this year we proudly celebrate 70 years of service to the businesses and communities of West Los

angeles. Founded in 1945 as the “Businessman's as-sociation of rancho Park,” its focus was to organize local business owners and to identify opportunities to provide products and services to each other and to other business communities within the fast grow-ing Los angeles megalopolis. By 1989 the associa-tion had grown, serving other communities in West Los angeles, and changing its name to the Westside Chamber of Commerce, to refl ect a larger geographic area. In 1993 the Chamber again reorganized as the West Los angeles Chamber of Commerce to serve the specifi c interests of West Los angeles. and, in 1996 and 2000 the Chamber merged with other groups to further increase its size, its strength, and to better promote local business growth and development.

today, the West Los angeles Chamber of Commerce has members ranging from local “mom 'n' pop” businesses to some of the nation's largest corporate entities. We provide services to a diverse population of approximately 250,000 individuals, and support business and residential traffi c that swells to over a half-million people daily. as we work to create an environment promoting business and strengthen-ing the community, we are committed to member focus, excellence, integrity, education, teamwork, leadership, and diversity. We work hard in community service and support our members who provide jobs and resources to thousands of Los angeles residents.

So...WHAT and WHERE is

“West Los Angeles”

For the record: “Th e Westside” is a region of the City of Los angeles

comprised of twenty-fi ve neighborhoods and independent cities including the beaches, Culver City and Beverly hills. “West Los angeles” is the twelve neigh-borhoods represented by the West Los angeles Chamber of Commerce. Th ey are:

Beverlywood, Brentwood/Brentwood Vil-lage, Cheviot hills, mar Vista/Westdale, Palms, rancho Park, Sawtelle, Veterans administration, Westside Village, West La (Proper), Westwood, and Westwood Village.

In these twelve neighborhoods there are 20,000 businesses, 245,000 residents, and as many jobs. millions of people come here each year to study, shop, play, dine, worship, sightsee, receive services, visit and invest. Billions of dollars are generated each year, in every conceivable industry. Seventeen foreign governments have Consulate Generals or embassies here, and West La is home to the Wilshire Federal Building, uCLa and myriad public schools, private schools and educational facilities.

West Los angeles' twelve neighbor-hoods were developed tract-by-parcel over distinct eras by Spanish monarchs, mexican Dons, vaqueros, union and Confederate armies, farmers, robber Barons, homesteaders, missionaries, Bonanza kings, squatters, civil engi-neers, displaced peoples, studio moguls, tract home developers, the uS Govern-ment, movie stars, and college students.

In the pages that follow are articles about West Los angeles' twelve neighborhoods, told by people who live here, work here and own businesses here. historical vignettes have been added for perspective, as well as the most current vital statistics. Since 1945, the West Los angeles Cham-ber of Commerce has been “Th e Voice of West Los angeles.” We are proud to celebrate a 70 year legacy of referral, advocacy and education. West LA's First Businesspeople

West Los Angeles is the ancestral and current spiritual home of the Tongva Nation.* Dating back to their arrival in 1,500 B.C.E., they were West LA's fi rst

businesspeople, trading with neighboring tribes, like the Chumash in “Malibu” (the Chumash word for “loud surf”). Several Tongva language words remain a part of everyday life in Southern California. Places like: Pacoima (“the entrance”), Topanga (“the point of the mountain range that ends there at the sea”), Tujunga (“rock shaped like an old woman”), Cucamonga (“I shuffl e my feet on the ground”) and Cahuenga (“mountain”) are all Tongva. Santa Monica just opened Tongva Park last year at Ocean Avenue and Moomat Ahiko (“breath of the ocean”). The center of all Tongva life was the Kuruvungna, sweet water springs which continuously fl ow, even during the most severe droughts. Located on the campus of University High School, the Kuruvungna Sacred Springs has been known only to the members of the Tongva Nation, students and a few neighbors. A vast cache of artifacts was discovered during a recent renovation of the school. They are on display at the Kuruvungna Springs Cultural Center and Museum; open the fi rst Saturday of the month from 10AM–3PM. Tours can be arranged for other week-ends, and school fi eld trips on weekdays. Visit GabrielinoSprings.com.

on land that was once part of the Rancho Rincon de los Bueyes, Frans Nelson & Sons purchased

the tracts that would become Cheviot hills in 1924 from husband and wife socialites and ranchers, a.L. and Frankie L. king. The Nelsons advertised the area as being similar to “the natural rolling Cheviot hills” between england and Scotland.

adjacent to the land that would eventually become Century City and Fox Studios, The Nelsons built one of their first tracts of homes along the exposition Boulevard (later Northvale road) tracks of the Santa Monica Airline, a Pacific electric trolley that ran a straight line from Downtown La to Santa monica.* after WWII, Cheviot hills began a mini housing boom, building up to its present size of 1,400 homes.

Cheviot hills is home to one of the crown jewels of the City of Los angeles recreation and Parks Department, the Cheviot hills recreation Center. There are over sixty classes a week for kids and adults, team sports, camp, public services, parenting classes, basketball, baseball, outdoor movies, sports leagues and more.

Laura Campfield practically grew up at the Cheviot hills recreation Center, and is now the Facility Direc-tor of the Palms recreation Center. her mother, Dian owns the Crown Car Wash on Pico Blvd. where she and her siblings (and now her children and their cous-ins) worked during the summers when not at camp. She is part of the team preparing the rec Centers for the 125th anniversary of the City of Los angeles Department of recreation and Parks in 2015.†

WLA: Are there going to be any special events for the 125th anniversary in 2015?

Laura: Yes! Saturday, September 6 at Lincoln Park from 10am–2Pm there will be live entertainment, a health fair, arts and crafts, games, a cake cutting ceremony, and much more. Then two more events: Saturday, September 27 at Banning museum from 10am–3Pm (with a cake cutting at 12:30Pm); and Saturday, october 4 at the algin Sutton recreation Center (with a cake cutting ceremony at 12:30Pm).

WLA: How can people get in shape and live a healthy lifestyle without a fancy gym membership or paying a personal trainer?

Laura: at Cheviot hills recreation Center (aka rancho Park) there are several active recreation opportu-nities for adults and children. There is a marked jogging/walking path around the perimeter of the facility so you can keep track of your distance and progress. at all hours of the day and evening you will see community members walking the 2.17 mile radius that takes you from Pico Boulevard to Patricia avenue to Lorenzo to monte mar then back to motor avenue.

wla: what does your confession mean?

Laura: As a recreation professional, I wear

many diff erent hats; administrator, teacher,

counselor and coach. When the T-Ball coach called out sick, rather

than disappoint the kids, I stepped in and coached in high heels and a skirt.

Now I always keep a change of clothes and

shoes in my car!

