Growth and development in eastern Jackson County have transformed our area in the last forty years.

That growth has relied on the efforts of many people in the real estate industry, and the Kansas City Regional Association of Re-altors (KCRAR) is holding a tribute for six of them on April 28. Realtors in our area who

are members of the KCRAR Show Me Region will host the event. Honorees include Judy Comstock, Joe Dittmer, Marge Pfaff, Maurice Russell, Clay Swope and Frances Tribble.

“Each of our honorees is a true ‘Pioneer of Real Estate,’” said Marshall Stapleton, a Real-tor with Coldwell Banker John Moffitt in Blue Springs. Stapleton is one of the event’s orga-

nizers in a group led by Brenda Oliver, who is with Heritage Real Estate in Odessa.

“We’re looking forward to a wonderful eve-ning and a nice crowd,” said Oliver. “We hope people in the community who worked with or knew one of the Pioneers will attend.”

The tribute will include a salute to each of the six honorees, with photos and anecdotes from their long careers. All Realtors, past and present, as well as others engaged in real es-tate and related services, are invited.

The dinner event will be Thursday, April 28 at the Hilton Garden Inn (19677 E Jackson Drive in Independence) and will start at 5:30 pm. The ticket price is $30 per person.

Although spring and summer are typically months when I’m not in the kitchen as much as during

the fall and winter, I’m beginning to real-ize that shedding winter weight isn’t going to happen without learning how to cook healthier.

I’m anxious to plant the garden, now, more than ever, as I pour over recipe books that are teaching me how to cook with more protein and less carbohydrates — plus there’s nothing better than being able to throw fresh vegetables in the mix.

Spring is the perfect time to plant a crop of snow peas and besides tasting great, they’re awesome to look at as they bloom. On page 13 are some tips for giving your pea crop a kick-start this season. Although I’ve never used the product, it sounds like something I may give a try. If you’re won-dering when to start planting, the Univer-sity of Missouri Extension Center website provides a month-by-month calendar for your garden and lawns. Still on the kitchen kick, several articles

this week talk about ways to spruce up your kitchen as well as ideas to make cooking and cleaning an easier task. Mary Garrity gives some great advice on page 5 on ways to bring spring into your cook-ing arena and Ed the Plumber on page 12 seems very intrigued with the come-back of natural drain boards. The warm-er months are a great time to bring the wealth of food from the outdoors into the kitchen.

Even though it has snowed after the of-ficial date of the beginning of spring, I know it’s just around the corner when we can again open the windows and enjoy the outdoors. The only consequence of being inside for so many months is realizing the damage that the harsh winter has done to not only the landscape but also to the house.

We’ve been putting off painting the house for several years but I think this summer it’s going to have to happen. As talked about on page 10, house paint and frigid weather doesn’t mix well and even-tually it has to be replaced.

Although I don’t recycle as much as I’d like to, either because I’m too distracted by everything else I need to do, or may-be I’m just not committed enough, I ran across some great information about recycling on www.realsimple.com. From car batteries to sofas you can find web addresses for nearly everything that has ran it’s course. Check out the websites for recycling carpet and other gadgets on page 14.

On Thursday, April 28, KCRAR will be hosting an event for Pioneers in the Real Estate Industry. I n my kitchen, I view every edge and ledge as a small stage, waiting to be filled with something spectacular. My favorite spots

to deck out are the windowsills above my kitchen sink and in the little breakfast nook that adjoins my kitchen. This spring, you’ll find a single topiary sitting in the middle of each of the sills. Sweet, simple and eye-catching.

This spring, set aside an afternoon to deep clean and reorganize your kitchen. After you toss out the expired food in your pantry and clean out the crumbs in your silverware drawer, come up with new ways to organize the kitchen items you use every day so they are attractive and accessible. One fun idea is to keep your dish soap in a pretty crystal vinegar pitcher, and your hand soap in a decanter. That’s what I’ve done in my kitchen.

Here’s another idea: Find a woven wicker caddy you can use to transport the items you use on your kitchen table every day, like salt and pepper, or olive oil and balsamic vinegar. One of my favorite organizational tools is a big cast-iron planter I fill with olive oils and flavored vin-egars. I’ve had it on my counter for the past two decades and still love it. I also include baskets in the displays on my kitchen shelves because they are not only attractive but also provide ex-tra places to store the kitchen items I don’t use every day.

Your backsplash is another fabulous spot to decorate. In keeping with the age and style of my home, I picked a simple white subway tile backsplash for my kitchen, which serves as a blank canvas, ready to show off anything I lean against it. One of my favorite tricks is to rest a piece of framed art on the back of my counter, then lean it up against the backsplash. People don’t think to put artwork in such a hardworking place, but it is visually arresting. I also like to lean beautiful platters on the counter behind my sink to serve as a shield to stop splashing water. It’s easier to clean than the backsplash and gives me a chance to showcase a nice platter.

