40+ YEARS OFEXPERIENCE

Don Taylor began his tenure with Welty Building Company in 1991 in a Project Management role. Over the course of five years under the guidance of Jerry Welty, Don was appointed President and CEO of Welty Building Company in 1996. Under his leadership, Welty doubled its business six-fold in fifteen years and is one of the largest construction managers in Northeast Ohio.

He began his work as a developer in 2005. Don teamed up with Rick Fedorovich to create the office space at 3421 Ridgewood Road. Having both grown their companies significantly, they needed more space and desired a more efficient building. Using Taylor’s construction knowledge and Fedorovich’s accounting insight they finalized the design and financials to bring this high-performance office space to life. In 2007, right on the heels of the move-in on Ridgewood, Don was approached by Bill Ginter about saving a historical building in downtown, the Old Akron Post Office. The city had

plans to build a transportation station completely surrounding the building, which would have inevitably secured its doom. Don and Bill went into action, proposing alternatives for the city and even congress to evaluate for the transportation hub that eventually received approval. The Post Office was transformed by a $35 million development deal and the space was leased to Summa and LTEC.

Fast forward to 2020, Don’s development portfolio continued to expand and reached the stage of needing additional professional oversite and drive. And to make sure all the skills of our economic, construction, furniture, and facilities groups were being harnessed together to facilitate better deals, Don created Welty Development. Knowing Tom Charek’s well-respected reputation and proven track record for putting together successful projects, Don elected Tom as WDC’s president.

Tom Charek has spent his entire career in commercial construction and real estate development. He grew up in a family construction and development business and spent his 20-year career working with a number of the most notable construction management and development companies in the region.

Tom has a deep understanding of how to shepherd an idea through concept, development, funding, construction, launch, and operation. He has a unique perspective on building the right team for each project and a rich network of partners and resources to bring that vision to market.

The 9 Multi-use historic renovation totaling 1,350,000 SF with 156 room hotel, part of the Autograph Collection by Marriott, 104 Concierge Living Luxury Apartments, 90 Boutique Apartments, Office Space, Rooftop Bar, Lobby Bar, Fitness Center, Yoga Studio, Speakeasy, Restaurant with Private Dining, Dinner Theater, Ballroom, Heinen’s Grocery Store, and Indoor Dog Park.

Cuyahoga County Headquarters A 225,000 SF, eight-story office corporate headquarters located at the corner of East 9th Street and Prospect Avenue, with a $80 million dollar lease back deal including building demolition through property management. LEED Gold certified building.

Northern Kentucky University - The Bank of Kentucky Center Basketball Arena - 230,000 SF 9,000-seat Sports and Entertainment Arena houses basketball games, trade-shows, concerts, meetings and banquets. The arena includes 12 luxury suites and houses the NKU Athletic Department offices and locker and training facilities.

Allen Theater Major Renovation of a historic theater and new construction of two additional theaters totaling 40,000 SF.

Great American Town A 41 story high rise office building with a project cost of $375 million, which is now the tallest building in Cincinnati at 660 feet. Surrounded by a pedestrian plaza at street level, 8000,000 SF office, space, with a 20,000 SF retail arcade, a spacious promenade and entry rotunda, with an eleven story parking garage. The highlight feature of the building is a unique 400 - ton steel tiara inspired by those worn by Princess Diana.

Welty Tower at Rockside Woods Six story commercial office building will include a total of 150,000 SF. Of that, 125,000 SF will be rentable office space with the balance as common space and parking. The main lobby for the development will have access from two sides of the building with secured parking.

The BoweryAKRON, OHIO

Welty Building Company was contracted to transform

the six historic buildings of the Bowery District into

mixed-use development space for retail and residential

use. These buildings were be adapted for modern

use, but keep historic details in order to preserve and

celebrate Downtown Akron’s past. The project will help

complete Akron’s most valuable districts for culture,

entertainment, and residences.

The Bowery includes 92 apartments, with a mix of

studios and one, two and three bedroom apartments.

The suites include a modern interior with a historical

shell. Large historical windows give views to the

surrounding city. The interior includes luxury finishes

combining quartz counter tops, soft close cabinets,

stainless steel appliances, and various porcelain tiles.

The project received the 2021 ‘Catalytic Rehabilitation

of an Urban Block’ award from the Cleveland

Restoration Society and AIA.

Redevelopment and Historic Renovation of the Cleveland Athletic ClubCLEVELAND, OHIO

Welty Building Company was the Construction Manager

at Risk for the redevelopment of the historic Cleveland

Athletic Club situated along the Euclid Corridor in

downtown Cleveland. The 253,000 SF project features

163-one and two bedroom luxury suites, 25,000 SF of

retail space and 36 parking spaces.

The suites feature expansive open floor plans, premium

cabinetry, and luxury flooring with deluxe multi-level

suites available.

The building amenities include:

• An indoor pool with a walking track overlooking the

water

• A rooftop deck with community green space

• A 3,000 SF fitness center

• Yoga and wellness studios

• Community and parlor rooms with demonstration

kitchen, lounge and theater room

• Historic office space in the renowned grand ballroom

• Parking garage and valet services

The project received the 2020 ‘Award of Excellence in

Rehabilitation’ from the Cleveland Restoration Society

and AIA Cleveland.

Welty was the Construction Manager for an office renovation

for Energy Harbor’s new headquarters in Akron. The

3-story, 65,000 square foot renovation brings beautiful,

modern workspace to this historic building which houses

more than 220 employees. The space includes 2 board

room, 7 huddle rooms, 7 conference rooms, trading desks,

private offices, kitchenettes and a fitness center.
