Transcript of West 7th Leasing Package
Fort Worth, the nation’s 18th largest city, known as the city “Where the West Begins”, is second in terms of major metro area population growth rates. It is booming with new hotel, office, residential and retail development in its thriving downtown - most notably in its Central Business District and western corridor where West 7th is situated, at the epicenter of museums, art galleries, entertainment venues, restaurants and night life.
Fort Worth, from its 1849 beginnings as a center of cowboy commerce, first with the livestock industry and then with oil, has held on to its position as a hub of commercial activity for Texas and for the entire Southwestern United States. The result today is a developing urban marketplace where professionals, university students, tourists and locals come together in a vibrant, multi-faceted mix of consumers. And now, with the City’s Urban Village Development Program in full swing, the Cultural District is really lighing up. Fort Worth’s Cultural District includes over 5 million visitors annually, with an average income of over $160,000 and the National Cutting Horse Association (NCHA) which hosts events at Will Rogers Memorial Center with approximately 400,000 in attendance who stay an average of 5.1 days per event. The NCHA demographics include an average household income of $177,405; an average household investment portfolio of $239,300; an average household net worth of $1,526,000; and 56% are president, CEO, chairman, partner, executive vice president or owner of a company.
Fort Worth provides ideal for companies of all sizes and from many different industry sectors. As one of the most diverse high-tech manufacturing locations in Texas, this area is home to a variety of high-tech corporations including Nokia, Motorola and National Semiconductor Corp. A number of international corporations are also headquartered here, such as American Airlines, BNSF Railway, Pier 1 Imports, RadioShack and XTO Energy. Other corporate luminaries include Lockheed Martin, Bell Helicopter, Federal Express and Ben E. Keith. Healthcare, finance, telecommunications, education, tourism, retail trade and services are also significant economic sectors for the area.
Texas Christian University with 6,800 undergraduates, 1,200 graduate students and 1,600 faculty members as well as over 16,000 healthcare professionals with Cook Children’s Medical Center, Harris Methodist Fort Worth Hospital, Baylor All Saints Medical Center, Plaza Medical Center, UNT Health Science Center, JPS Health Network and Huguley Memorial Medical Center all live, work and play in Fort Worth.
