Our vision is to build a healthy community sustaining a

high quality of life, located in a woodland setting in the

heart of North Yorkshire. We take a landscape led

approach which contributes to a sense of well-being

and provides a distinctive balance between the built and

natural environment.

Our success can be seen at Wynyard Business Park where

2,000 jobs have been created at 60 companies. The

investment in landscaping is exceptional, as you can see

in the sculptures, fountains, trees and gardens that bring

colour, form and variety.

The residential part of Wynyard Park is set on a rolling, wooded greenfield site. Our

landscape design enhances this natural asset with planted and green spaces highlighted

with artworks to distinguish our lifestyle from

that in any other development anywhere.

This is clear as soon as you pass through

the gateway. Houses are set back from the

boulevard by an expanse of meadow and

backed by trees. You are drawn onwards by

topiary, planted areas and water features towards

Manorside, Rose Garden, Wellington Gardens and The

Beaumont – all self-build, all spacious, each with its own

exclusive character.

You will pass flagship developments by national housebuilders, harmonised

by our Design Code, until you arrive at what is becoming the hub of an integrated

community, complete with shops, healthcare, education, play and leisure facilities, pub,

eateries and village hall.

7

This will be different.

This will be the new Wynyard Park.

Where you can renew yourself.

Come and visit the future.

Your future.

The Visionaries’ tale The Masterplan

Wynyard Park is a joint

venture company formed

in 2005 with the purpose

of creating one of the

country’s largest mixed

use developments at 885

acres, delivering a new

settlement incorporating

business space, health

and recreational

facilities and new homes.

Wynyard Park

will grow into a

self-sustaining,

exclusive community

with its own

amenities and

transportation.

From magnificent

self-build to outstanding executive homes, all

will share in the tranquil wooded setting.

Wynyard Park is truly splendid, the

last element in reimagining the historic

Wynyard country estate into a different

concept for living, working and play.

Wynyard Hall The 4-star country house hotel and former mansion of the Marquis of Londonderry.

Wynyard Village The famous residential enclave with its own golf course.

Wynyard Business Park The new model for success in business and fulfilment at work.

Radically different from the notion of a

housing estate, Wynyard Park lies amidst

885 wooded and meadowland acres of a real

country estate.

People are already experiencing the delights

of life in the Wynyard Park landscape.

There is so much more to come; a seamless

progression between entry level and £million-

plus homes, giving freedom to all to realise

their aspirations.

Wynyard Park: a different vision for living

Wynyard Park will grow into a self-sustaining,

exclusive community with its own amenities and

transportation; a distinctive personality defined

by country lanes, verdant tree lined streets,

greens, and mews and squares made distinctive

by original art and garden features.

The landscaping will respect and enhance the

unique woodland and parkland character to

impart a sense of peace and well-being. In

its diversity of houses it will reflect the best

architecture around North Yorkshire; whether a

self-build manor or an exemplary home from a

national house-builder.

Different by design

The Design Code

Encompassing both traditional

and contemporary concepts,

this detailed design framework

is used to convey our vision

to local councils, to draw up

development briefs and assess

developer proposals prior to

applying for planning permission.

The code will also ensure

coordination between sites

and provide a level of certainty

as to the quality of adjacent

developments.

Your own grand design

a number of woodland clearings are reserved

exclusively for self-build. The gated entrance

of each leads to winding sculpted roads

serving premium plots offering scope for

variety, innovation and self-expression

with each house compatible with its idyllic

surroundings.

These days who wants to live where every house looks much the

same? at the same time it’s important to have a visual harmony

between homes, based on a distinctive theme. That is why we

have drawn up a Design Code which all builders must observe

under contract, based on analysing the best of North Yorkshire

country architecture.

12 13

Manorside is situated in and surrounded

by 10 acres of mature woodland in an area

of high landscape value. That’s not all. You

have direct access to a further 150 acres of

privately owned woodland whether for a

gentle stroll, brisk jog or a leisurely cycle.

Each plot is planned to the highest standards

in keeping with the estate principles, to

promote exclusivity and maintain local

character. You cannot aspire to a higher

quality of life.

