President’s Report

We have completed the electrical study for the swimming pool op-erating licence. We are currently waiting for the mechanical re-

port from the Engineer. We estimate that the process will be fin-ished within the next two or three months.

The only pending matter is the roof terrace insulation for the Blocks E, F and G which will begin around the end of September/October. Due to the high temperatures in the summer this had to be put on hold. Last winter in Cyprus we had a very wet winter season start-ing from November to April making it impossible to finish the works.

Further the committee proposes the following:

• We must seek advice from a Civil Engineer regarding the pillars in the parking area due to significant damage.

• As the complex gets older, it wears down faster and as a result the yearly fees paid is not adequate for supporting the complex (painting).

• When we decide to paint the complex, we suggest that the extra charges, those on top of the yearly fees, to be proportionally allo-cated to each apartment or we fix one or two buildings every time.

On another note, the procedure regarding the title deeds is now al-most complete and Giovani Developers (Philipa) will start informing apartment owners shortly.

Once again we are having children in the pool who are not being su-pervised. They are peeling paint off the walls and picking out the tiles from the bottom of the pool. This is an ongoing problem each year and causing us to use more of the communal fees to pay for the repairs. If any owners see any children doing this, please could they report it to the committee.

We have had to change our Lawyers from G Kouzalis because of conflict of interest. Kouzalis wanted to charge us €500 to attend the A.G.M. With this in mind, we have instructed the Law Firm of Stylianos K Avgousti to work on our behalf.

Lawyer’s Report

Mr Avgousti introduced himself and informed everyone that he has an office in Nicosia.

He then went on to talk about the communal fees and especially those who had not paid.

Communal fees must be paid by 30 June each year. Those owners who have not paid their FULL payment will get a letter from the lawyer. The way it works is: If FULL payment has not been received by 1 July, a letter will be sent to the respective owners who will be charged €50. If after 2 weeks, the monies have still not been re-ceived another letter will be sent to the owner - again the owner will be charged €50. That money will go into the committee’s ac-count. Fobs to the pool will also be cancelled. This will take effect from 1 July 2020.

The Lawyer will also write to the Banks who have taken over the apartments of non paying owners.

Any owners who receive an email from the Lawyer, must corre-spond direct with him and NOT with the committee.

He went on to mention that those owners who have not paid their fees will not be entitled to a proxy vote.

He asked if the files from G Kouzalis could be forwarded to him. An-nie said that she had already written to them asking if we could col-lect the files.

Treasurer’s Report

Georgia said that anyone wishing to see the Financial files could have access to them so long as they gave her notice so that she could bring them to the complex. If anyone wants to see them, email the committee at least one month beforehand.

Legally the treasurer is responsible for cheque books, statements etc. so anyone wishing to see the books would have to see them under the supervision of the Treasurer.

A copy was shown to all members present of how much money is still owing from communal fees. This amounts to €10282.00. Be-cause of non payers there is a surplus of €3893.13 compared to last year which is very disappointing.

There are 7 members who have not paid their full fees this year and they will receive a letter from the Lawyer. The other 2 are in the hands of the Bank.

Facebook Page

This was mentioned last year, but still there has been much nega-tive comments on the facebook page again. Facebook is not there for complaints. If anyone has a complaint then they must write DI-RECT to the committee, not on facebook or private messages.

People who publish bad comments re the committee are causing slander and will receive a letter from the Lawyer where personal damages will be claimed. They will also be removed from the Facebook page.

There have been many complaints about the tanks on the roofs and owners writing on facebook saying that Petros has turned them off. Petros checks the roofs regularly and if there is a small leak, then he repairs this free of charge. However, if there is a larger prob-lem, he informs the committee, who in turn contact the owner . It is then the owner’s responsibility for repair. The tanks are now 12 years old and obviously coming to the end of their life. Ron said that he used a good Plumber and his details are: Billy 99104339.

For those owners who rent out their apartments Petros recom-mended that they install pressure pumps/valves because some days (especially in August) water is turned off by the Municapality.

We are going to get some new signs for the pool and outside each block on the complex for basic regulations, noise, hygiene etc.

It was noted that ball games are still being played in the pool. Also during the summer months children were riding around the com-plex and under the car parks on small scooters. This is very dan-gerous as the concrete areas are not playgrounds for children. Would parents please ensure that children play in the dedicated play area and not around the complex/car parks.

This year in August parking was a problem again with many renters parking along the concrete areas. We had agreed that they could use the waste ground by D block.

Because the title deeds are so far advanced, we were given permis-sion by the Municipality to build a hut for the Cleaner thereby leav-ing the Disabled toilets free of any clutter. This has been built un-der A block. This means that during the winter period the umbrellas and sunbeds will be kept there rather than downstairs in the toilet area.

Everyone was in agreement how good the new cleaner Joyce was and how clean the complex was looking.

Any other business

We have been informed that building work is likely to be started next to F block. We understand there are some apartments being built but to date, no definite confirmation has been made. Work could start around November of this year. We are worried about the number of lorries coming through via F/G block. Yiannis is go-ing to speak to the contractors to say they cannot use the private road and that they will have to make alternative access.

We have many emails from Insurance Companies offering their ser-vices. We have been using Abbeygate which is the choice of the committee. The insurance we have is a global insurance known worldwide. We are guaranteed for €6million to rebuild the com-plex. The committee would like to make it clear that each owner should have their own private insurance for furniture, plumbing , electricals, balconies etc.

As mentioned in the Chairman’s Report, we are going to invite a civil engineer to check the damages around the complex. We will then see if we can get Giovani to repair and make good.

It was suggested that we have solar panels as our electricity is very high. As new LED lighting has been put up through the complex, the cost is less than it was last year. Unfortunately we do not have enough money to pay for solar panels.

It was also suggested that we have CCTV installed. We had looked into this before and to have 8 cameras it would cost around €3700.

Our priority this year is to deal with the non payers, get the roofs of E, F and G painted and see what the findings are from the Civil Engi-neer’s Report.

Next year’s A.G.M. will be announced when the Statements are sent out in February next year. It will be sometime in September 2020.