Th e city off ers adult sports leagues through the City's municipal Sports offi ce. adults may permit out the fi elds and baseball diamonds for private leagues and teams. Th e tennis facilities are open for both public use and pri-vate lessons, and during the summer, the pool off ers various classes and op-portunities for lap swim and lessons. In addition to two full-size, outdoor bas-ketball courts, open Gym is available on the indoor basketball court several times throughout the week. Jazzercise is off ered for adults of various abilities and activity levels. additionally, there is an archery range and Petanque courts located at the northwest corner of the facility.‡ Finally, the golf course adjacent to the park off ers a challenge for players of all ages.

WLA: What is your family's connection to WLA's Recreation Centers and Parks?

Laura: my mother and her 5 siblings moved to the area in the 1940s. Th ey spent their free time playing in the park and watching the 4th of July fi reworks. my mom volunteered at registration and special events. She registered me and my sisters for everything from pre-school to ballet to softball. When I was a junior in high school, I started workingat the recreational center part-time and continued to do so until I earned my degree from CSuN. my sisters and some cousins took similar paths working in the camps and teaching classes for children during the school year.

Now as a mom, I have had the pleasure of sharing my love for the park with my own children. Th ey have both participated in basketball leagues, baseball/softball and my son played many seasons of Cheviot hills Pony Baseball (ChPBa).

WLA: What is your favorite part of the Cheviot Hills Rec. Center?

Laura: Th e hill Picnic area and outdoor Stage. I have fond memories of camp BBQs and participating in small drama productions when I was growing up. Th e stage is a unique feature and there aren’t too many still around.

WLA: When is camp registration and which neighborhoods can go to camp at the Cheviot Hills Recreation Center?

Laura: registration for all four Cheviot hills camps begins in early april and ends when camp is full. Whether your child is into sports, musical theater or is looking for a general camp experience; there is something for children ages 5-15. any-one can register for camp at Cheviot hills regardless of where they reside. Th e camp attracts campers from all over the city and welcomes campers from other countries.

WLA: When President Obama and Cheviot Hills resident George Clooney played basket-ball against Tobey Maguire and others on your court, who trash-talked the most?

Laura: While I was not there, the current director did have the opportunity to meet the President and the other celebrities after the game. he said they were all very friendly and happy to have been able to shoot hoops with the PotuS. But what happens on the court stays on the court! Th e celebrities stayed around after the game for pictures with the President and recreation staff (pictured below). It is a day staff will always remember.§

On September 15, 1936, American Legion post commander C. D. “Ace”

Aseltine launched a drive to establish a huge recreation park on the site of the bankrupt Rancho Country Club. After years of eff ort, the private RanchoCountry Club became the public Rancho Park Golf Course and the balance of the land was converted into the Cheviot Hills Recreation Center.*

Being so close to the studios, CheviotHills has been (and is today) the home of many celebrities. The streets and homes have been used countless times as locations for movies and TV, going all the way back to Laurel & Hardy. Today, the house at 10336 Dunleer Drive has one of the most famous façades in the world, as the home of the Dunphys on TV’s Modern Family.

MAR VISTA/WESTDALE [#9, See P. 46]

once a part of the rancho La Ballona, mar Vista (“Sea View” in Spanish) is named after mar

Vista hill; a lookout point that was used during the Civil War by union soldiers from Camp Latham (where Culver City is today), who expected a Con-federate invasion from Catalina Island. Six years earlier (1857), the former mayor of Los angeles, Benjamin D. Wilson foreclosed on a $1,500 debt owed to him by tomas talamantes (one of the mexican land grantees) and took 3,450 acres of his land. two years later, Wilson “flipped it” in a sale to George a. Sanford for $5,000 (a tidy 333% roI).

Following the railroad and real estate boom of the 1880s, millionaires from all over the uS came to Los angeles to invest in development. abbot kinney and his partners bought the beachfront land just west of Sanford's property, and founded the city of “ocean Park” (now Venice). after years of mogul vs. mogul, the Los angeles Pacific railway extended a Short Line (and Short Line Development) to kinney's ocean Park and Playa del rey. The railroad gave Sanford's land the designation of “ocean Park heights” and established a stop there.

In 1923, George Sunday, son of the wildly popular evangelist Billy Sunday (the man who invented the iconic american showman style of well dressed,

well connected, big crowd preachers) purchased parts of ocean Park heights and renamed it mar Vista and New mar Vista. The next year the mar Vista Chamber of Commerce was formed, and the following year when a uS Post office opened, “mar Vista” became the official name for both developments. two years later, in 1927, mar Vista was annexed by the City of Los angeles.

and what became of mar Vista hill? In 1928, George mcCune donated land on mar Vista hill to the Church of Jesus Christ of Latter-day Saints, who established their mar Vista Ward.* That same year, mcCune served as President of the mar Vista Chamber of Commerce.

In 1947, Stevens ranch, a mar Vista citrus orchard and bean farm, was developed by Paul trousdale who built 450 single-story tract homes for soldiers returning from WWII. a few years later, other tracts were developed, and today there are 900 homes in the Westdale neighborhood (many of which have Stevens ranch citrus trees). The Westdale home-owners association is strong and extremely well organized, perhaps one of the reasons why the aver-age home price today is $1,200,000, a third higher than the homes just North of National Blvd.

one of the most ethnically diverse neighbor-hoods in La, Palms is a foodie's mecca, with

some of the highest concentrations of ethnic regional cuisine found anywhere in La. For any would-be restaurant owner, to make it in Palms the food has to stand out, always be better than good, and priced for the working class family's pocket.

In just the last few years, Chef kalissa krejcik has made a huge impact in Palms, adding her enthusiasm, love of food and 26 years of industry experience to the neighborhood. She is a mother of two boys, nicknamed “the Chicken” and “the monkey,” who lend their nick-monikers to her bakery-restaurant, C & m Café. to describe it, is to describe your darkest, most sensuous food fantasies. a lava lamp twist on classic amer-ican diner food that is sure to stomp any and all food cravings into sweet/salty/fatty/savory submission.

In addition to the 24/7 grind of entrepreneur-ship and parenting, Chef kalissa is a staple at the motor avenue Farmers' market, working directly with farmers to bring the best of the sea-sonal harvest to the plate. She has just launched alegria Gourmet Food truck, a fresh, healthy alternative to greasy taco-and-burger coach fare. She has given a lot of love to Palms, and Palms loves her back.

WLA: You could've opened your restaurant anywhere and it would have blown up.Why Palms?

Chef: I listen to the universe. When I came here for the fi rst time I just coveted it. When the opportunity came to take this space, I just knew it was right. It's an exciting and evolving neighborhood. I just love it.

WLA: What are the people of Palms like?

