How Interest Rates and Mortgage Amortization Help

Us Accept Appreciation

Vancouverʼs New Home Prices Continue to Rise, and

Speed Up Pace: StatCan

When Lori and Michael Yelizarov found themselves empty-nesters, they decided to sell their

Richmond family home in order to move to a riverfront condominium.

“We raised our kids there but we wanted to travel more. The thought of a turnkey lifestyle really appealed to us,” says Lori Yelizarov.

Moving from a 2,800-square-foot, four-bedroom home where they had lived for more than two decades, into a 1,300-square-foot condo seemed daunting at fi rst. What to keep and what to get rid of seemed especially diffi cult.

“In the end we decided to donate all of our furniture, or give it away to friends and family. What was left over went into a garage sale, so we could start fresh,” Yelizarov adds. “The only things we brought with us were our personal mementoes, clothes, and our bed.”

Although it took weeks of planning,

sorting and a couple of garage sales before moving, today the couple couldn’t be happier with their decision.

Let’s Hear From a ProfessionalProfessional organizer Linda Chu knows

how diffi cult it is for most of us to downsize to a smaller home such as a condo.

“No matter what category you fall in, whether it’s death, divorce, disability or downsizing, it’s always diffi cult to part with your items,” says Chu, principal of Out of Chaos. “Another issue is the lack of time most homeowners have when it comes to dealing with downsizing.”

Sometimes you don’t have a choice as to how long you have to move.

“When time is of the essence, you have to ask yourself what you need to live with in your new living environment, which is likely to be much smaller,” adds Chu. “So maybe you have to give away that 12-piece dining set.”

How to Disperse your Items ■ A better option than a single garage

sale is having multiple ones over time – you’ll get rid of more stuff .

■ Another option is to sell online through Kijiji or Craigslist – just don’t invite buyers into your home while alone.

■ Consignment/auction: Love’s or Maynards auction houses or clothing/furniture consignments stores across the Lower Mainland.

■ Check out Film Go Sales (fi lmgo.ca) and the online auction company MaxSold.com to learn more about all the possible sale items you may have thought were donations or recycling.

■ Finally, if you can’t sell them or give them away, consider donating to charity. Non-profi ts such as the Canadian Diabetes Association, Big Brothers, and Developmental Disabilities Association will love your “gently used discards.”

Out of Chaos’ Top Moving Must-Haves■ New boxes: The advantage of buying

new boxes is for insurance purposes. When a box or the contents get damaged during transportation, the fi rst thing the moving company looks at is the integrity of the box.

■ Sharpie: It’s permanent and smudge-proof and easier to read than a regular pen.

■ Packing tape: This is the glue that holds everything together. It’s a must-have. Period.

■ Labels: Colour-coded are ideal so you can label your contents based on which room they are intended to be moved to.

■ Packing paper: This is better than using newspaper as you will not need to wash everything once you unpack due to ink bleeding onto your items.

Looking for a newhome? Start here.

Brentwood has grown up. Today, this is a sought-after neighbourhood with great outdoor cafes and fabulous

shopping, parks and trails, recreational amenities, and a historic business district, all within walking distance. This is where award-winning developer Ledingham McAllister chose for its newest develop-ment – Escala.

Imagine waking up each morning in your new home and looking out at a vibrant cityscape with unparalleled mountain, downtown and water views. Designed by the world-renowned IBI Group Architects, Escala off ers all that and more.

“This is Phase 2… we completed the fi rst phase Aviara in the fall of 2015 to resound-ing success,” says George Wong, principal of Magnum Projects, which is marketing this project. “We have many fi rst-time home buyers and empty-nesters, and all said that this community delivers the highest-value luxury homes in Burnaby.”

Nestled in one of Burnaby’s most livable, fastest growing urban communities, Escala is an architecturally stunning 42-storey luxury high-rise glass tower, along with two West Coast contemporary low-rises called the Terra Collection, soaring against the backdrop of North Burnaby’s historic real estate district.

Escala and The Terra Collection com-bined is an exclusive collection of 520 high-end one bed plus den, two bed, two bed plus den and three bedroom condos and townhomes that is redefi ning both the North Burnaby landscape as well as superb luxury living.

Escala is bringing Yaletown-style homes to Burnaby. The amenities are world-class; they are attracting many a discerning buyer who appreciates the convenience and peace of mind of having a hotel-style lobby with concierge ser-vice – showcased by a marble entrance lined by striking water features and a

welcoming, overheight fireside lounge. The exclusive glass-and-concrete homes

off er two looks – traditional sophistica-tion or modern, light and vivacious. These residences, ranging from 660 to over 1,600 square feet, feature air-conditioning in high-rise homes only, open fl oor plans, durable 32-ounce nylon carpeting in all bedrooms, high end laminate fl ooring throughout the main living space, deluxe roller-blind win-dow coverings throughout, spacious walk-in or walk-through closet with shelving in master bedroom and oversized covered balconies or patios. The nine-foot ceilings and expansive windows provide an airy, naturally bright home that off ers sweeping downtown, mountain and water views.

The gourmet kitchen was designed to inspire with its Caesarstone countertops, contemporary tile backsplash, energy-effi -cient, stainless-steel appliances, and a pre-mium Kohler “Strive” under-mount, deep double-bowl sink.

Homeowners will also have access to their own 15,000-square-foot private resort-style amenities centre, Club Escala, highlighted by an indoor pool, spa, yoga and pilates studio, steam room, sauna, fully equipped fi tness centre, party room, music room, theatre, billiards, ping pong, guest suites, a fi reside social lounge, as well as a landscaped outdoor terrace with barbe-cue facilities. “It’s a level of features and fi nishes that is unprecedented in Burnaby,” adds Wong.

This is truly the height of refi ned urban living in one of Burnaby’s fi nest postal codes. At Escala, every detail has been carefully planned to off er superiority and aff ordable living spaces. Public previews begin on Saturday, April 23 at Escala’s pre-sentation centre, located at 1710 Gilmore Ave at noon sharp.
