Why Turkey ?

Anyone who has visited the stunning Turkish Riviera will have no need of the information in

this article - because Turkey is a destination that sells itself upon arrival. From the first

“hello”, or rather “merhaba”, the majority of visitors to resorts such as Dalaman, Bodrum,

Izmir, Side or Antalya are transfixed by the unique combination of incredible landscapes,

fabulous climate, fascinating history and welcoming people. This is probably why, according

to The Observer newspaper, some 17,000 Brits have already chosen Turkey as their overseas

nation of choice, when it comes to buying a property abroad. These 17,000 have focused on

the Southern Turkish coastline which hugs the Mediterranean and the Aegean Seas, because

they know they can enjoy long sunny days from April to November, and also enjoy a nation

that is rapidly advancing in terms of its appeal. To service these homebuyers and the

increasing numbers of tourism arrivals, new flight operators are joining the ranks and there

has been a sharp increase in both the frequency and number of flights to Turkey’s Riviera

from Europe and the UK since 2006.

It has become easier to get to with a great number of low cost airlines now flying daily

routes and because of this the cost of flights has decreased dramatically.



What does Turkey offer you ?

Outstanding Beauty

The turquoise coast of Turkey has a great climate with long hot summers and short mild

winters. It has a great diversity of beaches along the coast and many others off the beaten

track. Some of the famous beaches include Olu Deniz, Patara. Fantastic historical sites that

reflect the turbulent history Turkey has enjoyed over the millennia with Tlos, Ephesus being

just two such sites. Fantastic snow capped mountains give a beautiful backdrop to the

crystal clear blue waters of the Mediterranean.

Turkeys Booming Property Market

Turkey has become popular with both British and European buyers alike the value for

money in terms of property prices is excellent. Purchasing property has become easier as

the market develops and it is possible to get mortgages in most of the popular areas should

you need one. You can still get apartments and villas in great locations, built to high

standards for a fraction of the price you would pay in say Spain and Portugal. Because of the

year on year visitor numbers increasing the rental market is bouyant and if investment is

your priority then it is well worth a look. The cost of living is a fraction of the cost in the UK

is also important generally your money goes much further. Fresh food and drink, lower

electric and water costs and a council tax that can be afforded easily what more do you

need ?



Our Areas

As we have previously disclosed we at The Turkish Property Company have been working

and visiting Turkey for the past 14 years or so and have a great knowledge of the areas. We

have built up a great rapport with developers, agents, property management companies

and especially bars and restaurants !

We have made the conscious decision to offer properties in the areas we know and love and

hopefully you will do to.

The area we cover is based around the Fethiye area in Mugla Province.

Getting there is easy from the Uk you fly to Dalaman Airport. Daily flights are available from

most UK airports and the airlines are increasing their passenger numbers. Jet2, Monarch, Fly

Thomas Cook, Easyjet all have routes available.

The Journey from the airport to the Fethiye

area takes between 45 to 90 minutes dependent on the location you choose. The road takes

you through stunning scenery with another magnificent view around each corner. Stunning

coastline, pine clad mountains a real taste of what Turkey has to offer.



Fethiye

Fethiye is situated at the head of a magnificent bay. It boasts an extensive marina, a great

bazaar, rock tombs overlooking the crystal clear blue waters of the bay. It is a small but

bustling working town with an array of shops, banks, jewellery and everything you would

expect.

The Lycian tombs that overlook the town date back from the 4th Century BC.

From Fethiye you can access all the resorts around by road, dolmus, and boat.

The Bustling Bay of Fethiye

There is an extensive range of bars and restaurants catering for all tastes and budgets. The

bazaar offers a cooling haven for shopping and a cooling drink. You can book boat trips,

scuba diving and all manner of trips from the harbour.

There are also a range of modern supermarkets for your supplies.



Calis Beach

Situated on the other side of the island strewn bay Calis beach offers a great location for

your property. The resort is open all year round and offers a great range of apartments and

villas at excellent prices.

The view from Calis over the bay is exquisite the islands dotted like jewels. The beach is a

sand and shingle expanse that disappears around the bay as far as the eye can see.

The backdrop is just as dramatic with the snow capped

mountains overlooking the bay. Calis Beach offers a wide range of shops, bars and

restaurants all offering an array of fresh food to suit most tastes. The main promenade

overlooks the bay and the sunsets are spectacular. The area is popular with long term

residents as well as visitors. We have a good range of Villas and Apartments in the area with

prices starting from £ 40.000.

The range of property available goes form 1 bed apartments through to 4 bed villas all have

pools, most have air conditioning as standard. We have brand new and resale properties

always available in the area.



