain their home’s exterior and subsequently ensure their property value remains high. A typical landscaper offers his client an array of services, from cutting the grass to raking leaves to more complicated tasks that gravitate toward landscape architecture. A home’s curb appeal has been shown to vastly improve a prospective buyer’s impression of the house, and as a result many homeown-ers rely on a landscaper to take care of their property. Many landscapers have an extensive knowledge of the science involved in tending to a lawn and how to help it weather the seasons without losing its appeal.

What homeowner has not found that they have many more belongings than they have storage space?
In some homes, particularly in older homes, closet space and other areas to store items may be lacking. Apartment dwellers often find they’re lacking in storage space as well. But savvy homeowners can find both permanent and temporary solutions to their home storage problems.
One of the easiest ways to create stor-age space is to simply remove some belongings from the residence. Go through closets around the house and pick through the attic and/or garage to see if there are any items that can be discarded or donated. Anything broken should be discarded, while those things that still have use can be donated or sold.
The next step is to maximize the space of your existing closets. Many closets are equipped with just a shelf and a clothing rack, greatly limiting the storage potential. Investing in a closet organization system is one way to transform a poorly utilized space. These systems can be purchased, often inexpensively, from a home improve-ment center. Compiled of modular racks and shelving, the positioning can be customized depending on the size of the closet. Oftentimes, the addition of shelving or another rack for hanging clothes can solve some storage issues. These closet systems also are ideal for renters because they can be installed with minimal damage and be removed when a lease expires.
Homeowners may have to think verti-cally to solve storage solutions. Wall space may be abundant in a home where closets are not. Therefore, shelv-ing and cabinets can be places to keep items neatly off the floor. A series of
shelves can be installed next to a wash-ing machine to keep laundry supplies organized. In children’s rooms, build bookcases the height of the room so children can store frequently used reading material and toys on the lower levels, and adults can put collectibles and mementos near the top. Hang hooks to hold hats and robes. When-ever possible, look to store items on the walls where they will keep clutter off the floor.
Storage can even be created in the bathroom, where the space over the toilet can be used to hang a cabinet to
store hand towels and other toiletries if the space under the sink has already been claimed.
Many apartment dwellers recognize the advantage of having items that serve double-duty in their living spaces. For example, a convertible sofa can be used for sitting and then turn into a bed for overnight guests. Ottomans that have a storage compartment can house anything from throw blankets to magazines. An armoire may house the television but also have a pull-out shelf that can hold a laptop computer.
In the kitchen, move food items out
of cabinetry and into a “pantry” you create elsewhere in the house, such as a laundry room or garage. This frees up more room for pots and pans. Cabi-nets that have pull-out shelving help maximize tight recesses of cabinets and keep things organized and in sight. For those with limited cabinets, pots and pans can be hung from a pot rack suspended in the kitchen.
Even when there is a small amount of storage space, individuals can find clever ways to neatly store items.

Cleaning and maintaining carpeted floors
Much like paint, car-peting can quickly transform the look of a room. Carpeting can be a durable flooring material, but it will need up-keep to look its best.
Carpeting that will be in high-traf-fic areas, such as halls and entryways, may require the most TLC. Routine vacuuming is necessary to dislodge dust and dirt particles. But at some point a more thorough cleaning may be necessary.
VacuumingFrequent vacuuming will prolong the life of the carpet by preventing a buildup of particles inside of the carpet fiber that can eventually cause friction and sever carpet fibers. Use of a crevice tool and other attachments can en-able cleaning in the corners where the carpet meets baseboards and moldings. When vacuuming larger rooms, divide the room into separate areas and tackle each area separately before moving on to another portion of the room.
Take time when vacuuming carpet. Plush carpets will trap dirt more easily than a thinner or less dense carpet, so more passes of the vacuum might be necessary. Overlap strokes in a criss-cross pattern to get at dirt at different angles.
Pet hair and vacuumed particles of
food can create odor inside of the vacuum bag.
Therefore, think about add-ing baking soda or an odor-relieving product designed to be used when vacuuming.
treating spillsSpills are one thing that homeown-ers in carpeted homes may fear. If not addressed quickly, liquid or food may permanently damage a carpet. It is advisable to manage a spill as soon as it happens to reduce the likelihood that it will contribute to a permanent stain. Carefully blot up the spill until much of the offending item is removed before adding any type of cleaning agent. Test the cleaning product in an inconspicuous area prior to using it on the spill to ensure it will not damage or discolor the carpet.
Work from the outside of the stain and move inward to keep the stain from spreading outward. Use a plush, white towel to blot up any remaining mois-ture and spill. The towel also will help to fluff up the pile of the carpet.
Remove shoesDirt and germs can be tracked into the house on the bottom of shoes. Eventu-ally this material can be deposited on carpets, which then becomes lodged inside the fibers. To reduce the amount
of dirt tracked in, make it a rule to take off shoes upon entering the house. If pets are the culprits of tracked-in dirt, keep a towel by the door and wipe the animal’s paws before allowing it to roam through the house.
Steam clean to refreshIf you don’t already own a steam-clean-er, they can be rented for a fraction of the cost of buying one. Together with steam, a cleaning solution is usually part of the procedure. The steam and cleaning product will loosen and dis-solve dirt and then the dirty remains will be sucked up into a receptacle to be emptied. Steam cleaning is one of the easiest methods of thoroughly cleaning carpeting and reviving it to look as good as new. Many homeown-ers are quite surprised to see how much dirt can be removed from the carpet by using a steam-cleaner.
Intermittent use of a steam spot cleaner can help keep high-traffic areas of the home and stairs clean or treat a persistent stain that doesn’t respond to hand cleaning.
use area rugsThere is a misconcep-tion that area rugs are used in lieu of
carpeting, but both can be used to-gether. An area rug may be placed near an entryway to catch dirt from shoes before it is tracked elsewhere in the house. Area rugs can be used under a dining table where the frequent pulling out and pushing in of chairs may wear down carpeting.
Eliminate staticStatic electricity can plague people who live in homes with carpeting, especially during cool, dry weather. Placing a dryer sheet on the bottom of a dry sponge mop and then running it over the carpet can alleviate static. This will help prevent those annoying shocks or even damage to electronic equipment from static shocks.
Carpeting is something that can make a statement in a home. When main-tained, it can look beautiful for years to come.

