We set out an LLP agreement to include the following:1. How profits are shared among members2. Who needs to agree decisions3. Members responsibilities4. How members can join and leave LLPEmployees will be treated as members but pay tax through traditional PAYE tax methods. We are governed by the Limited Liability Partnerships Act 2000

Traditional Design and BuildCost Cost certainty is achieved later
on during the projectConstruction costs identified and fixed from the initial design process
Control Owner has greater control over the design and construction
Owner has less control over design quality and construction (Contractor retains control)
Time Greater detail and attention given to design and construction, typically resulting in longer schedules
construction work overlaps design process resulting in an early start on site and a reduced time schedule
Risk Owner retains the risk of consultant/ contractor’s negligence
Risk and liability associated with a single unified team
Communication owner communicates various contracts and acts as final decision for design and construction issues that may occur within the design team
Single point of contact throughout the project. (the contractor)
Quality Greater attention to detail, performance and design at an early stage therefore, higher quality
Quality of design is usually set to minimum standards. Design and build mostly aims for faster completion date so quality is occasionally lower

Procurement routesTraditional 2 stage Design and build
The procurement option best suited for this project is Traditional. Here are a few reasons why we believe traditional is the better procurement route for this project:
• Cost as know from early stages• Quality • Control• Design• Procedure of process path• Ability to change easily and good value if needed
