What To Do Next…

Now that you have successfully found a property that you would like to live in for the next Academic Year, there’s a simple process to follow that will enable you to secure the property and Thomas James to move you in at the appropriate time:-

A Student Application Form will need to be completed by all house mates. An application fee is payable at this stage.

A full deposit will be required from all applicants within 14 days of the completion of the above mentioned application form (Non payment of deposit will result in the property being re-marketed without further notification).

The original copy of the Assured Shorthold Tenancy Agreement must be signed at Thomas James Lettings premises, by all parties, within 14 days of the deposit being paid. Contracts will NOT be posted or e-mailed.

Guarantor Agreements are required for all parties. The Tenancy will not proceed without these documents along with the first period rent having been paid in full by all tenants prior to the proposed move in date.

Prior to your move, Thomas James will ensure that any necessary maintenance has been dealt with, the property has been cleaned and all documentation relating to the property is available.
