In response to our client’s needs for a streamlined approach to valuing multiple properties across the U.S. and globally, Colliers International Valuation & Advisory Services (“CIVAS”) appointed a specialized Portfolio Valuation Management team, consisting of experienced Portfolio Valuation Directors (PVDs) to focus on successfully procuring and delivering portfolio assignments. This includes the following deliverables for each portfolio:• Analyze and understand the client’s

RFP• Appoint a dedicated PVD to the

potential assignment• Successfully respond to the RFP• Deliver an internal CIVAS Engagement

Letter with a clear scope of work• Completed Excel Portfolio Engagement

Form (PEF) to enable seamless coordination between the PVD and our technology team

POST-ENGAGEMENTOnce engaged, PVD communicates and coordinates the execution process:• Handoffstepsincludeintroductionwith

the client, assigning appraisers and implementation of CIVAS technology tools

• Key dates and other process milestones are communicated to all applicable parties

• PVD acts as the primary client contact and coordinates internal and external communication

• PEF spreadsheet will be will be utilized on an ongoing basis to facilitate portfolio management

PORTFOLIO VALUATION DIRECTORThe goal of the PVD is to coordinate and deploy our resources culminating in a successful assignment. It is also to assemble and manage the right team of appraisers for each assignment.

The Portfolio Valuation Director’s responsibilities include: • Oversight of template set-ups• Dissemination of Appraiser information • Coordination of “requests for

information” • Project tracking• ComplianceofClientspecificrequests

and forms • Portfolio consistency• Preparation of portfolio roll up and

data tapes • Assurance of overall delivery timing • Oversight/coordination of the client

review process

Recent Assignments

Bill Drewes (Los Angeles) continues to oversee the Colony Capital relationship, recently meeting with them on an opportunity with CIVAS VMS (Brian Eckels) to assist in coordinating valuations of their large Single Family Residential Portfolio, with the expectation that our network of FDIC residential appraisers could be employed to help solve their needs.

CIVAS was able to secure a contract with Eaton Vance for annual reporting purposes which extends 3 years, including a rotation of assets each quarter. The portfolio includes assets within their multi-family, wholly owned, and Quantico portfolios. Paul Burke (Atlanta) will assist in managing.

Morgan Turnbow (New York) has been successful in securing multiple assignments from CitiGroup, recently working with Jeff Shouse (Sacramento) on multiple self-storage portfolios, including pools of 20 to 30 assets in the US in the past quarter as well as a portfolio of 60 Canadian properties, where we are working closely with our Canadian offices and providing portfolio management services.
