Y Gribin Y GRIBINThere are fantastic views of the unspoilt countryside, hills and green fields everywhere. Spring is really spring when the snowdrops give way to daffodils, primroses and wild garlic, along with gambolling lambs seen through the kitchen window.

Complimented by an attached stone barn, which our client advises once had planning permission for a two bedroom holiday unit, ideal for conversion into additional accommodation (subject to the relevant consents), currently used as storage. The house, which has the benefit of solar water-heating panels, is surrounded by pretty gardens which include a variety of different areas and also house 16 PV panels helping further reduce energy costs. The gardens have marvellous far reaching views and include a vegetable garden, large lawns, wildlife pond, paved areas ideal for al fresco dining and a yard providing ample parking space off a council-maintained lane with virtually no through traffic. Situated outside the village of Llanerfyl, which has a well-regarded primary school and garage, and about 8 miles from the small town of Llanfair Caereinion with its small selection of amenities including a bank, shops, public houses, doctors and a secondary school. The larger towns of Welshpool and Newtown are about 17 miles and 19 miles away respectively and provide a more comprehensive range of amenities. Viewing is certainly recommended.

We have lovingly renovated the house in a way that gives plenty of private space even with a big family or guests who come to enjoy such a lovely place. As well

as double glazing, solar water heating panels

and solar electric panels that actually add to

the household income, we have entirely refitted

the kitchen; now the warm heart of the house;

everyone in the family loves cooking with the

five-oven Aga.

In addition to the stunning location, we were first attracted by the sheer character of the property. Before

us the same family had owned it for 400 years and they still farm

locally. The house is several hundred years old and really does

have a character of its own. Oak beams, practical country home

slate floors and – my favourite - the huge inglenook fireplace

which makes winter nights a special pleasure.

It has been the perfect place to raise a family. We had two young children

when we joined this community 23 years ago. Now we have four children and four

grandchildren! All have loved this place as much as we do.

Our children and grandchildren have enjoyed a home and lifestyle that most only dream of. The freedom and safety

to go off to explore the fields, woods and streams is a priceless privilege in the modern world.

Useful workshop: Power and lighting.

Adjoining Stone Barn: Divided into two rooms with lapsed planning permission for a two bedroom holiday unit.

Detached Stone Former pigsties: Currently used as kennels, with lean-to wood store, all with power.

Mains electricity. Private water and septic tank drainage.

Heating: Oil-fired.

Note: As with all mid-Wales, there have been studies done for wind-farms in the area and farmers have erected two single turbines which are visible in the distance. At some stage in the future there may be a wind farm visible about four miles to the west and the blade tips of another could be visible to the south east. Neither plan is scheduled to go ahead among the Welsh developments approved at present.

Directions: From Welshpool proceed West on the A458 and after just over 13 miles you enter Llanerfyl. Then take your first left, opposite the garage, signposted Talerddig. Follow this lane for just under 2 miles and turn left down the metalled lane some 600 yards after the sign to the sawmill and lake holiday lodges. Proceed through a gate and up the lane, going through the farmyard and proceed up the lane and through a second gate. Continue up the lane, past a barn conversion and the property will be found two hundred yards further along on the right.

Note: A public right of way crosses part of the property.
