Millennial-driven housing boom coming

The Millennials who for years have been holed-up in their childhood homes, won't be there forever.They really do want to move out, according to a study by Harvard's Joint Center for Housing Studies, and by 2025 could form 24 million new households.Some 11 million recent grads were living with a parent in 2012, according to Pew. The homeownership rate for those under age 35 was 36% in the first three months of 2014, down from a high of 43% in 2005, according to the Census.Three main factors have been holding them back, said the Harvard study: A weak job market for recent graduates. Student loans. And tight lending standards.But as the economy turns around, the obstacles have begun to fall."When the job market recovers and their income recovers, they are going make their mark on this housing market," said Christopher Herbert, research director at the Harvard division, in a panel discussion following the release of the Harvard report.Buying by Millenials should give a boost to the overall housing market."If somebody wants to move up from a starter house to a larger house, they need someone to sell the starter house to," said Mike Calhoun, the president of the Center for Responsible Lending, at the panel.

Minorities to Drive Household GrowthMinorities are projected to make up nearly half of first-time home buyers by 2025, and account for more than one-third of U.S. households by then, according to a study by the Joint Center for Housing Studies of Harvard University.

The Joint Center is expecting the number of households to rise overall in the next decade. It projects an increase of between 11.6 million to 13.2 million new households by 2025. Overall, 36 percent of households will be headed by minorities by 2025, according to the study,

which would be up from 31.6 percent in 2013.

The age composition of households is expected to change in the next decade too, the study notes. The number of households aged 65 and older is expected to rise by 10.7 million by 2025, due to the aging baby boomer generation. Also, as

members of the millennial generation enter their 30s, the study’s researchers predict they will drive household growth by 2.7 million over the next decade.

Bacteria in Arteries May Be Link Between Stress And Heart AttacksThe long-held belief that emotional or physical stress can trigger heart attacks may now have a scientific explanation: In stressed people, heart attacks might be triggered by bacteria dispersing within artery walls, causing fatty deposits in those blood vessels to rupture and clog blood flow, a new study says.

"We don't believe you're going to have a heart attack every time you get excited," said study co-author David Davies, a microbiologist at Binghamton University in New York. "It's more likely that every time there's.

Home Warranty Free to Your Clients!!

If you are negotiating a contract and the buyer wants to ask the seller to pay part of their closing costs it is very important to contact us prior to writing the contract. The amount that the seller is allowed to pay when a buyer is getting financing will vary depending on the type of loan, the loan to value, down payment, and the occupancy (owner occupied or investor). Here is an overview of what the seller is allowed to pay for the buyer’s closing costs and prepaids/escrows:FHA loans-up to 6% of the sales price (owner occupied only)VA loans-up to 4% of the sales price (owner occupied only)Conventional loans-depends on the down payment and occupancy:Owner occupied with 5%-9.99% down payment = 3% of the sales priceOwner occupied with 10% or more down payment = 6% of the sales priceInvestor loans-2% of the sales price regardless of down paymentKeep in mind that the Owner’s Title Insurance Policy and the Florida Document Stamps on the Deed are NOT considered buyer’s closing

costs because the FAR/BAR contract already assumes the seller is paying those costs. The additional seller contribution that can be written into the contract can go towards buyer’s costs such as survey, appraisal, homeowner’s insurance, loan fees, etc. The seller contribution can never be used for the buyer’s down payment.NOTE: It is very important you word this correctly in the contract to avoid misunderstandings at closing between buyers and sellers. We recommend you state that the seller is paying buyer’s “closing costs and prepaids/escrows” in addition to the standard costs of Owner’s Title Insurance and Stamps on the Deed. The closing cost credit can be listed as either a set dollar amount or a percentage of the sales price.Finally be sure you are not asking for too high of a credit from the seller; for example if you state the seller is to pay 6% of the sales price towards buyer’s closing costs you may find that the buyer does not get the full benefit of the 6% because the closing costs/prepaids are not normally that high. We will be happy to calculate the dollar amount of closing costs/prepaids when you are submitting a contract so you know that the credit is not too high or too low.Please call us if you need assistance when asking for seller contributions for your buyer.