Chef: Very diverse—all walks of life. Th ere are a lot of families, groups of hipsters, and businesspeople.You have to be a little diff erent to be here. Th e one common thread is that the people of Palms are happy. everyone is very open; people in my dining room just seem to get into each others' conversa-tions. It's not like that everywhere.

WLA: It's apparent when you walk into C & MCafé that it's more than a restaurant, it's a brand. Will you develop any products?

Chef: Yes! I'm making my own milks, juices and yogurts. I make coconut milk, almond milk, fresh juices and fresh Greek yogurt—all from scratch. my new green juice, that I call “Th e Green miracle” is something that everyone should taste. Th e neigh-borhood markets and convenience stores can't get it any fresher than from right here. Th e diff erence in taste is night-and-day compared to what they're selling now, so that's where I want to be.

WLA: Your food is crazy-good! Where do you come up with your menu ideas?

Chef: I am a slave to my cravings. every day, all day, all I eat is what I crave. If I can't fi nd it, then I will either create it or I just won't eat. Th is menu is all about what I gotta' have NoW. When I'm eating, I'm thinking about what I'm going to eat next, and how I'm going to balance it out.

I'm obsessed with the mix of breakfast and lunch, I'm obsessed with handhelds—a complete, great tasting meal that you can hold in one hand while working with the other, and I'm obsessed with being able to pick something up on the run.

WLA: How important is the Motor Ave. Farmers' Market?

Chef: Very important. Th e founder, Lee Wallach, has done an amazing job. I get most of my produce from the Farmers' market; I have standing orders with the farmers themselves. I get all of my organicherbs, berries, eggs—even my fl owers

from the Farmers' market. I don't have an account with a wholesale produce companyanymore. I can't get the same quality, consistency, prices or service from them. Th e farmers care about their business like I care about mine. my customers pick menu items that they know come from the Farmers' market. It is truly a community gathering place; you feel the energy, and it's amazing. I hope that more chefs catch on.

WLA: Are you catering a lot of events in Palms?

Chef: I do a lot of offi ce lunch catering for banks, travel agencies, production companies, and lots of doctors' offi ces. We've done a lot of teachers' luncheons at the end of the year, and as a mother, I do anything I can to help the people who shape the lives of our children.

WLA: What would you improve about Palms?

Chef: traffi c. Th e timing with lights needs to be improved and National Boulevard is not very well signed. Th e off ramps are

confusing too. I'm sure I'm not the only business that gets phone calls every day from people on the road trying to fi nd us.

WLA: How does the WLA Chamber help you RAISE YOUR VOICE?

Chef: running the business as the own-er, running the kitchen as the chef, run-ning the house as the mom, it's so much work that there is hardly any time to go out there and promote. Little did I know, the West La Chamber of Commerce's Director of membership, John Slowick, has been coming here every Sunday for his meatloaf sandwich! turns out, there are other folks from the neighborhood councils, hoas and BIDs who come here on Sundays too, dressed casually, just hanging out. When you see how they get along, share information and do things for each other, joining is a no-brainer.

West LA's Oldest Neighborhood“The Palms,” West LA's oldest city, was founded in 1886 around the tracks of the Los Angeles & Independence Railroad.* The developers planted trees, especiallypalms around the railroad station to entice newcomers looking to buy land. After years of fi ghting against annexation during LA's decades-long battle over water rights, The Palms merged with Los Angeles in 1915, and became commonly known as just “Palms.”

Packed between Rancho Park, Cheviot Hills, Culver City, Mar Vista and Sawtelle, little wedge-shaped Palms has one of the highest population densities in LA. Unexpected in a place that has a whopping 22,000 people per square mile (1,276 square feet per person), Palms locals are relaxed, friendly and sociable, often chilling out in parks and third-place businesses. Refl ected in the food and cultural scene, Palms is one of the most diverse neighborhoods in LA. Whites, largely of Irish decent, are the majority-minority at 38% of the population, followed by Latinos of Mexican descent at 24%, Asians at 20% and African-Americans at 12%.

okay, let's get it straight: “The Westside” is a region of the City of Los angeles of 25 neighbor-

hoods and independent cities including the beaches, Culver City and Beverly hills. “West Los angeles” is the twelve neighborhoods in this guide (we consider Westdale part of mar Vista, Brentwood Village part of Brentwood, and uCLa part of Westwood Village).

The actual neighborhood called “West Los angeles (Proper)” lies between Santa monica and Pico Blvds.; Beverly Glen and Sepulveda Blvds. (We add “Proper” when referring to this neighborhood specifically.) one way to know when you're in West Los angeles (Proper) is that commercial thoroughfares olympic Blvd. and overland ave. are totally residential. Sepulveda and Beverly Glen Blvds. are the “scenic” routes to Sherman oaks, and may get you there faster than the 405 or a glacier.

Developed in 1939 on the old Charnock ranch by Fritz B. Burns, the tract of 1,200 single-family

homes have the exact same floor plan, but reversed every other house, like a zipper. The 900-square-foot homes were sold unpainted, unplanted and without sidewalks for $4,000. Back then, the average hhI was $1,850 and the average home price was $6,500. today, a (barely) renovated cozy charmer sells for $900,000–$1,200,000.

Fritz B. Burns is one of the most prominent names in 20th Century La history as the developer of Playa del rey and Westchester (home of Loyola marymount university). he was one of Lmu's major benefactors, and their annual Distinguished teacher award is named after him. The Fritz B. Burns Foundation grants millions of dollars each year to educational institutions, hospitals, human services, medical research and Catholic charities. In recent years, the Foundation has awarded over $2mm a year in loans to Lmu students.

one of the smallest neighborhoods in La, rancho Park was part of Westwood until the

1930s when the City of Los angeles' project to extend 10th Street reached the newly developed area, bisecting it North and South. Slowed by more than a decade of lawsuits between the City and landowners, 10th Street was renamed “olympic Boulevard” in honor of the 1932 Los angeles olympic Summer Games (and perhaps to distance it from controversy).

It had been about eighty years since any major transportation infrastructure development roiled the residents of rancho Park, but today the com-munity is once again being divided by the metro expo Light rail Line. Like the 1920s, when locals gathered in churches to talk about the construction, today's homeowners gather at ranchoParkonline.com. orli Belman is the site's administrator, neigh-borhood booster, homeowner and big-time lover of everything rancho Park. We caught up with her at the Pico Playhouse, just minutes before curtain of Left Brain Productions' performance of Neil Simon's The Good Doctor to get the skinny on rancho Park.*

WLA: Let's get right into it—how does Rancho Park feel about the Metro Expo Light Rail Line?

