Interviews with representatives from all of the 16 projects will be posted for viewing on the ULI Nashville website. Please be sure to watch those informative project interviews.

Projects submitted in 2017 represent some of our region’s best development. Each entry was judged on criteria that support ULI’s commitment to best practices in the use of land.

The judges used great deliberation in assessing each project according to the Awards’ Evaluation Criteria:

The ULI Nashville Excellence in Development Awards celebrate exemplary design, creativity and vision in land use, and financially successful real estate development.

Additionally, excellence is recognized in those projects that build the character of Nashville and that reflect some of the major issue priorities of ULI Nashville: Building for a healthy community, building for the creative class, building an affordable product, and building a connected sustainable region.

The Awards recognize and commend these best practices, as well as the entire development team that makes it happen.

The Urban Land Institute (ULI) provides leadership in the responsible use of land and in creating and sustaining thriving communities. It does so by facilitating collaboration and the open exchange of ideas, information and experience among industry leaders, community partners and policy makers dedicated to creating better places.

35 Music Square East is a leader in many ways: It’s a shining example of successfully building for Nashville’s creative class while facing challenges from a fragile re-emerging market, a potential historic overlay and lack of asset class examples. Even given this, what resulted were innovative spaces and lessons on how to balance market success with development restrictions. These results were achieved through sensitivity to and appreciation of the history and culture of its loca-tion and creative problem solving among a first-class project team. 1100 Charlotte is the first building of what promises to be a game-changing new neighborhood extending the CBD. The lynchpin of a new ‘community-creating’ district where there had once been rubble, 1100 Charlotte faced flood plain and environmental challenges and architectural concerns of building in an emerging urban neighborhood: Dynamic collaborations successfully influenced design decisions. 1100 Charlotte is like the flag planted by a major community institution to shape the coming ‘new town-in town.’ It is expected to continue to catalyze investments and to influence build-out referencing many ULI Best Practices.

the belcourt theatre

This community jewel had lost its luster, its structural integrity and its revenue steam was stalling. Through diverse collaborations, a successful funding campaign, and creative design and construction solutions, this ‘new’ old landmark is now rejuvenated. The Belcourt Theatre is serving more patrons and users and making more money than it ever has. Brand new revenue streams have been opened and The Belcourt is once again bringing added vitality to its urban neighborhood. Not bad for an ‘old guy’.

Investing in one of its legacy properties, Hill Center Five Points shows how to delicately rebuild in a historic district in a way that honors the past but that opens new business opportunities for the future. Introducing new uses along this underde-veloped corridor, this project has begun to catalyze investment. Hill Center Five Points’ innovative, comprehensive handling of storm water, and techniques of urban neighborhood-oriented development with dark sky lighting, reduced parking to allow mobility choices, and use of recycled materials is arguably the standard from which other similar scale projects should take cues.

At every turn, The Turnip Truck celebrates ‘community’. Strategic site selection turned an abandoned lot on an under-developed corridor into a destination. Not only did it introduce healthy foods in what had been a food desert, but Turnip Truck also provides a place to gather, see and be seen, and to build and support the community. Deliberate design and architectural decisions coax that community in and help shape their experiences. Turnip Truck demonstrates that smart business decisions and financial returns can come from building for a community through strategic development and design decisions.

vanderbilt engineering and science building“A cross-discipline collaborative learning space that promotes creativity and entrepreneurship.” In many ways, that could describe ULI but instead, it describes the Vanderbilt Engineering and Science Bldg: The facility that houses these innovative academic and research activities (another tenet of ULI!) breaks the traditional ‘box’ so that the building supports and encourages the unique programming within. Even the siting decision to place the Vanderbilt Engineering & Science Bldg in the middle of campus reflects and supports its use: That is, the confluence of disciplines, of activities, of participants.

This project features a remarkable transition from a non-descript facade into a welcoming entry that has increased property values throughout Armory Park. This new ‘gateway’ building goes above ‘good enough’ by introducing walkability into the develop-ment. This feature serves the needs of the tenants and the neighboring developments, promotes healthy lifestyles and enhances circulation and connectivity within the campus. It demonstrates to other office retrofits how to enhance development by introducing walkways. This redeveloped warehouse now has eye-catching curb appeal as it announces arrival to the Armory Park Office community.