Hisaronu and Ovacik

The villages of Hisaronu and Ovacik are situated around 10 minutes drive from Fethiye and

nestle under the Babadag mountains. The scenery around is spectacular. It has been a

popular base for visitors now and has expanded tremendously over the last 10 years. The

properties around have been built to high standards and low level so the views have not

been spoilt.

Both offer either a peaceful and tranquil lifestyle or

a great nightlife if you want something a little livelier. There is a great selection of shops,

bars and restaurants available to suit all tastes and budgets

We have a great selection of apartments

and villas around the Hisaronu and Ovacik area all have swimming pools and most are set in

pretty gardens. From a rental perspective the tourist season starts early May and goes

through to November. The resorts are opening all year round. The prices of property around

Hisaronu and Ovacik range from £40k upwards and offer great value for money.



One of the great things about Hisaronu and Ovacik is the ease of access to Olu Deniz Beach.

A 10 minute dolmus drive takes you to possible the most photographed beach in Turkey.

The beach is spectacular and the village of

Olu Deniz has grown over the years to accompany this marvel of nature. There is a great

selection of bars and restaurants on the promenade overlooking the sea. There are two

beaches available to while away the day.

The ease of access to Olu Deniz is a draw for visitors and

residents alike. The range of property in Hisaronu and Ovacik offers great value for money

linked with great investment potential. Property available range from apartments to large

Away from the Coast

If you are looking to be away from the crowds but want ease of access to the coast then we

have two areas in particular that may suit your needs perfectly.

Kadikoy and Uzumlu

Situated in the countryside around a 30 minute drive from Fethiye you have the villages of

Uzumlu and Kadikoy. Both offer a true taste of Turkish life and whilst they are developing

they still offer a taste of village life.

Kadikoy Villas and apartments are situated overlooking the small village of Kadikoy. They

have spectacular views over the countryside and pine clad mountains. Kadikoy village is a

traditional Turkish village with its range of family run shops offering fresh food, bread,

cheese etc. You can get your supplies delivered daily. The villas are set overlooking the

valley and are all three bedroomed, air conditioned and have fitted kitchens inside. They all

have pools and are set in pretty gardens. The views from the balconies and patios are

spectacular. Around the area you have access to many local family run eating

establishments and also nearby you have the famous Saklikent Gorge. This is one of the

most popular tourist destinations in the area and offers walks through the gorge, rafting and

for the less active a great range of riverside eating establishments.

Kadikoy Villas are built to high standards and offer a great opportunity to enjoy a peaceful

and tranquil style of living whilst having access to the coast should you wish.

The Villas are set overlooking the farmland and offer great rental incomes if that is what

you wish.

Kadikoy is approximately a 60 minute drive from Dalaman airport and 30 minutes from

Fethiye. If you want to relax its perfect, if you want a little more action then there is plenty

to do around and about. For the beach lovers within around 45 minutes there are a good

selection of beaches, Calis Beach, Patara Beach to name but two. For the walkers there are

miles and miles of tracks to explore the same for the cyclists. For history lovers Tlos ( which

can be seen from the site ) offers a great look back at history as does Patara.

The Villas Your neighbours

The villa prices start from an amazing £ 69.000 and offer great investment potential.



The Village of Uzumlu is within a 15 minute ride away and has all the usual facilities you

would expect from a traditional Turkish Village. It has developed over the years and is

popular with visitors.

It is set with spectacular mountain backdrops and is surrounded by farmland

It has a good selection of local shops, bars and some excellent restaurants.

Overall the area is brilliant for those looking to enjoy a more peaceful break with ease of

access to the more touristy locations around the coast. Think of the Cotswolds or North

Yorkshire Moors rather than the seaside.

The Buying Procedure

The purchase procedure in Turkey is really very easy and when the procedure id dealt with

professionally it is a smooth and efficient system. Whilst it can be conducted without the

need for a solicitors involvement we always recommend that you utilise the services of a

reputable legal representative and again we have developed good relationships with

companies we know and trust.

We will walk you through the process at all stages and ensure a smooth transition.

To begin the process in respect of legal proceedings transfer of deeds, lands and military

clearances it is necessary to go to a notary office which takes around 30 minutes. All

documents will be drawn up in Turkish with a translator present to ensure you know what

has been undertaken.

If you need financial advice in terms of mortgages etc we are here to help we will ensure

you get the best advice available in order to get the best deal possible, We will also assist in

opening Turkish bank accounts and connecting and maintaining all your utility bills etc.