Orli: I'd say that rancho Park residents are in support of the rail line. Where you do find dis-agreements are in its design and execution. Some

neighborhood groups have argued—all the way up to the California Supreme Court—that safety was sacrificed by certain aspects of how the line was conceived. other neighborhood groups like Light rail for Cheviot have largely supported the expo Construction authority’s plan and process.

The Westwood Neighborhood Greenway, now under construction between overland ave. and Westwood Blvd., is a great example of community support and multi-group collaboration. an area resident conceived of and garnered support for daylighting a long forgotten stream (Beverly Glen's Brown Canyon Creek) for a greenway, providing benefits for the region, the neighbor-hood, and the environment. It is great to see that green idea grow into a space that could have been a parking lot. Instead it will be a site for recreation, education and water conservation. I, for one, can't wait to spend time there and on the train.

WLA: Are people interested in restoring or preserving the Spanish Colonial Revival Style architecture?

Orli: Yes. There are many beautiful Spanish homes, particularly in the areas north of olympic Blvd.

WLA: Some businesses have been inthe neighborhood for 50 years or more. Which do you recommend?

Orli: I love that we have businessesthat have been around for so long. I knew about F&S Fabrics long before I lived in rancho Park. Th ey have fabric selec-tions that rival anything in La. George's Vacuum and Sewing machine opened in 1952 and just expanded. Th e rancho Park Pharmacy is even older (1929) and it too just got bigger. and family-owned anawalt Lumber has been at Pico and Sepulveda since before they were paved.

WLA: What are the neighbors like, and what do you do for a living?

Orli: my neighbors represent a cross-section of who you'd fi nd across West Los angeles. Th ey work in the entertainment industry, at area museums, and in fi elds like accounting, health care, education or law. Th ere are retirees who have lived here a long time and families who came for the schools and community services. one of my neighbors runs a dog-walking service and the other has a mobile pet-washing

van. Perhaps we have a high concentration of pet lovers, but that's anecdotal of course.

as for me, I lead public relations for the uSC Institute for Creative technologies. Th e smart people I work with are build-ing virtual reality-based technologies that help therapists provide treatment for post-traumatic stress disorder, holo-graphic projections of historical fi gures that students can ask questions of, and virtual human role-players for practicing interviews. Long before that, I was a food server at Islands restaurant on Pico. my rancho Park roots run deep, as does my love of their French fries and mud Pie.

WLA: How does the West Los Angeles Chamber of Commerce help the business community of Rancho Park RAISE THEIR VOICE?

Orli: Th e West Los angeles Chamber of Commerce is helping the neighborhood in much the same way I try to with ranchoPark online. We both are working to strengthen the community and want to educate people about the great resources here in the rancho Park area.

Heyler Realty: A Historic Institution

Developed in the 1920s, Rancho Park was a creation of West Los Angeles real estate legend Bill Heyler. Part of the overall marketing theme of the

Spanish Colonial Revival-Style, single-family homes, the name Rancho Park harkened back to the romantic Rancho La Ballona days. Despite LA's tendency to build “McMansions,” Rancho Park has held on to a number of single-story, Spanish Moorish gems.

Heyler campaigned to transition the Ambassador Hotel's once-private Rancho Country Club into the publicly owned and world famous Rancho Park Golf Course, which reopened to the public under the management of the City of Los Angeles Department of Recreation and Parks in 1948.

Heyler Realty, the company that bears the name of the man called “The Boss,” has been operating on Pico Blvd. since 1927. Today, superstar brokers Sean McMillan and Jae Wu are as active in transforming Rancho Park as Heyler was. As part of their eff ort to create bicycle-friendly zones, they raise awareness by raffl ing their trademark orange-and-blue Community Cruisers at local events.

Part of the San Vicente y Santa Monica mexican land grant, the heirs of Francisco Sepulveda

sold the 30,260-acre area that encompasses Brent-wood, Santa monica, mandeville Canyon and parts of Sawtelle to robert S. Baker in 1872, who then “flipped it” two years later, selling 75% of his interest to Comstock Lode “Bonanza king” Senator John P. Jones. The next year, Baker and Jones laid out a town on a piece of vaquero pasture land (ideal for herding cattle due to its natural 70-foot palisades), and Santa monica was born.

Jones took a massive loss after building the Los angeles & Independence railroad, the first railroad to connect Los angeles to Santa monica. Forced to sell to Southern Pacific in 1877, he focused his attention on developing Santa monica. Jones

sold parcels of San Vicente y Santa Monica and the Wolfskill ranch (formerly the rancho San Jose de Buenos ayres) to various developers over the years, until he retired in 1903 to Miramar, his

home in Santa monica where the luxurious Fairmont miramar hotel & Bungalows stands today.

In 1880, the federal govern-ment began development

on the Pacific Branch of the National home for Disabled Soldiers and Sailors. a community formed around the west gate of the home, and by 1916, “Westgate” and the 49-square-mile parcel, which included Pacific Palisades and part of Bel air was annexed by the City of Los angeles. today, the Va Greater Los angeles healthcare System is the largest, most complex healthcare system within the u.S. Department of Veterans affairs.

Little osaka in the Sawtelle neighborhood is West Los angeles' Japantown. Ironically more subur-

ban and cosmopolitan than DtLa's Little tokyo, chefs, artists and designers create global-Japanese mashups of food, art and fashion that attract tens of thousands of La-area visitors a week.

Dr. masakazu “Jack” Fujimoto and his wife Grace have lived most of their lives in this historic West Los angeles neighborhood. Dr. Jack was part of a community effort that got the name "Little osaka" put on the regional planning map of Los angeles years ago. For his numerous lifelong achievements in Japanese language and cultural education he was awarded Japan's Order of the Rising Sun in 2011. he is the author of Sawtelle: West Los Angeles's Japan-town, and reigns as the neighborhood's unofficial- official historian. Let it be known: If you don't know Dr. Fujimoto, you don't know Jack (about West La).

WLA: Most cities don't have a Japantown, much less two. Which came first: Little Tokyo or Little Osaka?

Dr. Jack: Little tokyo came first, but then the West-side began a development boom in the 1920s. Since so many Japanese were in the gardening business, they moved to Sawtelle (or as they called it, “Soh te ru”), which gave them easy access to the farms in Venice and the big nurseries in the periphery.

WLA: What is the Little Osaka experience?

Dr. Jack: I characterize Little osaka as a ghetto. We couldn't live in Westwood, Bel air or Brentwood because realtors would not sell to Japanese; insurance companies, banks and other necessary institutions would not do business with us. So the community formed a tanomoshi, like a “Japanese credit union.” Several established nursery owners and gardeners would put in a small amount of money each month then lend it to a member to make an equipment purchase or fund a new business. They would counsel them, and that made a big difference.*

WLA: In Japan, Tokyo is sophisticated and Osaka is blue-collar. But in LA, Little Osaka seems to be much more upscale than Little Tokyo. How did that happen?

