Ownership OVERVIEW

Whiteface Lodge fractional ownership was designed specifi cally for anyone who wants an Adirondack second home but doesn’t need a full-time retreat. Based on the popular residence club concept, Lodge ownership allows you to purchase the residence of your choice in 1/12 fractions and share the cost with other co-owners. You may buy any number of available fractions of your selected residence.

If you intend to use your vacation home for a limited time each year, this arrangement offers countless benefi ts. Here are just a few:

• Your 1/12 share entitles you to a minimum four weeks of Lodge stays per year, one week in each of Lake Placid’s glorious seasons.

• You own an authentic Adirondack vacation home—complete with Great Camp-style amenities—at a price commensurate with your actual use.

• You never have to worry about the upkeep and maintenance of your home away from home, the Lodge handles it all.

• Your vacation weeks are distributed in advance according to an interval calendar (see page 10 for an example from the current calendar). This system simplifi es owners’ vacation planning and ensures every owner has equal access to peak holidays such as Christmas, New Year’s and the Fourth of July.

• You may exchange intervals with other owners through the Lodge’s “Owners‘ Forum.” Such swaps add fl exibility to your vacation options.

• You may rent your intervals by signing up for the Whiteface Lodge Rental Program or by utilizing a local Real Estate Broker.

Whiteface Lodge features an array of dining venues, from elegant to very casual. Our premier restaurant, KANU, serves delectable entrees and boasts an award-winning wine menu. In summer, enjoy superb food, views and weather on the KANU Terrace. For more casual dining there is Kanu Lounge, where cushy seats, glowing fi replaces, and live music create a convivial atmosphere for sharing fi ne food and cocktails. For those who like to have a meal while they play, the Lodge offers poolside dining, the Canoe Club Grill at our private beach, and our Old Fashion Ice Cream Parlor. You also can order room service 24 hours a day.

Canoe Club

Owned by Whiteface Lodge, this exclusive private beach is the ideal setting for a summer family outing. The Canoe Club is well-stocked with complimentary equipment for beach and water activities: canoeing, kayaking, volleyball, badminton, croquet, bocce ball, horseshoes, Frisbee and ping pong. Beachside food service is available.

The Canoe Club also features a signature collection of boats, including: a deluxe Pontoon boat for cruising; a Ski Nautique, which comes equipped for tubing, waterskiing and wakeboarding; and our classic Hackercraft, featuring punched-leather martini seats for touring Lake Placid in grand style and comfort.

Kamp Kanu

Kamp Kanu is a day camp for kids in age categories 3-6, 7-10 and 11-14. While making new friends and playing outdoors, each participant is led by highly qualifi ed and trained counselors through crafts, activities, experiments, games and more. Kamp Kanu operates daily June 26 through September 5. After summer, the programs runs weekends and holidays throughout the year.

Sunset Club

The Lodge also offers an evening program for children called the Sunset Club. Designed to give parents time to enjoy fi ne dining and entertainment, the program treats kids to pizza and hours of games and activities. This service requires advance reservations through the Lodge concierge service.

While Whiteface Lodge is a destination all its own, just off the resort’s doorstep is a four-season village bursting with a spectacular diversity of year-round activities. Having hosted the 1932 and 1980 Winter Olympics, Lake Placid is home to an impressive array of recreational facilities. In winter, you can enjoy downhill skiing, cross-country skiing, bobsledding, ice fi shing, tobogganing and much more. It addresses the select time today’s individuals and families can devote to extraordinary getaways, as well as the need to leave the urban environment far behind.

What advantages does this form of fractional ownership provide? It allows owners to purchase just as much residence, in 1/12 shares, as they are likely to use each year. If you decide your family will vacation at the Lodge more than four weeks per year, you may purchase more shares. Whiteface lodge issues owners a 5-year interval calendar, which outlines the schedule their particular suite and interval will be available to them. This allows owners to plan their Lodge getaways well in advance.

When I purchase at Whiteface Lodge, will I own deeded real estate? Yes, and you can sell, will, transfer or place in trust your ownership, just like any other form of deeded real estate.

Can more than one family or individual share a single ownership? Yes. A group of buyers can form a legal entity, such as a limited liability corporation, and that legal entity can serve as the purchaser and deed owner.

As an owner, how often and how long can I enjoy my Whiteface Lodge retreat? Each interval comprises at least four weeks, which are distributed in advance, one per season, according to the offi cial interval calendar.

Are short-notice stays possible at Whiteface Lodge? Owners can book short-notice stays with hotel reservations. In addition, they have an option to join the space available program and leverage this opportunity for owner swaps based on availability.

Can I exchange vacations with other Lodge owners? Yes, the private residence club provides an owners forum, which you can use to post wants and needs for interval swaps with other owners.

As an owner, will I always stay in the same residence? Yes, your deed is for pre-set intervals in a specifi c suite number.

May I have guests while in residence? Yes, you can have guests visit as you would your own personal vacation home.

What charges do owners incur when in residence at Whiteface Lodge? Other than the monthly HOA fee and real estate taxes, the only additional charges you would incur are based on participation / usage of food and beverage and spa services.

May I rent out any of my Whiteface Lodge vacations? Yes, you can either sign up for the Whiteface Lodge’s rental program or utilize a local real estate broker to rent your allotted intervals.

If I purchase, how soon can I begin enjoying my Adirondack retreat? Following the closing of your residence, you are free to use the resort upon your fi rst scheduled interval according to the preset interval calendar.

May I enjoy the Lodge amenities when I am not in residence? Yes, you may use any of the public amenities such as restaurants and spa when not in residence.

Who controls the Lodge’s policies? Whiteface Lodge has a Homeowners’ Association (HOA), which governs Lodge policies. A current set of HOA rules and regulations is available upon request.

What happens after Lodge ownerships have sold out? Once the Lodge sold out, the only ownerships available for purchase will be resales.

Is Whiteface Lodge a part of a resort point-trading program? Yes, the Whiteface Lodge is a part of RCI’s Select Registry program, and enjoys a high point value in comparison to other member properties. Owners can elect to participate in this program for an annual fee and deposit unwanted weeks into the program for redemption of points to use at other Select Registry resorts around the world.

Can I leave personal items in the unit between visits. There are a limited number of lockers available on the property for purchase. As a locker owner, you may store personal items and instruct the resort staff to deliver them to your suite prior to arrival.

Reservation Policy

The Reservation Policy has been designed to provide owners a minimum of four weeks of Lodge stays every year, one week per season. Your vacation weeks, assigned in advance according to your selected interval, will be posted on the Lodge’s Interval Calendar (see example below). Each year, the Calendar rotates your designated stays. This rotation system ensures that over time you will enjoy access to the prime holidays, such as The Fourth of July and Christmas.

Alternative Vacation Dates

There are two ways to change the dates of your Lodge vacations:

• Sign up with the Lodge’s Rental Program. This program allows you to rent out your assigned stays, as well as to “bank” one of your weeks with the Lodge in return for a six-day stay starting at another date of your choosing (subject to availability). There is no limit to the number of stays you can offer for rental or for exchange.

• Owners’ Forum Exchange. An online Owners’ Forum enables you to exchange assigned weeks with other owners. This system adds considerable fl exibility to your vacation options.
