Program Statement: A local women’s advocate group made the decision to provide another benefit to its members which included the development of a co-work office environment to promote their members’ growing businesses through rental office space, conferencing, and event facilities as a one stop location for networking and professional development. The client’s vision was to create a space that embodied the sense of New Orleans while capturing their own brand. The facility chosen for the new office was a recently renovated warehouse which showcased the exposed brick and steel structure which is so commonly found and recognizable. within the architectural context of New Orleans architecture. Paired with bold, bright colors, and hyper-graphics, the space captures the atmosphere the client was looking for. As this type of workspace was a first for the client, it was important that the design team provided as much flexibility as possible to allow the client to learn and grow with their new facility. As such, most of the partitions were constructed of modular walls, under carpet power systems were utilized, and castered furniture was specified for future reconfiguration. Challenges/ Opportunities: -Create a divided conference space under ducting that was too cost prohibitive to relocate. -Maintain historical stair and basement accesses that were not usable. -Build new mezzanine with limited head clearances and stair constraints.

The existing condition of facility provided the design team with a relatively clean slate with minimal demolition and preconstruction work.

Due to the need for private office space, the most extensive reconfiguration occurred with the electrical and mechanical systems.

IA-55.04ENTRY SPACE

View 1:Entry space with custom mailboxes and historic brick column.

View 2:Due to the use of historic tax credits for the renovation of the building, elements, such as the existing stair and brick entry surround to the basement, needed to remain in place. The stair was remediated and prepared in a manner that would allow the tenant to paint at a later date. The basement surrounds was converted into an upholstered seating area with power and window access for lounging.

A variety of informal meeting and collaborative spaces are offered throughout the facility.

IA-55.07CONFERENCING

The tenant required 3 rental conference rooms and a large board room within the office space. Due to the limited size of the facility, the best way to meet the program needs was to provide a divider wall system.

Challenges:

Existing ductwork and structure posed issues with the design team’s ability to use traditional lift walls and horizontal panels impeded in floor space.

A vinyl rolling lift wall required less head space above the ceiling and offered custom graphics not typically found in traditional divider wall systems.

With the divider walls in place, the tenant can provide its members with many conference room sizes and layouts to meet all needs.

IA-55.09EXISTING CONDITIONS OF THE EVENT/ TRAINING SPACE

The existing conditions of the future event/ training space was a concern for the Client and presented unique opportunites for the design team.

Challenges:

No windows or daylighting.

No connection to adjacent office spaces.

No access to the exterior for emergency egressing.

In addition to office space, the client required a space for training and after-hours events to round out their membership offerings.

The renovated event/ training space program includes:

Mezzanine for overflow lounge space

Design Features:

Multifunctional space with a large unprogrammed area that can be flexible for the client’s needs.

Access stair provides direct connection to adjacent office and mezzanine.

Exposed brick, wrought iron details and industrial features paired with vibrant colors blend the aesthetics of New Orleans and the client’s branding.