Dr. Jack: There's a certain level of sophistication in bonsai and Japanese landscaping. The Bay Cities Gardeners association and the marina Gardeners association would meet regularly and counsel each other on how to improve service and keep

the craze for Japanese landscaping going. Th ere are still gardeners in their 70s and 80s who, once or twice a week, will go to a big estate because they feel it’s important to see the homeowners in person.

WLA: You live here, you wrote the book; you know everybody. How's business?

Dr. Jack: Booming! You can go up and down the boulevard every night and see crowds of people. Several of us, includ-ing the City Councilmember for the 11th District, mike Bonin, are working to identify the area with city-approved signs near the new light rail stations and along major arteries of West La that read “historic Sawtelle Japantown.” If we can move some businesses to the east side of the freeway, that would be great. and, we need multi-level parking structures to mitigate the parking problems.

WLA: Many Sawtelle homeowners are in their 70s and 80s. When they sell their single-family house, it's turned into an apart-ment building. Where do you see Sawtelle 5-10 years from now?

Dr. Jack: People will sell, people will build, but what is that building going to look like? If it fi ts in with the community décor, that would be great. Personally, I want to see more green, more landscaping around buildings, and more open space. I don't want developers to build high-rises side-walk-to-sidewalk. We want it to be safe, we want it to be friendly, we want people to be able to walk and bike without any problems from congestion.

WLA: How does the West Los Angeles Chamber of Commerce help Sawtelle RAISE ITS VOICE?

Dr. Jack: Start with the fact that the diversity of community is crucial. It's only through the diversity of a people that you get change. and that change, if it can be incorporated into a community plan, can make the area greener and more people-friendly.

Four Generations of Japanese Tradition in West LADeveloped for homebuyers and tourists attracted to the Pacifi c Branch of the National Home for Disabled Veteran Soldiers and Sailors, Sawtelle was incorporated as an independent city in 1896 and later merged with Los Angeles in 1922. Since then, the northern part of the neighborhood between Olympic and Santa Monica Boulevards has been a Nihonmachi, a com-munity of Nikkei, Japanese immigrants and their descendants. The early Issei (fi rst generation Japanese settlers) founded nurseries on the deep loam, and soon built the Japanese Institute of Sawtelle and the West Los Angeles United Methodist Church, both in 1925.

After the WWII internment, the resettlement years, or Nisei experience, began in 1945 and lasted until 1965. Nisei, the children of the Issei, opened businesses outside of the nursery and gardening industries, and soon Sawtelle's Japantown of restaurants, shops and other services became a destination. Today, Sansei (Generation x) and college-age Yonsei (Millennials)are highly educated, but not as interested in the risks of running a small business as their parents were. Yonsei kids, tweens and teens, are very attracted to their cultural heritage and traditions, especially the fun ones, like Obon.

Sawtelle's Japanese community gathers each summer for the Obon Festival, a two-day cultural and religious observance to honor ancestral spirits and dance the Bon-Odori to the beat of the taiko drum. Young girls love to be decked out in full kimonos, but most adults wear light summer happi coats or yukata robes. It has the intimate feel of church fair, where everybody knows each other, and everyone's favorite Japanese carnival food can be had for a few bucks.

In 1923, silent fi lm star harold Lloyd built studios on the hill above Santa monica Boulevard near

overland avenue. In 1951, the Church of Jesus Christ of Latter-day Saints broke ground on its Los angeles temple on 13 acres it bought from Lloyd in 1937, culminating a long search for the perfect location and recovery from the Depression and World War II.

Going back to the early railroad days, mormons were among the fi rst to build homes and businessesin West La. Th e great-granddaughter of the fi rst Bishop of the mar Vista ward, 5th generation West angelino, rachel Youngberg Payne, lives in West La with her husband JD. Deeply rooted in the commu-nity, her step-great-great-grandparents were one of the fi rst families to build a home in mar Vista. She has an accomplished career as a noted opera soprano and producer. JD is a screenwriter, currently work-ing on Star Trek III, his third project with producer J.J. abrams' Bad robot. he presently has a tV de-velopment deal at Fox, and has been tapped to pen a major studio action-feature reboot of Flash Gordon.

Westwood has long been a “company town.” today, 75% of fi lm and tV production takes place outside of Los angeles. With fewer people connected with “the industry” living, working and raising children here, many wonder what kind of impact runaway produc-tions will have on West La's art and culture scene. None are better to ask than a young couple, with rocketing careers in “the biz,” who are connectedto the spirit of Westwood.

WLA: What are your favorite art, enter-tainment and cultural attractions?

RYP: I always love going up to the Getty. Th e building itself has much to off er, the exhibits are always well planned, and the fl ow makes sense visually and thematically. Th e annenberg Space for Photography often has interesting exhibits as well. one I remember in particular featured the work of social documentarian and photographer, Lauren Greenfi eld. her work is truly amazing; somewhat depressing, but really poignant and uber important.*

JDP: I regularly go to LaCma for art exhibitions; I see shows at the Disney Concert hall, the Doro-thy Chandler Pavilion, the Colburn School. I also love the Skirball Center, which often has interest-ing exhibits. rachel and I spent several years doing outreach to build bridges of friendship between the LDS and Jewish communities in WLa; we had fun taking a group of LDS kids through the Noah's ark exhibit up there. another WLa arts institution I appreciate is Cinefi le (at Sawtelle and Santa monica). It goes beyond being simply a movie store, and could legitimately be considered a “movie gallery,” so to speak. I always know that whatever I'm looking for, they'll have it.

WLa: What is it about West LA that supports you as a writer?

JDP: West La is an area full of opportu-nities, simply because it's so full of people who are doing things. When I first moved to La in 2006, I knew next to nobody; I had nothing but my toyota Prius and a laptop. my first job and apartments were in West La; both proved crucial to helping launch my career as a writer. to support myself, I was working as a private tutor out of a Brentwood-based boutique tutoring center called Franklin educational Services. Several of the cli-ents I worked for were connected to the entertainment industry. These relation-ships helped me to make the connections that ultimately lead to getting an agent. also, one of my first roommates would later become my manager. So for me, the fabric of the city—where I lived, where I worked—was a crucial component of what helped get me rolling.

WLa: Cities are eager to fund sports teams, but opera relies on private patronage. Can you find support in West LA these days?

RYP: one of my favorite things about WLa, and La in general, is the entrepre-neurial spirit that permeates everything around us. If you have an idea—especial-ly a good idea—you are excited about it. You have a plan and you can find people to help make it happen. It's something I am experiencing firsthand with an op-era project I've been developing for a few years now. It's really rather remarkable.