Nothing will spark up your kitchen like some lovely artwork. Don’t allow yourself to be lim-ited to conventional kitchen artwork, those ste-reotypical pieces that depict fruit or chickens. Instead, treat the walls of your kitchen just like any other in your home. Dress them delightfully in a mix of lovely pieces, from framed artwork to

beautiful platters. Another fun way to decorate a kitchen wall is with a huge plate rack filled with amazing dishes. I like to think of a plate rack as an easel, ready and waiting to hold a medley of plates, each a wonderful work of art in its own right.

So many kitchens these days have huge built-in islands that seem to stretch on to infinity. If you have one, make sure to dress it up with a wonderful display, perhaps something you can freshen up for each new season.

For some reason, I’ve never been a big fan of overhead lighting. I prefer the soft glow of accent lamps. And the same holds true for my kitchen. I keep a darling little lamp on the corner of my kitchen counter to soften the hard edges and make the space feel homier. If you have an enormous kitchen island with electrical outlets

It’s not easy figuring out if you’re getting your money’s worth when shopping for a sofa. So you should first try focusing

on how the sofa is made. The kind of frame, foam, springs, and fabric that are used to make up the sofa will determine the quality, durability and level of comfort you will receive.

A quality frame should be made from hard-wood such as kiln-dried maple, said Randy Silva, vice president of Plymouth Furniture in Norwell, Mass.

Manufacturers that claim to use select hardwood are often gluing plywood scraps together - scraps that may not stand the test of time.

The polyurethane foam used in sofa cush-ions will determine how the cushions wear. Silva said density ratings between 1.8 and 2.2 are considered good quality. Pure foam that does not contain additives, like sand or plas-ter, will be less likely to pancake or lose shape over time. Silva said a good cushion will have what is called a “crown.”

“If you look at the cushion, it will look like a big bow,” he said.

A less-expensive sofa may have fiber-filled

cushions that require some maintenance, such as plumping to keep their form.

Although not always visible, the spring sys-tem on a sofa is one of the most important determinants of quality. Eight-way hand-tied springs are considered to be the highest quality spring system, compared to serpen-tine, webbing or pocket springs.

When looking at a sofa, Silva recommends checking to see if the upholstery is “flow-

matched,” especially if the pattern is striped. A flow-matched pattern will be continuous over contours and matched on all panels. Sofas that are flow-matched usually start at around $1,200 but will not have any pulls or puckering of the cushions.

Choosing the fabric can be challenging. Many people shy away from leather, think-ing it would be easily ruined, but unless you have a boisterous pet, leather is extremely

durable. Top-grain leather is the best choice for a leather sofa.

Laura Smith, office manager of Warming-ton Furniture in Rockland, Mass., said it’s important to pay close attention to the di-mensions of the room when picking a sofa. A sectional sofa would work well if the room is square-shaped. If the room is too long, a sectional sofa could throw off the flow of the room.

This year’s frigid winter weather cold may be literally peeling the paint off your house. And unless you have spe-

cialty paint and a warm spell in the forecast, you don’t want to start replacing the paint un-til at least spring. You also want to be careful where you are storing the extra touchup paint.

Interior condensation and exterior ice are major causes of peeling paint in the winter, ac-cording to U.S. Department of Agriculture and Purdue Cooperative Extension research.

As snow melts off a roof, ice may build up in dams at the roof overhang, which is typically more poorly insulated than the main part of the roof. As this built-up ice melts, it can seep into the eaves and down the walls, causing paint to peel.

Meanwhile, the USDA estimates that a fam-ily of four can generate three gallons of water vapor a day through bathing, washing clothes, cooking and simply breathing. With less ventila-tion in winter, the water vapor gets trapped in the walls and attic of a house without proper va-por barriers. It then condenses, soaks into the siding and causes the paint to blister and peel, particularly around bathrooms, kitchens and laundry rooms.

Steve Revnew, vice president of product de-velopment for Sherwin-Williams, also warns of paint damage if snowmelt and other water leaks into joints with either damaged or miss-ing caulk. He said low temperatures also mess with paint tones. “In cold weather, dark colors can turn white or frosted looking,” he said in an email interview.

Aimee Desrosiers, director of marketing for Behr paints, added that houses are not the only place to worry about paint in winter. “Paint prob-lems that occur on the exterior of a home due to winter weather conditions may also occur on other surfaces,” she said in an email interview. “This is especially true on horizontal surfaces that may accumulate snow, leaves and water.”