Cross Manorside’s own bridge, pass through its stone and

wrought iron gateway and you will find yourself in

an enclave of privilege in the already exclusive setting

of Wynyard Park. This exceptionally high quality location is

reserved for self-build homes, providing you with

a rare opportunity to create the home of your dreams in

a setting others can only dream about.

This enchanting glade takes its name from a local country byway,

Rose Garden Lane. Entered through its own charming gateway,

the world of Rose Garden is divided into generous parcels of land

reserved for self-build homes in a landscaped setting – lavishly

planted with roses to bestow fragrance and colour most of the

year and lovingly maintained by the Estate Team.

as well as nestling in its own intimate

woodland setting, Rose Garden is

directly connected to Wynyard Park’s

180 acres of woodland which will

beckon you through the changes of

season for a stimulating stroll, energetic

cannot help but rejoice in life.

WELLINGTONGARDENS

WELLINGTONGARDENS

Picture the perfect setting for building the home

you’ve always dreamed of. Its name, Wellington

Gardens, recalls the Duke of Wellington’s 1827

visit to Wynyard Hall, commemorated by the 127 foot

high obelisk situated above the Wynyard Estate.

Every reason to call it Wellington Gardens.

Every reason to make a life here.

Driving through Wellington Gardens’ private gateway you’ll

be captivated by the rural atmosphere evoked by your own

village pond and green as you follow the lane that lazily

loops around this self-contained and exclusive enclave.

In selecting the site of

your future home from

just 30 self-build plots

of between 0.18 and 0.23

THE BEAUMONT

THE BEAUMONT

The Concierges’ Lodges

Enter one of Wynyard Park’s glorious main gateways and the

first big difference you’ll notice are the lodges which offer an

exclusive concierge service. You’ll get to know the members

of the team because they are here to stay, having been

vetted and trained to uphold the highest levels of integrity,

appearance and personal attention.

as part of the service they will take delivery of your

online shopping orders, parcels and store your

foodstuffs in special cold rooms; a traditional

solution for a digital age.

21

Peace of mind

Residents everywhere are free to enjoy a quiet and undisturbed

lifestyle. They can relax in the knowledge that Wynyard

Park’s exclusive concierge service provides a team of on-site

professionals maintaining a sophisticated 24/7 service and patrol.

The gate to each self-build neighbourhood is linked to our

private access control system. When a

resident is buzzed at the gate, they

can decide whether or not to let someone in.

The system is monitored by lodge staff

who are also at the end of the phone to

respond to any suspicion or concern. That is

how we deliver protection, confidence and

peace of mind.

22 23

Living of a different nature

Who doesn’t dream of a graceful home in

a setting which brings you closer to the

natural world? Wynyard Park is already

growing to transform this vision into reality

on a breath-taking scale.

Woodland, the defining feature

The woodland is considered to form a

significant part of the broadleaved lowland

in North Yorkshire. These tall trees threaded

by woodland streams are an uninterrupted

back-drop to Wynyard Park life and a unique

resource for walking, cycling, exercise, and

natural history. “ Green is the prime color of the world, and that from which its loveliness arises.”

De la Barca

The area has been wooded for at least 150 years

and is included within the North Yorkshire Strategic

Wildlife Corridor. It provides a range of habitats

including both broadleaved and coniferous trees.

Surveys have identified a number of bat species,

badger, otter, brown trout, white letter hairstreak

butterfly, European eel and birds ranging in size from tree

sparrows to buzzards.

Respecting key aspects of the fine existing environment such as ancient

hedgerows, native trees and woodland streams will help to define a sense

of place and provide a mature setting for development. We won’t just build;

we’ll build judiciously.

as Wynyard Park develops it will appear

indeed as one big park, thanks to the

inspired planting of flowers and shrubs in all

neighbourhoods, adding colour to what is

already a green and pleasant place.