Tips to help prevent a fire in your home
n Install smoke detectors and check the batteries regularly. Smoke inhala-tion causes many fire-related deaths. A smoke detector should be installed outside of every bedroom and on every level of the house. Don’t install a smoke detector near a window, door or forced-air register, where drafts could interfere with the detector’s operation. Be sure to routinely check that every smoke detector is working properly.
n Have a fire extinguisher in an easily accessible location. Ensure the fire extinguisher is charged and that you understand how to operate it.
n Remove combustible materials from around the house. Do not allow old clothing, rags, newspapers, or card-board boxes to accumulate around the house. Discard newspapers and magazines as quickly as possible and be careful to avoid storing anything too close to heaters, furnaces or electrical equipment.
n Adhere to the recommended wattage in lamps and lighting fixtures. Do not exceed the recommended bulb wattage for lights around the house. There may be overheating or shorting that can lead to fire.
n Look for fireproof interior de-cor items. Nowadays, carpeting and furniture can be coated with fireproof chemicals. The added investment may be worth it in the long run.
n Do not leave candles unattended. Many people like the look and aroma
that candles provide. Candles also provide emergency illumination in the event of a power outage. Candles can be easily knocked over and start a fire. In fact, candles are one of the top causes of house fires. Never leave a candle unattended, even for a short amount of time. And certainly never go to sleep without extinguishing a candle.
n Keep the chimney clean. Inspect the chimney flue regularly and have it cleaned to prevent an abundance of re-sidual burnt material from accumulat-ing. This creosote can catch fire itself.
n Use a fire-resistant roofing mate-rial. A roof should be made from metal, clay or asphalt tiles. Trim any overhanging branches or vegetation to reduce the amount of combustible material nearby.
n Have a fire-safe wall behind wood heaters. A brick wall or another fire-proof material should be used on any walls that house a wood- or gas-burn-ing appliance for added safety.
n Verify electrical safety. Extension cords and power strips should be kept to a minimum, and the outlets should not be overloaded. Replace fuses properly and don’t be afraid to call a certified electrician to verify you are correctly set up.
By making a few tweaks in and around the house, a homeowner can decrease the likelihood of a fire.

Garages tend to become the official catch-all of a home. When an item cannot be crammed into a hiding space elsewhere, it often ends up dumped into the garage, where it joins the long list of other abandoned items. It can be easy to let garages become a wasteland because everything put inside a garage is behind a closed door. That mess can quickly build up, and reclaiming your garage requires energy, time, organiza-tion, and a plan.
Organizing a garage will take some time. An entire weekend or two consecutive days may be necessary depending on the level of disarray. Taking everything out of the garage and going through the sorting process may take the most time. When sorting, separate any broken items, which can immediately be put at the curb for trash pick-up. Examine things that you have not used in some time. If you haven’t missed it, there’s a good chance that you can discard the item or donate it. Create separate piles for donations and trash.
Move the items that will be kept into a separate pile. After all of the trash and donations are removed from the premises, then you can look at what is remaining and begin planning out a more organized storage system.
There may be things in the “keep” pile that are simply out of place in the garage and may be better stored else-where. Think about which items can be
moved to a basement or attic because of their infrequency of use, such as holiday decorations, suitcases, and col-lectibles. You may prefer to move lawn and garden items out of the garage and into a shed in the backyard.
After completing the sorting process, look at the garage as a blank space and measure out the room that you have. This will provide an empty canvas as a starting off point. To maximize the amount of space you have as a work area or a place to park your car, invest in as many tools as possible to utilize vertical space. Shelving, hooks and cab-inetry will take things off of the floor, while storage units with doors can hide
items that lack aesthetic appeal. Rolling tool caddies and cabinets can keep all tools neat and in organized drawers so you’re never hunting and pecking for a tool again. A cabinet that has a lock and key can be utilized for dangerous chemicals that need to be kept out of the hands of children and away from pets. Think about how the garage will appear from the curb when the door is raised and create a design that will be functional and neat.
Take the opportunity while the garage is empty to give walls and floors a fresh coat of paint and improve the lighting in the garage. A brighter garage makes for a better work station.
For those who can use a little extra help, there are professional garage or-ganization companies that can come in and install custom cabinetry and work surfaces. This is an option if you desire a high-end garage.
When putting items back into the garage, label where everything is stored until you become accustomed to the new organization. This way you’ll be able to find everything easily.
Organizing a garage can be tedious, but the reward is ultimately worth the effort.

Open floor plans have evolved to be the floor plan of choice in new homes and current home renovations. Turn on a home renovation show, and you’re likely to see eager homeowners knocking down walls to open the kitchen to the family room. Walls have become anathema to homeowners.
There are many supporters of the open floor plan, particularly those who entertain frequently or like to keep an eye on children throughout the house. Although open floor plans are touted, there are plenty of people who have never been enamored with having all of their rooms flowing into one. There also are some people who prefer a different style.
For those who are not fans of the open floor plan, blame the excess of the 1980s for their inception. In homes built in the 1960s and 1970s, rooms were compartmentalized and isolated for specific activities. During the 1980s, an era of “bigger is better,” design-ers noticed that many homeowners preferred an open floor plan in which rooms merged into one another, creating the illusion of more space. These floor plans also enable people to be in separate rooms and still interact with one another across the space.
A home’s floor plan largely depends on the prefer-ence of the homeowner. There are many advantages to having an open floor plan versus one that is more compartmentalized. Here is a look at some of the
pros and cons.
Pro: Open floor plans can be safer for parents of young children. If the home opens up with the living spaces branching off from the kitchen, parents can keep an eye on children while the parents prepare dinner. It also eliminates the number of places that kids can hide and get into mischief.
Con: Privacy is reduced in a home with few walls. Much in the way that an open floor plan enables children to be seen from every angle, it also enables you to be seen — and all of your belongings as well. There’s also no place to retreat to if you need a min-ute to collect yourself when entertaining. You’re on display unless you retreat to the bathroom.
Pro: Entertaining can be easier in a home with an open floor plan because hosts and hostesses are not separated from their guests or holed up in the kitchen the entire time. An open space enables everyone to mingle and conversations to flow.
Con: Those who like to host events without show-ing guests all of their dirty dishes or secrets of the kitchen may dislike an open floor plan.
Pro: Light can flow effectively through an open space, minimizing dark rooms and reducing the need
to install more windows. Light in and of itself can help a home feel more spacious.
Con: While light can flow easily, so can sound. Noises through the house may be amplified. A student doing homework in the dining room may be disturbed by the television blaring in the family room. Talking on the phone or even finding a quiet nook to read a book may be challenging.
Pro: Open floor plans allow for more family time together in one space than a home with a more com-partmentalized layout.
Con: People who are collectors or who have a lot of furniture or accent items may find that open floor plans do not provide enough wall space to properly display these items.
Pro: Because several rooms run into one another, color choices for walls and furnishings in a home with an open floor plan can be limited and cohesive, making choices easier.
Con: On the flip side, those who want to incorpo-rate different color schemes and eclectic styles may have difficulty deciding on where to “end” rooms or how to co-mingle furniture.

