Incorrect Listing Status- $100

Tips to Avoid a Violation• After all parties have signed a sales

or lease agreement, the listing status must be changed to Sale Pending within 3 calendar days.

• Keep an eye out for the 10 and 2 day courtesy notices to help you manage your listings and avoid them from pre-maturely closing.

• A listing should not be showing as closed until everything is finalized.

Inappropriate Language- $200

Tips to Avoid a Violation• Enter only descriptive information about the property into the public remarks.

• Use Semi Private Remarks for contact information that can be shared with clients, such as email addresses or URL links.

• Use the Open House feature to schedule dates and times. This is a public field and can be sent to a client with the listing.

• Make sure your for sale sign is not visible/readable in photos.

• Open the http://www.armlsblog.com/blur-photos-quickly/ blog post link which shares a tool to blur out a for sale sign in a photo.

• Contact information is restricted in all public media.

Conditional Commissions - $200

Tips to Avoid a Violation• Compensation offered must be unconditional.

• The commission amount must be either a % based on the gross sale/lease price or a definite amount.

• Language that restricts the compensation amount entered or sets a condition on the amount is prohibited.

• Comments about commission should only be put in Private Remarks.

Incorrect Sales Price- $500Tips to Avoid a Violation

• Make sure you enter the correct contracted sales price on a pending listing. “Don’t worry” No one can see it until it is moved to a closed status.

• Watch for the ARMLS 10 and 2 day courtesy notices to help manage your listings closing with the wrong information.

• Remember your broker has 7 days to make changes once a listing closes.

• Don’t be afraid to tell on yourself (aka self-report) by emailing [email protected]. We are glad to help with no penalty.