WLa: Anthony Bourdain refers to coffeehouses as “The People's Republic of Laptopistan.” Since Mormons do not drink coffee, what are your top non-coffee “third places” where you write?

JDP: Sometimes, I'll take my work to the Getty, find a shady spot out on the lawn and just work all afternoon. There's also a smattering of great libraries to work in across WLa. I enjoy taking work meetings at Divino in Brentwood (Goran

makes the best pizza capricciosa I've had outside of Italy), Lemonade around the corner and Jamba Juice down the street. and, I confess—I'll even take the occa-sional meeting at the Westwood Coffee Bean & tea Leaf or the Brentwood Star-bucks. (my drink is steamed milk with caramel!)

WLa: As a writer on Star Trek III, you have “melded-minds” with Kirk and Spock. What is the most likely place in West LA that you’d find them?

JDP: technically, I could only mind-meld with Spock. But probably at Bad robot! alternatively—since we learned in Star Trek into Darkness that by the 23rd centu-ry, the Getty will have been appropriated by Starfleet to serve as Starfleet hQ—I think that would be a great place to find them. But in all honesty, if kirk and Spock were in 21st century West La, they'd ob-viously be time traveling. and if whatever they were doing were important enough to time-travel for, they'd probably be so busy trying to save the galaxy that they wouldn't have time for sightseeing.

WLa: For sixty years, tens of mil-lions of people have driven past the Temple, but hardly anyone knows that parts of it are open to the public. What is accessible to us “gentiles”?

RYP: The temple grounds are open to the public and there are beautiful flowers year-round with little benches to sit on and just think. There's a building behind the main structure called a Visitors' Center that gives people some great information about what it all means.

JDP: Formerly called the Los angeles Family history Library, the Los angeles FamilySearch Library is open mon, Fri, Sat from 9am–5Pm; tue, Wed, Thu from 9am–9Pm. most services are free, in-cluding the use of computers, ancestry websites, films, fiche, books and maps. (There are minor fees for film loans.) It also has one of the most extensive

collections of books, ledgers and other hard-copy records of people of the Jewish faith anywhere in North america. They offer a new, Three-day Intensive Family history/Genealogy training Course for $20. (however, the fee is waived if a per-son cannot pay.) People who do not know how to use a computer should take the Library's free introductory computer course prior to the Three-day Intensive.

WLa: What is not on the radio that you think people should be listening to?

RYP: In an age of autotune, the power of the human voice in its raw state can be appreciated even more intensely while listening to live broadcasts from The metropolitan opera house, and locally from La opera. It's humbling to hear all of the beauty and even some-times the ugliness. It reminds us of the power, and the responsibility we have as artists to uphold a tradition of the vocal olympics, which is how I describe singing opera well.

WLa: What does your confession mean?

RYP: I didn't care where we ate; I just wanted to be with him.

JDP: We met just after I’d moved to La, and I had next to no income. on our first date, we were walking along a row of restaurants, and I was somewhat dejectedly looking at all the menus, knowing I couldn’t afford any of it. I turned to her and said: “rachel, one day, I will sell a screenplay. and when I do, I will come back here and take you to a nice restaurant.” rachel said she didn’t care where we ate—she’d be happy even just to grab Subway—so we did! a little under a year later, we were married; four years after that, I sold my first screenplay, Goliath, and we went back to the same street and went to the restaurant next door to Subway. I guess you could say that for rachel and me, it was love at first bite.

+ Since JD and Rachel were interviewed, they have learned that they are expecting their first child! For Rachel's family, this will be the 6th generation to live in West LA.

originally part of the San Vicente y Santa Monica mexican land grant, the parcels that would

eventually become Brentwood were once part of a community called “Westgate” (for more see P. 25). one of the most famous landmarks is the 1931 eastern Star home for Women, designed by famed architect William mosier. once a retirement home for members of the Freemasonry-related order of the eastern Star, the buildings and grounds are now the archer School for Girls.

Brentwood's several distinct upscale neighborhoods possess the primary reason for “why we live here,” urbs in natura—a city in nature. The north borders the vast Santa monica mountain National recreation area with its 500 miles of hiking trails. to the south and east lies The City of the angels, and to the west are the quarter-mile-wide sands of Santa monica State Beach Park and the beautiful blue Pacific ocean.

Visitors to West Los angeles are sometimes surprised by the high level of companion-animal shops and services, especially for dogs. animal hospitals, groomers, feed-and-supply stores, agility studios, daycares, boarding kennels, walkers, and trainers are practically on top of each other. Despite the capacity, they have waiting times (and prices) that reflect a demand that far outpaces the supply. Beyond a “dog-friendly” neighborhood, Brentwood's companion-animals are as welcome as people in most businesses. Water bowls line the streets, treat

jars are on the countertops, and many restaurants have learned the value of serving “secret menu” canine selections.*

“henry,” a four-year-old Chiwinnee, was adopted from the Brentwood Farmers' market orchid man by celebrity dog trainer amy Peer and her husband John. he happily lives in Brentwood with his two chocolate Labrador brothers, “Bender” and “owen.” together, they enjoy the ultimate WLa life, living amongst nature, hiking in the Santa monica moun-tains, going to parks, swimming in their pool and playing in the ocean. We caught up with “henry” (along with his brothers and amy) hiking the trails above their kenter Canyon home.

WLA: West LA has a long tradition of volunteerism. Tell us about your service at UCLA Hospital.

“Henry:” For over 17 years my mom and her dogs, including me, have worked in the Neuro rehab department in conjunction with the Physical (Pt) and occupational (ot) therapists. our job as part of the Pt and ot teams is to help the patients enjoy therapy and take their minds off their pain and struggles. We make people smile, get lots of love, are able to motivate patients, and often see miracles!

The heart of Brentwood is San Vicente Blvd. and its nearly fi ve-

mile-long median of coral trees, the offi cial tree of the City of Los Angeles. Planted over the old Pacifi c Electric Red Car tracks, the approximately 120 coral trees are seen by millions on television every year as 50,000 LA Marathon run-ners glide past them on the fi nal stretch to the fi nish line in Santa Monica.* Fragile, and in need of yearly trimming, the City of Los Angeles cut off funding to prune the trees years ago. WLA: What kind of training does it take to become a Therapy Dog?

“Henry:” most hospitals now use Pet Partners/Delta Society testing as the gold standard. Th e dog must be comfortable around strangers, enjoy being touched, and emote a sense of love to people they have never met before, despite their unusual physical state (hooked up to machines, attached to many tubes, IVs, walkers, wheelchairs, odd smells, etc). Th ey must not react to unusual environ-ments and sounds (you never know when there will be a Code Blue). and they must be quite obedient and calm in nature.