Sizing Guidelines
Selecting the right-sized outdoor lantern can sometimespose a challenge. Follow these sizing guidelines for a fitthat’s just right.
The height of an outdoor lantern should be based onthe height of the door:
OUTDOOR LANTERNS
DON’T UNDERSIZE YOUR LANTERNS: As a rule ofthumb, your lanterns should appear to be proportionateto the size of your door from 50’away.
FOR 1 LANTERN: If you place a lantern on only oneside of the door, it should measure one-third the heightof the door. The center of the bulb should rest 66”abovethe threshold of the door.
FOR 2 LANTERNS: When two lanterns are used, theyshould each measure approximately one-fourth theheight of the door. The center of the bulb should rest 66”above the threshold of the door.
TIP: In either case, if you choose a fixture with a longtail or top scroll, pay attention to the overall bulk of thefixture.
TIP:When in Doubt,always go larger.

When purchasing a home, buyers often look at the kitchen space and how many bedrooms there are, while largely ignoring other rooms, includ-ing the laundry room. Oftentimes, the washer and dryer are relegated to a dark corner of the basement or garage, and homeowners simply accept their laundry lot.
More and more manufacturers now produce washers and dryers that are both functional and aesthetically ap-pealing. As a result, homeowners and renters need not feel they have to hide laundry rooms like they did in the past. Having the laundry nearby the fam-ily action — and paying attention to laundry room design — can make the work of keeping clothes tidy that much easier.
Many designers would agree that you need not sacrifice style for function in a laundry room. As with any other area of the house, add design elements into the room and make it a room in which you want to spend time.
n First and foremost, select appliances that offer the features you need and want. Also, find appliances that fit the space you have. Front-loading appli-ances have become the latest must-have, but some units may be too big or expensive for your space. Those with a limited area for laundry can invest in a stackable set, in which the washer and dryer are combined into one vertical unit. For those who want to add a pop
of color, select among the variety of colored washers and dryers that are turning up in store showrooms. You’re no longer limited to white, black and beige.
n Consider cabinetry in your laundry space. Cabinets and draw-ers are not just for the kitchen. They can hide cleaning products, detergent, dryer sheets and so much more. Fill drawers with stain-re-moval sticks and items to mend clothes that may be missing a button or have a small hole that needs tending.
n A laundry area also can be much more than just a place to wash and fold clothes. Many people like to turn this spot into a multipur-pose zone. By including some shelving and a refrigerator in the laundry room, you can create a food-storage pantry. A large countertop normally used to fold clothes can also double as a gift-wrap-ping station. Think about merging a laundry room with a craft room where sewing or scrapbooking can take place.
n Remember to leave room for the soiled clothing. Raising hamper bins off of the floor to be suspended from a rod above the washer frees up valu-
able floor space. Otherwise, keep the hamper behind
a curtain or tucked into a cabinet to
ensure the laundry room always looks neat, even when you haven’t yet gotten to the newest pile of dirty clothes.
n Don’t be afraid of adding color and artwork to the laundry space. In fact, embrace it. Here’s an out-of-the-way area of the home where you can explore your creativity and have a little fun. Try an eye-opening color, such as apple green or bright yellow to add a sunny disposition to the room.
n You don’t have to spend a fortune on a laundry room re-do. Shop in salvage stores or antique shops for custom pieces to add character to the space.
You can probably find cabinetry or shelving for a fraction of the cost of new items, and these older items may add more character to the space.
n Save space by installing a counter just above the dryer so you will have a place to fold and stack clothing.
n The bulk of dirty clothes will be generated in the bedrooms and bath-rooms of the house. But who wants to carry clothes down to a laundry area on a lower level? See if you can tuck a laundry room into an upstairs closet or nook to make doing laundry more practical.
Although a laundry room is often an afterthought, taking time to organize and plan the space can make it both functional and inviting.

Noise in a home is a problem that can affect just about anyone. Noise can occur inside or be the product of noisy situations outside of the home. Eventually these sounds can try a homeowner’s patience, but there are various ways to cope with noise.
n Reduce the human scope of noise. One of the first steps to take is reducing the amount of noise generated by people inside of the house. If video games are noisy, encourage children to wear headphones so the entire household is not subjected to the sounds of the game. Set limits on the volume of the television and try to keep only one set on at a given time in the house, par-ticularly if televisions are located in rooms where doors cannot be closed to block the sound.
n Use sound-dampening furnishings. There are many benefits to having hardwood flooring throughout a home, including its beauty. But hardwood flooring could reflect sound waves and cause them to echo around the house. Area rugs will do some to muffle the sound, but carpeting is a good method of sound insula-tion. The carpeting and padding underneath will absorb sounds, including footfalls on floors above. Hanging pictures on the wall and using drapery on windows also can absorb sound and prevent it from bouncing off of bare walls.
n Change windows. If sounds are coming from outside, it might be worth the investment to upgrade windows, although this can prove costly. Many homeowners with
outdoor noise issues install triple-paned windows, which reduce sound and also provide significant energy savings. Changing the window frames is another option. Metal frames will transmit sound better than wood, fiberglass or vinyl.
n Install door sweeps. A door sweep is not only effec-tive at preventing drafts, but sweeps can prevent sounds from coming out as well.
n Check where drywall ends. Most drywall is not installed flush with the floor surface. Remove the base molding and you might find an inch gap from the floor where sound can escape. You can reduce noise by using spray foam insulation in this area and then replacing the molding. A similar tactic can be used around electrical outlets.
n Add additional insulation. Thicker walls make it hard for sound to travel throughout a home. You also can in-stall a sound-stopping wallboard over existing drywall. Putting more insulation in the attic can reduce weather sounds generated from rain falling on the roof.
n Plant sound-buffering trees and shrubs. For sounds that are generated outdoors, a sound bluff, like a line of thick bushes, can dull sound and provide added privacy.
Exploring different ways to reduce noise in a home can create a more peaceful environment.

