Vencroft Farm - For sale freehold
Vencroft Farm is situated at the end of a long drive,
affording it a high degree of privacy and seclusion. It
occupies a delightful and peaceful setting facing south
east, overlooking its own grounds in the heart of the
Blackdown Hills.
It is evident that the current owners have undertaken a pains-
taking and detailed improvement and upkeep of the house in
recent years to create what is now a fantastic family home.
The house itself is not Listed and has grown organically
over the years with its origins believed to date back to
the 15th Century. The house has been cleverly extended
with a fabulous conservatory on the southern end giving
magnificent, rural views out across its own landscaped
garden, ponds and lake to the fields and woodland beyond
down the Culm Valley. An original stone barn has been
cleverly incorporated into the house to create a fantastic
dining room with a high, pitched roof and a minstrels
gallery. With a total of 7 bedrooms and 5 bathrooms, of
which 3 are ensuite, along with the potential conversion of
the barn annexe, there is ample accommodation to cater
for a large number of family members and guests.

Recreation
The house forms two sides of a delightful courtyard, in the
centre of which there is a fountain and turning circle. On
the opposite side of the courtyard is an original barn that
has been cleverly renovated to provide useful garaging, a
shower and a kitchenette. Upstairs there is a large games
room. Subject to the necessary planning consent, the barn
has the potential to be used as secondary accommodation.
It has already been converted to produce 4.7kW of power
through a series of solar panels on the roof. Downstairs
there is also a large 43kV generator providing back up.
This “green” energy produces between £2,000 - £3,000
revenue per annum. The property also has its own private
water supply and its own private drainage. The whole
property is alarmed and has a CCTV system in place.
Next to the barn is a freezer room and wine cellar. The latter
is built into the side of the hill and is double insulated.
A triple garage forms the fourth side of the courtyard,
providing large amounts of storage space at the back. The
roof has been converted to produce approx 4kW of solar
energy and a newly installed pressurized water treatment
and purification plant related to the well, is situated in the
floor of the garage.
Gardens and Grounds
Behind the house there is a large, wooden-framed green-
house that is electrically heated and has automatic opening
windows. There is a variety of fruit trees growing inside
which include bananas, vines and kiwi. Beside the green-
house there is an inner courtyard with a second fountain
that leads onto a large south facing terrace that overlooks
the landscaped gardens and grounds and lies above the
series of small ponds and lake, fed by the River Culm.
Beyond the terrace is a delightful summer house, above
which is an orchard providing cider apples, eating apples
and a large variety of fruit trees. The lake at the southern
end of the property has an attractive, wooden landing
platform for boating.
The house and outbuildings are flanked to the rear by
mature deciduous woodland that is predominately made
up of oak trees. The house is approached down its own
private drive which is lined by London Plane trees. The
property is ideally located in respect of game shooting.
There are five good sized paddocks that could provide
useful grazing for horses.