WLA: Where are your favorite places to hike and play in WLA? Are there rules at these places?

“Henry:” We love to hike at the top of kenter Canyon on weekdays (too many bikers on the weekend), play at our neighborhood park (Crestwood hills), and go to the Barrington Dog Park to mix and mingle. as far as rules are concerned, you must play well with others, listen to your guardian and sometimes wear a leash (yuck).

WLA: Which Brentwood restau-rants and shops would you recommend to other dogs and their companion-persons?

“Henry:” as long as we are well man-nered, there are very few stores in Brent-wood that do not welcome our visits. Laws require me to dine outdoors, so I often join my mom and her friends for lunch at restaurants that have a pa-tio. Some of my personal favorites are a Votre Sante (great chicken, tuna and the hummus is to die for); Guacho Grill has the best ledge for people-watching (and great chicken and argentinean beef); and the newest spot, Cafe Brentwood (love their caprese omlette), is located a block from the Brentwood dog park!

WLA: Which vets and supply stores do you recommend to dogs that are new to the area?

“Henry:” our two favorite WLa vet practices are Brent-air animal hospital and Brentwood animal hospital. Both are staff ed by highly qualifi ed and loving people, from the doctors to the recep-tionists! as far as shopping, I really love town & Country (very sophisticated selection of merchandise), Petco and Centinella Feed.

WLA: Which WLA boarding and daycare facilities would you recommend to dogs that have companion-persons that work outside the home and travel?

“Henry:” I prefer outdoor daycare, hiking in the Santa monica mountains with a FaBuLouS company called 4 Pawswalk-ing (mary anne). For indoor daycare and overnight boarding, I have a lot of friends who go to Th e Wags Club and love it. For dogs who aren’t well socialized, Best Friends is the best choice for boarding.

WLA: West Los Angeles has a long tradition of charitable giving. What charities does your family contribute to?

“Henry:” We celebrate our heroes throughour support for the La Police Canine Division. For the less fortunate canine friends, we support the La humane Society, the WLa animal Shelter and Best Friends animal Society. We also support our exotic animal friends at Th e Wildlife Way Station, where we underwrite the annual care for two leopards, mia and messiah. my family strongly believes in helping others, and aside from the weeklyvolunteer hours and fi nancial support, we give to the PaC program at uCLa hospital, they are on the board of Th e La Library Foundation, have helped create and support the Fernando Pullum Community arts Center (performing arts) in South Los angeles, and support dozens of other causes and charities.

WLA: What does your mom, Amy Peer do for a living?

“Henry:” my mom is a dog trainer! She has been working on the Westside for almost 18 years, helping train dogs for companionship, obedience and behavior. her business, SIt, Inc. off ers one-on-one training programs designed to help mold us into the best companions possible.

WLA: Is there such a thing as the “perfect” West LA dog?

“Henry:” me!

is one West LA mom who has gone from starring in

creativity at their core. These concerns have given rise to the Steam movement (Science, technology, engineering, art, math). They envision their children as tomorrow's creators and innovators, and believe that in the near future, mFas will be as valuable as mBas.

Watching the entertainment industry struggle through the last ten years of change, Bahar is one West La mom who strongly believes that turning Stem into Steam will empower her children's futures, and fuel their unique passions and interests.

We caught up with Bahar, Clayton, the kids and members of her family at their canyon-view home (the house she and her sister grew up in), along with a host of other West La parents and their children at a little Sunday get-together.

WLA: What do you love about living in West LA?

Bahar: What I really love about West Los angeles is the uniqueness of the neighborhoods and the fact that you can be in yoga pants at the Farmers' market Sunday morning, and then be dressed to the nines, hitting a charity event at Luxe hotel that evening. We literally have everything within a twenty-minute drive, including the beautiful beaches, hiking trails in the Santa monica mountains, amazing shopping in Brentwood, and some of the regions best cultural and arts institutions like the Getty, Skirball, uCLa and the museum of tolerance. as big as we are—it still feels like a community.

Rather than chasing productions all over

the country, many parents who work in

showbiz have chosen to stay in West LA

and develop careers in other industries.

For 90 years, many West La residents worked in showbiz, and everyone knew someone who did.

over the last two decades, more and more film and tV production has moved away from La. today, 75% of movies and tV shows are shot out of state. Last year, the city and state passed legislation to lower taxes in an attempt to lure runaway produc-tions back to La. But even with that and television's second “golden age,” the prevalence of reality shows and loss of viewers to new media have taken a big toll on West La. rather than chasing productions all over the country, many parents who work in showbiz have chosen to stay in West La and develop careers in other industries.

happily married to hubby Clayton Frech and mother of three children under 10, Bahar is one of the West La parents who is developing another career parallel to her entertainment projects. rather than starring in a television show (which would require her to sign a seven-year contract and relocate out of state for several months at a time), she has been focusing her energy on real estate, a business she grew up in.

many West La parents like her have learned that their schools are focusing on Stem education, and only offering “art modules” a few times a year. The result has created worry among some West La parents who feel that West La's “culture of culture” is dying. They see how many millennials (people who were born from 1980-2000) have jobs that didn't exist twenty years ago, and most of those jobs have

WLA: As it “takes a village” to raise a child, how has growing up in West LA shaped the person-alities of your three boys?

Bahar: our boys are loved and supportedby a huge network of friends, rela-tives, teachers and many more West La “Villagers.” Th ey each have diff erent personalities and interests, and one of our challenges as parents is to help them fi nd ways to engage in their community and with the broader world. our eldest son connects with others through sports. our middle son is an amazing creative force and artist. our youngest son is only two-and-a-half, so we’re not sure what he's all about yet!

If I were to take a step back and evaluate their upbringing relative to my own up-bringing in West La, a few things strike me as being very diff erent. First of all, I think the pace of life has accelerated sig-nifi cantly in the last thirty years. When I was growing up, we had a lot of music and dance classes and homework. But life didn't seem nearly as busy or hectic as it is today. It honestly feels like all of

the parents we know are scrambling from one lesson, practice, or social event to another. I wonder if we are pushing ourselves and our children too hard. Th e loss of unstructured play time has been well documented and discussed, and this concerns me tremendously. how can we get that back?

technology is the second area where we have seen massive changes over the last thirty years. Clearly, our children must be well-versed in technology and how it will help or improve our future world and our future lives. however, too much time using mobile devices, iPads, web tV, and even watching the supposedly “kid-friendly” tV shows all seem to have a negative impact on our children's moods, energy levels and overall state of hap-piness. Nothing bothers me more than seeing kids playing individually on their devices, instead of engaging and playing with each other. Th us, as parents, I think we should keep a close eye on technology and do our best to minimize the negative impact it can have on our children and on family time.