The kitchen is arguably the most-used room in the house during waking hours. Having a kitchen that is laid out in an efficient manner can improve produc-tivity and make for a more enjoyable experience.
Designers often stress having an effective work triangle in the kitchen. The phrase “kitchen work tri-angle” started with the Building Research Council at the University of Illinois. The idea came from studies of space usage and the search for efficient kitchen de-signs. What the triangle essentially means is position-ing three key items of the kitchen for efficiency. The stove, sink and refrigerator represent the three main points of the triangle. Having these items spaced accordingly can make work easier. Having them too close together can create a cramped, ineffective room.
The placement of the triangle points alone does not
make a successful layout, however. According to the University of Missouri Extension, the triangle space should also be measured accordingly. Put 4 to 7 feet between the refrigerator and sink, 4 to 6 feet between the sink and stove and 4 to 9 feet between the stove and refrigerator, with the ideal size resulting in a
work triangle where the three sides total between 15 and 22 feet.
With this layout, you don’t have to walk too far to get from each of the points to the other, but still have enough space to get your kitchen work done.

Homeowners know that no home is perfect. Sometimes a home’s biggest issue can be relatively small and easy to fix, while other issues are more substantial and require a bit more time and money.
Drafts around the house fall some-where in the middle of that spectrum. Though not necessarily difficult or costly to fix, drafts can be an uncom-fortable nuisance and may require a little more elbow grease than more minor issues around a house. The fol-lowing are a few ways homeowners can address drafts around the house.
n Check the fireplace. Homeowners with a fireplace might be inviting drafts in through their favorite feature. If the damper on the fireplace is open, drafts will enter the home. Simply close the damper and the home will likely get a lot less drafty.
n Check for gaps around windows and doors. The most likely culprit if a home is drafty is gaps around windows and doors. Windows and doors that aren’t properly sized are no doubt inviting drafts into the home. The solution to this problem doesn’t have to break the bank. Instead of replacing old windows and doors, use weather stripping and press it into the gaps around the frame. This can block drafts, and you should be able to notice an immediate differ-ence.
n Hang heavier curtains or drapes. Another way to address a drafty room is to hang thick curtains or drapes in front of the window. The heavier the material, the more effective it will be at keeping cold air from circulating around the room.
n Inspect the attic. If your home has an attic, that might be the source of the home’s drafts. When a home is heated, the air inside that home is pressur-ized, driving that air through ceiling penetrations and into the attic. This creates leaks that allow warmth to escape the house while inviting colder
air in. Plug any air leaks into the attic, which should eliminate drafts as well as condensation.

One of the best ways to improve a home’s resale value is to address the landscape. Increasing a property’s curb appeal can be done in many ways, but a well-pruned lawn and garden gives buyers the impression that the sellers truly took the time to maintain the home and the surrounding property.
n Native plants benefit local wild-life. The native plants and the native wildlife spent years and years evolving together, with each doing their part to ensure the other’s survival. But as development continued, local wildlife suffered because of lost food sources. The local wildlife needs local, native plants to survive, so choosing these plants instead of exotic plants can help ensure the survival of wildlife that helps keep the ecosystem in check.
n Native plants require less work. Some prospective home buyers might find a yard filled with exotic plants to
be visually stunning, but they might also see a good deal of work to main-tain those plants. Many exotic plants require significant work on a home-owner’s part to survive, while native plants have already adapted to the local climate and will require much less care. This is often attractive to current and future homeowners alike.
n Native plants might be a better investment. A native plant has evolved over the years to survive in its given area. Local insect populations and fungal infections might be able to de-stroy an exotic plant, but a native plant has grown resistant to such problems and likely has the ability to fight such infestations or infections on its own. An exotic plant might require costly pesticides and considerable attention from homeowners to survive such problems.

When a young adult leaves the comforts of home to set out on his or her own, homeowners are left with a bedroom that just calls out to be made over. How-ever, the experience of a child leaving the nest can be bittersweet, and some parents struggle with the deci-sion to renovate or leave the room intact. Converting a room can be an emotional process, but there are several different ways to put a newly vacated room to good use.
What to do with a room may hinge on who still lives in the house. Another child, for instance, may be interested in “upgrading” to the room if it is larger or has amenities that the previous bedroom does not offer, like a better view or a bigger closet. Some have plans for a craft space or a library. Perhaps the room
would be perfect for a “man cave” or a quiet sitting area.
Keep in mind that the room may hold sentimental value for the child, so converting the space is not something that should happen abruptly or without prior notice given to the former occupant. Commu-nication is key before the room can be permanently changed into a new room. To get started, follow these guidelines.
n Start slowly. Broach the subject with the former occupant of the room to gauge his or her reaction to the idea. If your child is supportive, then the process may move along more quickly. If not, you may need to wait a little longer before starting the renovation.
n Go through the room’s contents together. Your child may feel his or her private sanctum was violated if you simply box up belongings and ready them to be taken away. Instead, go through the room together and allow your son or daughter to pack away items of sentimental value. Other items can be donated. Consider which pieces of furniture might be kept and repurposed.
n Keep some items of value. Remember, you don’t want your child to feel like his or her identity has been erased from the house. Find a way to incor-porate something from the bedroom into the new de-sign to pay homage to the person who lived and grew up in the room. Keep a square of removed wallpaper and frame it. Put some well-read childhood books on a shelf. Have a place of honor for the first soccer trophy. This way when your child returns home there will still be a piece of the room’s former identity.
n Work through your new design plan. Before re-moving furniture and any items, draw up a detailed renovation plan and establish a budget. If the room will become a guest room, the basics may already be there and you simply need to introduce new linens and a new paint color to transform the space. Con-sider keeping the room functional as a sleeping space in some way — whether moving in a sleeper sofa or making a regular bed into a daybed — so when your son or daughter comes to visit, he or she will have a comfortable space.
n Make it sophisticated. Adult spaces differ from

