SituationWeeke Barton is situated within a small hamlet in the heart of Mid
Devon. The surrounding countryside, with its rolling hills and
wooded valleys is one of the most beautiful and unspoilt parts of

Regular inter-rail connections from Exeter St Davids to London
(Paddington and Waterloo). The Tarka railway between Barnstaple
and Exeter stops at Morchard Road. Exeter International Airport

flights to a number of UK and continental destinations. The village
is situated about mid-way between the national parks of Exmoor
to the north and Dartmoor to the south, both renowned for their
spectacular scenery and opportunities for walking, riding and
fishing. There is good trout, sea trout and salmon fishing to be had
on the nearby River Tor and the beautiful North Devon coast, with
its sandy beach being accessible from the A377 to the north.

The PropertyWeeke Barton is a beautifully presented Grade II Listed cross
passage 16th century farmhouse, although much of the house we
see today originates in the 17th century. Many period features are
intact including a plank and muntin screen, exposed chamfered
beams, some with ovolo mouldings and three very substantial and
impressive fireplaces. Other interesting features include a lime ash
floor in the dining room, a cream oven in the drawing room to
go with various alcoves and window seats. It is also understood to
have been known as Weeke Manor until the earlier part of the 20th
century and to have very early origins. Robert de Wyke is reputed
to have paid .12p for it in 1332.
Weeke Barton offers a well-proportioned cross passage hall, a
wide and elegant staircase in addition to generously sized reception
rooms including an unusually broad drawing room. Most recently
a beautiful bespoke kitchen/breakfast room has been installed to
include underfloor heating. There are 4 good sized bedrooms,
2 bathrooms together with a beautiful and recently fitted en-suite
shower room to the master bedroom.
The productive pasture with stable block is ideal for those with
equestrian interests. The garden is nicely framed by some old
walling which contains well stocked flower and shrub beds together

including those to Dartmoor.

trees including a fine, mature pear, bay tree and roses.
A further garden area, backed by a high tile topped cob wall,
features an historic two seater outside WC and a greenhouse.
To the rear of the house, a gate from the lane leads to a partly
cobbled yard and parking area beside which is an open fronted
stone and cob linhay and timber stable block incorporating 3 loose
boxes. Adjoining the high garden wall is a further building serving
as a tack room and feed store and further partly walled grass yard
area. A track from the entrance drive leads down to a modern steel
portal frame 5 bay general purpose building, 19.82 m x 10.67 m
(65ft x 35ft), with concrete floor and corrugated cladding and roof.
Adjoining the gardens are two gently sloping pasture paddocks,
and from the gardens and the land there are beautiful and distant
views across the surrounding rolling Devon farmland.
