SituationWrydelands and Dearlove’s Farms are situated on the Cambridgeshire/ Lincolnshire border, to the north east of Thorney village which provides local amenities. Peterborough lies 11 miles to the west of the farms and provides larger commercial, retail and educational facilities. The soils are classified as Grade 2 by DEFRA, and the land is under drained with well maintained ditches. The farm has been farmed in hand by the vendors, and precision farmed since 2011. A full cropping history is available from the vendor’s agents.

Farm buildingsLying to the north and west of the farmhouse is a range of farm buildings including former livestock buildings, general stores, workshop and grain storage facilities. Full measurements of the buildings are available in the information pack.
There is a modern grain bin system that was expanded in 2013, including the addition of a 100t/hour elevator system, which has capacity for about 1,440 tonnes. The largest bin holds 600 tonnes and has full drying facilities including grain stirrers and a sweep auger.
The farmlandThe land is classified as grade 2 by DEFRA with soils of the Dowels and Downholland 1 series, being a stoneless humose clayey soil, calcareous in places suitable for cereals, sugar beet and peas.

GeneralMethod of saleWrydelands Farm and Dearlove’s Farm are offered for sale as a whole, or in up to four lots by private treaty.
Tenure and PossessionThe farms are offered for sale freehold. Vacant possession on Dearlove’s Farmhouse will be provided on 31st January 2019 (see Holdover below).
At the southern end of Dearlove’s Farm is an area of about 1 acre to the south of field number 9801 which forms part of the field and is rented on an FBT from North Level District Internal Drainage Board.
There is a restrictive covenant on the traditional buildings in lot 1B restricting their use to agriculture.

Wayleaves, easements and rights of way The property is being sold subject to and with the benefit of all rights including; rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations, easements and quasi-easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to
in these particulars or not.
There are no public rights of way over the property.
Basic PaymentThe entitlements to the Basic Payment are included in the sale. In the event that the property is sold in lots the entitlements will be included with the eligible land on a pro rata basis at the discretion of the vendor (or their representatives). The vendor has submitted a claim for the current scheme year and will retain the payment for this scheme year in its entirety. The vendor will use reasonable endeavours to transfer the entitlements to the purchaser as soon after completion as the transfer rules allow.
Schemes The land is all entered into a Higher Level Stewardship Scheme with effect from 1st May 2011 for a ten year term which is due to expire on 30th April 2021 with an annual income of £18,756.95. Ingoing valuationIn addition to the purchase price the purchaser will be required to pay for:-Growing crops and all beneficial cultivations, sub soiling, moling and acts of husbandry since the last harvest at current CAAV rates or contract rates where applicable; Seed, fertilisers, manures and sprays applied to the growing crops since the last harvest at invoice cost; All seeds, sprays, fertilisers, fuel, oil and other consumables in store at invoice cost.
Lime and chalk applied since the last harvest at invoice cost of the materials and spreading. Enhancement of £30/acre/month from the 1st of December to completion.
Early Entry Early Entry may be permitted on to fields that have been harvested at the purchasers own risk following exchange of contracts with an additional 10% deposit being payable. Further details are available from the vendor’s agents.
Sporting, timber and mineral rights All sporting timber and mineral rights are included in the freehold sale, in so far as they are owned. Until recently there has been a small shoot run over the farm.
Fixtures and fittings All items usually regarded as tenant’s fixtures and fittings and equipment, including fitted carpets and curtains, together with garden ornaments and statuary, are specifically excluded from the sale. These may be available to the purchaser by separate negotiation.