Buyers looking at homes that require a good deal of TLC may wonder who is responsible for the home’s repairs, particularly if such repairs are needed to secure a certificate of occupancy. Depending on the situation, there is no clear-cut answer.
There is no perfect home, and things that are acceptable to the current owner may not be acceptable to the buyer who is looking to become the next owner. The home-buying pro-cess is typically a careful cooperation between buyer and seller to find a middle ground. The buyer may have to make some concessions, as will the seller. Ultimately, it is this cooperation that often determines if the sale goes through or is terminated.
Before any negotiations can begin regarding repairs, it is advisable for a buyer to have an independent inspec-

tor come out and look over the home and property. Most real estate agents will suggest this be done as a first priority — even before a contract is entered on the home. An inspection will unveil any potential problems in a home and indicate things that the buyer may not be aware of, includ-ing items that do not meet with code or could be unsafe. An inspector also may point out problems that could cause a mortgage lender to give pause. This may mean the lender will deem problems unsafe and refuse to fund the mortgage until repairs are made.
A copy of this inspection report should be sent to the home seller to review with his or her attorney and real estate agent. The buyer working with his own real estate attorney and agent can petition for certain repairs to be made. Many sellers will make such repairs to ensure the purchase goes through, or they will accept a lower purchase price to compensate for the needed repairs, which the buyer will then make. Buyers might want to hire a good real estate attorney to write clauses into the contract to protect their interests. This allows the buyer to forfeit the sale and walk away from the contract should an issue arise.
The rules often change when buy-ing a home that is a short sale or in foreclosure. A home that is in distress is typically in this situation because the current owners cannot afford to pay their mortgage, and thusly, are not able to afford repairs. Buyers may try to negotiate repairs with the seller, but they shouldn’t assume that sellers (or lenders in the event of a bank-owned home) are responsible for the repairs. Generally speaking, most short sales and foreclosures are sold “as is” and may even specify that repairs and
requirements for the certificate of oc-cupancy are the buyer’s responsibility. A buyer also can ask to have the home price reduced to cover the repairs. But foreclosures are often already deeply discounted.
Buyers should know that, for a home that is not in foreclosure, there are some repairs that should ultimately be the responsibility of the seller. If these repairs are not made, a buyer should think strongly about walking away from the deal. Such repairs include:
n lender-required repairs that could impact home safety
n leaky pipes
n water penetration issues, including a bad roof
n unsafe decking or handrails
n wet basements or crawl spaces
n insecure foundations or obvious structural damage
n poorly functioning sewer lines or septic system
It is always advisable for buyers to speak with a reliable real estate at-torney and a trusted real estate agent to guide them through the process of buying a home. These people can help buyers navigate the important deci-sions that can affect the home they’ll be living in for the next several years.

According to the experts from “This Old House,” 60 percent of the colors of a home that visitors perceive come from the paint on the walls. Choos-ing a color scheme can be challenging, which is why so many people stick with neutrals like beige and white. For those who are ready to add a spark of color, there are a few guidelines to consider.
Color theory is a science and there are rules of using color that are taught as early as a child’s first foray into art class. We know there are primary, secondary and complementary colors on the color wheel. Even novice home decorators can do well with color if they use the color wheel as their guideline.
Color should flow throughout a house. Every room need not be painted the same color. However, colors should be complementary enough that they flow into one another. Don’t paint one room in child’s basic primary colors, while painting other rooms in jewel
tones and pastels. Stick with one theme and carry it through the house.
Once you have decided to use a bold color, first find your color inspiration. Color combinations that appear in nature are more readily accepted by people, so look for an item in nature, such as a seashell or a flowering plant that you can base your color choices on. Others pull inspiration from a particular design item. For instance, maybe an area rug strikes your fancy. Use colors that appear in the rug in the room.
Keep in mind that using bold color doesn’t mean you have to paint every wall from ceiling to floor in that color. Rather, if you’re just starting out with bold colors, select one wall to serve as an accent wall. Use that wall as your bold canvas and paint it with your chosen hue.
Some people like to experiment with
Paint is one of the least expensive and most versatile means to changing the look of a room.

a more flashy color in a smaller space. If you’re nervous about beginning in the living room or kitchen, how about trying out bold color in a smaller space, such as a powder room? A more intimate space might seem less overwhelming when painted in a bold color. Go for a deep purple or another jeweled tone. However, try to avoid greens in the bathroom, as they may reflect off of the mirror and cast a hue onto your face that makes you look unwell. Pinks and peaches will shed a rosy glow.
If you will be in-corporating complementary colors into the room, use the paint color swatch as your guide. Most paint manufactur-ers use three or four different shades on one sample card. When selecting a complementary shade, be sure to pick from the same card. That means if you’re choosing the darkest color from
the card as color #1, you’ll want to choose the second or third darkest on that card as color #2.
Another idea is to leave walls neutral and use bold color on design accents. Designers recommend painting the inside of niches, shelves or cabinets
with glass doors in bright tones and the outside white to create an eye-catching space without going overboard. Put a bold color on molding or use an appliance or a fixture in a bright color as your splash of boldness.
Remember to have balance. If you will be painting an entire room in
a bold color, think about having the other decor items in neutral colors. Sofas and rugs should be neutral col-ors, or consider toning down a vibrant color with the use of white molding or baseboards.

While cold weather causes many people to stay snug and cozy indoors, it provides a great opportunity for home buyers to get out and find their dream home. Fall and winter are typi-cally considered the off season in the housing market, but actually buyers can potentially find better deals and sellers may find the most serious buyer. To take advantage of the benefits of off-season real estate, consider these important areas of advice.
use strategic elements of the seasonThe off season is a great time to buy because you’ll have less competi-tion with other buyers and a reduced

chance of getting in a bidding war that drives up a home’s price. When you’re not fighting with other bidders, you can make a sound decision and have a better chance of getting the seller to pitch in on concessions, such as closing costs or funds for improvements like appliance upgrades.
Prepare yourself from the startToday’s unique real estate market can be confusing. That’s why it’s important to work with a real estate agent who can answer all your questions. Not all real estate agents have the same training and experience, so find one who has the back-ground necessary to navigate complex situations.
look beyond the first impressionDuring the fall and winter seasons, it might be easy to over-look subtle home issues. Outside leaves pile up, snow drifts form and they may cover up problems with the siding, foundation or landscaping. A home that is currently vacant, whether it’s a foreclosure or the homeowners already moved, may have internal issues due to freezing tempera-tures. Empty houses are typically heated less, and some, unfortunately, not at all. If a house you’re interested in is vacant, make sure that it has been properly winterized or maintained so that you can be confident there are no issues with frozen pipes or a malfunctioning furnace. Also, you should always get a professional home inspection before making a purchase.
Strategic points for sellersFor sellers, the off season doesn’t have to be a detriment to making a sale. Remember, staging your home so it looks organized, stylish and modern is a smart move. Take cues from the season in your decor choices, creating a clean yet homey feeling that will help potential buyers visualize their future in the space. Also, remember potential buyers may want to drive by your home before they schedule an official showing. With fewer daylight hours, it’s important to keep lights on in the evening, so if they drive by, your home isn’t completely dark.
The off season means opportunity for both home buyers and home sellers. By acting now you might be able to get an incredible deal on your dream home or sell your property in record time.

