SITUATION Trevurvas Barn is situated in the sought after rural hamlet of Trevurvas, approximately 1 ¼ miles from the village of Ashton which has local amenities including a pub and garage. THE BARN The barn is situated within grounds bounded by Cornish hedges and includes a small meadow. The barn, existing internal dimensions 26’2’’ x 15’3’’, is believed to have been built in the mid-19th Century of traditional stone random rubble construction under a corrugated sheeted roof with cut granite quoins and lintels and an earth floor. The barn has been redundant for a number of years and planning permission for residential conversion was granted in October 2017 under application number PA17/07749 – extracts from the planning permission are included in the sale particulars however copies of the full planning are available from the agents.

The permission includes for an extension to the south side to provide in all an entrance hallway with staircase to first floor, dining room, kitchen, living room and at first floor level, landing, three bedrooms, two en-suite bathrooms and a family bathroom. From the first floor in particular there will be far reaching views towards Pengersick, Praa Sands and into Mount’s Bay in the distance. GARDENS & OUTBUILDINGS The barn is approached over a stone track lane with a small area of ground to the front of the barn (classified as Common Land). The barn is surrounded by agricultural land and the meadow was possibly a former orchard. There is ample space to the side for parking and the installation of a new sewage treatment plant.
