What you can expect... Thanks for meeting with us to share your plans and dreams to build your new home - we’d love to help you make it a reality! In our first meeting we talked about what you want from your new home and you filled out some forms that will help us in your process of building it. Privacy Notice and Consent Form This form allows us to discuss/obtain/exchange information needed in relation to your purchase from your financier, solicitor or developer. It also gives you the security to know we respect your Privacy rights and hold all your information securely. Client Research Form This form allows us to obtain the ‘normal’ details about you as well as note the ‘important’ details of what you want included in your dream home. We help you to locate your perfect block of land by contacting our sources, send- ing you information and going out to walk the blocks. When you’ve finally found your perfect block, we move to ‘Selecting your builder and design’. I’ve chosen my perfect block of land. Excellent! We can move straight to “Selecting our builder and design” Selecting your builder and design. Using the information provided by you in our Client Research Form and taking into account your perfect block of land, we filter through the thousands of plans from our panel of builders to find you the best fit design based on your ideas for your home. We then liaise with the builder to adjust the plans where necessary and prepare a package that we believe is just what you’re looking for. (Please allow at least a week.) Once you’re happy with the package and adjusted it to your liking, we’ll ask you to sign an Expression of Interest. This will outline the builder, the cost of the build and who your financier and solicitor are. It’s not a contract, it’s just an Expression of Interest to the builder which outlines that you’re super excited about the package we’ve presented and that you’d like to proceed to the next stage.

Once you have signed your Expression of Interest we will send you a document outlining “What can you expect from your Build”.

Pre Contract Works:

Congratulations! You’ve reached the Pre Contract Works stage which is a Preliminary Agreement which allows the builder to begin their searches, soil testing, contour assessment and engineering. It really gets a head start on preparations for your contracts to build.

This is where the first amount of money exchanges hands. We have an agreement with our panel of builders that we will only ask for $1500 for the Pre Contract Works.

Then it’s the exciting part – Time to build. Time to enjoy the journey!

What we’re doing behind the scenes...Your dedicated Personal Building Associate:

• Liaises with your financier• Liaises with your solicitor• Liaises with the builder• Liaises with the developer• Is the point of call for everyone and for everything• Assists with your land settlement• Ensures the builder moves your build along smoothly• Ensures your contracts are correct & issued on time • Organises your colour selection• Checks your Council Approved plans• Provides you with regular updates and photos

• Sends you correspondence from the builder• Follows up with the builder or you on overdue matters• Is your point of call for questions, changes or anything• Will organize and be there for the handover of your property• Will assist with organising a Property Manager • Depreciation schedule if this is an investment property• Be your after handover contact • Will put out fires you didn’t even know existed.