The beginning of the year is a great time to make positive changes in your home. While many will wait until March to embrace “spring cleaning” season and make home improvements, a few simple changes can be made now to help you conserve energy and start saving money right away. Here are some steps that can help lower energy consumption - and associated costs - in your home this month and throughout the year:
turn your house into a “smart home”From heating and cooling to ceiling fans, lighting and security systems, homes can now be wired for a number of automated functions to optimize the energy consumed by the systems they run.
“Smart home” technology, like a home automation system, can help save ho-meowners money by allowing custom-ers to remotely manage thermostats
and lighting controls. In addition to helping protect homes against intru-sion, fire, flood and dangerous levels of carbon monoxide, integrated home automation systems can help users plan ahead to create schedules to turn off lights when they’re not needed, or decrease heating or cooling settings when no one is home. In fact, accord-ing to ENERGY STAR’s website, using a programmable thermostat alone can save up to $180 a year in energy costs. cooling costs by sealing and insulat-ing the “shell” of their homes (exterior walls, ceilings, doors, windows and floors), according to EnergyStar.gov.
Sealing and insulating is well within the abilities of most do-it-yourselfers, but you can also hire a professional to:
n Seal air leaks around windows and doors to prevent drafts.
n Add insulation to attics and exterior walls.
n Replace old, inefficient, worn-out or damaged windows.
n Seal heating and cooling system air ducts.
lower your light billsIf your home is like the average Ameri-can household, a significant portion of your energy bill each month could be attributed to lighting costs. Since you need a basic amount of light to function in your home, reducing the number of light sources is probably not an option. Instead, look to reduce the amount of energy needed to power the lights in your home, or increase the amount of natural light that enters the house.
Start by replacing incandescent bulbs - which are energy inefficient - with energy-saving bulbs. Energy.gov says replacing just 15 incandescent bulbs could save you about $50 a year. Energy efficient bulb options include halogen, CFLs and LEDs. And while some homeowners may balk at the higher initial cost of these types of bulbs, keep in mind that CFLs last 10 times longer and use a quarter of the energy of traditional incandescent bulbs, according to Energy.gov. LEDs are even more energy efficient, lasting 25 times longer and using only about 20 to 25 percent as much energy.
Taking proactive steps to improve your home’s energy efficiency early on is a great way to save money this winter and throughout the year. It’s a lifestyle commitment that will begin to pay off right away and continue for the rest of the year to come.

Did you know it’s almost the year that Michael J. Fox went “back to the future?” While we don’t have hover boards or flying cars, our innovations have changed drastically since 1985, especially when it comes to technol-ogy in the home. Now there are many affordable innovations that are simple to use and can add unique benefits and enjoyment to routine activities.
high-fashion, high-function faucetsKitchen faucets continue to increase in functionality and style. But, imagine the convenience of having a faucet
that can sense what you’re trying to accomplish, and with a simple wave of your hand, immediately responds to your needs. New motion-activated technology offers you three ways to operate the faucet. In addition to the traditional handle, you can activate the kitchen faucet by waving your hand over the faucet to turn on and off or by placing your hands or an object under the spout.
With this motion-activated technology, washing dishes, filling a glass of water and preparing meals are simplified.

trouble-free towelsContinue your hands-free experience in the kitchen by adding an automatic paper towel dispenser. This unique product provides the exact amount of paper towel that you choose - without a single touch. A simple wave of the hand delivers one towel; or for bigger jobs, simply hold your hand in front of the sensor until you’ve achieved the desired amount. Some of the newer options on the market even retract un-used sheets back into the clean and dry compartment. Replacing towels can be done with any brand or size within seconds.
Water-saving washers and dynamic dryersPreviously, a washer and dryer did exactly what their names say - wash and dry. But for homeowners looking for the new era of high-tech cleaning machines, there is a wealth of options. Most washers today are high-efficient, meaning they use 20 to 66 percent less
water than traditional agitator washers - an appealing benefit for the environ-mentally conscious, or for those just hoping to save on their water and elec-tric bills. Plus, most are available with large-capacity tubs to accommodate bigger loads. And, with less water being used and high-speed spin cycles to remove more water, clothes feel dryer when they come out - saving time and energy on the drying cycle.
Today’s dryers offer a variety of features, such as steam functions to remove wrinkles and odors, or sen-sors that detect when there is a lack of moisture and automatically turn off when items are dry. And, once you’ve found the set that includes the most high-tech features you desire, these once-commodity products are avail-able in a variety of curvy, stylish looks and multiple colors. Consumer Reports is an excellent source to find the best set to meet your budget, style and feature needs.
thinking thermostatWe’ve all left the air conditioning blasting on a hot day (when no one is even home); or, left for vacation without altering the thermostat. These worries can be a thing of the past with
new learning thermostats. These new products offer artificial intelligence that figures out when to turn down the heat and when to turn up the air conditioning, so that you don’t waste money and energy. Plus, you can com-municate with these smart thermo-stats from your smartphone, tablet or any computer.
While your neighbors may think they’re high-tech with Wi-Fi, smart-phones and laptops, be the first to embrace these unique, new technolo-gies into your home and also become the envy of the neighborhood. Soon, you can simply and affordably add en-joyment, ease and even energy savings into your lifestyle.

Home ownership is an important investment that can create both a sense of pride and a place in the world that is all your own. While the investment in purchasing or building your own home is sizeable, letting your home fall into disrepair can be even more costly. However, home maintenance doesn’t have to be a daunting task. By following a few simple steps and making maintenance a regular activity, you’ll not only preserve the quality of your home, but you’ll likely save money over the long term.
Keep a regular maintenance scheduleWhether you’ve just moved in or have lived in your home for decades, it’s important to establish a regular routine to maintain your home. Some tasks should be checked off the list regularly, while others are more seasonal. Start a list or put reminders on your calendar for these important to-dos:
n Regularly test fire extinguishers, smoke alarms and carbon monoxide detectors.
n Replace air filters for heating and cooling systems according to owner’s manuals.
n Schedule regular furnace and water heater main-tenance.
n Check electrical outlets to ensure proper function.

