The best in rural livingLocated less than six miles to the south of Norwich city centre, Stoke Holy Cross is a quaint village in the heart of the Norfolk countryside, surrounded by a number of beautiful natural features including the River Tas, a ten minute walk from Watermill Meadow.
Meanwhile, the glorious Norfolk Broads are just twenty minutes away by car with miles of scenic waterways, rich in history and home to rare wildlife and plants. The Broads are perfect for an hour, a day or a holiday with numerous boating opportunities from sailing and canoeing to exploring the waterways on a houseboat or luxury cruiser.
For a meal out, head to the Stoke Holy Cross Mill, which is less than ten minutes walk away. This old watermill was the first home of Colman’s Mustard; today, it’s a fine dining restaurant offering local fresh produce and an extensive wine list.
Also a short walk away is the Wildebeest pub. With its hand-made oak tables, African artefacts and ochre-washed walls, it has a unique appeal for visitors and locals alike.
You can enjoy a round at Dunston Hall Golf Club, two miles away from home. This par 71 USGA-rated course is set on magnificent parkland, with a 22-bay floodlit driving range also on site.
When it comes to education, children aged between five and eleven are welcomed at the Stoke Holy Cross Primary School which is a short walk away. Older pupils are catered for at Framingham Earl High School, a six minute drive away, while nearby Norwich boasts the renowned University of East Anglia.
Watermill Meadow is well served for road travel, with the A140, A47 and the A146 all close at hand. Norwich Railway Station is around 20 minutes away by car, while the city’s airport can be reached in 30 minutes with its air links to Europe.

It is not possible in a brochure of this nature to do more than give a general impression of the range, quality and variety of the homes we have on offer. The computer generated imagery, floor plans, configurations and layouts are included for guidance only. The properties may vary in terms of elevational design details, position/size of garage and materials used. Such changes are due to our commitment to creating homes of individual character, although similar to others. We operate a policy of continuous product development so there may be material differences between the accommodation depicted in our literature and that on offer on any particular development or at different times during the progress of any development. Maps not to scale. Computer generated images of property types at Watermill Meadow may not necessarily illustrate that property type in its setting at this development. All internal and external photography of properties depicts previous Hopkins Homes and Hopkins & Moore developments. Other photographs are of the local area or are indicative lifestyle images. 8/17 172646 Designed and produced by thinkBDW 01206 546965.
