when it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises.

While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear.

You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

in 1997 I moved into what I still consider my favourite apartment of all time. The rent was low and the space was huge. It had soaring ceilings, pine plank flooring and a distinctive architectural flair. Living my

dream, I was a writer living in a gorgeous apartment in the heart of the city. In 1999 an amazing opportunity arose. I would be able to move to Costa

Rica – just me, my laptop and a beach. How could I say no? But how could I give up my apartment? I’d only be gone six months, but six months of rental payments on top of the expenses of traveling wasn’t feasible.

Thank goodness for subletting. It wasn’t easy, especially in the days before Facebook and Twitter, but I put the word out and I found someone through a friend – he was the perfect fit. With my friend’s glowing recommendation I felt comfortable leaving him with all my worldly belongings and my beautiful apartment. Of course I’d still need my landlord’s approval. He was receptive to the idea, ran a background check and approved.

My subletter and I wrote up a contract about obligations for rent and duration of time – agreeing on what would happen if there were any damages to my belongings or the property. I went on the journey of a lifetime without worry. When I came back he’d found a perfect new place and moved on.

regarding how to transport electronics safely,

especially big-screen TVs.

During a move, whether it’s across town or

across Canada, it is important to give these

items special treatment so they arrive in

one piece and in good working order. The

best advice we have for accomplishing this

goal requires some forethought: to keep the

original boxes and foam spacers the electronic

items came in. That is truly the safest method

for moving them.

Of course, people rarely keep these boxes,

so at Two Men and a Truck - Canada, we

have specialty boxes and crates designed

specifi cally to move big-screen TVs safely.

People who do their own packing and moving

should be aware of how easy it is to damage

one of these units. Spending a few dollars

extra to purchase or rent one of these special

boxes can make all the difference. They

can accommodate any size TV, so there is a

solution for every unit.

Another thing to remember is that most

of these television sets are mounted on

wall brackets – and moving companies are

reluctant to disassemble the wall mounts or

assemble them at the other end. Usually, if

something is going to go wrong, that’s when

it will happen – and again, people rarely keep

the installation instructions for the brackets.

It’s far too chaotic on moving day to be trying

to fi nd any instruction manuals. The best plan

when preparing for your move is to take the

Rental housing providers across the

province have reconvened the Rental Housing Council (RHC) to bring attention to the residential rental industry, calling rental housing a key to BC’s economy, quality of life and the environment.

“Rental housing provides jobs, contributes wages and

taxes to local economies, is environmentally

sustainable, and, most importantly, provides an

affordable, convenient and quality housing option

for more than 30 per cent of British Columbians,”

states RHC Chair Mr. Andrew Békés.

Last year, $6.3 billion in economic activity was

generated through rents, and another $734 million

was generated by new purpose-built rental

construction and repairs, for a total of more than $7

billion economic impact in BC in 2012.

“As business leaders, we believe rental housing

should be a pillar of BC’s economic development

strategy. In 2012, new rental construction and rental

maintenance created 8,125 jobs and $439 million in

annual wages alone.1 Meanwhile, there are an

additional 40,000 steady rental-housing jobs due to

people already working in the industry,” says Mr.

Békés.

“As housing providers, we believe there is a need to

foster better public understanding of the rental

housing industry, and to promote the legal and

ethical operation of rental housing accommodation.”

As such, the RHC is investigating a rental-building

program to bring to BC that will provide tenants

with quality assurance when selecting their future

home. The program will focus on quality building

management and customer service standards for

rental apartment buildings.

Rental housing is also important to the environment.

Rental apartment buildings are more

environmentally friendly than single-family homes,

using 65 per cent less energy, 60 per cent less waste

and 40 per cent less water. Meanwhile, renters use 50

per cent less energy than homeowners, and are 150

per cent more likely to use transit.2

RHC was formed to advance the interests and

promote the professional image of the residential

rental industry. The Council represents more than

3,000 rental housing property owners, managers and

associates throughout the province, providing rental

homes to more than 160,000 households.