Invest in items that protect your investmentsRegular home mainte-nance is worth your while and certain in-vestments can ensure your home remains in top shape for years to come. There are many different products designed to help you main-tain your home investment by making it easier to clean, protect, update and more. For example, if pets are part of your family, investing in a great vacuum can help keep your house pet hair free, while a home security system will help ensure your home and posses-sions are protected at all times.
What’s on the outside counts too. While you may experience the ben-efits of interior maintenance more
regularly, outdoor maintenance is just
as important in taking care of your home. Tasks
like making sure gutters are clear and siding is clean and damage-free help ensure that the exterior of your home stays beautiful. Strategic landscaping can help with heating or cooling costs by allowing light in or providing shade where needed. It can also help by diverting water away from the house to avoid leaks or damage. Additionally, an investment in the exterior of your house can enhance the curb appeal and make it a joy to come home to every day.

Let’s face it - not everyone has a home office that in-spires productivity. But if you work from home at all - and the Bureau of Labor Statistics says 24 percent of people employed outside the home do at least some of their work at home - having a comfortable, organized and appealing home office can make your job easier.
There are around 38 million home-based businesses in the U.S., and 34.3 million to 36.6 million house-holds with active home offices. That’s a lot of home offices - and a lot of ugly desks, dim lighting and clutter, too.
Many home offices are less the product of care-ful planning than something that evolves from a spare bedroom, bonus room or an extra corner in the basement. Even if your home office is more of an after-thought, it’s possible to make some simple improvements that will enhance its appeal - and your productivity.
Here are four improvement and design choices that
can make your home office a hub of good business:
Begin with the basicsRenovating any room should start with the simplest investment that also provides a big payoff — paint. Repainting is one of the cheapest, easiest ways to completely change the look of a room. A fresh coat of paint, no matter what color, imparts a sense of fresh-ness and energy to a room — just the kind of effect that can enhance your productivity.
When choosing a color for your home office, keep in mind that the hue should serve as a backdrop, not a distraction. Red may be your favorite color, and one you love in your bedroom, but home workers often spend eight hours a day or more in their home of-fices. Will the color you choose hold up to that kind of intense togetherness?
Invest in storageClutter in your home can range from simply annoy-
ing to downright depressing. In your home office, it can spell disaster - in the form of lost paperwork, missing projects and even lost business.
Plenty of storage and an organizational system that makes the most of it are essential for your home of-fice. Whether you opt for open shelving, locking file cabinets, a desk with ample drawers or a combination of storage types, it’s important to find solutions that work for you and fit your home office space.
Emphasize natural lightOf course you’re aware of the importance of good lighting in an office setting, but did you know that ample natural lighting can boost your productivity? The mood-boosting effects of natural light are well documented, with many studies showing that office workers exposed to daylight throughout their work day are happier, healthier and more productive than those who function only under artificial light.

Adding a skylight to your home office can be a cost-effective way to ensure you get plenty of natural light during office hours. What’s more, a properly installed, energy-efficient skylight can help you control heating, cooling and lighting costs in your home office. If you opt for a fresh air skylight, it can also help enhance the air quality in your work space.
Even if your office is on the ground floor, you may be able to add a skylight. Products such as tubular skylights allow you to bring natural light to virtually anywhere in your home.
Still not sure of the benefit in a home office setting? Add the lat-est solar powered fresh air skylight and an energy-efficient solar powered blind to your home office and the products, as well as the installation, will be eligible for a 30 percent federal tax credit as a green home improvement. That’s good business!
Sound it outNoise can be a huge distraction, whether you’re on deadline for a major project or on a conference call with a new client. Simple soundproofing steps can help you reduce noise in your home office - without costing you a mint.
Start with a good quality, thick carpet, which will help dampen sound. Next, add thick drapes and fabric surfaces such as an upholstered chair - fabrics help reduce the movement of sound waves.
With more Americans working from home, creating an inviting, inspiring office space is more important than ever.

Each year, the design community un-veils the newest trends that will be hit-ting the marketplace and homes across the country. You can take your home into 2013 with these great design ideas.
Patterns that pack a punch“No one wants a house that lacks personality,” says HGTV designer and television personality Taniya Nayak. “The easiest way to infuse your style - while being on-trend - is with an im-pactful pattern.” According to Nayak, there are a few prints to be on the lookout for in 2013:
n Chevron: a bold, dramatic, V-shaped pattern
n Geometrics: graphic, colorful
shapes, delivering a vintage-modern look and feel
n Ombre: subtle color gradation of similar shades that’s extremely versatile
n Ikat: tribal, swirls and diamonds reminiscent of tie-dye
n Moroccan: culturally-inspired, time-less and exotic motifs
“These powerful patterns can be easily achieved with a fresh coat of paint and a premium painter’s tape,” adds Nayak. When using bold patterns, it’s best to find the right pairing of both the color and the print to not overwhelm your space. If you’re looking to use bright colors, incorporate the patterns onto one accent wall or window treatments. If you’re using neutral hues, try using
a pattern on a larger scale, around the entire room or even a piece of furni-ture. “You don’t want the elements of a space to fight each other,” advises Nayak. “Considering the color, scale and intensity of any pattern in rela-tionship to the rest of your decor will leave you with a finished space that is perfect for 2013 and beyond.”
Mixing up materials“The key to updating your home with the latest trends is finding a balance,” says Nayak. “It’s all about making it personal and adding elements that fit your lifestyle and design personality, without breaking the bank.” One great way to make a big impact on a small budget is to mix materials, creating a blend of polished and raw in a room with modern and industrial elements.
“The rustic look will be extremely popular in homes in 2013, as it’s elegant and comfortable,” adds Nayak. “It provides a feeling of richness and warmth, while still being comfortable to actually live in the space.” A great material for achieving the industrial and modern look is reclaimed wood. From frames, to furniture, this aged, repurposed wood can bring richness and a dose of style to any space.
Mixing materials can also mean utiliz-ing different finishes throughout a room. In the kitchen, using contrast-ing materials makes your space look personalized. Try a mix of wood and painted finishes for a more layered and collected feel. By resisting the urge to perfectly match every piece, you’ll have a space that looks current and works nicely together.
look for the unexpected“Just because a product is made for a specific purpose, doesn’t mean you can’t reimagine how it could be used,” says Nayak. “For example, hanging materials on the wall that are typically used as flooring can be breathtak-ing. Wood planks or concrete panels,

featured vertically and not just on the ground, add richness and texture.”
Another great tip to accomplishing this trend is to look at construction materials in new ways. Mold-ing and paneling can add architectural detail well beyond crown molding and baseboards. Installing framing on a wall and paint-ing it with complementary paint colors can change the look and feel of any room. “Unique treatments instantly increase the texture, depth and visual appeal, without spending a lot of time or money,” says Nayak. “And the greatest feature is that these updates aren’t permanent, meaning you can continue to change your space as your style - and home design trends - evolve.”
Finishing touches“The key to incorporating any trend is to make sure it accurately represents your style,” adds Nayak. “The finishing touches are the final way to infuse personality into your updated space.” Whether it’s utilizing accents like pillows, throws and frames in your favorite colors, or a rug that reminds you of a beloved piece of clothing, your home will truly come to life when it depicts who you are in its designs.