Bahar's husband, Clayton (right), is a Regional Vice-President of

Safelite AutoGlass, and a recognized business and community leader. Together, Bahar and Clayton are the driving force behind The Angel City Games, a Paralympic qualifying event for all ages and disabilities, to be hosted at UCLA June 19–20, 2015. They are also community organiz-ers for Team Ezra, inspired by their amputee son, 9-year old athlete Ezra Frech. Clayton also serves on the board of Wheelchair and Ambulatory Sports, USA, and on the Los Angeles Advisory Board of the Challenged Athletes Foundation. In his past, Clayton has served as the President of the LA Alumni Chapter of the UCLA Anderson School of Management and has served on the boards of many other non-profits.

most of today's well-paying jobs weren't even imaginable when we were grow-ing up. “Social media Director,” “Search engine optimization Specialist”—these are six-figure jobs that didn't exist five years ago! We saw how software, robots and outsourcing affected our parent's careers and ours, so naturally, we want the schools to focus on Stem curriculum. But if you really think about it, creativity is at the core of innovation. and without art, there is no innovation, just imitation.

West La parents want Steam! We want art to be given the same importance as science, technology, engineering and math. Stem teaches you how to learn, bring work in on deadline, compete, meet goals and much more. art takes the natural creativity and wild imagi-nation of children's unstructured play and focuses it into communication. It gives them a language for emotional expression and helps them navigate the exploration of their free curiosity. as I mentioned before, the jobs that many of our kids will have in the future do not exist today. They will have to imagine them into existence.

WLA: What is on the minds of West LA parents?

Bahar: In my mind, West La parents are no different than parents anywhere. We all want the best for our children. We want our children to have the best possible options and opportunities in life. The real question is; how do we do this? There are a lot of factors changing in real time—tV and film production has left the region, support for the arts is declining, and at the same time, the smart phone and app world is exploding. We're faced with the reality that by the time our kids graduate college, one out of three jobs that exist today will be obsolete.

as renowned economic forecaster Dr. ed Leamer, from uCLa anderson, has noted, we need to create problem solv-ers, not test takers. our public schools are resource challenged and are grappling with the Common Core. as parents, we are constantly asking ourselves whether we are helping foster the fully-skilled problem solvers and creators of the future. This leaves a big burden on the parents to figure out a path forward.

WLA: Parents ask a lot from the schools. If art is not available, where should they turn?

Bahar: Luckily, many of the public schools have Star programs which are an extraordinary supplement to the art education that is lacking in most public schools. If that is unavailable, there are excellent programs in West La. The Cheviot hills recreation Center has great art classes, music, instrument instruction, and acting, stage makeup, and stagecraft classes. rolling robots, also on Pico, is an awesome “makers lab” where kids can build robots and battle them. and there are kids art classes at art Zone on Pico. our friends love their Parents' Nite out class—they just drop the kids off for art class from 6Pm–9Pm on Friday and get three whole hours to do what they want!

WLA: What are some of your favorite restaurants in West LA?

For date night, Clay and I love Funda-mental Los angeles on Westwood Blvd. the menu changes to reflect the best of the season, the wines are extraordinary, and each plate is a work of art—like magazine photos. It's a small neighbor-hood place—no snobbery or attitude. It's like finding fine art masterpieces in a funky neighborhood gallery. For Persian food, Darya restaurant on Santa monica Blvd. has a menu of fine Persian cuisine's “greatest hits.” my favorite thing to recommend is the “albolo Polo,” the Cherry rice, with any of the delicious meat dishes. always go for the “tadig” crispy rice with all three stews on top. It's unbelievable! on Cotner, above the Wine house (L.a.’s largest wine shop), there is a great little restaurant called upstairs II where they pair a chef ’s tasting menu with some of their most interesting wines.

WLA: Only in West Los Angeles can a homeowner list their prop-erty with a legit movie star! How did you get into real estate—who was your mentor?

Bahar: I grew up in the real estate indus-try, and love the intimacy of getting to know people, their history, and feeling the essence of who they are when spend-ing time in their homes. It's very special to me. When acting, I spend a lot of time getting into the psyche of my characters; who they are, what they love, and what their physical environment looks like. When I develop my characters, envision-ing their home is a big part of the process.

as production left Los angeles and my family grew, I found myself filming shows out of state and really missing my family. I was unwilling to leave my West La home and relocate my family. I truly believe that children need stability, and that living the nomadic lifestyle

of moving from show to show is not healthy. So I came back to what I always loved and knew—real estate. I studied environmental science and health at uCSB, so I bring this background, my passion for family, and love of architec-ture and design to my clients.

my mentor is myra Nourmand. I've known her since I was a child. I value and admire her honesty, integrity, and her ability to find solutions—no matter what it takes—for her clients. She's a very inspirational woman and I'm lucky to be working with her.

WLA: What is the 2015 Forecast of the West Los Angeles Residential Real Estate Market?

Bahar: Interest rates are a significant indicator of inventory and prices. Based upon the research conducted by my firm, rates are low right now, but it’s important to understand what rates have looked like historically and why it’s such an amazing time to buy, especially in West La. In the past 44 years, 30-year fixed rates have averaged 8.4%, peaking to 18.5% in 1981,

and bottoming out to 3.3% in 2012. We are looking at rates of 4.0%, which contributes to the extremely high demand and low inventory. Currently we have a 3-month inventory, but 5-6 months is normal. everyone predicted 2014 rates to be higher, ranging from 4.5%–5.1%. It’s amazing to see rates stay so low, and most people believe that 2015 will be the same.

according to the California association of realtors, developers are buying 15% of the inventory. West La is the best place to invest in residential real estate. Just drive around and see all the construction going on. It’s exhilarating! West Los angeles is truly an extraordinary place to live, and I believe the demand will remain high.

WLA: On a final note, what is your favorite hidden gem in West LA?

Bahar: The kuruvungna Springs Cultural Center and museum at uni high. We live in a place that has provided a home and a way of life for people from around the world for 3,500 years. West La is a

very old, spiritual, and deeply meaning-ful place. as West angelinos, we are con-nected to that legacy. It's important for us to cherish it, and be good stewards of our city.

WLA: How does the West LA Chamber of Commerce help you RAISE YOUR VOICE?

Bahar: What attracted me to join the West La Chamber are the high number of West La realtors who are members. Sometimes, when agents have a “pocket listing” (a home that is not listed on the mLS) they reach out to other agents in their network for qualified buyers. What better place to network and develop leads than at the West La Chamber of Com-merce’s mixers and events? also, there are a lot of members who work in finance, insurance, construction, and other trades that are important to supporting a sales close. every realtor in West La should become a member and attend West La Chamber of Commerce events!