HoW to avoId tHEsE PRobLEMsMost of these cold-weather paint prob-

lems can be avoided with proper insulation, ventilation and moisture barriers. The USDA recommends at least one square foot of vent-ing in gable roofs for every 300 square feet of ceiling area. To reduce condensation on paint, crawl spaces and the warm side of all exterior walls and ceilings also should have a solid 6-mil polyethylene vapor barrier. Also properly vent bathrooms, kitchens and clothes dryers to the outside.

To deal with frosting or whitening of dark paint colors, Revnew recommends rinsing the surface thoroughly with warm water from a gar-den hose.

WHEn to REPaIntOf course, you probably won’t have warm

water in the garden hose (or even an attached

hose) until well into the spring, so wait for warmer weather to tackle discolored paint. Likewise, don’t try to replace peeling paint while

temperatures are low.Check paint can labels for recommended

temperatures. The standard industry minimum is 50 degrees Fahrenheit, but every brand and type of paint has a specific temperature range. Experts urge users to only apply paint if the forecast shows the temperature within the rec-ommended range and above the dew point for at least eight hours after painting.

“Painting when it is colder than the minimum recommended temperature can shorten the paint’s drying time, resulting in poor surface ad-hesion, cracking and potentially a paint failure,” Desrosiers said.

Revnew also warns of mildew and frosting if paint is applied when the weather is too cold.

HoW to stoRE PaInt Finally, Desrosiers notes that most residen-

tial latex paints are water-based, so they freeze at the same temperature as water.

“Leaving your paint in the garage or an area exposed to low temperatures may cause the paint to freeze, thus damaging the product,” she said.

Keep extra paint inside and wait for spring to touch up winter-worn paint. Then fix the insu-lation and ventilation to avoid more ugly paint surprises next winter.

kitchen sink with a built-in drain board for my new kitchen. My husband says that we don’t have the room for such a sink, and that drain boards are old-fashioned, any-way. are drain boards for the kitchen sink hot or not?

aFrom what I’ve seen in the past few years, drain boards are hot in many custom kitchens. But I’m not talk-ing about the ones that you see in

discount stores, even though they’re getting popular as well. comeback.What I’ve seen during my 30-plus years in

the home-building industry is that cast-iron fixtures never really went out of style. Howev-er, in recent years cast-iron plumbing fixtures have received even more attention than usual. That may be why your husband incorrectly used the term “back in style.”

Let’s explore some of the reasons why cast iron has been generating a lot more interest lately. One big reason is that cast-iron fixtures are made with more than 90 percent recycled materials, and most green building contrac-tors love using reclaimed materials.

The striking new colors available for cast iron provide another reason. Some of these finishes are so deep that they almost appear to be three-dimensional. New colors like black

and tan and sea salt seem to float above the surface.

Also, modern features have been added to today’s cast-iron tubs, like bubble-massage therapy. A bubble-massage tub has hundreds of pinholes in its bottom, and air is pumped into these holes. As air escapes through the tiny holes, it provides a very soft and relaxing massage.

Finally, we do have the traditional benefits of cast-iron plumbing fixtures to consider. Fea-tures like strong, self-supporting frames, easy-clean surfaces and reduced noise for kitchen-sink disposal use are just a few of the reasons cast iron has been around so long.

I hope that, after all this information, you can understand the saying: “What’s old is new, and in this case cast iron may be good for you!”

If you compare a store-bought snow pea with one freshly picked, you’ll know why mine rarely make it to the kitchen. I eat

most while out in the garden watering and weeding. Of course, I plant a bumper crop of pods, which I am careful to pick just minutes before they go into the wok. I want to preserve

every bit of their fresh, crispy sweetness.Spring is the season for peas. They are the

lovers of cool temperatures, rain and evenly moist soil conditions. They are my first crop of the year, often planted in the false spring of Feb-ruary to harvest before I turn my garden over to summer’s heat-loving plants. Through the

days of Lent and Easter, my peas leap out of the ground, grab the net trellis and climb, flowering over many weeks and fruiting even longer.

In seed catalogs or garden centers, you’ll find

a product called “inoculant.” This is canned rhi-zobia, a strain most beneficial to garden-variety peas and beans. Inoculant literally kick-starts the benefits of nitrogen fixation. It is scientifi-cally proven to increase yields.

The package instructions will tell you how to mix up the rhizobia powder and cover your seed just before planting. When your inoculated seed germinates, its first roots will instantly enter a rhizobia-enriched environment. Without inocu-lant, root hairs can take weeks to find the right rhizobia in your garden soil, and by then, they’re halfway to maturity.

This symbiotic relationship benefits your summer beans as well, so be sure to buy enough inoculant to treat them as well. It quick-ly biodegrades, so obtain fresh inoculant every year. After inoculating the spring peas, seal the package and store inoculant in a cool, dark place with even temperature so it’s still viable for the later bean crop.