Driven by a growing senior population, soldiers returning home injured from war and the ongoing obesity epidemic, mobility and home accessibility issues are becoming more commonplace in America. In response, companies today are creating innovative home solutions that focus on both improved form and function, and serve to create welcome alternatives to traditional solutions for homeowners with mobility and home access challenges.
Because many of these new solu-tions are designed to blend into one’s everyday life and complement nearly any style, the functional benefits they provide can be easy to miss. Home improvement experts can offer tips to enhance the look and accessibility of nearly any home.

option available on the market that makes a custom look easier to achieve and install.
Homeowners now have the option of a unique access ramp solution that combines the look of a custom-built wood deck with the easy installation of an aluminum modular ramp. These new ramps allow professionals and do-it-yourselfers to install the sys-tem in less time than a custom wood ramp and within virtually any budget, given its configurable shape and multitude of deck-ing and railing accessory options.
Function hidden in plain sightOnce only found in public buildings such as offices and schools, lever-style door handles have become a standard option for residential homes. But it’s not just the look of these handles that makes them a desirable alternative to standard knobs - it’s the function. Lever-style handles are easier to grip than standard doorknobs making them a preferred alternative for anyone that’s ever tried to grip a standard knob from a seated position in a wheelchair, while juggling an armful of groceries, or while suffering from arthritis.
This easy-to-use functionality has been tak-en one step further with the introduction of touch faucets that feature classic designs with updated technology to make turning
water on and off more effortless than ever before.
Small spaces, big innovationsMost in-home falls occur in the bathroom and, especially amongst the elderly, are one of the leading causes of hospitalization. At the same time, bath-rooms tend to be the smallest rooms in a home mak-ing these spaces especially challenging to navigate for those with mobility challenges. With these challenges
in mind, bathrooms have become an especially rich area of innovation in recent years.
The emergence of multi-functional and fully inte-grated solutions leads the trend in bathroom acces-sibility improvements. One of the simplest solutions has been the introduction of “chair height” toilets, which, because of their higher bowl height versus standard toilets, provide better leverage when stand-
ing from a seated position. Grab bars are also evolving to include designs that seamlessly integrate two products into one stylish solution, such as grab bars that dually func-tion as a towel rack or toilet paper holder.
Standard tubs and vanities, which tend to create barriers to use for those with mobility issues, have gotten their share of attention too. Wall-mounted sinks, which can be accessed from a seated position, have benefitted from style updates and easier installation than past models. Retrofit-ting tubs to create easier-to-access shower enclosures has also become simpler with new innovations in factory-installed shower seats, grab bars and shower valves.
Home accessibility improvements can help you enjoy your home safely for as long as possible and new products and solutions are making accessibility easier to enjoy than ever before.

Few things are better than having a functional and beautiful outdoor space to entertain guests. Having a great outdoor space enables a person to host parties or intimate gatherings all year long. Establishing an entertaining space and maintaining that space are es-sential when planning another year of fun in the sun.
There are many things homeowners can do to ensure their entertaining space is safe and functional. As the season approaches, include some landscaping and decorating components to your preparatory plans to make the space as comfortable and aesthetically ap-pealing as possible.
Here are a few key tips for readying your yard for entertaining possibilities. Expand on these basics to customize an area for your unique needs.
n Check the area for any needed repairs. Prior to your first entertaining session, look over the deck or patio to take note of any flaws that may present safety hazards. Are there any loose railings? Are all screws and nails flush so they do not cause tripping? Are
there any cracks in concrete or loose patio blocks? Be sure to remedy all of the repairs needed to ensure guests will be safe. If you are unsure of any structural deficits, consult with a contractor.
n Hire a reputable contractor. If you are just laying the groundwork for a new patio or deck, it is im-portant to get the necessary permits and then hire a person who has been properly vetted. Check qualifi-cations and licensing before hiring a contractor and ask to view a portfolio of his or her previous work. Word-of-mouth recommendations from trusted friends and family members are good, and you can also double-check qualifications by contacting the Better Business Bureau to see if any complaints have been lodged or visiting review websites to see if any previous clients have reviewed their work.
n Think about closing in a portion of a deck or patio. The use of a canopy, netting or even greenery to protect an entertaining space can help minimize weather-related damage to outdoor furniture. Net-ting will keep a good number of biting insects at bay
when the weather is warm and humid. Having a bit of concealment also means you can create a private space that isn’t easily viewed by neighbors or pass-ersby.
n Plan well-defined areas. Just as rooms serve differ-ent purposes inside of the home, outdoor areas can be separated according to usage. Establish a sitting nook where guests can gather and talk. Have a bar or serving area where refreshments are made and served. Make sure there is a shaded area for when the sun is too uncomfortable to make sitting outside enjoyable. Similarly, have a sunny area where people can soak up a few rays or dry off after a dip in the spa or pool. Don’t forget to establish a spot for the kids to converge with scaled-down amenities.
n Consider a fireplace or fire pit. For centuries man (and woman) has gathered around fire for socializa-tion and a means to warming up. Having a backyard fireplace, pit or chiminea is a conversation-starter, a decorative focal point, and a functional tool to extend the number of seasons in which outdoor entertaining can take place. Place the fire wisely and with concern for safety. It should be out of the way of foot traffic, but central enough so that it can be a gathering point.
n Invest in quality outdoor furniture. Today’s yards are extensions of a home’s interior. Guests no longer want to sit on uncomfortable metal or plastic furniture. There are many different outdoor sofas and chairs that are as stylish as they are comfortable.
