What is Manufactured Housing?Homes built in a factory to the Federal Manufactured Home Construction & Safety Standards (the “HUD Code”).The HUD Code is the only federally-regulated building code.Manufactured homes are built on a steel frame and may be single- or multi-section. They are substantially complete from the factory.The modules are transported to the site and installed.

The federal standards regulate manufactured housing design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality.Manufactured homes can only be single-family dwellings.
What is Modular Housing?
Factory built homes built to the North Carolina State Building Code.
Modular homes are built in a factory and then transported to the site and installed.
Modular homes can be single or multi-family with 1 or more levels.

State of the Industry
Production and purchases have decreased significantly throughout this decade.
In 2000, manufactured home production in North Carolina was 40,000. Retailer/builder developer members totaled 1200.
In 2008, manufactured home production in North Carolina was 5,000. Retailer/builder developer members totaled 370.
How Can We Work Together?Any appropriations for housing needs in North Carolina should include manufactured housing.
Regulations and laws for manufactured homes should be equal to any other type of residential dwelling.
More assistance should be given to consumers purchasing or refinancing homes and manufactured housing should not be excluded.
