The DeckThe entire back of the house can open to the sun terrace with a heated plunge pool and shower, lights and speakers, and which steps down to the pebbled beach, making it easy for guests and the family to flow in and out. In the winter, when the sea and sky are stormy, the family make the most of the spectacular vistas by engaging the Lutron light system, offering 2 different scenes of lighting, whilst listening to music through the ceiling speakers – 2 of which are also tuned to the t.v in the snug for 360 degree sound.

The KitchenThe custom made ”Windmill” kitchen is styled behind a gently curved breakfast bar of white silestone, open to the sea. As in the other main rooms in the house, there is a control 4 base here and the sound system is wired so that if the video entry system is rung, the person comes automatically on screen, and any music playing is suspended until after the door has been opened and closed.

This room has beautifully simple lines allowing the water to reflect in the glass splash backs and glossy white units and it ripples brightly across the high ceiling.

In the left hand run there is a MIELE bbq and a Hibatchi grill as well as a five ring gas hob beneath a discreet powerful extractor, flush to the ceiling. Twin SIEMENS ovens with a warming drawer are thoughtfully placed in a tower at the end of the room between a microwave/combi and integrated fridge, freezer and ice maker (there is a second fridge for parties on the right!). The BLANCO sink, with a waste disposal facility, has a hot tap and there is an integrated dishwasher, so all you need to add to this fabulous space are your friends.

The Entrance HallThe large entrance hall has a ceiling 3 metres above your head and an impressive sweeping staircase to your left. The gleaming oak beneath your feet leads through double doors into the magnificent open plan living space, discreetly “zoned” so that although you are aware of the scale of the room, it is not cold or unwelcoming.

The Staircase and Media RoomAcross the hall, beneath the sweep of the bespoke glass and oak staircase with concealed LED lighting in the wall as you mount, is the playroom/media room, wired with a sleek 6 channel stereo surround system, and concealed behind the wooden panelling on the right is the electronic heart of this fabulous house.

To your left are windows and a door leading into the front, walled garden, which is not overlooked and which has been useful over the years for both young children and teenagers to spill out into.

The Top FloorUp on the first floor, the high ceilings of 2.4 metres together with underfloor heating, continue into all of the rooms on the floor, including the two quiet and private double bedrooms at the front of the house.

The family bathroom is through the second door on the right, lined in natural slate and stone with a shower above the bath.

The Guest RoomThe guest room next door, currently used as a study, shares both the astounding views and relaxing sun terrace and like the rest of the house is freshly decorated in white to make the most of the colours that stream into the house at both at sunrise and sunset.

The Master SuiteWith stunning sea views, and a sun terrace from which to enjoy them, the immaculate master bedroom feels like a suite on an ocean liner as all you can see through the walls is water. To your right is an equally spectacular en suite wet room with a large walk in shower with a rainfall head, fabulous freestanding bath and twin sinks sunk into marble, all looking out to sea. The w.c is discreetly separate, and behind you is a giant walk in wardrobe, gently lit by funnel sky lights to keep your fabric colours fresh.

The Detail and Specification

Construction – All floors and ceilings are new, as is the roof.

Drains - A new drainage system has been installed on the ground floor level with new foul water and rain water systems.

Meters and Mains – New meterage is in place for gas, electricity and water.

Gas, Electricity & Plumbing – The gas, electricity and plumbing has been changed throughout the house. Electricity comprises not only of a 13amp power circuit, but a 5amp lighting circuit connected to the Lutron system for lamps.

Utility Room – The utility room is fully fitted with an airing cupboard with separate heater, washing machine and tumble dryer. An Ideal Logic boiler is installed which supplies hot water throughout the house, as well as to the central heating system and swimming pool.

Plant Room – This includes the large Stelflow hot water tank, the main electrical circuit breaking panel, the Lutron lighting system, burglar alarm and swimming pool equipment.

Storage – At street level, with its own entrance, there is a store room which may be used for logs, coal, bikes, prams and rubbish bins.

Underfloor Heating – Underfloor heating is through-out the house other than the utility room, with Honeywell programmable thermostat and timers in each room.

Fireplaces – There is a working log/coal fire in the main reception area with two working gas fires; one in the snug area and one in the cinema room.

Flooring - The ground floor is engineered oak throughout. The staircase is solid oak treads and the upstairs is carpeted.

Burglar Alarm System – There is a high specification burglar alarm installed, maintained and serviced by Languard. There is a connection through to a service centre linked to the police.

Kitchen – Kitchen units are built by a local firm, Windmill, with an excess of drawers and cupboards. All drawers are electrically operated and cooking appliances include a barbecue grill, a Hibachi grill, a 5-ring gas hob, two ovens, a warming drawer and microwave.

Other equipment is a dishwasher and Insinkerator. There is also a boiling water tap. The work surface is Silestone.

There is a fridge freezer with ice maker and a second refrigerator.

Home Automation – Control-4 home automation is installed throughout the main rooms of the house to bring music, radio and television into these rooms. It is controlled via computer controls in the downstairs and upstairs area.

These also control the Lutron lighting system which enables lighting scenes to be set and pre-programmed. All lights are dimmable.

Lights may also be brought on in sequence when the house is unoccupied. The Lutron system also controls the curtains throughout the downstairs and in the main bedroom. Control-4 is also used for the video entry phone.

HD Video Distribution - of 4 centralised HD video sources (Sky HD, BluRay, Apple TV etc) to 4 TV locations, each location can watch an independent video source with High Definition Picture Quality.

Motorised Curtains - Silent Gliss Motorised and automated curtain tracks in the ground floor lounge and master bedroom, with Lutron & Control4 systems integration.
