renting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

some people will complain about anything. “Whiners, they’re a dime a dozen,” my friend recently said to me. I’m not sure if he had someone in particular in mind, but it got me thinking, What do I complain about?

I know as far as renting goes, I wasn’t much of a complainer. I didn’t have much to complain about, I usually picked pretty good apartments. I had one superintendant in a charming building on 17th Ave. (when I lived in Calgary in the 90s) that would constantly sing his woes to me. It was a mid-rise with only nine apartments, it really shouldn’t have kept him as busy as it did. But Mr. and Mrs. J. lived right beside him, and didn’t hesitate to knock on his door. “Mr. Super! Mr. Super! My light bulb burned out. My fridge smells funny. My closet door came off the tracks. There’s snow out back. There’s snow out front. The washer isn’t filling right up.” He loved updating me with the slew of complaints he received almost daily.

The superintendant is there to maintain the building. Changing a light bulb in a resident’s apartment is not really in the realm of duties. While snow removal may have been – it was only meant for walkways. The mounds of snow in mid-winter Calgary were not going anywhere, despite the superintendant’s best intentions.

A well-run building has a team in place to manage resident needs. That’s what quality and customer service are. The on-site staff, both property management and superintendant have specific duties. If it’s a problem with the function or upkeep, they can manage requests. If there’s a dispute or issue with other tenants infringing on a resident’s ability to enjoy their home, they can also help with this. After hours, most companies have an emergency contact or team that helps. Burst pipes, power outages, broken elevator – your comfort, safety and security are their primary concern. But you’ll have to change your own light bulbs.

When hiring a professional mover, one expects to have your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck.Federal and Provincial regulations prohibits movers from transporting hazardous materials such as – but not limited to – propane canisters, flammables or gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a hazardous material. It is important for consumers to understand what can and cannot be moved before the day arrives.

our company, we can arrange for it. You can also check with your own insurance company about covering these special items. Your renter’s insurance policy may have a rider for goods in transit. If it does, there’s no need to reinvent the wheel or double up.

It is still critical to know and understand how much insurance your moving company carries. British Columbia requires movers to insure at the basic level of 60 cents per pound per article. At Two Men And A Truck – Canada, we insure items up to $250,000, which is far higher than the minimum. We also offer replacement cost with a $250 deductible.

Extremely large items and tough to move items such as pianos, pool tables and massive wall units are a challenge. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate.

Another “rule” to be aware of if you live in an apartment building or condominium is arranging with your super or property manager to reserve the elevator for the time of your move.

Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator? The more your mover knows, the more accurate their estimate will be.

It is still critical to know and understand how much insurance your moving company carries. British Columbia requires movers to insure at the basic level of 60 cents per pound per article. At Two Men And A Truck – Canada, we insure items up to $250,000, which is far higher than the minimum. We also offer replacement cost with a $250 deductible.

Extremely large items and tough to move items such as pianos, pool tables and massive wall units are a challenge. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy duty dollies and a truck with a lift gate.

Another “rule” to be aware of if you live in an apartment building or condominium is arranging with your super or property manager to reserve the elevator for the time of your move.

Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator? The more your mover knows, the more accurate their estimate will be.

Here are some suggestions that will help to make your experience a success.

You are required to disclose on your rental application

who the occupants of the apartment will be. Technically

a landlord cannot deny you an apartment if you have

children (this would be a Human Rights violation), but

you should be aware that some buildings are much more

child-friendly than others. Keep

this in mind when searching and

if necessary ask the rental agent if

there are young children or other

families with children in the building.

Safety Should alwayS be paramount

Infants and toddlers should never

be left alone in an apartment – that

includes going downstairs for even

five minutes or less to get the mail,

do the laundry, take out the garbage,

or get something from your car.

Infants – even if sleeping in a crib

– should never be left unattended.

Likewise, keep your eye on your

toddler and ensure that windows

and balcony doors are kept locked.

Children, particularly school-age

children under the age of 11, should

not be left alone in apartments if

parents are working or are out for

other reasons, but many parents have

little choice and do it anyway. Serious injuries – due to falls,

accidents, burns, poisoning, etc., could result from a variety

of accidents that could easily occur in an apartment building.

Your children are your responsibility and should not be free

to run around the halls and ride on the elevators. Although

it is extremely rare, children wandering alone through

the building could easily be lured into the apartment of a

stranger with ulterior motives.

If you do have children, keep in mind that many of your neighbours don’t. Your child-free and childless neighbours are not used to living with crying and shouting, or coping with large strollers, so be sensitive to the needs and concerns of others. Children do have a right to be there, but they are your responsibility at all times. Strollers should

be folded up and stored inside your apartment or in the storage room and bicycles parked in storage racks provided for that purpose.

chooSe an area that’S convenient to SchoolS, parkS and playgroundS

If you are renting with children, research the neighbourhood first to find out where schools, parks and

playgrounds are located. Some companies are very sensitive to the needs of families and welcome children enthusiastically and happily provide this information. Some buildings even provide on-site daycare and host seasonal events like Hallowe’en parties, picnics and barbecues for year-round family fun.

If your building does not have on-premises daycare, search the Internet for information about municipal daycare in your neighbourhood. Or inquire in the rental office if anyone in the building provides babysitting or childcare services (either in their apartment or in yours). Perhaps after you have settled into your apartment community and have gotten to know some of your neighbours you might be able to exchange babysitting services.

When they are old enough, teach your children essential

streetproofing, safety and other coping skills. While there is no law specifying the minimum age a child must be to stay alone, if you choose to do so, ensure that you give children the knowledge, skills and confidence they need to manage if they have to be alone in the apartment for any length of time. Address with them, if they can invite friends over. How can they use the kitchen safely? What would they do in an emergency? It is important to prepare for the unexpected.
