A ustralians are rush-ing to renovate their homes, with two out of three people planning
a makeover in the next four years, according to new Galaxy research commissioned by Winning Appli-ances.
Among the 24 per cent of Australians who are renting, the low interest rates are encouraging 22 per cent to purchase a property in the next 12 months (down from 26 per cent in 2013).
But fewer are renting overall: there’s been a sustained drop in renting over the past four years.
Home ownership is highest in Victoria, Tasmania and Western Australia, and signifi cantly lower in other states, with Queens-landers by far the biggest renters.

Renovatefuture, with 57 per cent planning an upgrade in the next 1-4 years, and 28 per cent in the next 12 months. South Australians are the most likely to be renovating in the next four years, and Victorians the most likely to be waiting longer than a year to upgrade.
Amid the rush to renovate, Australians are tightening the purse strings. Among those planning to renovate in the next 12 months the average budget is $14,700, down from $16,130 of those planning to renovate in 2014: a drop of nearly nine per cent.
30 per cent of people have a budget lower than $5,000, against seven per cent with a budget of over $50,000. Gen Y is much more likely to be spending top dollar than Gen X and Baby Boomers.
There’s a gender war brewing over what to renovate: women
are most likely to plan a kitchen makeover (25 per cent vs 19 per cent) whereas men prioritise a bathroom upgrade (22 per cent vs 17 per cent). Men are also more likely to be planning a living room refurb (17 per cent vs 13 per cent).
David Crane, CEO of Winning Appliances says it’s a great time to be renovating.
“Winning Appliances’ Renova-tion Intention Study shows that renovating remains a big passion for Australians. Our homes are our castles and we continue to invest in them and increase their value,” he said.
“Property prices remain sky high in many areas, restricting people’s ability to climb the prop-erty ladder. Improving an existing home is a popular alternative, and low interest rates mean that more Australians have disposable income to do this.”

Some landlords are putting themselves at risk by failing to have appropriate insurance for their rental properties
Insured? Don’t be caught short!
W ith new statistics showing that an alarming number of homeowners are
underinsured and a large percent-age own uninsured property, a leading landlord insurance company is out to set things right.
According to the 2013 Under-stand Insurance Research Report, which was commissioned by the Insurance Council of Australia, over 80 per cent of Australian home owners are not fully insured and one in 25 Australians have an uninsured property.
Terri Scheer Insurance has released a number of tips for homeowners to help them avoid choosing a policy that leaves them accidentally uninsured and therefore out of pocket if a claim-able event occurs.

tive Manager, Carolyn Parrella, said that people who do not research or seek professional advice beforehand risk choosing a policy that doesn’t suit them.
“Do your research and seek professional advice on the right
policy which suits your needs. Premiums for landlord insurance may be based on a number of criteria including location and property type,” Ms Parrella said.
“If you have a number of invest-ment properties, be sure to ask your insurer how much you could save by consolidating all under one policy.”
Understand your policy Ms Parrella said that signing up
for an insurance policy, without knowing what it covers, is a common mistake that homeown-ers make, in fact, the report found
that a third of Australians are unsure whether they are covered for fl ooding or lightning strikes and a quarter of Australians do not know if they are covered for water, storm or fi re damage.
“Natural hazards often cause the most confusion, but are also among the most destructive risks in terms of the structural damage they can cause to a property. It’s the rebuild costs for these types of damages that can catch inves-tors thousands of dollars out of pocket,” Ms Parrella said.
Have appropriate insurance “Uninsured landlords really
need to think about how they would manage fi nancially if they were faced with thousands of dollars’ worth of damage to their rental property, or were unable to re-let their property while repairs were being made,” Ms Parrella said.
She added that landlord insur-ance should be thought of as a small investment, protecting a larger one.
“However, damage to the build-ing itself may be at the landlord’s expense unless they have a suit-able building insurance policy in place,” Ms Parrella said.
“A good building insurance policy should cover for loss of rent, including circumstances when the property cannot be tenanted if damage is repaired,” Ms Parella added.

Berejiklian has joined Member for Penrith Stuart Ayres to announce around 300 new parking spaces would be built at Penrith Station if the Baird Government is re-elected.
Ms Berejiklian said the new parking spaces at Penrith are part of the Baird Government’s commitment to cut congestion and encourage more people to catch public transport.
“With more people wanting to catch trains than ever before, parking is a big issue for the community and one Stuart Ayres has been fighting for,” Ms Berejiklian said.
Mr Ayres welcomed the announcement, saying the park-ing would be delivered ASAP.

Housing Finance Data from the Australian Bureau of Statistics, the number of dwelling commit-ments approved throughout January fell 3.5 per cent. In total, 51,396 loans were approved over the month – down from 53,254 the month prior. Mortgage Choice spokesperson Jessica Darnbrough said while demand for home loans did drop slightly, it remains incredibly strong especially when you consider dwelling commitments hit a fi ve year high last month. “Over the last 12 months, we have consist-ently seen more than 50,000 home loans approved each month. The last time more than 50,000 dwelling commitments were approved each month for a year was back in 2009 when the boosted fi rst home owner grants were in place,” she said.

NSW Fair Trading is remind-ing consumers to be aware of the dangers of using portable butane gas cookers, following a public warning issued earlier this month. The product certifi cates were suspended by the independent certifi ers, as test results showed the cookers’ shut-off valves, known as overpressure devices, do not operate as intended and are non-compliant with the Australian Standard.