Roe Deer

It is neither wealth nor splendour but tranquility which gives you happiness.

greenleaf development. Our

encircling belt with hundreds

of acres of woodland is right

on your doorstep.

special play areas in easily supervised locations to cater for a range

of age groups. Go the scenic way.

The Deer Sculptures

Historically herds of deer totalling over

400 roamed the vast Wynyard estate.

Our entrance sculpture of prancing deer

represents a promise of freedom within a

beautiful and secure setting and is typical

of commissions of wildlife themed artwork

within the Park.

“ Vitality is radiated from exceptional art and architecture.” Erickson

Public art

Not since Victorian times has art played such a crucial

part in giving places a popular identity – witness the

angel of the North, the fountains in Sheffield and

indeed the water sculpture at the entrance to Wynyard

Business Park.

In the same way we will invest heavily in artworks

at key gateways and locations throughout, focusing

appropriately on birds, flora and animals.

Art plays its part

28 29

For the different seasons of life

People want more than just a place to

live; they deserve to grow up, grow into

and grow old in an environment and

amongst people they value and which

give them value – a place for life.

That’s why a nursery, primary school

and retirement village are vital parts of

the total place that is Wynyard Park,

from which you’ll never need or want to

move away.

Say goodbye to the school run

a Church of England maintained primary school has opened in an interim

facility, and permanent state-of-the art premises will follow to serve

Wynyard Village and Wynyard Park infant and junior school children.

Nearby is a new site where the fee-paying Red House School will relocate

to Wynyard from Norton and include 6th form provision.

Retirement with a difference

a new concept in retirement – a village

complete with luxury flats, pool, gym

and tennis courts – is a key element

of the Wynyard Park concept and an

integral part of the whole community;

being just a walk away from the shops,

healthcare hub, pub and transport links

at the heart of the Park.

Climbing the ladder of life

The exceptionally wide choice of house sizes and types provides a pathway for

successful people growing families to climb the career ladder and move up

to a home that suits what they can increasingly afford — from entry level house or

apartment to the ultimate aspirational home.

The very necessary nursery

The well-established Kids 1st Wynyard

Nursery meets learning and development

needs from birth to age 5, each with

access to a well-equipped garden.

Recently the nursery achieved an

Outstanding Ofsted report and was also

named second “highest recommended

Nursery in the North East”.

30 31

Sense of community

Play groups, yoga, drama, salsa, zumba, scouts,

guides and cubs, youth groups, arts and crafts

club, residents’ association meetings and more.

Our Community Hall will have the flexibility to

accommodate them all and contribute to the

Park’s social cohesion.

at Wynyard Park, as in a traditional village,

it will one day be the most natural thing

in the world to stroll down or hop on

the Park shuttle bus to a nearby town – not just

for the essentials in life, but the extras

that make life worthwhile.

Choice shopping

No need to keep jumping into the car. Wynyard

Park will offer a lot more than a convenience

store. In tune with today’s trend to shop

local, we’re looking forward to a selection of

independents including deli, artisan baker,

chemist and greengrocer as well as a smaller

branch of a quality supermarket.

“The Wynyard”

Your “local” will revive all that is best in that endangered species the

traditional village pub, whilst expanding family friendly amenities,

providing evening entertainment, quality gastropub food and attractive

spaces outdoors. It will reinforce a sense of place.

The gastropub

Fine food prepared in full view of an eager and discerning clientele – our

gastropub will be at the cutting edge of culinary quality coupled with

value for money.

From quality coffee and tea shops where people can network, to

informal bistro, to a landmark establishment with Champagne bar, fine

dining, carvery and lounge... the possibilities are mouth-watering.

The prospects are good for a GP and nursing

practice offering quality healthcare to Wynyard

Park in a state of the art setting.

We already have a number of health related

companies on the site: Mango Dental, Body 2 Fit,

Scan 2 Fit and the Wynyard Wellbeing Clinic.

Exercise your options

Wynyard Park already has a well-established

gym, atom Health & Fitness, and the celebrated

Wynyard Park Golf Club is just across the road.

We are looking forward to expanding fitness

provision with swimming pool, exercise suites,

studios and tennis courts.
